The government are set on achieving an EPC rating of C by 2025, but how feasible is this? In this episode, Rob shares some practical ways you can use to start improving the EPC rating on your home. In this episode, Rob sits down to speak to Rob Nezard of UK radiators. He talks about how to get the best out of radiators. Explaining how to choose the right type and size for the type of fuel you use, where you are in the country and the size of your rooms. Rob also shares several other excellent energy-saving tips, which could save you 40% on your heating bill at certain points in the year. KEY TAKEAWAYS Radiators can be run using any type of boiler, be that gas or oil or any other kind of fuel. Right now, mains gas is the most efficient. But if your home is well-insulated, heat pumps can be a good option. It is not enough to simply look at the DRU rating, you must correlate it back to the operating temperature of your system. Look at the delta rating. Rob explains how that rating system works. Leaving air in your system can increase energy usage by 6%. So, bleed your system regularly. Reducing flow temperature can save you between 10 and 40%. Most people can do this for at least some of the winter. Rob explains more, in the episode. Weather compensation controllers can be a worthwhile investment. There are several low-cost ways to keep more of the heat you produce inside your property. Marc is a member of the advisory board for the National Association of Commercial Finance Brokers (NACFB), with 20 years of experience in the industry. During this episode, they discuss the recent Bank of England interest rate rises. In particular how the mortgage market has responded to it and what that means for property investors, developers, and entrepreneurs. KEY TAKEAWAYS The rates of mortgages have jumped up by much more than the base rate. In many cases, they are asking 6/7% despite the base rate only being 3%. Most expect the rate to continue to increase quickly, but Marc explains that there is a possible set of circumstances which could stop that from happening. Jerome started his career working in an estate agency and moved on to become a commercial property consultant. In 2013, he and his partner used the new permitted development rules to convert offices into residential. Now, he mainly develops land and teaches others how to do the same. He explains why acquiring land and developing it is so lucrative, including plots without prior planning permission. During the podcast, he explains what type of land to look for and how to develop it.
