Let’s start first when escrow receives an accepted contract from the buyer and seller. They receive it and that is like their starting point, they have two different things that’s that start to happen at that time. Most of the time people realize its only one side of it they are contacted by the escrow officer or escrow team and introducing themselves to the client and that they will be handling the transaction. That’s the side most people see upfront and the other side most people do not see is what is happening in the background and that is the title side. So, once the property goes into contract the escrow staff begins to interpret the contract and they make sure who is paying what and that is what why they are basically going through the contract for. Simultaneously their title department is creating a report called the preliminary title report and that report is a mini report card of the property stating who else title is going to have to pay it could be a mortgage company or etc. Thanks for watching!
