Ep 131#131 How You Do Anything is How You Do Everything
How much money do you want to make? It's a question we should all be asking ourselves on a regular basis. After all, closing deals and setting appointments are the right behaviors to have if we're goal-oriented. But how do we know if we're closing enough deals or setting enough appointments? How do we know if we're making enough money? The answer is simple: ask yourself "how much money do you want to make." If your answer is anything less than "a lot," then you're not closing enough deals or setting enough appointments. So get out there and start closing some deals and setting some appointments! Your bank account will thank you. If you're in sales, whether it's closing deals or setting appointments, you've probably been told to "just ask yourself how much money you want to make." But is that really the right question to be asking? If your goal is to make as much money as possible, then sure, go for it. But if you're more interested in behaving in a way that's consistent with your values, then you might want to ask yourself a different question: "How do I want to treat my clients?" When you're closing deals, it's easy to get so focused on the commission that you lose sight of the person on the other side of the table. Remembering that your clients are human beings with their own needs and goals can help you stay focused on providing them with the best possible service. And that, ultimately, is the key to success in any sales career.

Ep 121#121 The Big impact of Numbers in the Real Estate World
The real estate world is full of numbers. From the price of a home to the square footage of a property, numbers play a big role in the real estate market. But what do these numbers really mean? And how do they impact the real estate industry? Let's start with the most obvious number: the price of a home. The price of a home is determined by many factors, including location, size, and amenities. But it's also heavily influenced by market conditions. When the housing market is hot, prices tend to rise. When the market is cooled, prices may drop. This makes real estate a notoriously volatile industry, and it's one of the reasons why timing is so important when buying or selling a home. Other important real estate numbers include square footage and property taxes. The square footage of a property can impact its price, as well as its appeal to potential buyers. And property taxes can also be a major factor in the real estate market, particularly for investment properties. High property taxes can make investment property less attractive to potential buyers, and may even cause existing owners to sell. Numbers play a big role in the real estate world. Prices of homes, incomes of buyers, and interest rates on loans are all represented by numbers. And these numbers can have a big impact on the real estate market. For example, a small increase in interest rates can make homes unaffordable for many buyers. A decrease in home prices can lead to a decrease in demand for new construction. And a rise in income can lead to more people buying homes. So, whether you're buying or selling a home, it's important to be aware of the numbers that are influencing the real estate market.

You need to know your market inside and out, so you can provide the best possible advice to your clients. But at the end of the day, it all comes down to follow up and business development. [17:03] How to connect with Coach Burt If you want to work with Coach Burt, he mentioned the very first thing that you can do.

Ep 111#111 Always Ask for Permission
Successful leaders wouldn't just give permission; they also receive it. Permission answers the question, "Do you mind if...?" Permission opens doors, safeguards connections, and keeps things moving forward. By requesting permission, you demonstrate respect for others. Autonomy is something that people naturally respect highly. Even if the subject of the talk we wish to have is in their best interest, people often resist our attempts to force them into a conversation. You'd be surprised how minor changes in how you start a critical topic can reduce defensiveness and improve the dialogue.

Ep 110#110 EML 189 - Take Every Listing You Want with Gina Hanson

Gina is a board game, logic puzzle geek, and a voracious reader whose secret power is finding loopholes in life. Gina spent my school years either tutoring kids or in the principal's office trying to get out of detention. They were poor, not that starving kind of poor, more like the 'if you want anything you better get a job yourself' kinda way. When she was a kid they flipped houses way before anyone else did to make extra money. Gina has lived in over 60 houses, which means she has some mad moving skills. Today, Gina is a storyteller and a coach for their team. She believes that Real estate is a numbers game. It's also a logic puzzle, fairy tale, and sometimes a whodunit crime scene. You can make numbers tell any story you want. Stories will lodge into people's brains in a way that facts and figures don't. Do you want to win this game? Use numbers to tell your story.

Ep 107#107 A Good Plan Is Simple
How can you beat the competition? How can you get more market share? How can you improve your bottom line? The key is to have a simple plan in place. A good business plan should be clear and concise, outlining the steps that need to be taken in order to achieve success. It should also be scalable so that it can be adapted to different situations and evolve as circumstances change. It should be flexible enough to accommodate changes, but also specific enough to provide a roadmap. Plans always have to be tweaked and changed as new information arises. But a good plan provides a framework that can be adjusted as needed while still remaining successful.

Ep 106#106 Growing vs Scaling
One of the hallmarks of a successful business is its ability to scale without proportional increases in expenditure. This is what separates the wheat from the chaff, so to speak; those businesses that can maintain healthy margins and control costs even as they grow rapidly are the ones that are built to last. There are a number of ways to achieve this feat. One is simply by being smart about where you allocate your resources; another is by automating or outsourcing certain processes that tend to be expensive. Keeping a close eye on expenditure is crucial to ensuring that your business continues to thrive as it scales up.

Over the last few decades, Matt has dedicated his life to the study of communication and interpersonal relationships. Matt worked as a lead presenter for the industry leader, Franklin Covey, for many years. About 20 years ago he founded the Townsend Relationship Center where he has been able to share his expertise on relationships, communication, anxiety, and conflict resolution with thousands of clients ranging from individuals, married couples, and parents, to large corporations such as CNN, Cox Communications, and Lockheed Martin. Dr. Matt earned his bachelor's and master's degrees in Communication, a second master's degree in Human Development, and a doctoral degree (PhD) in Human Development. He is a weekly contributor to KSL TV's show "Studio 5 with Brooke Walker". Matt's book, Starved Stuff: The 7 Basic Needs of Healthy Relationships, is a popular pick among those searching for better relationship skills. He also has many online programs available on marriage, dealing with anxiety, and parenting. Matt is active in his church and community and enjoys swimming, playing tennis, and spending time with his wife, Mardi of 31 years, and his 6 children, 4 in-law children, and 3 grandchildren. Show Notes: [1:24] Matt's story Let us have a sneak peek of Matt's story and how he got into his passion of using channeling proper communication to resolve conflicts in relationships. [7:30] Lessons learned while working with Stephen Covey Matt shares his unforgettable encounter with Stephen and how he emulated real, caring, loving, and get-real conversations he had with it. [11:34] How to resolve arguments There is a cool trick that Matt uses in order to resolve any discussion or argument. But the first thing is always the same - don't judge. [13:22] Where do most people struggle with their communication The root of all struggles in communication is when people just talk and do not listen. They do not know how to sit in the space and suspend. [15:44] The U-Shape Model in communication Matt discusses the evolution of conversation from politeness into conflict if we are unable to recognize the regression that's taking place and just simply react to it. [18:19] The 3 vital signs in communication There are 3 signs that a conversation is going sideways and Matt discusses how can we be conscious when these signs occur. [24:28] Where trust can be built People can't maintain negative emotions while they're venting out and they see that we are making a conscious effort to understand them. If we can hold the space for them, that's where trust is built. [26:23] Getting our emotions into neutral The first step is to recognize your emotion and detect what your intent is. Emotions are designed to move you. [30:25] Figuring out your emotional script Matt discussed an example of where we can hijack our old emotional script and what can you do at the present to figure out what our new emotional script could be. [37:14] The 4 roles in a conversation There are 4 roles in a conversation: the mover, the follower, the opposer, and the bystander. Conflicts arise because of disputes between the mover and the opposer but the powerful thing is that a bystander can resolve the conflict by offering new information. [45:30] Becoming effective leaders Matt shows that for any leader to be able to handle the crazy flow of life, you've got to know your strengths. No one can compete with you when you master your top 6 strengths because you've put your fingerprint on them.

Ep 102#102 Growing and Outgrowing
When it comes to growing a business, it's not just about getting bigger. Scaling a business effectively can be a challenge, and it's one that requires careful planning and execution. Knowing where you want to grow is the first step. From there, you can focus on the issues that will need to be addressed in order to achieve your desired level of growth. Whether it's expanding your team or increasing your marketing budget, taking the time to plot out your growth strategy can help ensure that your business scales successfully. When you're first starting out in business, you have to wear a lot of hats. But as your business grows, you start to specialize. You hire people to handle different aspects of the business, and you focus on the areas that you're good at. This process of specialization is essential for business growth. When you reach a certain point, you can't scale without specializing.

Ep 97#97 The Financial Game Plan
Cash is essential for keeping the lights on and the doors open. Without a steady flow of cash, it's impossible to cover expenses, make payroll, or invest in the future. That's why it's so important to have a sound financial game plan in place. The first step is to understand your business's cash needs. This means forecasting your income and expenses for the upcoming months and years. Once you have a good handle on your cash flow, you can start to develop strategies for managing it. This might include setting up a line of credit, negotiating payment terms with suppliers, or building up a reserve of cash. Whatever route you decide to take, the most important thing is to have a plan in place. By taking the time to map out your financial game plan, you can ensure that your business has the cash it needs to thrive. In this episode, we will discuss six stages of financial freedom so you can start mapping out a path to where you want to be in the future.

Ep 96#96 Start with the End in Mind
Start with the end in mind. We should think about our long-term vision and goals for our business and then work backward from there. By aligning our daily actions with our overall objectives, we can ensure that we're making progress toward our goals. Additionally, starting with the end in mind helps to keep us motivated and focused on what's important. What is your vision for your business? What goals do you hope to achieve? Are your goals commitment-worthy? Not having commitment-worthy goals will only lead to compliance. You go through the motions because you think you should, but you're not really invested in the outcome. Compliance is simply not enough. If you want your business to thrive, you need to have goals that are worth committing to. That means goals that are challenging, but also achievable. With our every goal, we have to make sure that it is moving us one step closer toward our vision.
