In this episode, Rob explains an important concept that a lot of entrepreneurs struggle to understand. Every entrepreneur needs to stop trying to do everything themselves and be willing to pay others to take on certain tasks. Rob defines how to quantify time spent. Then how to do the same for time invested. Ending the episode by explaining how to use this understanding and information to decide which tasks you need to start delegating to or contracting out to others. This is not the case in other countries. In Sweden and Poland, there is less property-related data available online, which makes it far harder to research things like price and demographics. There are far more lenders in the UK than there are in many other countries. In Sweden, lenders look at you as an individual rather than as a business, which makes financing harder to secure. The housing market is very buoyant in Poland, at the moment, with average increases of 10%. Never assume things work the same. For example, in Sweden, it is very very hard to get rid of bad tenants. To start with, as a non-UK resident you can expect to pay a higher interest rate. Having property in other countries can help you to spread your risk. When investing, it is important to do a what-if spreadsheet, so you can see if you could, for example, survive an interest rate hike. International investors follow the numbers. When you do they will play a role in overseeing each other’s work and picking up any issues. Investors need to think about whether the current situation is sustainable. With soaring prices, you need to be more cautious to ensure that you do not end up overpaying. Bear in mind that if you need to refinance in a bear market you might have a problem. You can get quite a hefty fine for not having an EPC. If a property is rated F or G, in most cases, you will not be able to start a new tenancy. At least in England and Wales. There are several legitimate ways to get around this issue, which are explained in the podcast. In coming years, the government is likely to stop new tenancies for C and D-rated properties as well. To get a better energy rating you always have to invest in the building. Your energy assessor will tell you which improvements will give you the biggest bang for your buck. Improving the fabric of the building e.g., upgrading the insulation is the key to a good rating. Normally modern boilers and cylinders worth looking at changing. The government will be using legislation to encourage ordinary homeowners to make their current homes more energy efficient. Mortgage lenders are starting to be asked to consider environmental factors when lending. New build energy efficiency legislation is due to be upgraded at the end of 2021 and come into full effect from June next year. All countries in the UK have changes to the legislation planned. Always analyze the numbers before each investment. Towns and cities that are well-connected transport-wise generally have plenty of demand for rental properties. You are never going to be able to time your investments perfectly. Looking for and filling gaps in the market is the best approach for any business model. They discuss how landlords with properties in England can get the necessary inspections carried out to acquire the electrical safety report that is now needed under the latest Electrical Standards Regulations. Including, how to hire someone who is properly qualified to carry out the inspection. They also briefly go through the main reasons a property may fail an inspection. As well as speaking about how to rectify issues. For example, what to do if you have an installation that does not comply with the 18th edition of the wiring regulations is discussed along with other scenarios. Rather than just to new tenancies, as was the case before. Scotland: In Scotland, since the 1st of December 2015 under sections 13(4A) and 19B (4) of the Housing (Scotland) Act 2006, private landlords are responsible for ensuring that an electrical safety inspection with an Electrical Installation Condition Report (EICR) of their property to be carried out by a registered electrician at least every five years. All tenancies will require a safety report called an Electrical Installation Condition Report to be in place. Every 5 years a new inspection and Electrical Installation Condition Report will be required. If a property is unsatisfactory the landlord has 28 days to fix any issues. The person who carried out the EICR inspection does not necessarily have to do the remedial work. Electrical Installation or Remedial Work: Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are required to use qualified and competent electrical contractors to undertake both the inspection and test and also any remedial or further investigative work which is identified. The search facility on: https://www.electricalcompetentperson.co.uk/allows you to search for an electrical company who is qualified and competent to undertake electrical installation or electrical inspection work. If you choose not to use a registered business, a checklist should be signed by the contractor to verify their competence. There is a limited list of tenancies that are not covered by the new regulations. Covid may make it difficult to carry out these inspections e.g., if tenants are shielding, but landlords will need to conclusively demonstrate that they have tried to comply with the regulations. The local authority has to be provided with a copy of the report within 7 days of inspection. As do your tenants, within 28 days of the inspection. In a few cases, an Electrical Installation Certificate (EIC) can still be used. This topic is discussed in detail in the podcast. It is the landlord´s responsibility to check that the inspector is properly qualified and competent to carry out the inspection. Even if you use a letting agent, the regulations state that the landlord is still ultimately responsible for compliance with the regulations. Landlords should keep a copy of the complete paper (or digital) trail to prove that they are fulfilling their responsibilities. You need to understand whether you are dealing with damp or condensation to be able to choose the right solution. There are two kinds of damp – rising and penetrating damp. Rising damp rarely goes above 1.5 meters. Penetrating damp can occur at any level in the structure of a building. When dealing with damp you need to identify the underlying cause. Rob explains how in the podcast. When dealing with rising damp it is wise to get the underneath of the property inspected. Sometimes having a new damp course put in is not enough to tackle the underlying issue. Keep your building properly watertight, get little things like loose tiles fixed quickly. Poor ventilation is normally the underlying cause of condensation. Condensation can soon turn into black mould, which is a health issue. So, condensation is not something you should ignore. Educate your tenants about the connection between condensation and mould. Provide your tenants with what they need to keep your property ventilated e.g., mechanical extraction and vents. Look out for energy companies automatically switching you to an emergency tariff after a month or two. Try to get off of the emergency tariff if you do get put on one. Be proactive about the council tax. Check it and ask for a discount if a property is empty. Even if you use an agent, don´t rely on them handling things like final meter readings properly. Insist that date-stamped photos are taken of meter readings when tenants leave, and when new ones move in. Make a note of tenancy change over dates, so you can deal effectively with energy suppliers and the council. Make it clear to the tenant that even if they get up and leave before the tenancy ends, they are liable for the bills for the full duration. Take advantage of any available improvement grants. With green schemes be aware of how long it may take to get the insulation done and consider if that is likely to keep the property empty for longer.
