Ep 12#012: 14 People You NEED in Your Power Team

Welcome back to another episode of The Property Nomads Podcast with your hosts Rob Smallbone and Matt McSherry. In this latest episode Rob and Matt talk through the 14 people that you will need in your property power team, so you can be as successful as possible. Teamwork is an essential part of being successful in property and with these 14 roles on your team, you will drastically increase your chances of prospering. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Team-Work is a fundamental. It’s important to leverage other people’s education, time and experience. Having a circle of professionals around you can be a great way to acquire more business leads. Teamwork creates synergy, so having the best team possible around you will help you to prosper. Having all of these roles can save you a lot of time and money. Remember for all of these roles, word-of-mouth recommendations are really important and the best way for finding the right people. 1) Mortgage Broker. They will do a lot of the paperwork that you would have to otherwise do. They can locate the best products and complete a lot of the administration for you. Matt and Rob both recommend paying someone to do these kinds of tasks for you, so you can leverage your time more effectively. 2) Finance Broker. Some individuals will be able to do both the mortgage and finance.Sometimes you will need someone with more specialist finance expertise. A finance broker can help with bridging short-term lending, and they can utilise their connections to help you. 3) Solicitor. They are really useful people but it can be a challenge to find a good one. Word-of-mouth is the best way to find a solicitor but it's dependant on your property strategy. Sometimes solicitors ego can get in the way so make sure you find someone who has lots of experience and can turn things around quickly. Be careful to check that they have the capacity to help when approaching someone who has been recommended. If given the option always use your own solicitor rather than the mortgage brokers. 4) Accountant. Again word-of-mouth recommendations are important for this. Accountant's can help you potentially save a lot of money in a lot of areas as they know their stuff. It’s worth paying a small fee to save a potentially large cost, taking into consideration the cost of your time 5) Insurance Broker. They are going to have good connections with the insurance companies and find the best deals. Like with all these members of your team make sure you are building that relationship with them from day one. Having the right insurance inplace can save you a lot of time and hassle when things potentially go wrong 6) Builder. Rather than an individual, this is a team of people, from bricklayers to painters and decorators. They can often help with the project management of larger builds, and help to monitor maintenance work. Use Trustpilot to find the right people. Trial and error is often the best way of finding the right people. 7) Lettings Agents. They know the market very well and understand the up-to-date regulations by utilising their experience on the ground. It means you won’t have to deal with the faulty taps, or the damaged the floor and are able to leverage your time more effectively elsewhere. 8) Estate Agents. Building relationships with estate agents is key. They have their ear to the ground so can help you find deals as they have experience and knowledge of the area. Effective relationships can really can work in your favour if you are open and transparent. If you talk the talk make sure you walk the walk. 9) Commercial Agents are similar to estate agents but they deal with commercial properties. They can be really useful if you are looking to purchase land, or for commercial purchases and can often be more flexible than estate agents. 10) Mortgage Valuer. Always good to get on the right side of this person. If you take the time to build a strong relationship with mortgage valuers, you may find that the valuation will increase. They may also be able to answer helpful questions about the local market. 11) Architect's are incredibly useful, especially if you are looking to add more rooms or renovating a family house to a HMO. They are very creative and meticulous people. Architects will always be able to add value to your property, especially on the bigger developments. 12) Planning Consultants. You don’t always need a planning consultant. They can help where there might be some controversy around a certain usage of a building by the council for example. They can be really helpful with bigger renovations. 13) Tax Planner. Tax doesn’t have to be taxing. You can save you a lot of money by hiring a tax planner. Any decent tax planner will come up with ways of saving tax in different contexts for you. 14) Sourcing Agents are a key way for leveraging experience and knowledge of an area. Utilising a local source can help you build your portfolio. They can help find and do the proje

Ep 9#009: Choosing Your Property Strategy

It can be easy to get overwhelmed with all the property strategies out there. So why not focus on one until you’re successful at it? In today’s episode, the Property Nomads help you to discover the right property strategy for you, to help achieve your goals in order to your ideal lifestyle. People don’t always pick the property strategy that’s right for them. It’s easy to have that ‘shiny penny syndrome’ and get overwhelmed. What you need to do is pin-point the one strategy that resonates with your goals. Press play now to find out how to select the most suitable property strategy for you. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS The methods for choosing your property strategy: Do a S.W.O.T Analysis (Strengths, Weaknesses, Opportunities, Threats) to better understand the best strategy for you. What resources do you have to your disposal? Do you have the money, time, knowledge and network to be successful with your current property strategy? Work out what skills you have at your disposal that can be implemented in a certain property strategy. Time vs Money. Have you got time and not a lot of money? Or have you got money and not a lot of time? Normally you’ll either have one or the other and you will need to employ the right property strategy to be successful. What do you need to meet the standard of your lifestyle? Choose your property strategy based on what you require to live. Is it large chunks of cash? A passive monthly income? Or appreciating assets? Design your life and the pick the right property strategy to help you achieve it. Get clear on what you want to achieve and what lifestyle you’d like to lead and then you can pick the right property strategy to help you achieve your goals. If you want chunks of money, then flipping property may be the best strategy for you. Property sourcing, commercial conversions and modular developments will generate you chunks of money, rather than a monthly income. This is a long-term strategy so do not expect money straight away. If you’re looking for cashflow to get you out of your day job, then buy-to-lets and HMO’s are the right choices for you. Rent2Rent, serviced accommodation and lease options can all help give you a monthly income, rather than sporadic chunks of cash. Focus on one strategy until you're successful, get it systemised and then look at another strategy to complement your portfolio. As long as it helps you to reach your goals. BEST MOMENTS “The UK is not building enough houses; housing needs to increase to meet demand.” “Your resources will impact on how you determine your S.W.O.T analysis.” “Having no money means your back's against the wall and you will push hard and be more creative.” “It’s better to be a bit selfish than selfless.” “No matter your situation you will need to utilise and leverage to your advantage.” “Investors have strategies that generate chunks of money.” VALUABLE RESOURCES#007: 7 Areas of life you NEED to set goals in! Ep 8#008: Why Comfort WILL Limit Your Success

Have you ever felt stagnant in your life or unhappy with your progress? Perhaps comfort is the cause of your limited success. In today’s episode, The Property Nomads share with you a 3-step model that will help you break down the barriers of fear, push limitations and get you out of your comfort so that you can continue to grow. Rob and Matt discuss activities which can be adopted into your business and/or personal life. These tasks will encourage you to overcome any boundaries faced by the sense of security that comes with being stuck in your comfort-zone. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS If you're not out there meeting new people, taking risks and doing things, you won't be able to grow as a person and grow as a business. Most of us will know our own comfort zone. What a lot of us don't know is how to break out of these comfort zones. The Property Nomads tip to break out of these comfort zones: Draw out three concentric circles. At the core and in your first, smallest circle you will find your comfort zone. The second circle is your push zone with the third and outer circle signifying your fight or flight zone. Once you push yourself towards your fight or flight zone, you will find that your comfort zone will expand. Apply this method to all aspects of your life by repetition. Create a habit, rinse and repeat. BEST MOMENTS "Success begins when you step outside your comfort zone" "You never know what opportunity is going to present itself and by not taking action and pushing your boundaries, you may miss out on something" "Live each day like it is your last" ABOUT THE HOSTSRob Smallbone and Matt McSherry, the hosts of The Property Nomads Podcast, are on a global mission to guide your success. Ep 7#007: 7 Areas of life you NEED to set goals in!

In this episode of The Property Nomads Podcast, Rob & Matt discuss the 7-areas of life that you NEED to set goals in and why they are essential to your success. To achieve success, you'll need to use the SMART methodology (Specific, Meaningful, Action-oriented, Realistic and Time-framed). Listen to the end of the podcast to receive a special gift! Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Business and Work. This takes up a large chunk on your life. So, when it comes to setting goals, ask yourself: Where do you see yourself in 5 years? What do you want to achieve in life? What do you want your legacy to be? Do you actually enjoy your job? How much time do you set for your family and loved ones? Personal Wealth. This encompasses your finances, your time freedom and your personal wealth of happiness. Break your goals down to day-to-day, week-to-week, and month-to-month. Ask yourself: How much money would you ideally like to earn each month? What will financial freedom bring you? How will time freedom benefit you? Are you currently happy in every aspect of your life? Energy. Ask yourself: What gives you energy? What do you enjoy doing? Are you eating the right foods? Set small goals to eat certain types of food at certain times of the day to see immediate effects. Energy is a blend of what you consider fun and what you are putting into your body. Mental. We believe the right mental capacity is fundamental to success. If you don't have the confidence or self-esteem, then you may struggle to discipline yourself to achieve your goals. Ask yourself: How are your exercising your brain? Is it by doing sudoku's or listening to podcasts? If you don't have a clear answer, you may want to set yourself certain goals. Remember; the brain is a muscle and with practice and regular training, it will become stronger. Physical. Good health equals good wealth. This is fundamental to your success. How do you picture yourself now compared to how you picture yourself in the future? Take action and set goals to make your vision a reality. Think about your current diet and physical strength and how you can improve these aspects. Aim to discipline yourself enough to create good habits, and eventually achieve your goals. Spiritual. Spirituality is about tranquillity and peace of mind. It is essentially the ability to understand yourself on a deeper level whilst maintaining emotional and/or rational stability. Whatever it is that gives you inner peace, find ways to enforce or introduce it in your life to give you inner-peace. Emotional-Social. This covers relationships in every aspect of your life; business, romance, family, friends and even with strangers. The energy created from good, strong relationships can be carried on to better relationships that may be lacking. Ask yourself: How do you come across to other people? How do others react to you? How do you feel about your current relationships? Use the SMART methodology (Specific, Meaningful, Action-oriented, Realistic and Time-framed) when creating your goals. BEST MOMENTS "When creating goals, start with your bigger vision and work your way backwords." "Knowing why you are doing what you are doing and how you want your life to be will help you develop your personal wealth." "Take your time to think about your lifestyle and how you want your life to be." "Understand your own energy levels." "A healthy body equates to a healthy mindset." "Bite-size chunks, every day to help you move forward to where you want to be." "Mental capacity; confidence and self-esteem are the most fundamental aspects to gaining success and achieving your goals." Use the SMART methodology (Specific, Meaningful, Action-oriented, Realistic and Time) when creating your goals. Ep 3#003: 6 Tips To Kill Procrastination

In this latest episode, Rob and Matt provide six tips to kill procrastination. To achieve your goals, you need to make sure you complete all necessary tasks, no matter how big or small. Delaying just one job can cause a ripple effect on your ultimate goal, no matter how small it may appear at the time. Now, stop hesitating as hesitation leads to procrastination. Allow us to guide you through some healthy habits that you can incorporate into your daily routine. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Break down your tasks. Having too many tasks on your list can be easily overwhelming. To counteract this, limit your list to no more than 7 tasks. This way you can easily manage them and give each task your full involvement. Rest, sleep, and exercise. You need your body and mind to be healthy. These three elements are extremely important for recharging your energy. Create a vision board of what success looks for you. Include your short- and long-term goals. From your dream car to a holiday or bulking up your property portfolio. Whatever you deem important, get it up there! Think about your future self. How do you see yourself in the future? If you know what and/or where you want to be, it is easier to make plans for achieving these goals. Do one task at a time to build momentum. Once you complete the first task, then everything that follows will seem a walk in the park. Learn productive habits from successful people. Network with them and learn from them. They don’t procrastinate, they just do it. BEST MOMENTS "What does success mean to you? Where do you want to be? What are you looking for? What do you want your life to look like in 3, 5 or 10 years? " “Take time to look at your future self… This is going to motivate you to move forward and eradicate any procrastination.” “Study successful people and select the best paths that you resonate with. Utilise them in your own journey to catapult you forward.” VALUABLE RESOURCES Tony Robbins Website Brendon Burchard Website Brian Tracy Website The 5 Second Rule: Transform your Life, Work, and Confidence with Everyday Courage by Mel Robbins ABOUT THE HOSTS Rob Smallbone and Matt McSherry are on a global mission to guide your success. Ep 2#002: 7 Easy Steps to be More Productive

Do you often find that you forget to complete important tasks because you are spending too much time on your phone? The accessibility and convenience that technology now provides has exceeded itself in the last decade. However, it can also act as a huge distraction from the important things in life. In this episode, Rob & Matt provide you with a handful of simple steps to follow in order to become more productive. These steps should improve both your mindset and your workflow, allowing you to achieve your goals and generate more income. It requires a lot of drive and effort to make good use of your time and not be distracted by things around you. We are here to help you tackle those barriers. So, what are you waiting for? Hit play now to avoid wasting anymore time. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Make your bed every morning. It is invigorating to start your day by achieving something. It doesn’t matter how small this task seems because all others will come a lot easier after you have successfully completed this one. Make a success list. For optimum success, compile this every evening for the following day and avoid calling it a 'to-do’ list. Avoid overflowing the list (and therefore your mind) by keeping it to a maximum of 7-tasks and ensure you include something that you can focus on for that day. Declutter your working environment. A clear desk makes a clear mind, allowing you to focus on personal or work decisions. Eat for your brain. You should be mindful of what you put inside your body. Are you sure you want to eat that sugar-loaded cake whilst working? Seek food with healthy macronutrients. Do a social media detox. This involves turning notifications of your social media off, allowing you to take control of your time. Embrace a deep workflow. Do you prefer working during late evening or the early morning? Know your workflow so you make sure you get around to your income-generating obligations. Get your finances in order. Financial security can have an outstanding effect on your mentality. Worry can take too much time away from productivity. Use your time constructively. Choose educational audiobooks or podcasts over listening to music on the radio in long car journeys or while out on a run. Choose to go to the gym rather than slouching on your couch. BEST MOMENTS "You can control your time. Time is not controlling you. You're not being reactive, you're being proactive." "If your finances are in a mess, chances are you'll be in a mess." ABOUT THE HOSTS Rob Smallbone and Matt McSherry are on a global mission to guide your success. Success can happen in many ways, shapes and forms. Think about what success means to you. Ep 4#004: Why you NEED to Celebrate your Successes

This episode sees Rob and Matt discussing the need to celebrate each and every success and why this habit should be common practice. Generally, we tend to prolong rewarding ourselves for the small wins, allowing them to accumulate without taking a much-needed break. Some people believe that the little achievements shouldn’t be considered achievements at all. Today, Rob and Matt present their arguments in an attempt to change your viewpoint on this subject. To keep your focus and your drive at their maximum, learn how celebrating even the smallest successes will help you! Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Before moving on to the next task, take time to appreciate what you have already been able to achieve. By doing so, you will maintain your focus and drive into the next stage and illuminate any risk of burning out as you continue on your journey. Practice can improve your physical and psychological being. An energetic, happy vibe can develop by completing hard work - you stand taller, your smile is bigger and that resonates with others. There’s no right or wrong way to celebrate. You can celebrate through simple things like taking a stroll, eating a good meal, or even take an afternoon off! Or you can go big and plan a holiday. Whatever works for you and brings you joy! Keep a journal and record all your achievements. This is perfect for those who do not think they are achieving a lot. Having a visual record of your achievements will allow you to see how far you have come! BEST MOMENTS "In your life, in your business, in your property journey, or whatever it is you’re in, remember all these little tasks build up so the minute you achieve something, go celebrate.” “There are days that you think you’ve achieved nothing or nothing’s happened… Actually, the minute you sit down, write that, and reflect upon that, you actually realize you achieve a lot.” “Celebrating success is fun to do. Endorphins are released that give a happy feeling. It motivates you further.” VALUABLE RESOURCES The Secret by Rhonda Byrne (Book) The Secret Documentary by Drew Heriot | Netflix ABOUT THE HOSTS Rob Smallbone and Matt McSherry, the hosts of The Property Nomads Podcast, are on a global mission to guide your success. Ep 5#005: 7 Reasons Why you HAVE to Say NO More Often

“Live your life for you, not for anyone else. Don’t let the fear of being judged, rejected or disliked stop you from being yourself.” - Sonya Parker In this episode of The Progressive Nomads Podcast, Matt & Rob discuss the benefits of saying NO. They provide 7-reasons why this should be regularly used. To some, the fear of being judged and letting others down can often get in the way of ensuring we get what WE want. Your responsibility is to yourself – your needs, your wants, and your goals. Prioritize yourself over others and find the right balance. After all, by saying no, you can encourage others to grow by themselves, gain more opportunities and get a little closer to achieving goals. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Saying 'no' shows that you value your time. Make others aware of your obligations and why your time is important to you. It shows that you know your WHY. It is easier to say 'no' when you know your end goal. Ask yourself, does this 'unnecessary' favour help me and my vision? It stops you from getting overwhelmed and stressed. Stop comparing yourself to others. We are all unique and we have our own different journeys. Don’t listen to what they say about where you're going or how you're doing it. Don’t let people’s judgements and perceptions affect you. It helps to keep you focused. Learning how to say NO gets you away from distractions and doing others’ responsibilities. You’ll be giving others the opportunity to shine. Sometimes, people take advantage of kindness. When you say 'no', you let them learn and grow on their own. Assert leadership abilities. Don't be a pushover. Show credibility and sound judgment by knowing when to say 'yes' or 'no'. It opens up doors to saying 'yes!' - By limiting the amount of times you say yes, you will find that you have more time to yes to the bigger opportunities. Learn how to filter the unnecessary ones so that you don't waste your time and energy. BEST MOMENTS "Sometimes, you have to be selfish to focus on yourself and help yourself before you can actually help others.” “You have to be selfish in order to be selfless.” “Be careful of who you share your time and energy with.” “It takes a leader to say NO and not feel bad about it.” “You might miss crucial YES opportunities because of your inability to say NO.” ABOUT THE HOSTS Rob Smallbone and Matt McSherry, the hosts of The Property Nomads Podcast, are on a global mission to guide your success.
