KEY TAKEAWAYS
- The Minimum Energy Efficiency Standards (MEES) means that generally speaking a property with an EPC rating lower than E cannot be occupied by a new tenant.
- There are a tiny number of exceptions to the MEES tenancy limitations – Rob explains what they are, in the podcast.
- In the future, the government is likely to require all properties to meet the EPC C standard.
- If you have a F or G grade property you are now required to spend up to a maximum of £3,500 to bring it up to the E grade standard.
- Use the EPC register website to get ideas of changes you can make to upgrade your rating.
- Many low-cost improvements can make a huge difference to your rating e.g., draft excluders.
- Look for funding to help you with the energy saving improvements you want to make.
- The new electrical standards require landlords of rented properties to have inspections carried out regularly.
- For existing tenancies, the new requirement came into force for June 2020, for new ones it is April 2021.
- Rob is planning an in-depth podcast that covers the new electrical standards regs.
