In this episode, Rob once again sits down with Marc Champ of Wharf Financials to discuss the mini-budget and the impact they think it is likely to have. Particularly on property purchases and those who are involved in the sector.KEY TAKEAWAYS Marc believes two different strategies are being played out, which contradict each other. The Bank of England is trying to leave people with less spare cash to spend to bring down inflation. But tax cuts do the opposite, they give people more money to spend. There will be a lot of repossessions, which will create opportunities for others. Supply issues need to be addressed. There will be a lot more foreign investors buying property in the UK. The fact demand for mortgages is so high is slowing things down. Brokers have to be even more careful to package things properly to secure the loan. The rate is going to go up. If you need a bridging loan, be extra careful about borrowing from a stable lender that has good funding lines. Don't overleveraged. Right now, it is particularly dangerous to do so. In this episode, Rob sits down with Neil Goodrich to finish off their 4-part series about the state of social housing in the UK. They round things up by discussing the many challenges the sector is facing, including some of the changes they are making to navigate what many in the industry are calling the “perfect storm.”Rob uses his EPC expertise to talk through the practicalities of upgrading social housing to make it more environmentally friendly.KEY TAKEAWAYS The sector is in a very tricky situation. Both internal and external factors are having an extremely negative impact. The cost-of-living crisis is having a significant impact on the social housing sector. In the 3rd episode of the TPNP UK Housing Association series, Rob and Neil Goodrich sit down to discuss whether they are getting too big and unwieldy. They look at examples of both types of associations to tease out the answer to the question: are housing associations, in the UK, getting too big? As well as using their experience to provide their take on what the ideal size for this type of organisation is.KEY TAKEAWAYS Being a small organisation does not automatically mean you will be a good housing association. Big and large associations both have distinct advantages and disadvantages. Big associations not fulfilling their obligations have a significant negative impact on society, because they are affecting so many families (tenants). The type of housing stock an association owns has a significant impact on how many units it can physically run efficiently. If an aspect of the association is not working well, e.g., the repair service is inefficient. You can fix the issue fast with 50 units. When you have 125,000 units, sorting things out is like climbing a mountain. When housing associations merge, they tend to carry on using their separate systems, which is part of the reason things go wrong. Neil demonstrates why that is, in the podcast. The UK needs both big and large organisations. For example, a small association that tackles housing for a sector of society with special needs makes sense. In this episode, Rob once again sits down with Neil Goodrich who has studied and worked in the social housing sector for a decade. He currently works for a medium-to-large housing association and is the former chair of the CIA´s futures board. During this episode, they take a look at whether housing associations are developers or simply providers of social housing. The answer to this question has a significant impact on how they run things and the standard of housing that they offer. KEY TAKEAWAYS There are several types of social housing providers in the UK. Some are developers while others are simply providers. The more generic, bigger housing associations tend to fall into the developer category. For the fiscal year of 2019/20, 50% of all affordable housing was delivered via section 106, built by the private sector. If you slow down the rate at which private sector housing is built, the knock-on effect is less social housing. In 1980/81 housing associations completed 9% of social housing. Now it is 17%. Sounds like substantial progress, but as Neil explains in the episode, which is not necessarily the case. The planning system is contributing to the difficulties faced in building social housing. In the first of a four-part series about social housing, Rob sits down to speak with Neil Goodrich. Neil is a housing professional who has studied the subject of social housing for a decade. He works for a medium to large housing association in the Midlands, Southwest and East and is the former chair of the CIA´s futures board. He and Rob discuss how the way regulations are changing is impacting the social housing sector. In England, housing associations were effectively self-governing, when it comes to consumer standards. Around 2012, the capital budget for social housing was cut by 60%, yet they were told to build more houses. That meant the only option was to cut costs, which inevitably reduced standards. There used to be one housing officer per 100/200 units. Now, it is one per 1,000/2,000, making it impossible to do the job properly. There are promising changes in regulations coming that will tighten things up again. Fines will no longer be capped. Inspections for housing associations are back. In this episode, Rob explains why it has been decided to ban no-fault evictions in England as part of the proposed Renters Reform Bill 2022. He looks at both sides of the argument and at how this and other things that have been outlined in the bill are likely to impact both tenants and landlords. In this episode, Rob sits down to speak with Neil Goodrich, the former chair of the Chartered Institute of Housing (CIH) Futures. Neil starts by providing a potted history of social housing and housing associations, in the UK. Then, explain the criteria for the right-to-buy scheme. He and Rob then discuss the 2022 Social Housing White Paper. Focusing on what would happen if housing associations were forced to sell their stock off in a comparable way to the council house Right to Buy scheme. KEY TAKEAWAYS In 1981, in England, around 27% of homes fell into the social housing category. Now, only 16% of English housing stock is for social use. Right to Buy was made worse when the treasury took some of the receipts generated by those sales. Leaving councils with few funds to build new social housing. Much of the podcast is about how the new eco regulations are going to impact landlords and landladies. But they also talk about how homeowners can make their homes eco-friendlier without spending too much. They discuss what the changes are, and how grants can be accessed. As well as talking about some of the challenges homeowners face when trying to improve their EPC ratings. Sho shares examples of simple things people do that destroys their credit score. For example, maxing out their student credit card. He explains how PAVE provides its customers with ongoing, tailored guidance and support to enable them to improve their credit scores, manage their finances, and avoid expensive debt.
