You have to stand out by bringing value to your clients. Ask the right questions, and know what they're trying to achieve and their pain points. Do not sell, start helping them out. 12:44 5 Pillars Of Real Estate Curt shared that real estate business is built upon support, leads, training, and owning your business or revenue shares. 15:42 On Money And Support John and Curt talk about the importance of getting cash first and buying leadership. Have the people, leads, opportunities, and conversion. Once you get the money, grab the support. 17:36 Get Training/Coaching The first step in the pillars is to get coaching/training on how to get leads. The next step is to get the leads to say yes, then you have to turn it into cash by going back to step one, which is to get coached on how to convert your lead. 19:52 On Support After you go through training, getting leads, and the process of conversion, that's where support comes in. You ask for support in processing the buying or selling of the property. 21:55 Ownership And Revenue Share Ownership is creating your team. You bring agents in, teach and help them with selling houses and making money. That's where you build your revenue sharing. 24:35 Productive Vs Busy John and Curt talk about the difference between being productive and being busy. To be obsessed with the process they have to understand it first. 33:25 Within The Community Curt shares an example of how he teaches his agents to sell houses within the community. He starts from the outside and then inside by asking them the right questions. 40:21 Respect People's Time Stop selling houses people can't buy. Ep 211#211 Expert Mentors Live - Achieving Success by Challenging Limits and Setting Goals with Michelle Saward

How much pain are you willing to take to live the life you want? Imagine how your business and life can turn around once you overcome your limiting beliefs. In this episode, John and Michelle talk about breaking a belief system and helping change your mindset toward success. You'll also get insights into how courage and discipline separate you from being average to what you want to achieve! Show Notes 1:16 Michelle's background Early on in her career, it did not seem to be good for Michelle. She was laid off by her realtor and does not want to work in a cubicle or return to bartending. She has a real estate license, and she's got a college degree and at some point; she did not know what to do with these. Either way, she still showed up to her job, treating it like a real job, and fast forward 21 years later, she was able to achieve what she wanted. 4:43 The pain that you can tolerate Both John and Michelle agreed that sometimes it was not realizing what you want, but it's the tenacity to show up and tolerate what you do not want that you can figure things out. How much pain are you willing to take in order to live the life you want after all those things? 7:01 The dark side helps out too Michelle elaborated that your dark side is there to help you just as much as the light side. The dark side can be in the form of unemployment or doing what you do not want and all of these things are messages and guidance that are going to gear you toward where you're supposed to go and what you're supposed to be doing. 11:58 Forming your belief system When you know you did not want to go back to a particular situation that challenges your thinking and you form a belief system around it. This drives your actions that will ultimately lead to all the results that you have in your life. 12:39 Breaking limiting beliefs The biggest thing to break those limiting beliefs is to get curious. If you're curious about other people - what are their motivations, what makes them tick - and start asking those questions, you can start to guide them down the path that's going to help them grow and succeed. 16:00 On being a coach Too many coaches push their agendas on other people, but on the contrary, it's not really about the coach. A great coach can bring the whole tools, frameworks, and principles and none of them really matters until you get clear what the individual is trying to achieve. 23:53 Challenging your mindset Challenging your mindset is one of the hardest things to do. If you don't have a coach or mentor, you need to have somebody that's going to give you hard advice that you might not want to hear because sometimes it's even hard to see it for yourself. It is hard to break the habit of being yourself. 28:39 Discipline comes from courage It takes courage to be disciplined. The most disciplined - to their thoughts, to how you show up every day, to their actions, to follow through even on the days they don't want to follow through - that's the separator from being the average to whatever level you want to achieve. 30:05 How discipline carries over to your goals Consistent action equals results. Valleys are going to come, bumps will happen along the road. It means you're being tested and the challenge is to have the discipline to continue to show up whatever happens. You need to decide and have the courage and discipline to keep going. That's when things that you wouldn't imagine will show up to help you in pursuit of that goal. 34:12 Why do people fall short of their goals People fail to achieve their goals because they don't think through the amount of time it will take and how much are they willing to invest for that outcome. Confidence is a collection of wins. John loves micro wins because if we're getting micro wins every day, that builds a bigger confidence, and that's where the momentum keeps going. 42:05 Running in the right direction Humility is the defining trait of whether a person is coachable. You have to have enough humility to know that you needed to be held accountable, and you also needed that guidance and coaching if you desire to be better. You have to build the framework of what it is that you want and you have to have the right people guiding you to make sure that you're running in the right direction.

He comes from a place of contribution and adding value during one of the darkest times in the market. 4:00 Navigating Through The Market Knolly and John talk about the ups and downs of the market from having low inventory, sky-high pricing, too much competition, and other crazy opportunities. They were able to stay optimistic and thrive using their strategies. As Knolly put it, "if the market is good, you're gonna have a great time, but if the market is bad, you're gonna make 2-3 times better if you know how to play the game". 8:45 The Listing Game Knolly listed and sold more than 1000 houses during his first 10 years in the business, which placed him within the Top 1% of REALTORS in the United States. By doing it consistently, he built muscle memory for the listing game. 12:45 All About Niche Knolly shares that the easiest way to start is by finding your niche. Answer these two questions: 1. What do you have that all other agents don't? 2. What makes you different? He further explains that being an expert in a particular field will make people come to you. This will give you the advantage of writing your own pricing because you stand out in the market. 15:03 Become An Expert Agents tend to overthink and overcomplicate the process of a niche market. As per Knolly, you become an expert in any industry by studying everything about it. 19:08 Gift Of A Niche When you establish yourself as an expert, regardless of the market condition people will come to you. People will look at you as an investment and not an expense. 23:00 Paycheck You'll Never Spend Knolly shared a powerful story about a homeless guy who went to his event, took the risk, and grab the opportunity of learning his system even without any experience. Fortunately, he was able to close the deal, and the rest was history. The moral of the story is to take action! 27:34 From Fighting to Learning In Knolly's story, the guy went from fighting for survival to getting into the room to learn and take action. What pushed him to go beyond? He deeply explained that fear and doubt create lack, to remove fear and doubt you have to believe and take action. Go beyond knowing to being. 37:00 Opportunities To Look For Knolly shares 8 places to look for opportunities: Trial listing, Pre-NOD, old expires, the sphere of influence, probate, divorce, circle prospecting, and off-the-market listings. 51:40 Choosing The Right Niche Knolly's advice on niche picking is to always base it on your personality profile. You have got to know and understand the dynamic around your profile and choose a niche that is compatible with your profile. 53:44 What's The Return On Investment? The return on investment is faster than expected when you are committed and consistent in a particular niche.

Ep 206#206 Expert Mentors Live - Triple Your Business by Plugging into the Honey Badger Nation with Jim Wehner

In this Expert Mentors Live episode, Jim Wehner talks about how joining eXp Realty and getting dived really well into the eXp model has tripled his business. Jim was blown away by eXp culture - of leaders not being in a scarcity zone and are just ready to pour their minds to help you grow your real estate business, of attracting and not chasing real estate agents, and of celebrating wins and building relationships with people that align with your values. Show Notes: 1:38 Jim Wehner's Story Jim's life seemed to be a roller coaster of a ride where there were highs and lows, and he had just become grateful for those failures which became opportunities for him in the long run. He was supposed to purchase a house in Arizona but was scammed by a real estate agent who just took his money. Eventually, he was able to chase the guy with the help of federal investigators, and even though his first-ever real estate transaction did not turn out good, he still believes that real estate is a platform where you're going to earn the penny based on what you bring to the marketplace. 5:45 First Success in Real Estate They purchased a house in Chandler, AZ. The initial goal is to fix and flip but upon seeing the nice environment, variable weather, and cool lifestyle, they decided to live in it. This became the best financial decision they have ever made and has been a great stepping stone for them as real estate investors. 8:04 Duplicatable Transaction They bought another house in Peoria, AZ duplicating the process that they made in the Chandler property. They put it under his wife's name and made 40,000 out of the transaction, so literally, he was able to earn what he's earning annually as a previous manager during his first two months in Arizona. 11:30 Taking Business to the Next Level His wife got a real estate license. They were just starting out in real estate and they didn't have very much on their names and they realized they need to have consistency and reliability in their business. From doing fix and flip, they have also ventured into retail real estate. 13:51 Central Focus With all this growth, Jim's central focus is still growing and learning. He and his wife Jen are hungry for knowledge and they treat themselves as little boats trying to get their ropes tethered to bigger boats, that is, modeling after successful people in order to navigate through the waves of real estate. 17:10 Getting into eXp Jim started on small local brokerages and eventually they outgrow them, being the number one team from one brokerage after another. The thought of getting into eXp started when the people they are surrounded with pitched to them and said they should check out eXp. Jim was blown away by the eXp model with all those buckets of income opportunities, revenue share, and being an eXp shareholder, making everybody on their team win. 21:25 We Owe It To Our Team Coming from the same thought of pouring into our team, the question is how can we provide more value and more opportunities for them? We owe it to our team to really check out the eXp model and see how much value and opportunities it provides not just for the team but for the agents, individually. 27:48 What sets eXp apart Based on experience, Jim believes that eXp is the only mentorship-based brokerage where upon joining, you would get a board of directors that are going to pour their minds into your business, and that makes eXp an incredible environment. When you align with these people, they all want you to be successful just like them. It has not only changed Jim's business. Being in an environment where you want everybody to win, Jim became a better husband, a better dad, and a better leader. 33:01 Show Up and Suck For Jim, the most valuable part of joining eXp is the relationships that he built with people who are not afraid to share what they have learned and experienced. Show up and suck means showing up with people that align with your values and goals, being humble enough to learn from them, and eventually, you'll suck less and share more with other people. 37:43 Ambassador of Information The initial plan of their real estate career was to recruit people. But Jim being in a team-oriented mindset does not want to recruit or pressure-cook people. He just showed these agents that he cares about them and he was once in their shoes. He wanted to show something different and that's how he was able to grow his team. 40:59 Don't Explain It The way to go for agent attraction is to not explain or vomit the information directly to the agent you're trying to recruit. Jim usually has three-way calls or webinars in order to attract, not chase people.

Ep 205#205 Coach Code Podcast with Karen and Michael Foster

One of the main goals of attending an event or conference is to get value and improve ourselves. Have you ever attended an event so impactful that you're lost for words afterward? If yes. Then, the organizers have done wonderful work in putting up an unforgettable event for their audience. Organizing and planning events can be a hard yet rewarding process. Join us in this episode as you'll get a lot of insights about organizing meaningful events from Karen and Michael as they share how they started and why they committed themselves to creating events for real estate agents. Show Notes 3:09 Commitment To Events Karen and Michael share that their key takeaway to a value-added event is to help people be better instead of getting individuals to come and partner with them. Their goal is to help everyone succeed not just as agents but to be better people. They do this by getting feedback and testimonials on what people think about the event, giving them a chance to improve and highlight their strengths in creating events. 7:20 Exponential Gains John is fascinated with agents that have long and successful careers in the real estate industry. He shared what Jay Abraham said that stuck with him "If you just do what people are doing in your industry, you'll only have incremental gains but if you want exponential gains you have to look outside of your industry on what people are having success with, the things that are working and what they are doing, you can model them into your organization". 8:20 What Helped You? Michael had an invaluable experience during an event he went to in Kuala Lumpur, where all the civic, financial, and political leaders were present. He observed how it was put together, marketed, and promoted, which made the event successful. He was able to get great insights about the importance of planning and organizing things in putting together a real estate event. 10:05 Biggest Lesson Michael shared a short and powerful story that led them to have Byron Lazine as their guest speaker, you have to think big to get big results and have the courage to go after it! This made an impact on people who attended the event, making the experience unforgettable and worth it because they invested time and money hoping to learn something they can apply to their business and life, as organizers you have to add value, give your best, and pour it to people. 14:09 On Commitment Commitment should not be rare, it should be part of your daily life. People who lack commitment means they say they'll do it but don't have their hearts in it. You have to have the foresight and thought process to be intentional about what you're committing to and success will follow through. 18:13 Overcoming Imposter Syndrome Michael and Karen have overcome imposter syndrome through their eagerness to learn and wanting to do things differently to get better results. They talk about getting in front of people who have been in the entrepreneurial space for a long time and can teach them how to run and do things better. 20:07 On Humility There's always room to learn and grow in any type of industry you're in. The best way to accelerate your growth is through learning and sharing ideas, failures, and successes with people who are in your industry. 22:00 Structuring Business Model From different dynamic individuals, Karen and Michael, together with Scott, built a team that comes from a place of contribution. They shared how they started and worked their way from there to add value to agents. The key is working together to help one another succeed. 26:43 What's The Branding? Michael shared that their company name was from one of their core values of helping people get better and be successful. They built a brand that speaks for itself and what they stand for as a whole. 31:09 Core Values You have to build a team that is aligned with your values. Everything starts and stops with core values because it's tied to your vision. 31:44 Commitment With The Events John opens up about being genuine, authentic, and coming from a place of value and contribution when it comes to committing to other people. It is the same thing as putting together an event, Michael shared how they are intentional with the speaker and audience they are inviting into the event and making sure they add value to where their audience needs to grow their business. Michael and Karen break down their unique setup in being better at organizing yearly events that add value to those who attend. The inspiration came from one of their core values of helping people get better and be successful. They built a brand that speaks for itself and what they stand for. John also highlights the importance of putting together an event that comes from a place of contribution to those who go out of their way to spend time, money, and effort. If you are spending more time on administrative tasks than on the core business itself, and are ready to scale your business, then you may need one or two! A VA company works similarly to real estate transactions. The only difference is you use virtual assistants as the primary lever whereas, in real estate, clients ask for your assistance in buying a home. There are several pros and cons to using an in-person admin and a VA. You have to ask yourself, 'what do you need them to do in person that can't be accomplished virtually?'. There are key points in this video from Justin, as he explains further things you need to consider. He will provide detailed information on when you need to get a VA, and what are the downside and struggles of both in-person and virtual assistants. Of course, there's no one-size-fits-all approach when it comes to hiring your own VA, Justin will be transparent in his approach, qualifying if your business needs a VA.
