With some policies it is possible to borrow out of it almost immediately you have paid the one-time premium. You can get interest and dividends that add up to far more than the interest you pay when borrowing the money. These kinds of policy are potentially a good way to diversify your financial affairs. You never have to qualify for the loan when you borrow from the insurance company. The policy is self-collateralized. There is no restriction on how you can use the money you borrow. Ep 157EPC AND Electrical Safety Regulations - Changes You NEED to be Aware of

In this podcast, Rob explains how property owners can comply with the existing and upcoming changes to energy ratings and electrical certifications. He covers the subjects in detail and provides several ways to find out more so that you can comply. As well as suggesting improvements you can make to ensure that your property meets the new standards and gains a high Energy Performance Certificate (EPC). Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS The Minimum Energy Efficiency Standards (MEES) means that generally speaking a property with an EPC rating lower than E cannot be occupied by a new tenant. There are a tiny number of exceptions to the MEES tenancy limitations – Rob explains what they are, in the podcast. In the future, the government is likely to require all properties to meet the EPC C standard. If you have a F or G grade property you are now required to spend up to a maximum of £3,500 to bring it up to the E grade standard. Use the EPC register website to get ideas of changes you can make to upgrade your rating. Many low-cost improvements can make a huge difference to your rating e.g., draft excluders. Look for funding to help you with the energy saving improvements you want to make. The new electrical standards require landlords of rented properties to have inspections carried out regularly. For existing tenancies, the new requirement came into force for June 2020, for new ones it is April 2021. Rob is planning an in-depth podcast that covers the new electrical standards regs. Then take an in-depth look at how it needs to be handled under the new rule. As well as discuss what direction legislation and processes are likely to go in the future. Including, what would happen if section 21 evictions were to no longer be possible. As well as the negative impact an eviction process that is too long could have on landlords, tenants, and the availability of housing. They also briefly discuss the impact far longer minimum rental terms can have. Plus, how using stamp duty to stimulate the housing market could backfire. Pre-CoVid, the eviction process, which has been successfully working since 1988, was clear and easy to follow. Post-CoVid the government issued legislation on the fly – pausing evictions and extending the notice period. The details and impact of this is discussed in-depth. Both notice periods are 6 months as a starting point, for England, apart from a few exceptional circumstances. There is no doubt that there will be a huge bottleneck when it becomes possible to evict again. The “us versus them” narrative is becoming worse, despite most landlords actively working to avoid evictions. If it were only possible to use section 8 to evict things would be bad for tenants as well as landlords. Those tenants evicted under section 8 are categorized as making themselves voluntarily homeless, so cannot get help to be re-housed. Making it far more difficult for landlords to run a viable business is going to cause a shortage of housing. Landlords need to get more organised and vocal about the impact some of these changes will have on them, tenants, and the housing supply. In the short term, landlords who are evicting are likely to have to provide more information and jump through more hoops. There is also likely to be a formal obligation for mediation before going to court Evictions may end up being handled by a dedicated court.
