Curt has sold over 4000 homes in his career. 6:38 Providing Value Curt explains that it's easier for clients to search for homes due to the power of the internet. You have to stand out by bringing value to your clients. Ask the right questions, and know what they're trying to achieve and their pain points. Do not sell, start helping them out. 12:44 5 Pillars Of Real Estate Curt shared that real estate business is built upon support, leads, training, and owning your business or revenue shares. 15:42 On Money And Support John and Curt talk about the importance of getting cash first and buying leadership. Have the people, leads, opportunities, and conversion. Once you get the money, grab the support. 17:36 Get Training/Coaching The first step in the pillars is to get coaching/training on how to get leads. The next step is to get the leads to say yes, then you have to turn it into cash by going back to step one, which is to get coached on how to convert your lead. 19:52 On Support After you go through training, getting leads, and the process of conversion, that's where support comes in. You ask for support in processing the buying or selling of the property. 21:55 Ownership And Revenue Share Ownership is creating your team. You bring agents in, teach and help them with selling houses and making money. That's where you build your revenue sharing. 24:35 Productive Vs Busy John and Curt talk about the difference between being productive and being busy. The true definition of productivity is getting results. If there are no results, then you're busy. Go and start doing income-producing activities because it drives results. 26:28 Be Consistent After you have gone through the process of the 5 pillars, you have to stay consistent in doing them. To be a top performer, you have to keep doing the things you're doing that are working consistently. 28:35 Identify Problems John and Curt share the value of identifying problems in your business. To be able to get where you want to be, you have to know where you started and track your activities that lead to what you're trying to do. This helps you create an effective strategy that leads you to the success of your business. 30:44 Know The Process Teach your agents about the process. To be obsessed with the process they have to understand it first. 33:25 Within The Community Curt shares an example of how he teaches his agents to sell houses within the community. He starts from the outside and then inside by asking them the right questions. 40:21 Respect People's Time Stop selling houses people can't buy. You have to ask the right questions to assess their capabilities. You have to dive deep into understanding what they need and the adjustments they can make. This helps respect people's time. 44:28 Question To Statement Ratio John and Curt talk about the importance of questions to statement ratio when dealing with people. If you want to excel in anything in life, you have to ask more questions than make more statements. Open houses have fewer people and more properties have been sitting on the market longer. But, there are tons of opportunities for the buyer's side because they are doing well in today's market. 2:24 Seasonality Of The Market John and Matt share that there is seasonality in every market. It includes interest rates going up, market changing, and more. When this happens, the worst thing you can do is cut your sales and marketing. You need your people to build your pipeline and get back on track. 5:29 Look At The Facts John and Matt talk about looking at the right things when making decisions about the market. You have to look at the numbers and the facts, be logical, and not egotistical. That's where you'll know what market you're in. 8:44 Tools And Resources John and Matt share the tools that are useful in today's market. The KCM (Keeping Current Matter) tool is to keep you updated on national and regional things that are happening in the real estate market. Whereas, Terra datum is to pull data from MLS. You can also use Real Market Reports to show your clients facts on what's driving the market. Another tool is Focus 1st, which helps you create graphs for a visual pricing guide for your clients. You have to dive deep into sub-sections of the market to know the right direction you're going. John highlights the importance of becoming a student of the market. 13:24 Use Data And Processes You can use data, processes, and probing to help position the home in the market. This helps buyers and sellers come to their conclusion when it comes to pricing. This means they believe and are more vested in it. 16:22 What Are You Measuring There's always a number we're paying attention to in business. Matt shares that the focus for their team right now is dialing, because it's the type of market that needs to work with people. He believes that dials are a direct correlation to the effort. The more activity you create, the more business you'll get. 19:40 Working VS Being Productive John and Matt talk about the difference between being busy and productive. Not everybody who thinks they are working is working. You have to look at the effectiveness of what you are doing every day. Getting results that lead to new money in your business is being productive. 22:10 On Trust Build relationships and trust by having conversations. People are having a hard time trusting others because of so many scams and undelivered promises. You have to stand out by creating a genuine connection and keep your commitment to buyers and sellers. 22:56 Be The Expert You have to show your expertise in today's market. While others hire agents and put them on commission, he employs people and pays them a salary. This strategy worked and made them profitable. John always knew that he needed people. The bigger the dream, the bigger the team. 9:52 Bringing People In John has two ways to keep his team excited about their earnings. He brings in people who aren't realtors but wants to begin their real estate career and still earn a salary. The second is, he does profit-sharing for the team. 14:36 The Bigger Picture Their mission is to humanize the real estate industry by creating a truly exceptional client experience for people who wants to buy homes. He also has other programs like incentivizing people who help new agents, equity in the organization, giving 75% to agents who bring in their own deals, and more. 21:51 Virtual Assistant John proudly shares his experience in hiring virtual assistants overseas. People with amazing talent can do tasks without needing a license. He stressed how it saves them money and that the virtual assistants have been the best part of their company. 24:33 What Changed In VA Realm John shares how the virtual realm has changed over the years. Systems and software have improved a lot, and agencies helping business owners find the best virtual assistants they can find. The talent pool and technology are rising and the opportunity for going virtual has been massive for people and the economy. 30:36 Creating A System John gave a step-by-step approach to how he starts the process. The first is outsourcing anything you can outsource to save you time, then you have to create a system and put all the stuff in that system. Last is to create a checklist in the system that is replicable before you hire a person to teach the process. 34:33 The Hiring Process John has built an amazing hiring process for applicants. He created a system that would lead people to a video explaining the job role, mission, and the company, an applicant will then have to answer several questions. When passed, they proceed to the next step, which will depend on the job role that they applied for. 40:50 Marketing and Advertising There is no more critical marketing than your team. John recommends hiring your VAs first at job hiring sites like Monsters.com, LinkedIn, etc. 49:17 How To Ask Questions John has a set of go-to questions in a form of "examples" because the answers will make him see how they were able to get the job done and make the company better. 52:02 Onboarding Process Once hired, they learn the systems via trainual. It's a compilation of videos explaining how-to on tools, tasks, and things needed for the company. Then, they learn the core values by heart. Part of the process is on-the-job training, which is shadowing them on how they do their job.

Ep 211#211 Expert Mentors Live - Achieving Success by Challenging Limits and Setting Goals with Michelle Saward

How much pain are you willing to take to live the life you want? Imagine how your business and life can turn around once you overcome your limiting beliefs. In this episode, John and Michelle talk about breaking a belief system and helping change your mindset toward success. You'll also get insights into how courage and discipline separate you from being average to what you want to achieve! Show Notes 1:16 Michelle's background Early on in her career, it did not seem to be good for Michelle. She was laid off by her realtor and does not want to work in a cubicle or return to bartending. She has a real estate license, and she's got a college degree and at some point; she did not know what to do with these. Either way, she still showed up to her job, treating it like a real job, and fast forward 21 years later, she was able to achieve what she wanted. 4:43 The pain that you can tolerate Both John and Michelle agreed that sometimes it was not realizing what you want, but it's the tenacity to show up and tolerate what you do not want that you can figure things out. How much pain are you willing to take in order to live the life you want after all those things? 7:01 The dark side helps out too Michelle elaborated that your dark side is there to help you just as much as the light side. The dark side can be in the form of unemployment or doing what you do not want and all of these things are messages and guidance that are going to gear you toward where you're supposed to go and what you're supposed to be doing. 11:58 Forming your belief system When you know you did not want to go back to a particular situation that challenges your thinking and you form a belief system around it. This drives your actions that will ultimately lead to all the results that you have in your life. 12:39 Breaking limiting beliefs The biggest thing to break those limiting beliefs is to get curious. If you're curious about other people - what are their motivations, what makes them tick - and start asking those questions, you can start to guide them down the path that's going to help them grow and succeed. 16:00 On being a coach Too many coaches push their agendas on other people, but on the contrary, it's not really about the coach. A great coach can bring the whole tools, frameworks, and principles and none of them really matters until you get clear what the individual is trying to achieve. 23:53 Challenging your mindset Challenging your mindset is one of the hardest things to do. If you don't have a coach or mentor, you need to have somebody that's going to give you hard advice that you might not want to hear because sometimes it's even hard to see it for yourself. It is hard to break the habit of being yourself. 28:39 Discipline comes from courage It takes courage to be disciplined. The most disciplined - to their thoughts, to how you show up every day, to their actions, to follow through even on the days they don't want to follow through - that's the separator from being the average to whatever level you want to achieve. 30:05 How discipline carries over to your goals Consistent action equals results. Valleys are going to come, bumps will happen along the road. It means you're being tested and the challenge is to have the discipline to continue to show up whatever happens. You need to decide and have the courage and discipline to keep going. That's when things that you wouldn't imagine will show up to help you in pursuit of that goal. 34:12 Why do people fall short of their goals People fail to achieve their goals because they don't think through the amount of time it will take and how much are they willing to invest for that outcome. Confidence is a collection of wins. John loves micro wins because if we're getting micro wins every day, that builds a bigger confidence, and that's where the momentum keeps going. 42:05 Running in the right direction Humility is the defining trait of whether a person is coachable. You have to have enough humility to know that you needed to be held accountable, and you also needed that guidance and coaching if you desire to be better. You have to build the framework of what it is that you want and you have to have the right people guiding you to make sure that you're running in the right direction.

You can direct them to Thehoneybadgernation.com to download the rapid funnel app to help them gain clarity on getting from A to B. 16:12 DOS Framework (Danger, Opportunities, Strengths) The conversation needs to be around the DOS framework (Danger, Opportunities, Strengths). It helps solves problems, increase skillets, and achieve their goals. 20:18 Importance Of CRM Always have a process to track and move people through all the information needed. For example, the most valuable customers, your past clients, referrals, etc. You have to segment your database to communicate to them differently, building professionally relevant relationships as you go along. Ep 206#206 Expert Mentors Live - Triple Your Business by Plugging into the Honey Badger Nation with Jim Wehner

In this Expert Mentors Live episode, Jim Wehner talks about how joining eXp Realty and getting dived really well into the eXp model has tripled his business. Jim was blown away by eXp culture - of leaders not being in a scarcity zone and are just ready to pour their minds to help you grow your real estate business, of attracting and not chasing real estate agents, and of celebrating wins and building relationships with people that align with your values. Show Notes: 1:38 Jim Wehner's Story Jim's life seemed to be a roller coaster of a ride where there were highs and lows, and he had just become grateful for those failures which became opportunities for him in the long run. He was supposed to purchase a house in Arizona but was scammed by a real estate agent who just took his money. Eventually, he was able to chase the guy with the help of federal investigators, and even though his first-ever real estate transaction did not turn out good, he still believes that real estate is a platform where you're going to earn the penny based on what you bring to the marketplace. 5:45 First Success in Real Estate They purchased a house in Chandler, AZ. The initial goal is to fix and flip but upon seeing the nice environment, variable weather, and cool lifestyle, they decided to live in it. This became the best financial decision they have ever made and has been a great stepping stone for them as real estate investors. 8:04 Duplicatable Transaction They bought another house in Peoria, AZ duplicating the process that they made in the Chandler property. They put it under his wife's name and made 40,000 out of the transaction, so literally, he was able to earn what he's earning annually as a previous manager during his first two months in Arizona. 11:30 Taking Business to the Next Level His wife got a real estate license. They were just starting out in real estate and they didn't have very much on their names and they realized they need to have consistency and reliability in their business. From doing fix and flip, they have also ventured into retail real estate. 13:51 Central Focus With all this growth, Jim's central focus is still growing and learning. He and his wife Jen are hungry for knowledge and they treat themselves as little boats trying to get their ropes tethered to bigger boats, that is, modeling after successful people in order to navigate through the waves of real estate. 17:10 Getting into eXp Jim started on small local brokerages and eventually they outgrow them, being the number one team from one brokerage after another. The thought of getting into eXp started when the people they are surrounded with pitched to them and said they should check out eXp. Jim was blown away by the eXp model with all those buckets of income opportunities, revenue share, and being an eXp shareholder, making everybody on their team win. 21:25 We Owe It To Our Team Coming from the same thought of pouring into our team, the question is how can we provide more value and more opportunities for them? We owe it to our team to really check out the eXp model and see how much value and opportunities it provides not just for the team but for the agents, individually. 27:48 What sets eXp apart Based on experience, Jim believes that eXp is the only mentorship-based brokerage where upon joining, you would get a board of directors that are going to pour their minds into your business, and that makes eXp an incredible environment. When you align with these people, they all want you to be successful just like them. It has not only changed Jim's business. Being in an environment where you want everybody to win, Jim became a better husband, a better dad, and a better leader. 33:01 Show Up and Suck For Jim, the most valuable part of joining eXp is the relationships that he built with people who are not afraid to share what they have learned and experienced. Show up and suck means showing up with people that align with your values and goals, being humble enough to learn from them, and eventually, you'll suck less and share more with other people. 37:43 Ambassador of Information The initial plan of their real estate career was to recruit people. But Jim being in a team-oriented mindset does not want to recruit or pressure-cook people. He just showed these agents that he cares about them and he was once in their shoes. He wanted to show something different and that's how he was able to grow his team. 40:59 Don't Explain It The way to go for agent attraction is to not explain or vomit the information directly to the agent you're trying to recruit. Jim usually has three-way calls or webinars in order to attract, not chase people.
