Ep 206Time Spent v Time Invested - why you need to know the difference
In this episode, Rob explains an important concept that a lot of entrepreneurs struggle to understand. Something that creates unnecessary stress in their lives and makes it extremely difficult to grow their business beyond a certain point. Every entrepreneur needs to stop trying to do everything themselves and be willing to pay others to take on certain tasks. Rob defines how to quantify time spent. Then how to do the same for time invested. Ending the episode by explaining how to use this understanding and information to decide which tasks you need to start delegating to or contracting out to others. KEY TAKEAWAYS Salaried work is just one example of time spent. When you exchange your time for remuneration that is also time spent. But so is doing unpaid tasks for your business. Time invested is what you do to accumulate assets that are designed to provide you with ongoing income without your having to regularly spend a lot of time on them. Learn to leverage your time. This is not the case in other countries. In Sweden and Poland, there is less property-related data available online, which makes it far harder to research things like price and demographics. There are far more lenders in the UK than there are in many other countries. In Sweden, lenders look at you as an individual rather than as a business, which makes financing harder to secure. The housing market is very buoyant in Poland, at the moment, with average increases of 10%. Never assume things work the same. For example, in Sweden, it is very very hard to get rid of bad tenants. Competition is stiff, discounts are rare, and bidding wars are starting to happen. The stamp duty break has potentially overstimulated the UK property market. Investors need to think about whether the current situation is sustainable. With soaring prices, you need to be more cautious to ensure that you do not end up overpaying. Bear in mind that if you need to refinance in a bear market you might have a problem. The way most governments responded to the crisis means that there is highly likely to be massive economic fallout. For example, what to do if you have an installation that does not comply with the 18th edition of the wiring regulations is discussed along with other scenarios. Rather than just to new tenancies, as was the case before. Electrical Installation or Remedial Work: Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are required to use qualified and competent electrical contractors to undertake both the inspection and test and also any remedial or further investigative work which is identified. If you choose not to use a registered business, a checklist should be signed by the contractor to verify their competence. There is a limited list of tenancies that are not covered by the new regulations. The local authority has to be provided with a copy of the report within 7 days of inspection. As do your tenants, within 28 days of the inspection. It is the landlord´s responsibility to check that the inspector is properly qualified and competent to carry out the inspection.
