The inventory is very very low! Only 2,653 single family homes on the market. It might be the lowest number I've seen since 2006. Sold in the last 30 days were 2,800. Our Valley With Danielle

Learning Saint Lewis and 6th St Beverly Green and paradise village 1952. We are a fairly new city. These two neighborhoods were deemed historical, in 2014 Paradise Village and in 2016 Beverly Green. Mid-century modern and the architecture came from California. There is a lot of demand for these neighborhoods. They are close to downtown and were built for high end buyers; the showgirls, entertainment, casino owners and executives. Paradise Village was not more than 1100sqft and Beverly Hill was no more than 2200sqft and it was more of a custom track. You are able to update the interior but not the exterior. Harvey's Monthly Market Update

Charts on the radio! For the month of January 2021, we had 4,336 SFH on the market, last month we had a little less inventory at about 3,987. While we have 5,122 under contract for this month and 5,252 for last month. Where as last year we were at 3,039 under contract. The chart shows that from 2019 to 2020 we have sold nearly the same amount of homes. We have the smallest amount of inventory in the last 10 years. Jeff Edwards Talks Taxes!

Jeffery Edwards discusses the new tax form 1099-NEC, None Employee compensation which goes out to sole proprietors, those who preform services for you, those need to be sent by you, which replaces the line on the 1099-MISC about paying contractors, reporting fees, commissions, prizes, awards, and other compensation for services. Anyone that receives compensation in excess of $600, should receive a 1099-NEC or a 1099-MISC. Harvey Blankfeld and Cynthia Ward Discuss 2021 Economic Forecast

Nevada Business Magazine 2021 Economic Forecast - economist predict the roll - out of the Covid-19 vaccine will lift quarantine and instill consumer confidence. Recover was underway in December prior to the vaccine being released. Economic variables - gaming revenue, visitor volume, hotel occupancy rates, taxable sales and employment were back to about 50% of the February peak. John Restrepo from RCG Economics said, "We won't be seeing a full recovery until about 2024. We will continue to have a rough 2021 whereas 2022-2023 will be the rebuilding period." The hospitality industry will not be at 100% until people have the money to come here and until they feel comfortable. What does your normal look like? Rick Cenname talks about getting your annual property check up

Do you know if you have a lien against your property? Well, Rick Cenname from Equity Title says, now is a good time to check and make sure your title and your property is in order. Review your title often to ensure there is nothing affecting it or recorded against your property. Title companies such as Equity title can run a property profile for free, the property profile report is computer generated with tons of information that can be up to 13 pages long. The important thing a homeowner should do is to verify their own information to ensure its correct and that there is nothing recorded against the property. Those who own their home outright are more vulnerable to fraud as there are not second set of eye. Fraud is very prevalent and this will help minimize this. If there is anything found on the property profile the title company will create a lien summary. The demand for homes is still high! It looks like we are down 118 single family homes this week at 4,010. We put 844 homes in escrow and closed 703 homes. The median sold price is $345,999 and the sold square footage at $182.54. The days on market went up from last weeks number 31 to 39 meaning there are homes that are over priced. Let's first take a look at the week of Thanksgiving, there were 4,362 single family homes available and 724 were in escrow, while 781 were sold. When it comes to this week, the number of houses have dropped to 4,128 with 615 in escrow and just 496 sold. The median sales price for this week was $339,950 with $182.67 per square footage. Weekly updates on Southern Nevada Housing Market -11/19/2020

Let us start crunching some numbers, here we go! So, for November 19th and again this just single-family homes. Currently on the market we have 4,545 homes and down by 129, inventory keeps shrinking. In escrow the last 7 days we put 829 homes in escrow, and we closed 774 and both of those numbers are up from last week. We saw 166 homes withdrawn its been floating in the mid one hundred for a long time. The median sold price was $348,711 and that is up by $3,835 and again though we must remind you guys that we only do a week worth of data, so it is a small sample size. But $348,711 is a nice median price and the median sold price per square foot is 183.67 which went down a little. Stay tuned to hear more! Thanks for watching! There are no surprises once again inventory continues to decline, and we have seen it go down another 140 homes this week and went down 175 the previous week. We have 4,674 single family homes on the market and that is down significantly from back earlier this year. We put 808 homes in escrow and closed 605 and we saw 160 homes get withdrawn from the market. Median sold price was at $344,876 and median per square foot is $184.39. Lastly, days on market are at 32, that has not change much. Again, when we talk about median sold price and median sold price per square foot, you are only working with a weeks’ worth of data. Let us start with our weekly update and for this week we have 5,094 homes currently available. Now please remember this only single-family homes. It is down by 11 from last week. We still have pretty low inventory still, in the last 7 days we put 865 homes in escrow. And we closed 621 homes and 159 were withdrawn. The median of the sold price is $335,108 it went down a lot from last week, but then again when you are doing weekly worth of data it is not significant enough. It went down from $349,689 to $335,108 a $14,581 difference. But the interesting thing is that the sold price per square foot went up, it went up almost up to $4 dollars. Stay tune to hear more! First question, what if anything are you doing differently to get homes sold today in COVID, crazy world and is there a new trick or sales tactic that’s working especially well? The short answer is no, but the good answer is in today's market, we have to make sure sellers follow protocols and make sure that we are showing houses in a proper factor but the rest of the things are mostly true methods we have used year after year. That is make sure that the home is ready to be sold and that there is no clutter, that it is clean, that everything works, and make sure it presents in the best possible fashion. Much access to the home as possible and most importantly make sure you price it right. Another thing that we do for a seller and help get them sold including right now. Weekly updates on Southern Nevada Housing Market -10/01/2020

This week we have the total of available 5,117 on the market and please remember these are only single-family homes. In escrow we have 889 homes in contract and that is down by a little from the previous week. Also, inventor went down as well in the last week and we have closed 924 homes that went up a lot, that is a nice number to have. 200 homes have been withdrawn that is a pretty big number for withdrawn. Median sold price was at $342,250 and again when we talk about the median sold price on a weeks’ worth of data it is not as significant as when you do a bigger sample. But it is an interesting number and it is up quite a bit and then the median sold price per square foot might be a little more accurate but also still a small sample size and it is at $181.22. Weekly updates on Southern Nevada Housing Market -09/24/2020

Total available we have 5,201 single family homes on the market. We went back down in inventor about 30 homes from the previous week. We put 901 homes in escrow, and we have closed 715 home in the last week. There were 157 homes withdrawn and the market is still vibrant, and it is busy. Seeing the market right now it a bit counter intuitive but we think it is pent up demand. A lot of buyers were stuck in their homes for month on end and did not like it. Weekly updates on Southern Nevada Housing Market -09/17/2020

In the last seven days we currently have available 5,231 homes it is up 27 and we have seen it stay around this number in the last 3 weeks. There are 881 homes in escrow and there are 698 homes that have sold in the last seven days, that went up by 180. 174 homes were withdrawn from the market this week was a little higher than the previous. Median sold price at $337,248 that is up by $2,000 but what caught our attention is the median sold price per square feet, was up a lot. It went up to $181.77 and as we look at that number for price per square foot, so the median price stayed close and median sold price per square feet went up a lot. Now what does that mean? That means probably selling more homes in areas where price for square feet is a little higher. For an example, maybe like some of the master plans we discussed. Stay tune to hear more! We have seen the loan business / mortgage business it is crazy busy right now and doing a ton of refinance, there is so much business all the way around. John read a headline from CNDC on their website that mortgage lenders are making the most money and being super business and it is true according to John. As soon as we reopened (Las Vegas) and how interest rates fell too, it led to a fire under the mortgage industry. It is also having an impact as real estate agents in transaction time, they are stretching. We have heard that lenders promise they can meet those deadlines and they blow right passed that. Inventory today would reflect that it is a sellers’ market, prices are going up but not drastically. And while the median prices are going up that is mainly a function of the product mix. In other words, there is a lot of more expensive homes that are selling right now than homes that are at the bottom of the ladder. Considering that it is a challenge for buyers right now, but buyers are still getting homes, we have a few buyers that we have been working with and we got them all homes. You do have to be competitive though and go in give what the seller is asking meaning what they priced their home (if it is not overpriced) and it is priced right the home is not going to last on the market. Weekly updates on Southern Nevada Housing Market -08/20/2020

We have been tracking single family homes every week since March 2020. Now we are going to share with you, now this week we have currently available 5,241 homes on the market, that is up 15 from last week. In escrow the past seven days we put 883 homes in escrow, we closed 625 single family homes. 171 homes were withdrawn from the market, but that number has not really changed this whole time since March. But let us look at the median sold price is at $330,267 it is down $6,000 think about this you use one week worth of data it is not enough sample size to really show a median sold price. Renting vs Buying

One of the main reasons to buy in Las Vegas right now (August 2020) is because the cost of buying is so good right now. Interest rates are at an all time low. Harvey explains in this video about this article he read from Fidelity that reviews this formula; if you take your annual rent, divide it by the price of a home purchase, if that number is less than 20, then you should buy. If the number is more than 20, then you should rent. Regardless of when you do buy, it's a good plan and idea to stay there for at least 5 years. To build some equity. If you do spend a few hundred dollars more on buying, you are actually saving and earning money. If you are renting and tell yourself that you will put that few hundred dollars away, the chances of any of us doing that is slim, lol. Rents are actually going up in Las Vegas also. Another good reason to purchase a home and lock in your payment for 30 years. Amanda makes a good point on renting a home; you are not able to make any modifications. It's not necessarily your home to alter. Amanda also discusses our growing Las Vegas valley. We are not just a casino town. We are a sports town. We have great music events and Amazon just made a huge impact with jobs, etc. Covid has effected the way a lot of people look at their home and feel, and Harvey and Amanda believe that some of these changes are here to stay. The number of single-family homes on the market consistently continues to go down over the last 2 months. Homes in escrow have increased from 876 last week to 841 this week. The number of sold has increased by 50 from last week. The Median Sold price per SqFt did not change much from last week. Median Days on Market keeps creeping up. Inventory continues to shrink this week we went down 5,193 single family homes available on the market. We put another 876 homes in escrow and that went up by 23 from the prior week. We closed on escrow 695 that is up by 38 homes and 150 homes were withdrawn from the MLS and it is down from last week. Now this is only single-family homes, in escrow we have 813 that is a good number to see. For closing we have 456 homes it went down significantly from the week before which was at 844 homes that have sold. They stop manufacturing R-22 units back in 2010 and no longer allowed to manufacture or reproduce it. But you can still use it for HVAC units there is a lot of misinformation going around the industry that if you have an older unit that has that R-22 you need to get it replaced as soon as possible. You can actually use R-22 in a unit for the next 10 years. So there is really no rush, EPA said that you are allowed to use these units to phase themselves out so the consumers can go ahead and get more in placed. Buying and selling homes during the pandemic?

We are still selling homes, sellers can sell, and buyers can buy Realtors are using special protocol making sure that everyone is safe, making people wear mask when showing a property. Realtors are making sure sellers prepare the home by turning on all the lights and opening all interior doors before the buyer gets to the home, so no one has to touch anything. We have a chart that shows the activity from April and in April we had 6,152 homes available and now in May we have 6,416 not much of a difference. Now let’s look at in escrow we currently have 603 pending and from last month (April) we had 342 so we are selling properties and it has not been a problem doing so. Here are a couple of things to take into concertation that has become reality, there has been some conversations about the negative consequences about forbearance. Strictly in the law states banks are not allowed to report you late if you have ask or obtain a forbearance on your mortgage and delay those payments is true. But what is getting hid underneath the surface is that they are noting in your account in the comment section that is reported on your credit as being in forbearance with highlights a big red flag on that account for anyone looking at your credit. Lenders will know that you have went into forbearance and that you needed to skip that payment as well as activity that was shown on your credit it is going to have an effect on it, it is going to show a blank spot. First is that your tax return are not due on April 15th, 2020, your tax return will now be July 15th 2020 and if you do not have it done by July you can put an extension until October 15th, 2020. To go along with that if you are required to make the estimated tax payments this will be a little confusing, your first estimated tax payment is due July 15th and your second estimated tax payment is due July 15, your second due is due before your first quarter is due. Second thing to talk about is those $1,200 checks coming through everyone is entitled for the $1,200 check there is some limitations but if you are making under $99,000 a year you’re good to go and also if have children in the home that are under 18 you are going to get a $500 check for each one of those children. Does a Deed upon Death stop probate?

There is a statue that is called “deed upon death” it was made around 2011 and the reason why it brought up today is because we continue to see orders at Equity Title that opened up which title was acquired by one of these deed upon death. The way it works it that the signer of the dead upon death signs and records a deed naming whoever they want to as grantees often times their children and it does not become affective until that grantors death. Las Vegas Housing Market 2020 -March

Currently we have 4,569 single family homes available, we have 4,547 under contract or in escrow and in the last 30 days we have sold 2,753 and that leaves us with the months of inventory of an absorption rate of 1.69. We have less than two months’ worth of inventory currently available to buyers right now that is very low. Our average days on the market are 48-day, last month we the numbers are bigger inventory continues to shrink again which turns this into more of a sellers’ market right now, but it is not a crazy sellers’ market right now. what is the difference between an independent contractor and an employee?

Realtors are self-employment income and are private contractors they usually deal with some issues. First, we want to look at the difference between self-employed consultant or outside contractor employee. Employee is when punch in a punch card and at the end of the two weeks you get a paycheck. When you received that paycheck your federal holdings, Medicare and social security is taking out and the employer is providing mostly all items an employee would need. Why are trusts important?

How should you hold title when you buy a home? For some people the way they do is having a trust and it is honestly the best way to do it a trust helps you avoid probate. What probate does is that the court decides on who owns your property after you have passed away. If your property is in a trust and the trust owns the property while you are alive or have passed away it does not change so there is no need for probate. Also, a trust gives you a lot more control on what you do with your property and often they will choose joint tenancy. But there has always been people out there that have been flippers ibuyers are just a huge flipper.
