What to expect during the escrow process?

What should people expect during an escrow process? Escrow is a third neutral party and they don’t really work for anyone except the client. They (escrow) do everything through a written correspondence and they do not like taking anything verbally and believe it or not they do get a lot of written correspondence from different parties during the transaction. What they do with contract they take the instructions and dissect it. Escrow creates a settlement statement everything they do works towards that. Also escrow ends up being the bank, they collect the monies and distribute the money. Escrow is the documentation place and the banker. One thing they do have to make sure is that if they can meet the standards for the contract. Las Vegas Housing Market -August

We are going to talk about the monthly market update and what is going here in Southern Nevada. For August 2019 we are going to start with quick stats. Now this is single family residence only, our current available inventory is 8,208. There are 4,142 homes in escrow or pending and in the last 30 days we have sold 3,105 homes. That leaves us with a number of months of inventory an absorption rate of 2.64, which means on average that is how long it takes for the homes to be sold. Take the number of months available and divide it by the sold and that’s how you get the absorption rate. Our average days on the market right now are 39 days on the market. Why a project in Red Rock is in trouble?

Rhodes homes has been trying to build a community up on Red Rock over by Blue Diamond. What is happen is that the company is going through a financial strive and not able to pursue this community. But they are still an argument to proceed or not. If you drive by there you will see work trucks ready to start smoothing the land and clearing the land. They are planning to build 3,000 homes in the blue diamond area that will overlook Red Rock Canyon and it is significant. When Harvey moved to Las Vegas, almost 30 years ago he was always told the hills will be protected. The hills are own by the government you won’t see any houses on top of these hills. Why do I need a home inspection?

The job of an inspector is too discovery faults in a home but also to present it in a way that is understandable to a buyer. We talk about one of the most important part of buying a home and sometimes it gets overlooked. What you should know before buying a home?

Things you shouldn’t do while purchasing a home and here are some examples. One thing that John as a lender deals with a lot is that client will say I am going to fix my credit before purchasing a home. The credit score system counterintuitive and Johns recommendation is don’t do it until you consult with an expert. Getting that advise before the client starts messing with their credit is well worth the time. John sees people waste their money when they are trying to fix their credit, or instead they injure their credit further and making the credit score drop to a lower number. Next is not getting pre-approved before beginning the house shopping, getting pre-approval is valuable to the consumer because it will avoid potential pit falls that you didn’t know about and forget to tell your lender. When a lender can see your documentation and through it in full detail it gives them the chance to prevent the client from wasting their time. Thanks for watching! Las Vegas views and things to know

The Legacy Golf Course owners submitted a plan to build but there are proposals from the homeowners. They had signed an agreement and set a deal but apparently the developer wants to add 224 apartment units that will be included in the two high rises that were not part of the deal. It is a view blocker and we think that’s why the homeowners are not so happy about it. There is an interesting case that came out of Nevada about a year ago there is no right to a view in the state of Nevada. An example that is going on right now is that a golf course sold a bit of the land. It was sold during the recession and a homeowner saw they started building. The homeowner ended up suing the builder went to court and ended up losing. Because you are not guaranteed a view, and for every new home contract it states that a view is not promised. What does Escrow and Title do?

Let’s start first when escrow receives an accepted contract from the buyer and seller. They receive it and that is like their starting point, they have two different things that’s that start to happen at that time. Most of the time people realize its only one side of it they are contacted by the escrow officer or escrow team and introducing themselves to the client and that they will be handling the transaction. That’s the side most people see upfront and the other side most people do not see is what is happening in the background and that is the title side. So, once the property goes into contract the escrow staff begins to interpret the contract and they make sure who is paying what and that is what why they are basically going through the contract for. Simultaneously their title department is creating a report called the preliminary title report and that report is a mini report card of the property stating who else title is going to have to pay it could be a mortgage company or etc. Thanks for watching! What is a home inspection for?

What does the buyers need to know about the property? Home inspections are in the benefit for the buyer and inspection companies work for the buyer and their job as an inspector is to identify any problems that they can find with the property. They do a visual inspection which means that they look at things that they can see and operate everything in the home within the nature they would operate when they get in the home. Things that come in the report are pictures and informational things to start and those items just show you in the report things that the inspector verifies things about the home. If you go the inspection the inspector will talk to you about those items and walk through them. Is real estate market slowing down in Las Vegas?

Rick gives us comparisons between 2018 and 2019 market stats, now this only single-family homes. When we do the year to year comparisons we are seeing slightly down from last year. Last year was down as well from the pervious year (2017) we are off by 8% on total of closing, even when you compare 2017 and 2018 there was an 8% decrease as well. So, we are definitely seeing decreasing of closing in the last couple of year. Interesting thing about our market is the when people start to hear that the market is slowing, they start to worry but at the same time we are seeing a lot of price appreciation during that time. What are closing cost?

Closing cost are part of every transaction but why are buyers charged? Closing cost are generally 2-3% of the sales price. It is high if you are purchasing a lower price point, example if you’re purchasing something under $100,000 the percentage is higher. It is lower percentage if you’re buying higher priced home because some of those fees are fixed. But those closing close will be standard you have lender fees; some lenders do not charge or banks. Some lenders will say we are not charging any closing cost because they are wrapping some of those cost have for their processing, underwriting, and document prepper there is a lot of people that go in the mortgage not just the loan officer. Las Vegas Housing Market -July

Currently available are 8,416, we have 4,197 homes pending or under contract and we have sold in the last 30 days 2,882. That is the number of months of inventory 2.92 we currently have less than 3 months’ worth of inventory available for buyers. The average days in the market this past month was 40 days on the market. We compare that to last month and its similar numbers but not much of a change. When you compare it to last year the it was about half of the inventory a lot more contingents as well. What is a Debt Snowball?

First thing to consider is interest, it can either be your best friend or your enemy. Get rid of the interest you’re paying first so there is a term called debt snowball. So, let’s say you have 4 different credit cards and you have a balance on each of the credit cards. You look at the one that has smallest balance and then work towards on the one that has the most balance. For the three credit cards you make the minimum payment and one of the credit cards you pay as much as you can to get paid off. Then you use the payment you were gonna use for the first credit card and you snowball it to the second credit card. Thanks for watching! So, as a seller instead of selling to Joe and Sally but now there is companies that are in the business of buying and reselling your home. They advertise on tv and all you need to do is go to their website type in information about your home and they send you a figure. They sell on convenience but there is a price to pay. Lake Mead water level increases!

Harvey reads an article about Lake mead and it says, “a wet winter and deal boost lake forecast.” The outlook of Lake Mead continues to improve as federal forecasters factor the benefits of an unusual wet winter and a new interstate deal that will leave more water in the reservoir. Instead of the familiar declines in recent decades the East lake of Las Vegas is now expected to finish off the year slightly higher. They still haven’t configured Mexico’s part since its new deal that states around the Colorado River needs to slow down the usage of the river. Although Mexico has agreed to also slow down the usage, but it has not been in forced yet. Thanks for watching! Do Teachers get help with buying a house?

We have updates about these helpful programs that have extended until the end of the year. Home is possible for teachers has extended and now teachers that are in public charter schools can qualify as well. You must be full time teachers to be able to qualify for the home is possible program. Teachers can get $7,500 as long as they are in the home for 5 years it’s called a forgivable second there is no payments to it for the first 5 years. If they were to refinance it, they would have to pay it prorated amount back. Can someone put a lien on my housing without me knowing?

You have to check your property at least twice a year, we are in the month of June its 6 months into the year its time to check. Make sure you do a property profile, make sure you are still on title. Things can change there is a lot of fraudulent people out there, so you never know. Also, you want to make sure that your home does not have any liens, judgments, second mortgages or anything put on your property that you were not aware off. When people do a mortgage on their home for the last 10 years they sit down with their lender and the lender might have a variety of programs. But the buyer is saying “I just want a 30-year fix don’t mess with me or play with me, I don’t even want to talk about the other programs this is what I want.” John talks about the variety of loans out and why you might want to consider some other options. First of all, 30-year fix that is standard for safety, stability. 15 and 30 are the two most traditional to pay off your home. From the lender world the most common reason why someone will ask for a 15 year is because 15-year interest rate is a little bit more lower than 30. Las Vegas Housing Market 2019 –June

For the month of June of 2019, we are going to start off with what is available, and these are single family homes in our market here in Southern Nevada. Currently available we have 8,303 and we have 4,105 in contract or contingent. Sold 3,156 in the last 30 days we use to say the absorption rate now to make it easier we will say months of inventory. We have 2.63 months of inventory currently available and the average days of the market is 45 days again that is single family homes. Last month numbers were very similar not a whole lot of change. We sold a little more this month than last month and our months of inventory went down. Last year its significant we only have 4,346 homes available we had months of inventory for 1 in a half. Real Estate Disputes

Occasionally, you have a deal that goes bad and earnest money is on the line. What Steven found out that was most common in disputes is that the buyer does not qualify for the loan. Even though there is a loan contingency there is nothing specifically in the contract that most of us (realtors) use and it is a GLVAR form. That says, “if buyer does not qualify for the loan” and they are pasted their contingency the buyer can lose their earnest money. Why is Title Insurance important?

Do you need a Realtor to buy a house?

Harvey talks about an article that is states “the internet didn’t shrink real estate’s agents commission by 6% but this lawsuit might”. The article talks about this lady who bought houses multiple times because she kept getting transferred for work and decided to get her real estate license because she thought she could a better job herself. Then she realized (in her mind) that buyers’ agent was not necessity. Harvey expresses that what she thinks is wrong and that buyers do need an agent. Her argument was that you used to need a real estate agent to find properties now you can find your home on all these portals (the internet) and find your dream home through there. There is almost 6 trillion dollars in equity in homes across the US. To be exact there is 5.8 trillion of home equity out there. So, there is over $100,000 worth of equity of each home now is also for people that owe their home free and clear. When you talk about taking equity from your home and the idea John that gives is that we create multiple revenue streams for yourself to make or create wealth. If you can have your money work for you while you’re at work working for me that takes me two steps further ahead. The difference between home inspection & appraisal

Inspections versus appraisals whenever someone is buying a home there are two different inspectors that go in the property in their behalf. An inspector goes in and does what is called a home inspection that inspector is going to be in the home several hours and inspector is going to look at all sort of things. They check if there are any issues with plumbing, avac system, the electrical and he will look at the roof and so much more. The inspector makes sure these items are working and make a report for the buyer about what is wrong with the property. The appraisal is different now the appraiser goes inside the home and they are only there for like 20 minutes and make sure there is no safety issues. Will Interest Rates for Housing drop by the end of 2019?

There has been rumors that interest rates might be going down the end of 2019. Rowe explains from what they been hearing, seeing and reading it looks like its pointing towards that direction. Harvey read an article that states that Las Vegas is the number one place to invest for real estate in Unite States. In Las Vegas luxury home median price is 1.5 million and it has been growing in the luxury market in Las Vegas. It has expanded dramatically in Summerlin and then you have the development in Henderson and Ascaya and so forth. High Rise are blowing of off the market they are liking our city for opportunities in the luxury market. Which is an interesting thing because in the past Harvey has always notice when these golf courses expanded you had Spanish Trails, Canyon Gate and then they went to Red Rock and jump around and slowly progress. Appraiser talks about Las Vegas Market 2019

First topic to discuss is what is the current market doing right now from an appraiser point of view? Paul expresses that the market has slow downed in recent the months, but he excepts it to continue going up. From last year we had a 12% increase not just in Las Vegas but also in the whole country. How to avoid Wire Fraud!

A topic that we continue to discuss is wire fraud and it keeps on happening and the numbers are increasing at a high speed. Tracy Ruccia, President of Equity Title of Nevada explains that they deal with at least 3 or 5 times a week with their company hackers trying to get the wire. Tracy says those are closed attempts by what she means is that usually the sellers or the buyers has been hack because a lot of times they are dealing with a non-hosted email. Then the client sends the money and most of the time Equity catches it on time and stops the wire. Las Vegas Housing Market 2019 – April

In April 2019 we have 7,832 single family homes available on the market. There are 4,077 homes that are pending or under contract right now. There are 2,501 homes that have sold in the last 30 days. That creates an absorption rate of 3.13, absorption rate once again is the number of months it takes to sell the current inventory. Last month the numbers were similar we had a few more homes in escrow this month and we sold 500 more homes this month than the month prior which is great. Our absorption rate has gone down it was getting up to the over 4 for a while. Now that it is at 3.13 Harvey feels it’s a fair nearly normal market slightly seller but overall almost a normal market. Nevada housing division has brought out this new program called FTHB (First Time Home Buyer). The program is 4% of the loan amount a little bit better in rate. With this program you couldn’t have owed a property within the last three years. This is a misunderstanding with FHA, people think its only for first time buyer and it is not true. You can still get this governmental program if you have owed before. They extended the Home is Possible for Teachers until December 31st of 2019! Can I get a mortgage if I am self employed?

Self employed buyers are a unique group but not here in Las Vegas there is a lot of small businesspeople in town. They don’t have that W-2 to turn in to John what they provide is usually a financial report from their business and that financial report might not show as much income. Cash flow might be different than profit but there are programs out there. There are regular conventional products too as well as governmental loans that can go through full documentation might be more of a swing to try to get all the documents that the lender might need. But there are some products coming out now for the self employed borrows that have been in business for 2 years and some can go with bank statement programs if they can’t show it on paper. There was an article in the newspaper last weekend about these large buyers buying property. These are the people that offer cash to sellers “hey seller I have cash and I can close early.” The title of the article is “Home Flippers” these big home buyers, aka websites that give you quick offers and quick deals. These sites do not like being called “flippers”, but they are and as realtors we have to compete and they provide the same service that realtors can provide as well! Realtors can get you a quick close if you really need it and we are going to get you more money than the online websites. Things you may have not known about your VA Home Loan!

There are a few fundamentals things that are out there that are just wrong that some people believe about the VA loan program. John breaks it down for the older veterans that have believed that their benefit expires, and this is not true. Whether you fought in WWII, Korean, Vietnam war there is no expiration to your home loan benefit with VA Loan. Second thing is that a veteran can use their VA loan more than once in their lifetime it’s not a loan program you can just use it once and lose it type of loan, you maintain your benefit for your entire life. How do lenders come up with interest rates? What goes into the determination of someone’s interest rate? Leilani gets asked by clients “well why is this lending program have this type of interest rate and why doesn’t the other have this.” Leilani explains that it has a lot to do with what the current market rates are doing, rates can change on a daily basis they can change up too 4 or 5 times a day. Short Term Rentals in Clark County

Harvey and Darren discuss on short term rentals in Las Vegas. They both have different options, now short term rentals are illegal in Clark County. The way Harvey feels about the short term is that he doesn’t want his next-door neighbor leasing out to people on a weekly basis to people visiting Las Vegas. To Harvey it is specifically to Las Vegas because of where we live in a town that is consider as a resort area where people just want to party. Are logo here is “what happens in Vegas, stays in Vegas”. Now Darren feels that we should be able to have short term rentals in Clark County if the landlord’s information is somewhere visible on the home. (Like a sticker on the front window) Say the renters are still causing damage, the neighbors can call the police on the landlord and they would fine the renters. Do I need Title Insurance?

Let’s talk about those occasions when title insurance is required for on a nonstandard manner. When title says this term, it means it is a method on requiring title. These are titles that are home purchased that were foreclosed, trustee sale, and you can also acquire by bidding on a non-judicial HOA foreclosure. It is difficult to acquire title insurance for these types of sale, but Equity Title has been putting out a list, free of charge for 5 years now. Equity researches all the next day schedule for single family residential that are schedule to go to foreclosure. They run a through title check although that information is not grantee it gives perspective bidders information on the which homes are safe to bid on and which homes to stay away from. Las Vegas Market Trends 2019 -March

For March of 2019 we use our February data and this month we currently have 7,726 available homes on the market this is only for single family homes. Currently have 3,586 homes in escrow and 2,085 that have sold in the last 30 days. That is an absorption rate of 3.71 again, absorption rate is the number of months it is going to take to sell the existing inventory based on the current rate of sale. If you take the 7,726 you divide it by 2,085 that’s says its going to take 3.71 months to sell those 7,726 homes. Last month the numbers were similar all though I would say the absorption rate has come down dramatically from last month it was almost up to 5 it was at 4.73 in absorption rate. When we look and compare to last year it gets interesting here guys. Last year we had 4,076 homes on the market and the absorption rate 1.64. The next chart that we mention is the days on market for single family homes. What you guys will end up noticing on this pie chart the number of homes over 120 days on the market that is a lot almost 1,600 home are on the market. Want to learn more about the Las Vegas Market? Fiduciary Duty & Personal Property

Not all real estate agents are Realtors and we have a lot of real estate agents in town. Realtors are licensees who are members of the Greater Las Vegas of Association of Realtors and they also belong to the Nevada association and the National group. One very important part of being a REALTOR, is having fiduciary duty to your client. The basic meaning of fiduciary duties is loyalty to that client. Putting the client before yourself and that we should never do something to take advantage of our client. Sometimes no deal is the best deal, reason for that is saying you might have had that one client that is unethical or trying to something illegal. So, it might be best just to walk away from it and as a realtor you have too. Are you selling a home with personal property? What is considered personal property when you are selling a home? Do the mounted TV’s stay? Do the Koi fish stay with the pond? These are all great questions and need to be addressed in the contract. Your agent or you as a consumer should never assume. what kind of a home loan do I qualify for?

What we do at Southern Fidelity Mortgage or any loan officer that is out there. We want to make sure that the borrower is eligible to qualify and there is so many different programs that are out there. That the borrow may not know about these programs and it is a really good idea for them to start speaking to a lender. Some buyers don’t realize how little money they really need to purchase a home. You don’t have to have 20% down like how you use to in the past. You can do as little as 3% down in today’s market, you still have closing cost still. Sometimes the seller can help pay for that cost and sometimes they can’t that is usually about other 3% or so. You can buy a home for 6%-6.5% of the price. New Tax Laws for 2019!

Everyone is all upset about their tax returns because they are not what they used to be and there are numerous reasons for that. Let’s start off with the change in the tax break, everybody’s tax rate went down in 2018. When your tax rate goes down and if you have not changed your withholding. Your withholding is going to automatically go down. The reason for that is that your net pay is calculated or your gross pay on what the taxes are calculated based on your tax rate and your dependents at home. So, this means you got a bigger pay check during 2018 and people thought they were going to get a bigger tax refund. But the tax refund has gone down due to the tax rates and your amount of withholding has gone down. Now your net take has gone up if you look at your last year tax returns and you look at what was calculated as your tax liability for 2018. We think most people will be a little bit surprised that the actual tax that they paid in 2018 was less than what they paid in 2017. What are the different types of mortgage loans

What happens to the people that cannot do the normal loans and is there other types of loan they can qualify for? There are other options that is worth offering to people the idea of that is non-government, non-inside the box types of loans. These have really pushed in our market and it is becoming a larger segment of the market place out there. On a normal mortgage there is all kinds of reasons on why you might fall outside of the box. There is a couple things example: can be your income that you show on paper, credit, the property itself and it could be several other issues. The loans will come in and try to make sense and say is there a reasonable loan to give to a consumer, who has this problem, is there a way to make that loan safe and this is when those loans come into play. The loans are a little bit more expensive and in general they fall in the mid-range. We layer them into three tiers which is your traditional (A Paper mortgages is the term for lenders) that are inter changeable and the ability to be sold to one bank to another. Housing inventory Las Vegas

Harvey has said this before if you listen to the show, his partner Joel says this “figures lie and liars figure.” This is the thing guys $300,000 median price is affected by so many factors. First, how many more homes over million dollars are we selling now than we did in the recent past? A lot more even if you take it off the top bunch there is still a lot in that million-dollar segment. The other thing is that Harvey would purpose and have to investigate the average size of $300,000 home today is bigger than a $300,000 home back in 2006. Another thing happening in our market right now and this is the thing we have been talking about since May of last year. That the inventory continues to increase last May we had about 2,800 homes on the market. Now we have 9,000 homes on the market and what people don’t understand is that 9,000 is normal, it is a balanced market. West Side Story Musical in Las Vegas

Upcoming events that are for Young Artist Orchestra of Las Vegas. I do know there is concert at the end of this month tell us about this video game music. Yunior explains that this is something that has been happening all over the country where people are going out to these concerts with an orchestra in it. Instead of hearing classical music like Mozart you’re hearing music from video games. It seems it is catching on to be very popular, people are going to see Kingdom Hearts or Super Mario’s. Ours is covering a whole bunch of music from selective games. There is Halo, World of Warcraft and honestly a whole bunch of game I have never played. They invest a lot in this music and when they developed these games music is a part of it. The concert is on February 24th at 2:00 pm at the Windmill Library great venue and to listen to the Young Orchestra. What is a property profile?

Let’s talk about property profiles, we use these all time as real estate agents. Every time I have a seller interested in selling or a buyer buying, we reach out to Equity Title to pull a report. Basically, what a property profile is a report that is generated computer-based report. Generated of the characteristics of the property so we will show bedrooms, baths, square footage, lot square footage and the owner information. Also, if the owner has a mortgage, liens, judgements that may have been recorded against the property. Going more into depth the title company can go over the demographics far as the neighborhood itself as well local shopping in the area, most the recent transfers of properties and comparable sales in and around the neighborhood. What it provides to client that is looking to buy a home. It is going to provide you information outside of what us realtors can provide. Las Vegas Real Estate Market Trends 2019 -February

When we look at the stats this month, we are going to see a continuing trend. Inventory continues to climb now this is only single family homes in our market. Currently we have 7,795 homes available that is just single family not including condos, townhomes or high-rises. In escrow or under contract we have 3,041. Lastly sold in the 30 days we have 1,647, that is an absorption rate of 4.73. That is the biggest number you have ever heard me talk about in the past three years. That means it take on average 4.73 months to sell the homes that are available right now. Now usually this time year the absorption does go up it is a seasonal thing but this very high. Representing both buyer and seller

Harvey talks about the misperception on real estate these are things that happen all the time in this industry. Harvey helps both sellers list properties and help buyers inquire properties. In the course of listing a property Harvey will get that one call “Hi I am interested your property 1234 Street; can you show me the property?” He always asks the prospect client are they already working for a realtor, they get to the home and show it to the client. What they think or know is that they want to buy from the listing agent, and they do not want a second agent involved in the transaction. It is their belief that working directly with the listing agent you would be getting a much better deal for yourself. The important qualification here is that Harvey is representing the seller. He has already signed a contract with them and in that contract, it should already discuss the idea or possibility of Harvey representing both sides. Thank you for watching! Can I get approve for a loan?

Great topic to discuss today and that is mortgage misperception things that people think are so but maybe they are not. For instance, “I know I must be at my job for at least two years or be at my current job for two years.” John Ingram lets us that is FALSE! He explains that mortgages have moved passed that rule what lenders are looking for is that you have been working for two years. Must show you have a stable job history but if you change jobs that is okay. There is even opportunity when you change fields where it could still be okay. It all comes down to can we build a story that says your income stable, consistent, and reliable there is a chance. If Harvey wanted to apply for a loan all his money would have to be document. Lenders will hear stories from clients stating, “I have this income coming in making everything okay for me,” usually the lender asks them does that show on paper? Mostly commonly being is tipped specialist we have tons of those in Las Vegas and as such there is a large amount of cash. That goes unreported on a person’s tips make it tricky unless they have it on paper to be able to qualify for a loan. Outstanding job to John Ingram for giving out these tips for us! what are interest rates?

It is safe to say interest rates might be going up by a little bit, with the strength of the economy and things in that nature that is usually an indicator that they are going to go up. We need to look back at history these rates are is still very low and outstanding. Harvey and Rowe can still remember when interest rates used to be in the double digits. Down payment assistance seems to be going away, there is still some programs out there, but you can still get into a home with low down payment these days. They changed the rules on that they are now looking at lower income levels for most of down payments it was almost $100,000 and now it is about $50,000-$60,000 per house hold. Realtor.com was talking about our market they think we are looking pretty good for next year. They think we will see about 8% of appreciation that is their projection. Also going to see an increase of volume next year as well, which would be nice our trail slipped a little by the end of last year it will be nice to see it increase. Las Vegas Pricing Remains the Same!

Harvey talks about an article that was in the Sun, the article states that Las Vegas housing prices remain leveled in December. Interesting enough is that when Harvey went through a couple of articles last month, they were identical pricing level in November. They go on and it says, “stable home prices and fewer homes changing hands in the Las Vegas Valley caused housing values to plateau last month, according to the valley’s leading real estate association. GLVAR reported the median price of single-family homes rose slightly to $295,050 in December, up from $295,000 in November. The median price of local condos and townhomes sold in December dipped slightly, from $164,900 in November to $163,000 in December. We still have not reached our peak in 2006 median home prices were at $315,000. In today’s market we are barley approaching the 300’s, slowing moving up to your peak.
