How to hold title is called vesting and there are a lot of choices on how to go about it. Rick gives us the breakdown about what are joint tenants, tenants in common and trust. The two most common title sees is tenants in common and joint tenants. Tenant in common is an equal share if you are on title not just husband and wife but individuals. Everyone can get 25 percent each or the group can divide by a different amount. Now with joint tenants is basically last man standing, for an example you can start with 10 people and if everyone passes away except one person than they would get the property. The difference between the two (tenants in common & joint tenants) common tenants would not require probate in order to sell the property. Stay tune to hear more!
