TARP fund eligibility explained

TARP funds have come back and there is something that the audience needs to know about it is a program that has been reactivated and it is called Hope Brings You Home Program this is a down payment assistance. It is using the money that came originally from the TARP funds that were allocated to the state of Nevada. If you go back to the time of the crash as part of the government efforts to stabilize the nation ultimately, they distribute funds out to the hardest areas in Nevada. They allocated about $55 million to our market and that money did not get used to actually help people during the time of the crash there was money left over and was not spending it. So, the state ended up in a position where they did not spend it and either had to return the monies back to the federal government or use it in an appropriate way. Stay tuned to hear more! Las Vegas year over year appreciation!

We know that the market was up 24% year over year (January 2019-January 2020) interesting thing for each segment of the market it has increased. We saw the single-family homes, townhomes, condos, the vertical space and luxury spaced over a million dollars, all of those segments have now increased for year over year in January and the projects in February seems to be about the same. We are going to see an increase in year over year and start the year pretty strong compared to last year. Equity Title is running more property information through their customer service now than they have in a very long time. Activity level is extremely high right now and it looks like it will project to continue. 3 ways to live longer in your home!

There was an article that came out about 3 strategies for living longer in your home. Harveys clients would come to him and express that they would like to downsize its now called “right sizing” but the point is that lots of clients want to stay in their home instead of moving. They love their home and been it for a very long time. The first point is walking your way to health any type of physical activities is good for your health. Maintain activity and do things don’t just sit all day on the sofa and watch game shows. The second point that they make is to embrace one floor living if you currently live in a two story home and you want to stay there but your bedroom is upstairs see if you can rearrange that property somehow to get that bedroom downstairs so you are not climbing up those stairs every day. As we get older stairs start becoming a problem. The third is get comfortable with technology this one is a little bit more challenging compare to the others; technology is rapidly changing. Las Vegas Housing Market 2020 -February

This is our monthly market update for February, we currently have 5,209 single family homes on the market, and we have 3,700 under contract and we have 2,274 that were sold in the last 30 days. That leaves us with 2.29 months of inventory available right now, meaning it would take 2.29 months to sell all the current existing inventory which it is a low number for this time of year and our inventory is shrinking. What is an earnest money deposit?

We talked about earnest money dispute there was an article that stated if the deal doesn’t go through who gets the earnest money deposit? Our answer is it depends and what is the reason why someone might not get the funds. Question to ask is who default on the contract for an example if the buyer has no more contingencies left and they no longer want the house and the contract that we use here in Las Vegas states that if the buyer defaults they have to give the earnest money to the seller. It would be fair in general terms that if the buyer cancels based on any one of the contingencies that is allowed on the contract and do it on a timeline of that contingency and I am the buyer I would receive my earnest money deposit back. It is important to mention a couple of items about the earnest money dispute in regardless to what our GLVAR contract says and automatically get the money back if you cancel on some type of contingency you are not going to get it back unless both parties (seller and buyer) agree to sign to release those funds escrow companies cannot release until they received that signed addendum from both parties. Real Estate Disclosures

First lets discussed is the Sellers Real Property Disclosure form known as SRPD it is a very important document that we utilize here in Nevada. Not all the sellers have to fill out this form and here is the catch the requirements are one to four units residential in another words the law says not less than one unit and no more than 4 and there are a few exemptions. The important thing is that has come up recently is that the seller must fill it out so even if someone else is authorized to sign other documents this one document that the seller must sign and fill out completely. Because it is the seller’s knowledge or awareness about the home and the broker would get into trouble as well due to the SRPD if it is not filled out by the seller themselves that would be an improper document. What does wire fraud mean?

Wire fraud is criminals try to steal your money that you are going to be sending to either a title company or maybe purchasing a car any types of large purchases. They insert themselves into a real estate transaction by monitoring emails and they are probably sitting in your emails and have been there for a while because of a virus you might have that you didn’t know about on your computer or your passwords have been jeopardized or what ever the case might be. What they are trying to do is to redirect the wire transfer and you are supposed to send it their bank account. They do that by sending or having you believe that you’re sending the money to the right place and you are not you are sending it directly to them. With wire fraud you initiated the wire and you are the one that sent it to the wrong place and escrow companies have seen it multiple times in this industry there will be time when they can get the money back and times when the money is long gone. Is R22 still available in 2020?

You can’t turn on the radio or tv station without some telling you need to buy a new air conditioner because of R-22 has been out lawed. So, there is no new production of R-22 refrigerant it is true you can still get it for a long time, and it is going to be able if you have an older R-22 system. You don’t necessarily have to replace your air conditioner today just because you have an older R-22 system. There is probably enough to last quite some time they were producing it pretty heavy, but it is expensive. If you have an older system be prepared to spend some bucks or if you have a home warranty most likely they will not cover it the full amount. Did FHA loan limits increase in 2020?

All loan limits went up here in Clark County in 2020 and FHA went up to $345,000 it is still 3.5 percent down and all of conventional loans went up as well to $510,400 so now it is no longer a jumbo when you are going over the $470,000. Buyers need to know that you can now do a conforming loan and that just put everyone’s listing that are about $600,000 little more attractive just because some people do have that 10 percent to put down. VA did something different this time they change their guidelines but have not made many changes in the last 15 years and some of the changes are the raised up the VA funding fee for the first time use but it is discounted if they want to do a 5 percent down. 2020 Las Vegas Housing Market

This is the first monthly market update for 2020! Currently we have that are on the market are 5,763 single family homes on the market right now. We now have 3,093 that are in escrow or in another terms under contract. There are 2,407 homes that have sold in the last 30 days and that leaves us with 2.39 months of inventory currently available with an average day on the market are 49. Ff you compare it to last month the inventory shrunk a little bit are activity was up and months of inventory drop. Can I qualify for a FHA Loan?

FHA is a great loan program and it is practically to the consumers that have had challenges with their credit that would be a good reason why to chose FHA and if your FISCO score is below 660 or lower and it the interest might be lower than a conventional loan. Also, it is a small down payment it is about 3.5% for most of FHA loans considering the client has a FISCO score of 660 or below it is going to require a little more of a down payment, but it is doable. Yearend Checklist for 2019!

For anyone that sold or bought in 2019 they need to go back and grab those documents whichever title company you went with that closed your transaction and they will provide you with a closing package at one point of the transaction and maybe it was thrown in a box and not know where it is. If you do remember the company, you closed with (title company) and asked them regarding there closing statement it is the most important document that you are going to need and if you were a seller there may have been a 10-99 issued to you which will be very important around tax season. There are more cases of consumers going after these Real Estate Agents who are either part of the LLC or some type of the arrangement worked out with them. What the consumer needs to know is that it might be a buried on them because these people are just trying to make money, they are getting the work done cheaply or they are not getting licensed contractors when flipping the property. We recommend that you always do a home inspection and let that inspector be very thorough. Las Vegas Housing Market Predications

Comparing to last year’s market we are slowing down quite a bit also for resale we have seen a big rise of inventory. We are seeing listing that haven’t received any offers go up and the number of sales has gone down both resale and new construction. Pricing in resale homes are still rising but they are not going up nearly as fast as they were a year ago. A year ago, around this time we have notice 13 or 14 percent on year over year growth and right now it is at 3 or 4 percent. There is a deal that was announced about a week ago a builder out of Southern California they have reached a deal over two billion dollars to buy William Lyon Homes they are a big builder. There are a few things that the clients should be thinking about first of if you bought or sold a home in 2019 you should have a copy of your settlement statement have it handy once you go do your taxes and might get some benefits when providing to your CPA. Another thing to do is to look at the Clark County assessor’s website and it is annual check up for homeowners to make sure there aren’t any surprised liens or judgements on the property. How to complete a 10-99 form!

Someone that is an independent contractor and provided services to you and you have paid them in excess of six-hundreds of dollars needs to receive a 10-99 at the end of the year. Anyone that received more than $600 dollars through a course of business throughout the year needs to get a 10-99. With the payer the person who is contract with the independent contractor needs to get form (10-99). Now that gives the independent contractor address and their tax identification number and they engager of the services can send out the form 10-99 timely and those forms are due no later than January 31st of the acceding year. Currently available we have 7,540 now these are only single-family residents. Now these are under contract homes we have currently 3,582, sold in the last 30 days 2,630 and now that leaves us with number of months of inventory of 2.87. If you were take the number of homes of available against the ones that were sold we got a little less than 3 months’ worth of inventory available right now. The average days on market right now are 45 last month it was 43 and last year (2018) was 32. The data is pretty similar compare to last year not all that different. There is a contract that attorneys come up with and it is called the decree for a married couple getting divorced. There are specific terms that divorcee need to be thinking about and the first thing to say to yourself is that if you are actively in the progress of getting divorced and are legally married still but not yet divorced you are kind in limbo. A mortgage will look at you and say until you are sort of future obligation and responsibility are laid out on and agreed too. Lenders can actually give you financing recently John has had a number of people approach him and ask him “I know I am divorcing and I would like to buy a house and can I do that without my spouses involvement.” It comes down to play a piece on the community property aspects and a property state like Nevada the house has some level of ownership of that property if it is purchased in the time of time of the marriage. YAO Academy end of the Year Concerts -2019

This is Young Artists Orchestra fifth season doing the Alumni showcase and they are still doing all of their variety of stuff it is almost like a fancy buffet. LVYAO doesn’t just play classical music and this year they had such a great start in the season they had two shows of them was sold out and the other one nearly sold out. The Cuban show was so popular, and they might end up doing another show next year (2020) and Yunior hired the singer to come for next show it brought so many people to the hall. How should I hold title to my home?

In the state of Nevada there is a variety of ways to hold title Rick talks about the most common ways used here in Nevada. First one is Tenants in Common it is basically described as ownership divided by a percentage is the best way to be able to explain that. Ownership when one of them passes away it will have to go through probate. Second is Joint Tenants works or the way Ricks calls it “the last man or woman standing” it needs to be two or more people and as individuals pass away then the ownership is now divided among the remaining living people. It will continually go down the chain until the last person is standing and will own 100% of that property. What they are talking about is that there are ways that can influence your home and hurt the value. The first one is that your home is dated compare to the nearby properties. Second item is that you are not staying on top home maintenance, one thing that is important to look at is floor plan, level of finish the condition of the property and dirty air filters. Sometimes it is not always best to refinance your loan what you need to look for in the mortgage is more than just your monthly payment. The most common reason John tells them is not to refinance is that the client will not receive a benefit from it in the refinance in real saved dollars. Idea here is yes you can refinance your loan possibly lower your interest rate and save some money on your monthly payment. But if the dollars you are spending to do that refinancing which is very commonly not thought about because it is hidden in the equity of the house. Your loan balance is going up is part of the refinance that is the most common way for a refinance. If you look how long, it will take you to break even on your refinance and how long you told the lender how long you are going to live at the property sometimes it isn’t worth going through that trouble. Currently available these are single family homes we currently have 7,858 homes available. We have 3,763 currently under contract, we have 2,924 that have been sold in the last 30 days. That leaves us with 2.69 months of inventory currently on our market in single family homes, average days on market are 43 days. Now we will compare to last month (September) to this month (October) we had 46 days on the market we have come down a little bit. What is an example of wire fraud?

The nature of wire fraud is so devious and nasty it is not just in real estate, but it is anytime you are sending a wire. Here is what happens there are numerous of ways that these crooks will steal your money. If you are in a middle of a real estate transaction, they love that because of the big stack of money. What the hackers are going to do they will send you an email it will look like it came from title company, the real estate company or even the lenders company. The scammers get so creative and will have the company logos and they will also say “hey we need you to wire the money here for your transaction.” Before you know it, your money is in a foreign country and it is gone trying to get that money back is extremely difficult to get back and if not impossible. There is a couple of things you can do to protect yourself from that situation you are going to have communication through email that is just how the business works today. When will the next recession be?

The recent recession was horrible, and John has a regular conversation with the consumers right now that are receiving possible information about the recession that is might be coming. The circumstance that allowed for 2008 to happen and for the home values to drop as down as they did, and the devastation of the economy as a whole is not replicable today for that same reason. The financing is not available to have that many unstable borrowers. The market over the last 100 years been able to manage it. If you look at the downturn in the late 80’s or early 90’s where there was by “definition recession” the Las Vegas community didn’t even feel it hence maybe why we fooled our self’s and thinking well nothing will happen here we are “recession proof” but that is not the case in 2008. Real Estate Market in 2008 vs 2019

There is a big difference between in today’s market and what we were dealing in the mid 2000’s and Mark Stark elaborates on this topic. There is so many differences in todays market than in the mid 2000’s the market at that time created a powerful downturn and probably the number one reason is because of free-flowing capital. When you can sign your name to get a loan and all you needed was good credit and you don’t have to qualify. It changes the dynamic of any real estate market. Another example, people were looking to buy new homes, they would literally have 200-300 people in line to buy a new home and with six of them out of rest were actually moving into the home to live. Will solar bring up the value of my home?

The appraisal form that they currently use for Fannie and Freddie loans do not include a lot of elements in it that gave credits to sellers for having a home that is energy efficient. Such as solar panels, Lowy Windows or other elements that would make the home energy efficient. Now the new form will allow that which is outstanding because your electric bill was $270 a month now it is $12. The important element is now the appraisers have the tools within their form to say, “yes let’s give the seller some credit for making their home more energy efficient.” Also, why wouldn’t you want to have some type of energy efficient you would be saving money and you will have more money in your pocket. Should I use a licensed contractor?

There have been some problems with flipped homes here in Southern Nevada. Reasoning for that being is that some people in our community unfortunately have not been using licensed bond contractors. They rather use someone that is not to be able to maximize their profits but then the flippers end up getting in trouble and going through lawsuits. Also, some seller has had complaints with the Real Estate Division for failing to disclose about defects in the home. Even on resales when the buyer does a home inspection and perhaps negotiates some request for repairs that the seller will agree to do. How is title held?

How to hold title is called vesting and there are a lot of choices on how to go about it. Rick gives us the breakdown about what are joint tenants, tenants in common and trust. The two most common title sees is tenants in common and joint tenants. Tenant in common is an equal share if you are on title not just husband and wife but individuals. Everyone can get 25 percent each or the group can divide by a different amount. Now with joint tenants is basically last man standing, for an example you can start with 10 people and if everyone passes away except one person than they would get the property. Fannie Mae and Freddie Mac Bailout

Fannie Mae and Freddie Mac are grantors of 50 percent of mortgages that are active here in the United States. If you think about number wise there is roughly about $10 trillion of dollars in mortgages out there. Fannie Mae and Freddie Mac are about $5.5 trillion dollars’ worth of mortgages that they grantee. When the crash happen in 2008 they encounter difficulties and our federal government had to take over and back stop them, they provided money to them to keep them going. But effectively they created it for us citizens to have a stable continuous mortgage market. We are almost to the last quarter of the year and the sooner we prepare our selves for that tax bill. If this year (2019) you got a refund most likely you will get one next year (2020). If you are a W2 employee not much has changed and with the new tax law the standard deduction has doubled so most of us only qualify for the standard. If you got a tax deduction in 2018, you will get one as well for 2019. This is the time of year you really need to look at your withholding and do a tax calculation. Do I qualify for down payment assistance?

Josie with the Housing Division talks about all the different Home is Possible programs that the state of Nevada has to offer. They are not just for first time home buyers this can be your third time you purchase a home and there is a program out there for you. First one is the Down Payment Assistance Program and you don’t have to be a first-time home buyer. The requirements for this program are that you cannot own a home at that time of purchase, so you would have to close on the home you currently have. You can get up to five percent of assistance and you can use this money for your down payment or closing cost. The Housing Division has a large percentage of people that use this program who have their own funds but decides to keep that money aside and they use DPA program. Next we talk about the First Time Buyers Program it is slightly different than DPA, this program is for some who hasn’t owned a property in the last three years. What happens at a home inspection?

When a buyer receives the inspection report what can they do with that? Ben discusses with the client and what is on the report to be able to educate them. The buyer will then ask Ben “ok so now what” while they are at the property occasionally, they will discover something in the course of the inspection. That will cause the buyer to actually change their mind on purchasing the property. More commonly that occurs is that Ben and the client will come up with a list of repairs that the buyer would most likely like repaired prior taking ownership of that house. Did the feds lower interest rates?

Leilani brings in the ten-year bond and she is excited to share charts because usually in the mortgage world they do not use charts. This week she was challenge due to the media. They were telling everyone that the feds had cut the rates. Just for everyone’s information the feds do not determine the mortgage rates, lenders go off by the ten-year treasury note or the thirty-year bond is. So, when the feds are saying they are cutting the rates it is only short term those are the prime rates, HELOC rates and adjustable mortgages those are the ones that are affective. But when you get to the treasury rates any time you see the bonds or securities are lower you are gonna see interest rates are going to lower they follow in suite. Comparing Real Estate Markets Between Phoenix and Las Vegas

Here in Las Vegas we have about 2.2 million people and in the Phoenix metro area they have about under 5 million in population. Phoenix has double of what Las Vegas has in population and the reason why is because in the Phoenix area is more spread out. Rebecca can have a listing in Surprise and one in Chandler and now it is an hour and in half drive between the two. The cool thing about Las Vegas you are only 30 minutes away from the strip from wherever you are from the valley. Apparently in Phoenix they are the number one growing city in the country. They have a lot of great things in Phoenix they have businesses growing, it is affordable and great weather. They average two hundred people a day and about 6,000 a month in the Phoenix area. YAO Academy Upcoming Concerts -2019

This is Young Artist Orchestra fifth year anniversary and they are trying to do something very unique this year. Years ago, there was a club called Buena Vista Social Club, they became popular and won all these Grammy Awards. So now the YAO is doing a replica and there first opening concert is called One Night in Havana. It features a local singer here in Las Vegas called Noybel Gorgoy they are teaming up with YAO to do this concert. The concert will be on September 21st at the Windmill Library at 7:00 PM. This year YAO have more evening concert which would help due to the previous being at 2:00 PM on a Sunday. The month of December YAO will be preforming the Swan Lake, for the past years the month of December has the most popular concert.
