Most planning consultants essentially just deal with the paperwork of changing one building from one class to another, not the implementation. Having someone from an architectural point of view early on is very helpful as it is in the implementation that the money lies. Investors need to understand what they need to do and change to meet the requirements for a residential property. Whatever the project due diligence is the most important thing. Expect to upgrade everything then you will not be disappointed with the work you have to undertake. Look for somewhere that is on the border between residential and commercial areas. If you spend more time investing in building relationships with people working with you then you will get more back. Having the right mentality is key. Many deals are ruined and lost because people haven’t built the right relationships to be able to sustain and complete the development process successfully. The change of use guidance document provides clear information about the types of properties available but you need an expert to get the most out of it. Section 106 looks at local amenities and the impact any development may have on the local community. Developers have to look for opportunities to save money but accept the costs that come with development. If you are trying to build a deal pipeline don’t get involved in the day to day on-site, pay someone else to do this Every project is about time, cost and quality. Understand what you are trying to achieve and use the right team and approach for the project. Ian trains landlords on HMO compliance and shares key advice for anyone who is an HMO landlord or looking to become one. There is a considerable amount of regulation around HMOs and getting it right and being compliant is very necessary as it’s an area where strict liability applies and tenants may not be in a position to look after themselves. There are inherent risks in the home because we spend large amounts of time there. You have to protect tenants because they may not be able to protect themselves. There are 2 main areas for regulations with HMOs, planning and environmental health. If you have an HMO that doesn’t require a licence you are still subject to the HMO regulations. Councils do look at landlords for income and a way to achieve this is through cost for non-compliance. Penalty notices are civil offences and when pursued the council gets the money. It’s up to the landlord to find out what they need to do to be compliant and if you don’t do something because you didn’t know you are still responsible. The one area that is well funded is HMO licensing because of the income it gets from landlords. You have to invest in yourself and your knowledge because the consequences of not knowing are significant. If you have an HMO that needs a licence and you haven’t got one then the tenants can claim the rent back for up to a year. Cobb At the height of a successful career in the computer industry, Mr Cobb left to pursue more pioneering opportunities in the emerging real estate markets of Central America. In 1996, he and his business partner formed a company, Exotic Caye International, to provide loans to North Americans purchasing properties in Belize, Honduras and throughout the region. As the need for capital outstripped the supply, the mortgage company was converted to an international bank under the jurisdiction of Belize. It continues to provide mortgage services but has expanded its services to encompass the full realm of financial products. Mr Cobb also saw the need for a regional real estate company that would serve the Baby Boomer consumer with a North American standard product for the next 2 decades. He led the group into real estate development and created a holding company for several properties including a resort on Ambergris Caye, Belize. In August of 2000, Exotic Caye purchased 3.5 miles of Pacific Beachfront property due west of Managua, Nicaragua. This master-planned community hosts world-class infrastructure, homes and condominium units. In February of 2006, the ECI Development group acquired 1100 acres and 3km of coastline in Costa Rica, setting the stage for expansion into this popular market. Most recently they merged their Belize property with a much larger parcel and have begun to develop 200 condominiums units on Ambergris Caye, Belize. Additionally, Michael has spoken at hundreds of international conferences about real estate financing and development. As a sourcer you have to be able to adapt and find the right deal for the investor. Networking is key, it’s all about the relationships you build with others. Off-market and direct to vendor leads will come through your network. It’s a win for you and a win for them. Fees vary according to the deal. Larger deals may be a percentage whereas single property deals will usually be completed by a sourcer for a set fee. A reputable sourcer will never ask for the complete sourcing fee upfront. If you give a good service your reputation will grow and you will be able over time to command a higher fee. A legitimate sourcer will be regulated having professional indemnity insurance, be registered for anti-money laundering, be a member of the NRLA, be part of the property redress scheme and registered for data protection with the ICO. It’s important to be regulated, know your numbers, build relationships and your network and invest in yourself and your education. A lot of it was creativity and making very individual houses. For flipping there are 2 specific markets – the cookie-cutter ‘rinse and repeat’ putting in the same things every time, this is a mass-market approach. Bespoke flipping is about a very individualised approach it’s a thing of love but is adored by the British market You need to understand you are retailing with houses. The cookie-cutter approach is a good starting strategy. The whole atmosphere and prestige are key requirements for the bespoke strategy. The data is really important you have to know what’s going on in your area. The critical thing is finding the property discounted. Buying discounted means you have a safety margin Cities and towns are better because there is more fluidity with people, property and options. Flipping can be effective in a much wider way – you can add value through joint venturing and flipping commercial properties and land. It’s important to communicate and discuss all options and risks with JV partners. Flipping is about generating lump sums of cash that can then be used to fund other things. You have guests that pay by the night for a bed and the associated services. They are not tenants they are guests, it’s a business operator and client relationship. The price to pay by the night is a premium compared to the rent from a tenant. Rent to rent operators are capitalising on taking property and repurposing it for a different market Most people associate serviced accommodation with the traditional holiday lets but there are many wide and varied demands for serviced accommodation. Identify where the demand is first this could be near a hospital or a contractor market if there is development taking place. It is recommended that you get in touch with the planning office to find out about licensing for the area. 100% disclosure is important in acquiring property for serviced accommodation. All property strategies can work very well but it’s important to understand which is right for you – for some serviced accommodation will be the perfect answer. Working that hard should yield far better results, and a far more secure future. Joanne was attracted to the idea of owning something that could provide a passive income, and which would continue to do so. Property seemed like the ideal choice. At the beginning of a property journey, the options before you can become a little overwhelming. Joanne recommends taking one step at a time. Commercial conversions, HMOs etc can all come later. Take your first step before you overwhelm yourself. It’s okay to leave some money in a property, despite the advice out there. Just make sure it works for you. The process becomes easier each time. Not just that, but the lessons you learn from each deal, help to make the subsequent deals go more smoothly thereafter. It’s great to have a mentor on your property journey; someone who can reassure you at the right times, and who has walked the path before you. It can lift you when you need it the most. Property is slowly affording Joanne and her family the lifestyle she has always wanted. She can, to an extent, pick her working hours, and is almost at the point in her life when she can let the business run without her, and travel. When dealing with finance, be as prepared as possible, You should always expect that they’re going to ask for everything twice, and everything at the very last minute. Don’t listen to people who aren’t doing it. Make sure you take advice from people who’ve trodden the path, and who are living the life that you want to live. There are five million people in the UK with an active Avios account, but only five thousand people who have a Flyer Talk account. This is quite a discrepancy, which proves that only a small percentage use their Avios account effectively. Avios is the British Airways frequent flyers currency, which originated in 2015. It is viewed and used as a currency earned by flying through British Airways and its partners. There are certain strategies you should use in order to maximise your frequent flyer miles. Switching your credit cards to Avios friendly services and booking hotels through specific portals will see to it that you receive the maximum amount of points. BA is the only airline, globally, which guarantees to release a certain number of seats for redemption; two business class and four economy class seats each flight. In order to rely on those seats, you are required to book. Reward Flight Finder screen-scrapes the BA website, pulls out all Avios flight inventory, and presents it in a very easy to search format. More importantly, you can set up alerts. If you have a BA Gold Card, you can have seats on any flight with Avios. Rob talks to many Gold Card holders and they don’t seem to be aware of this incredible benefit. Remember to shop for deals, too. Don't rely solely on air miles. Airlines hold sales on tickets that can far outstrip saving made by using air miles. Keep your eyes open and shop around. Rich Liddle is a veteran folllowing a highly successful career in the military, with eleven years in the Navy before transferring to the RAF. Rich’s military experience saw him deployed to Iraq, Afghanistan, Libya and Syria, counting himself as a part of every military conflict the UK has taken part in since 1998. All through his military life, Rich was operating his property business, which since 2003, has dealt with everything from Buy-To-Lets to HMOs. In this very special Armistice Day episode, Rob talks to Rich about his military life, and how he effectively lived through two careers at once; that of an active serviceman, and trailblazing property entrepreneur. The level of discipline required in order to become a part of the military, is certainly useful and effective in shaping subsequent generations. Mindset is key with any property investor, but even more so for those who’ve left the military. There are added factors, such as PTSD to consider. But veterans can also come into property with a strength of mind that isn’t possible for those without military experience. People who have served in the armed forces require the love and support of their friends and family for many years afterwards. Friendships forged in the fire of battles are some of the longest lasting. Rich didn’t get started in property in order to make money. Property seemed a sensible move for him – in order to pay his mortgage whilst away on duty, he rented out his house. From here, he became, in his own words, an “accidental landlord”. There are many components that can lead ex-servicemen to emerge from the military, having no assets, and forced to live within the parameters of the “paycheque culture”. Rich’s rare insight into this way of life has led him to want to improve this situation. There seems to be a race-to-the-bottom when it comes to HMOs. People seem to be too eager to jump on the high-end-luxury model for HMOs, especially in student accommodation. Universal Credit has caused significant problems and has resulted in a huge amount of homelessness. Rich can see the big picture behind it, but it’s failed on a macro level, where local councils are having to pick up the tab when it comes to housing. Rich’s experience has been mainly hands-on and has been the result of many tried strategies. This allows him to be more fluid when opportunities present themselves. A strong network has made this even more effective. They generally sell to businesses who know how to use the materials they’re buying, and so do not require extra service. You have to have vision and values in order to drive yourself forward. Nick likes to visually strategise and discuss his aims and goals with his team at length. Nick’s main aim for LNPG is to simply keep it running and keep it growing. He has no plans to offload what is now a highly lucrative and successful business. The core purpose has been, and always will be, to support landlords across the UK. Downtime is better spent on development than rest. It’s a formula that has taken Martyn from success to success. Looking for somewhere to invest his football earnings, Martyn aimed for property, as he felt that it was a secure and trusted form of investment. He and his business partner began small, and gradually grew, soon coming to realise that it was an effective, solid way to grow his money and to provide for his future. Early on, Martyn was of the widely held opinion that you cannot be a property investor without money, and so each time he invested, he would wait until the profits were recouped before he invested again. He soon came to realise that there are many other ways of raising finance and investing, which has made subsequent investments that much more expedient. Learning and development are fine, but it’s also valuable to realise that you can’t know everything. It’s more to do with how you deal with challenges and adversity. It’s worth pre-empting any community issues before breaking ground on new developments. Martyn endorses educating potential neighbours about the benefits of new development, in order to avoid any potential planning issues in the future. People need to treat property as a business and not a hobby. Many think of it as a side-line. If you put the time in, you’ll reap greater rewards. Ups and downs are typical in business as well as life. It’s all about having the mentality and open-mindedness to accept these bumps in the road, and the determination to work your way around them. Studies show that it takes 21 minutes to return to proper focus after being distracted. Eliminate this by reducing those distractions. Set up repeats on your calendar and schedule tasks - take the daily or regular tasks you perform, go to your calendar, and set them up as regular tasks. This will stop you having to remember them and will automate the first few tasks of each day on your behalf. Delegate tasks - how many of your routine jobs can you give to someone else? Often the mundane tasks are the most time-consuming. Free yourself up by delegating to others and watch as your time returns to you. Communicate effectively - effective communication is crucial. You can save so much time by being clear, concise, and most importantly, precise. Avoid multitasking by focussing on one thing at a time - focussing on one thing at a time will let you get it done quicker and more effectively. Learn to say no - this can be difficult but remember that you only have a finite amount of time. Do you want to spend it on something that isn’t productive, or will take you away from something that is? Set deadlines - setting effective deadlines and goals, and reviewing them, will make them easier and allow you to prioritise.
