First lets discussed is the Sellers Real Property Disclosure form known as SRPD it is a very important document that we utilize here in Nevada. Not all the sellers have to fill out this form and here is the catch the requirements are one to four units residential in another words the law says not less than one unit and no more than 4 and there are a few exemptions. The important thing is that has come up recently is that the seller must fill it out so even if someone else is authorized to sign other documents this one document that the seller must sign and fill out completely. Because it is the seller’s knowledge or awareness about the home and the broker would get into trouble as well due to the SRPD if it is not filled out by the seller themselves that would be an improper document.
