Property is not something that Aren loves on a deeper level. It does not fire him up. But he respects it, and it has given him the lifestyle he needs in order to pursue his real passions. Be yourself. Everyone is trying to be the person they think they ought to be in order to raise money. Aren has definitely discovered, though, that he has been far more successful in raising finance by simply being himself, instead of inventing some creation that he believes will raise money. Integrity and honesty are Aren’s main values. Be kind. Have compassion. Practice empathy. Rid yourself of ego. Be authentic. Every property has its own challenge. Aren once had to refurbish a property three times until he found success with it. Problems happen. Have contingencies in place wherever possible and use your wits. Always try and be solution orientated. If you’re having trouble making an important decision, look for a blueprint set down by someone else already. Look at those who’ve walked the path before you and follow in their footsteps if you can. For some, dealing with estate agents can be a daunting task, but it’s worth remembering that they’re just people like you and me. In this episode of the Property Nomads podcast, Rob and Matt give you their seven best pieces of advice on how to build rapport with estate agents, and by doing so, change your perception of these often-misunderstood people. Be clear about what you want, and how they can help you: There’s nothing worse than people wasting your time. Remember that estate agents have limited time too, so allow them to use it productively and wisely. Build a rapport with one key person in the estate agency: It’s far easier to build a relationship with one person than it is build it with everyone at an agency. Pick your point of contact and concentrate on forming a relationship with that person. Be consistent when checking in: Being regular with your check-ins will speed up the rapport building. Keep your brief visible to the agents, who’ll soon know exactly what it is you want, so that when those opportunities land, they’ll know exactly who to call. Small gifts can put a smile on their face: Cookies, doughnuts and other sundry gifts can not only make your estate agent’s day, but also make you even more memorable. This emphasises the need to surround yourself with a reliable team upon whom you can leverage the keystones of your professional life. Networking has allowed Bronwen to refine her power team. There were initial challenges in running a business as husband and wife, but after taking time to really understand each other’s strengths, Bronwen and John have formed a symbiotic business partnership that plays to each other’s virtues. Technology and software allow the business to work no matter where in the world they are. This is a huge benefit as it means that Bronwen can pursue her travel ambitions while remaining in touch with her power team and overseeing the business from anywhere in the world. Bronwen and John both decided that the Clipper Yacht Race was an ambition they wished to achieve and were able to do so successfully by the use of careful planning, both in the business and mentally. In the first year of business, Bronwen learned that the key to lasting success is to surround yourself with positive, successful people, and to disregard the naysayers. Everyone is different, and success can be achieved even where others have failed. Educate yourself and surround yourself with positivity. After facing an incredibly challenging ordeal with a local planning committee, Bronwen and John decided to use a “pincer” strategy - namely that by identifying the many problems with their application, they were instantly able to identify all the things that were okay with it. If something was not rejected, then it must have been approved. One of the best ways of learning when it comes to property is just to do it. Business is not about chasing awards or making as much money as possible. Being able to benefit people’s lives makes your business more attractive and makes for good business in general. A healthy culture in the workplace should come from the top down and should reflect the business’s values as well as its purpose. This is how the culture at ‘Sewell Group’ has been created, leading the company to often hire for cultural fit rather than technical expertise. The key to success is being able to realise what you’re great at. Everyone’s great at something. If you identify what you’re great at and stick to it, then success is inevitable. Surround yourselves with people who are great at the things you’re not great at, and you will have found yourself a successful team. Your biggest assets in this day and age are your emotional attractiveness as a business, and the network you create. The Sewell Group changed its way of working as a result of this wisdom, making business development the role of everybody instead of a single individual. Success to Paul is all about being emotionally attractive as a company, forming good relationships, taking responsibility for any problems, delivering on every promise, and have integrity. People are naturally cautious about having important conversations. But if you have the courage and the will to have these conversations in a direct but kind way, it can be a marvellous way of clearing the air and starting over with someone. Delivering on quality is the most important rule for the Sewell Group. By lowering standards even briefly, or because it means a reduction in potential profits - in Paul’s own words, “you let something pernicious into your company that spreads and grows like a cancer”. There are always lessons to be learned from those who’ve trodden the path before you. Locals are more likely to have ‘inside’ information on the area and perhaps even have knowledge your estate/ lettings agent is not privy to Read the local area planEvery council will have a local area plan (or similar) and can be found on the local council’s website. This document has a wealth of knowledge and will provide you with the future plans for the investment area. This document will more than likely have sites that the council wants to develop, what their vision is for the town/city & how much is intended to be invested (and what they’re hoping to achieve) Read the local paper!Take the time to pick up the local paper. You can get a strong indication of what an area is like based on the news in the local paper; you don’t have to buy one as they will more than likely have an online copy. Using current and previous articles, you can build a picture of the investment area. Talk to Local Estate/Lettings agentsThis will be very useful to help establish your area. Asking the right questions and having a friendly conversation with them will really help you to determine which areas are good, and which are not! Book an investor dayIf you are short of time, or simply do not want the hassle to do the necessary research, then book an investor day! Many experienced investors will offer investor days! From leafleting to letting agents, The Property Nomads have employed numerous strategies over the years. Today, they will share their top tips with you! It is also important to monitor your progress and success as and when it happens. Remember, if you don’t have the time to do it yourself, you can always hire someone to do it for you! Bandit Boards and Road Signs - Make sure you check with your local council on the rules surrounding this. Be creative! Even the height of a sign can make all the difference in the world. Lettings Agents - Build a good relationship with lettings agents, and if they spy potential leads or clients who are discussing offloading their portfolios, they’ll pass them along to you. Consistency is key. Car Logos and Trailers - Car logos are memorable, and the more you drive, the more access you have to reaching a larger area. Social Media – Social media channels collect specific data which can allow you to gain an overview of a person’s life story. Utilise this information to target specific demographics and reach potential clients in a far more cost-effective way. Website - Treat your website as your online business card, but with benefits. Include a form on your site that’ll allow people to register their interest in selling which can open up another avenue for finding leads. Direct-to-Vendor Letters - These are very effective, but should be used with caution. Approaching a potential lead unsolicited goes against the Land Registry and GDPR regulations, so you must make sure that these are not addressed directly to an individual but to address it to ‘The Owner/Occupier’. Word of Mouth - Get out there and tell everyone. Get the word out and eventually, you’ll be recognised as an expert in your field. Be enthusiastic about what you say. Instead of allowing himself to be swallowed by this, he chose to diversify, branching out into life insurance, critical illness and income protection. This diversification allowed him to grow a successful insurance broker company, employing a team of twelve. After successfully diversifying, Gary took the unorthodox route of doing what he could to educate the market: writing a book and beginning a podcast. His Facebook group now counts over 600 mortgage brokers as members. Your vision should always be slightly outside of the readily achievable in order to always keep you hungry, and to give you a constant challenge. Depending on your strategy, Gary advises that taking a fixed rate mortgage over a variable or tracker, because the cost of borrowing is so low at the moment due to low interest rates. Long term relationships are vital for mortgages, because it allows the investor and broker to learn each other’s requirements, their financial positions, and the speed and rhythm of how the other likes to work. There are three types of general mortgage brokers. Independent brokers tend to have access to the entire industry and were previously known as having “access to whole of market”. Multi-tied brokers use a specific set of lenders. Tied brokers are generally employed by a specific bank. When choosing your mortgage advisor or broker, make sure you spell out your proposed strategy from the outset. Gary likens general requests for mortgage brokers as asking if “anyone knows a good surgeon”. You need to be more specific, because each broker will work in different ways. Mortgage brokers should be viewed as specialists in their own field. Criteria’s always seem to be on the change in the mortgage industry. Policies are always being introduced and then changed to fit current lending and investment trends. Gary doesn't foresee another credit crunch due to the mortgage market’s awareness of potential dangers, and the setting in place of protections. Making any kind of risk assessment basis is as simple as drawing a line down the centre of a piece of paper and listing advantages and disadvantages, and whichever list is bigger when you’ve finished, should point you towards your decision. Ep 39Attention ALL Landlords and Lettings Agents - The Tenants Fees Ban is NOW HERE!!! with Matthew Justice
This week, Rob is joined by residential lettings manager, Matt Justice BSc, to discuss the Tenant Fee Ban which is being introduced into England on June 1st, 2019. Their discussion covers everything from its positive aspects to its negative attributes, and the wider implications of what promises to be one of the most controversial pieces of legislation to hit the rental market in decades. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS The premise behind the ban was to do away with fees charged to tenants by agents for things such as referencing, inventory costs, deposit registration, replacement keys etc. The ban aims to do away with all these costs for tenants. When it comes into force, tenants will only be liable for the rent, a holding deposit, and a security deposit. An overview of the Tenants Fee Ban: Tenancy deposits must not exceed the equivalent of five weeks rent unless that rent exceeds £50,000. Holding deposits will be capped at no more than one week’s rent. The capped fee for changes to the tenancy agreement is to be no more than £50, unless the landlord can demonstrate that higher costs were incurred to do so. The Consumer Rights Act 2015 is amended to specify that the letting agent transparency requirements should apply to third party websites so that renters are aware of any fees from the very first instant. As Matt points out, the deposit situation is different for HMOs, and must be understood completely by landlords, as charging the wrong amount will result in hefty fines. If a tenant has incurred bills or fees from utilities during their tenancy, then the landlord is entitled to settle such bills using funds taken from their security deposits. Matt believes that the ban has been introduced because of areas like London, where tenants have been subjected to exorbitant fees. In some cases, application fees alone have been greater than the first month’s rent. The problem with the ban is that some of the agent’s fees are completely justified, and the only way to really recoup these costs is for the rents to increase. Sometimes legislation seems to be in reaction to a sensationalised, and somewhat singular case of a landlord or lettings agent abusing their position. In Rob’s opinion, more research should be done about the broader picture before legislation is introduced, ensuring that it is warranted, wise and active instead of reactive. One way of circumventing the referencing fee issue is to offer optional referencing. Passing on the entire search fee, or a percentage of the cost to do so, may be necessary to ensure that the landlord still gets a reliable tenant, and the lettings agent still covers the cost of the search. According to Simon, “SSAS is a director’s pension; it is designed for company directors, which more and more investors are becoming. As a pension ‘wrapper’, if somebody had a pension from their corporate world, an existing pension from their previous employers, or a private pension, they can get control of that, which is a very important thing.” Simon helps his clients devise a scheme to make their pension grow. It becomes easier to buy commercial properties with their pension funds. For residential investors, you can loan from pension to your company as long as you follow HRMC rules. You have to make sure that you’re financially capable – at least £50,000 – to get into any deal, and Simon’s company can help you choose where to invest. You can start SSAS at any age; you don’t have to be 55 years old to begin converting your pension funds into a SSAS pension scheme. What’s the difference between SIPP and SSAS? Architects are often thought of as the main port-of-call for those in search of planning advice, but in actual fact, most architect’s knowledge of the most up-to-date planning rules can be quite basic. In John’s opinion, planning consultants are not needed for general planning enquiries, such as household extensions or garages. But for more complicated matters, mainly in the investor’s field as more expert advice is required. A lot of the properties that investors are buying are longstanding HMO’s that have never had planning permission. John believes in the importance of meeting with clients at the beginning in order to fully understand their wants and hopes for their particular property. During this meeting, John will disclose if their expectations are realistic based upon his extensive planning knowledge; information that can then be fed down to the client’s architect so that his work can accurately reflect the latest planning regulations. In certain council plans, there will be sites that are allocated for housing. Those sites will have been assessed already by the council’s planning policy department, so if you are purchasing a site that they refer to as an “allocated site”, then it’s virtually certain that you will be able to build housing there. John admits that there are some councils that are pre-disposed to being negative on the idea of granting planning to investors. But equally, there are councils that are extremely open-minded about development. Again, this is a crucial area in which a planning consultant can help and add value to clients in terms of proactive advice. Greenbelt sites are notoriously expensive and difficult to obtain planning for, so John advises looking instead at brown-field sites: places that have previously been developed. Often, local authority officers don’t look at planning and building from a commercial perspective, which prevents houses from being built. They see a policy and a plan and don’t use their intuition or agency to judge an individual request upon its own merits. If planning is rejected, you can go back to the council and negotiate to see if the issues can be overcome. There’s also an appeals process, which will necessitate an assessment stating the aims of the project, along with the proposed benefits to the community. Emerald’s viewpoint is that it’s always wise to keep potential investors informed and “warmed up”, meaning that if an opportunity arises, she can instantly inform her network and gain finance quickly. Having a solid plan is far more attractive to investors. Many enter the industry without having a clear plan, which can put investors off. Emerald’s ideal investment is a small family buy-to-let property, which she says, she can rent out all day long, such is the demand, especially in areas that may be a little more deprived than others. Having two exit strategies for a flip property is essential - Emerald always tries to sell first, but if there is no interest, then she is equally happy to rent out the property. This is a valuable safeguard against any negative market trends. At the beginning, it’s not unusual to spend all your time and energy chasing deals and investors. But as your experience and your contacts grow, you can afford to be more selective. Emerald sees the value in sourcing deals for investors as a means to sustain liquidity. Sometimes the property itself may be a project that will require more time than you have available. In these cases, it may be best to simply hand the deal off and take a fee for doing so. Emerald is definitely of the opinion that a healthy portfolio is far more valuable than an expansive one. Her vision for the future centres around accumulating a workable bank of properties that bring in healthy returns instead of trying to take over the world. All you ever need is one deal and one investor. Take your time. One deal every six months is quite enough to build a stable, successful portfolio that could provide you with a healthy income for rest of your life. As a tax expert, Mark, on behalf of 6,200 landlords, led a legal team responsible for recovering £27million of unlawfully charged mortgage interest from West Bromwich Building Society in 2016. In association with Property 118, he has been the guiding light behind robust strategies to allow rental businesses to incorporate without re-financing. Over a hundred businesses have successfully done so to date, thanks to Mark. In this special interview, Mark shares his advice for success, as well as his insights into the future of property investment, his opinions on how Brexit will influence the market, and how he began in the business. Tax Avoidance is a way of paying minimal to no tax using as many methods as possible to pay as little as possible. Tax Evasion is the non-payment of tax and is a criminal offence. Mark is often surprised at the lack of knowledge among property investors regarding tax laws and regulations that can be helpful or detrimental to their income. He puts this down to the commonly held belief that many coming into the property investment industry seem to feel that they are not actually running a business. Ideally, Mark would like to see this attitude to be corrected. Section 24 was designed to level the playing field between property investors and first-time buyers trying to get onto the property ladder. It only applies to people who pay self-assessment income tax on their property income. Mark has seen many paradigms shift during his thirty-four years in the industry. There was a reasonable amount of money around, and the “hobbyist” attitude toward property investment meant that there was not much in the way of regulation. When the credit crunch came, the investment market was taken a lot more seriously. If you enter into property investment with the view that you are the CEO of a significant business, that is the way that you will achieve success. When it comes to consulting a tax expert, Mark advises speaking to one as soon as possible once a decision has been made to enter the industry. Not only will it help you to understand the many regulations you need to adhere to, but it can also save you money and time. There may be a raft of measures your expert can help you with from the start. Property investment is hard work, and you are entitled to run it in the best and most efficient way possible so as to reap the maximum rewards from it. This is why it’s definitely worth seeking professional help so as to best structure your tax plan. Mark does not advocate shady methods of avoiding tax but does suggest that there may be many legal avenues through which less tax can be paid, thereby increasing your benefits. On the back on Mark’s famous case against the West Bromwich Building Society in 2016, he began to work with Property 118 in order to see to it that over two hundred businesses have been able to be incorporated, as well as advising on trust structures and partnership structures. So far, Mark’s only experience of the “Brexit Effect” in terms of property has been a tailing off of interest from EU citizens wishing to invest, or even rent in Britain, which is completely understandable. Until the full terms and effects of Brexit are known, no definite plans or stability in the market can be assured. Mark’s top tips for those interested, or for those already involved in property investment would be to plan properly. Make sure you have taken the time to get educated about what you’re doing. Forums are a great place to learn from each other. Remember that you are the CEO of a significant business; be more robust in speaking to the paid professionals who work for you and tell them what you want to achieve. Always take the best advice that you can. You don’t need to take a lot of advice, just take the best. Today, we welcome Kim Raines, Founder of The Online Landlord. Kim is a property investor with ten years’ experience, having bought her first HMO at the age of just 23. She has since gone on to establish The Online Landlord, a local agent specialising in HMO management. In this special interview, Kim shares her wealth of knowledge about the property business, her insights into what has made her so successful, and her ambitions for the future. She credits this to many factors, including the general state of the property market at the time. She was able to live with her parents, which allowed her to afford her first mortgage with minimal risk. Kim’s first property was obtained with the plan to let it out as student accommodation. Kim came from a student’s perspective on this, having been a student herself, and so could accurately assess the needs of a student tenant. Her first project was a learning curve and presented many challenges that Kim hadn’t been expecting, but she learned from her practical experiences with the property. She now has eleven HMO properties and has taken valuable lessons from each one. Kim’s approach has always been one of consistency. She took time between investments to assess her victories and defeats, to learn from each experience, and to apply this knowledge in how best to approach the next investment. The main growth of The Online Landlord has come from referrals and word-of-mouth, networking and recommendations. Attractive web design has helped also. Kim is very proactive with networking, attending events regularly, and always on the lookout to make new connections and develop business relationships. From Kim’s own experiences as an estate agent, she has found that sometimes investors confuse the role of the agent. She finds it much more beneficial for the investor to do the research on a property, instead of asking the agent to remember reams of specific details about the kinds of properties they are looking for. She suggests that investors should be more proactive, more concise, and that they be ready to move swiftly on deals they are interested in. The “cash buyer = speedy sale” equation that many believe to be true does not always apply. Many people are so desperate to sell quickly that they will accept a significantly lower sum. Self-managing properties - advantages include an increased grasp of knowledge about the properties themselves, the opportunity to build relationships with the tenants themselves, and the chance to build meaningful business relationships. Many people have bemoaned the addition of regulations regarding property investment, but Kim sees it as a positive. The addition of further regulations will only serve to improve quality in the long run. Kim also discusses the upcoming government ban on application fees, and how this will affect her own business. It’s important to make sure you follow the regulations regarding any properties you own. Things such as making sure your contact details are displayed properly in your hallways, making sure your certificates are being displayed, fire escape routes are clear. Kim advises common sense. And in those cases where a management agent is employed, always make sure that they are visiting the property regularly to ensure the regulations are being followed to the letter. One of the techniques Kim employs in order to make sure regulations are being adhered to, is to gain feedback from her trained cleaners, who visit the properties regularly, and who provide Kim with information about anything that might be going on at the property that she should be aware of. Kim uses a WhatsApp group for each of her properties. Everyone can see when an issue has been raised, and can simultaneously receive updates on when an issue has been fixed. WhatsApp has become an important and valuable tool in corresponding with tenants. Always look at whether a project is affordable. Before taking the plunge, ask yourself what the worst-case scenario is. If the property lies dormant for a year, can you afford it? Don’t ever believe that property is a passive income. Jonathan identifies the state of properties as one of the key factors in why it may not be selling as per the client’s wishes. He suggests that investing in making the property attractive can boost interest and help the client to meet their goals for sale. Rapport. Rapport in business is key to growing one’s own identity, and to fostering healthy, productive working relationships. Communication, information and consistency are the key attributes that will keep you in good standing. Valuing. There is a great difference between residential and commercial valuation. Jonathan’s approach is to look at not just the yield, but the location which he considers equally as important. Location. It’s vital to compartmentalise and be disciplined and follow the processes you have put in place. Take control through mental discipline and better time management skills, utilise apps and section your day focusing on one specific area of work during each time slot. • Challenges of refurbishment Syncing diaries and liaising with all different parties, especially when a project is behind schedule. If the property is being finished to a high specification then attention to detail is vital. It’s a huge learning curve but is positive because the learning and experience can be taken forward to other projects. • Relationships Your understanding of how you work with other people and your ability to form relationships will develop through every experience that you have. Property is a people's business and being part of a network and the relationships you make are what takes your business to the next level. You need to make sure you ask lots of questions and build a good rapport with agents. You need to speak to multiple people to make sure you have got a well-rounded view of any property investment you are considering. It is the positive relationships you have with agents that will help to ensure that you are aware about possible investment opportunities. • Property management Being local has its advantages as you get to see you properties - some investors are from elsewhere and require your hands on management service on location. A good agent will be checking regularly. Ultimate responsibility falls to the landlord, so it is up to the landlord to make sure the management company are fulfilling their role correctly. You need to work with your management company to get things sorted. As landlords are ultimately responsible, agents do need to be reminded that there is a standard they need to adhere to to ensure everyone is happy. Not everybody practices reverse engineering to make sure they have a road map of the things they need to do and the level of standard they should maintain. The road map needs to include a process that will work with 1 or 100 properties. A good management company will have processes in place so that things run smoothly and can be scaled up. • Communication and due diligence Everything comes down to communication and implementing due diligence on the people you want to have in your team. With the right people, it is much easier to move forward with your business. Trust with your agent is developed through working together and developing a relationship. • What are the benefits of regular Masterminds? You can share contacts and learn from each other's experiences. You hear about other people’s challenges and can use those experiences and solutions when you face something similar. If you have a problem that you are struggling to resolve, someone else in your mastermind group may have an answer or the shared discussion may lead to a resolution. bonus**IMPORTANT UPDATE** The Humber Landlords Association lost their case with Hull City Council in the recent judicial review over the changes to enforcement policy notices. Not an ideal result to say the least. The Humber Landlords Association will now more than likely appeal the decision from which that result will be final. We are disappointed with the outcome for various reasons. 1) It can set quite a dangerous precedence up and down the country if councils are able to go straight to serving formal notices rather than informal notices first. Especially when you will get charged for this. 2) The judge on the day was a specialist in contract law. This may or may not have had an affect on the judges viewpoint of the case. That is what it is. 3) The policy implementation still goes against national guidance so we are still going to challenge that. We will continue to fight for what we feel is right and just and will continue to seek to work with HCC behind the scenes as well. However, if they were in the position where they knew they could invest and that's what they wanted to do, then they would combine the two options to get the best of both worlds. There are 4 options, depending on your personal desires and available funds: 1. Use the money to go travelling 2. Use the money to invest and build up your capital to go travelling after 3. Use half of your money to invest and allow for some income, and the other half towards travelling. 4. Split your money, use half to invest and get a Working-Holiday visa to allow you to build up your capital back home whilst you travel. Getting gazumped This is when someone else makes a higher offer for a property and ends up winning the deal. This can be extremely frustrating as you are so close to the deal. It is not a pleasant experience but it does happen. Japanese Knotweed It’s a common thing, especially in Hull, and it can affect the mortgage ability of a property. It requires specialist treatment but can be resolved. Ensure you have a process and plan in place to deal with this unexpected challenge. Always have a contingency fund It is extremely important to have a contingency fund as you never know what could happen and you don't want to be in a position of constant panic mode. Build up this fund as part of your monthly operational costs and you will be in a better position to cope with any unexpected by inevitable costs. Having the right mindset You must approach everything with the right mindset. Positivity will bring you positivity but be aware that things will happen and it’s all about how you respond to it. Humber Landlords Association (HLA) is taking Hull City Council to court over changes they want to make for enforcement notices issued within the Hull City Council area. Currently, Hull City Council hasn’t been able to enforce changes with this new policy as the HLA is challenging it. Currently, you usually get 14 days to comply and then environmental health visit again to check that the work has been completed. The proposed procedure is; Environmental Healthy will charge the landlord £250 and will issue a formal enforcement notice to complete the works within 14 days. The council will then charge another £250 for Environmental Health to return and check that the work has been completed. Why this new procedure may cause concern; As the property investor, you may not have even been aware of the problem as the tenant has gone straight to the council. Due to the fact that, with this proposal, there is the issuing of a formal notice, the property investor could also be breaking the covenant on your mortgage. From a landlord perspective being giving an informal notice is an opportunity to put it right. The proposed procedure isn’t fair on landlords as they could be in a situation where they don’t know what the problem is and have had no opportunity to correct it. The challenge overall is two-fold and will be decided by judicial review. We will be back in the near future with the result of the court hearings. Watch this space... When 2 or more persons come together to form a temporary partnership for the purpose of carrying out a particular project e.g. land development/commercial conversion. Why begin a joint venture? There are many reasons why individuals come together to joint venture on a project. A common joint venture is that of money and time with one individual supplying the money and the other supplying the time required for the project to be realised. Joint ventures may also be a combination of money and knowledge. Why would you not want to undertake a joint venture? A joint venture may not fit in with the chosen lifestyle of some people. The most important reason for not beginning a particular joint venture is when it doesn’t create a win-win situation for those involved. What makes a good joint venture? A good joint venture is one where there are good relationships and synergy between people. It is key that you know what you want and that everyone knows their role and responsibilities. How can joint ventures be structured? Straight JV – TIME vs MONEY, partners understand each other’s role in the partnership i.e. the person with time completes the groundwork the partner with money provides just that. Intellectual JV – KNOWLEDGE vs MONEY, where partners input is clearly defined as money and knowledge being brought together. Mortgage host JV - deed of trust drawn up with one person taking out a mortgage, there is an agreed equal split for the joint venture. 1 for you, 1 for me JV - this is where the agreement is you take first one, I’ll take the second and so on. To form this type of joint venture there needs to be a very good ongoing relationship and a contract in place. Roll up JV - Someone is rolling up the finance. It is necessary to set a timeframe and always overestimate to give flexibility and autonomy. Communication is vital as property is a peoples business. Always be open and honest in your communication with other people. Time is key to building good relationships. Building a rapport takes time, trying to find common ground can help to strengthen connections. Make sure you find out how old the boiler is, and how recently and often it is serviced. Request servicing paperwork. Do not forget to check out the central heating in the property, are there enough radiators? 2. Electrics. A visual check of the consumer unit and sockets is essential. Are there enough sockets? Do they all work well? Check the options/costs for rewiring if necessary? 3. Roof Tiles and Chimney Stack. Any loose roof tiles could lead to water and property damage - mitigate this problem before it becomes costly. Check the chimney stack is in good order, does the bricking look in good condition. 4. Guttering. Poor guttering can lead to extensive water ingress and damage to a property. And leaks can be seen through discolouration of brick work. 5. Damp. There may not be any obvious signs of damp, so a damp reader is an essential tool for a professional when property viewing to ensure identification of any damp issues. Ensure you always relay information from viewings to the estate agent, always be open and transparent with your offer and go through your list explaining why you’re offering that amount and then they can share that with the vendor. Property Sourcing is the activity by which deals are found, negotiated and packaged by a Property Sourcer to then be sold to a Property Investor for a fee. The person who carries out these actions is the Property Sourcing Agent. Why would someone want to use a Property Sourcing Agent? An investor might not have the time to source properties, but has the cash to utilise a Property Sourcer to help out. They can find the property, potentially project manage the refurbishment with their own team and then manage the let. How can it be ensured that the information that a Property Sourcer is giving is correct information? Ensure you carry out due diligence – do a background check on them and ask about previous deals they’ve done. If you don’t know the area, make sure you check any figures and comparables they give you. Who should a Property Sourcer be affiliated with? A reliable and reputable Property Soucer should: Be registered with the 'Property Ombudsman' or the 'Property Redress Scheme' as this provides security in the event of any disputes. Have professional indemnity and public liability insurance providing further protection Be registered with the ICO to ensure compliance with GDPR regulations. Be registered with HMRC for anti-money laundering. How can you find a Property Sourcer? Word-of-mouth recommendations are the most effective way. Or visit chosen area and attend property network events as Property Sourcer's will be there. Use social media platforms e.g. LinkedIn which allows you to pinpoint Property Sourcer's in particular areas. What does the process look like? The signing of Non-Disclosure Agreement (NDA) and proof of funds is required by the Sourcer initially. The investor will then receive any deals. When a deal is agreed, the investor provides 2 forms of identification and an agreed reservation fee is paid to secure the deal. A Memorandum of Sale is sent to both solicitors to indicate deal will go ahead.
