I can't wait to introduce this gentleman to you and talk about what he brings to the marketplace, and what he's going to bring to you in helping you to live your best life. Before I go there. Justin Stoddart Today's guest His name is William Branum. He and I became fast friends as we have a shared mentor. He's doing some really cool things. But before we get to what he's doing to help people deal with stress in a more healthy, sustainable way, we're going to get into his mind the mind of a Navy SEAL. William Branum, thanks for coming on to the show today. William Branum Thank you for having me. I'm pretty stoked to be here. Justin Stoddart It's a total pleasure. I have to laugh, you're wearing a shirt that says "Get Naked" and you're sitting in a hotel room. Ladies and gentlemen, this is a family show. No worries about what's going to happen here. Before I go too much into that let me just state that William owns a company called Naked Warrior Recovery. It's It's It's a CBD company. He's on a mission to help veterans to reduce the suicide rate. And veterans can believe that people who who served our country at the highest level is 22 of them a day commit suicide, he's on a mission to reduce that even eliminate that entirely. So please stay tuned to the end of this out of respect to him, and what he's done for our country already and what he's doing, I want you to hear what he's got that again, can help people in a big way. So, William, let's talk a little bit about your background. Right. I think Navy SEALs is internationally known as some of the baddest dudes on the planet, right? You just don't mess with a Navy Seal. At what point did you decide I want to be I want to be one of those guys, I want to be a navy seal? William Branum So I always knew as a kid that I wanted to be a some sort of a commando, and also a ninja. I'm still working on the ninja piece. You know, some of my role models growing up where we're in not just talk about my age too much here but John Wayne, he was a Green Beret in Vietnam, at least in the movies. He was there was John Rambo, I think he was an Army Ranger. Chuck Norris was part of Delta Force and they rode dirt bikes, and they shot rockets off the front of those, I'm still trying to get some one of those. But I was you know, I was heavily heavy in the Boy Scouts. I always knew I wanted to be a commando. And, and I was trying to figure out what I wanted to do. I knew I wanted, I didn't want to be part of like the big army, like a big movement of a lot of people. I wanted to be part of a more specialized force. And so I was looking at like maybe Green Berets or Army Rangers or Marines because, you know, the commercials of Marines. When I was growing up, they were fighting dragons with swords and things like that. And I was like, those guys are cool. And they have pretty cool uniforms as well. Like, the one organization that I would never join is the Navy, because they have ugly uniforms. You know, there's a Navy base in the town I grew up in all those kids act like a bunch of idiots. And, you know, of course, when I joined the Navy, I was one of those kids that acted like an idiot so I, whatever, however, that worked out, but someone told me the you know, hey, I was at a on a Boy Scout adventure and from Meridian, Mississippi, and going to the national Jamboree, and I met a kid and he's like, I want to be a navy seal and I also want to fly F-14 Tomcats because the movie Top Gun had come out and and we also won like the first Gulf War really with airpower, you know, dropping bombs and pilots are really were really the heroes there. And so the my the summer between the 11th and 12th grade of high school, the Navy recruiter called me, and I had finally decided, yeah, I want to be a Navy Seal. I didn't really know what that meant. I didn't because there were no books. There were no movies, there was nothing like that when I was a kid. He owns over 1000 units across North America. He's has rehabilitated over 1000 units as well, and is someone who now coaches and helps other people to understand that process. I've listened a number of your podcast. So you got a lot of great content. And hopefully I can help folks out there with you know, giving us some secrets, tips, insights about the whole renovation rehab process. Justin Stoddart I love it. So Van, talk to us about how you got your start as a real estate investor, seeing the opportunity really of rehabilitating renovating homes. Van Sturgeon Just quickly, like I'm a product of the late 60s and I grew up in, in Chicago, my parents and I along with my little brother lived in a one bedroom apartment and in Chicago, and my parents wanted to live the American dream, save up their money to buy their first their first house. And in the midst of doing that, they discovered that the building that we were living in, had gone up for sale. And instead of buying that actual house, they decided to put a down payment and purchase the apartment building a real living. So we instead of being property owners, my parents became landlords. And that was that happened during the late 70s. Where it was a it was a really tumultuous time, Justin, the year two, I think you're too young to remember the gas lines and having to wait in line to get gas for your car and interest rates at 18-20 some odd percent, it was just a really miserable time in America. And it during the midst of that, that's our building that was fully occupied, it's all of a sudden started to suffer a lot of vacancies, a lot of the good neighborhood turned into a bad neighborhood. So as good folks leaving, you know, the gangs and drug dealers and all that kind of stuff started to come into our neighborhood. And as a result of that, we started to see vacancies rates skyrocket. And as a family, we had to do everything ourselves in order to be able to make ends meet. So part of the whole thing was as a, you know, part of that was learning how to paint and plaster and do roof work and replace windows and carpeting and all that kind of stuff. So we walked through that period of time and then eventually graduated from university, I could have gone and become a lawyer but decided I wanted to get into this real estate construction renovation thing. And that's when I opened up my jaw contracting firm in Chicago, and started to grow and develop that. And as years went by in the early 90s are they're pretty good terms of real estate, or in terms of construct

Justin Stoddart Talk about a big thinker and you your early days of baseball. Now let me let me bring in some context here for everybody that's, that's listening that saying, Okay, I'm not a baseball player, does this relate to me right? Today, what we're going to be talking about is how to overcome disappointment. Okay, so whether your first career didn't quite work out now you find yourself in the real estate industry, and or even in the real estate industry right now you're finding yourself, like a little frustrated not getting the wins that you expect yourself to be having, this episode is for you. So Josh, let's go back, you from a very young age knew that you had some talent. throwing the ball, right? Josh Kalinowski Yeah, yeah, I grew up with knowing my purpose. And that was to be a professional athlete in some form or another, right. So either a quarterback in the NFL, or left handed pitcher in Major League Baseball. In fact, I really kind of wanted to be both man, Bo Jackson was my hero. And coming from a very small town, I was a pretty big fish. And so success came very easy for me at the very early stages of my life. And so that was everything. To me sports, was it and I felt like that's exactly what I was created to do. And I felt like God already had that plan. And I was etched in stone to be a very successful Hall of Fame, professional athlete. Justin Stoddart Did you have the shirt made? Josh knows kinda like Bo Knows? Josh Kalinowski Yeah, right. Basically, it was pretty much that already did there's no, I had my, I had my number picked. I knew where my stadium was going to be. And I knew exactly it was gonna be called Cal's corner, and that was gonna be my pressbox area. Like, dude, it was already there. You know, those vision boards had a vision board before they even knew what a vision board was. Yeah, this is, you got it? Yeah. Yeah. Right. Justin Stoddart So it's super interesting, because you hear you talk to any of the success gurus, right. And they say, if you want to accomplish something, get laser clear on what you want to accomplish. And it's just a matter of time. And that's what you had been taught. It sounds like and you were like, crystal clear on this is exactly where I'm going. This is one way to have. And, and like you said, I knew my life's purpose, it was to be a professional athlete. Right. And with that, you're gonna do a lot of good along the way. But that was the climax. That was where you were headed. Josh Kalinowski That's exactly right. And yeah, my father had he always, you know, my dad was a great he was an athlete as well, too. He was an all American Basketball Player. And so he understood the competitiveness, I was literally like, I was a miniature Dave Kalinowski. And he always set goals for us, he always helped us set goals for ourselves. And so at every level, no matter where I was at whether I was in, you know, t ball, or in high school, or in college, I had a list of goals that I want to wanted to accomplish. And they all revolved around sports, right, if I was going to get A's in school is because it allowed me to play baseball, not because I really wanted to be a great student, was because that's what allowed me to play the game that I absolutely loved. Justin Stoddart Yeah. Well, just to put some context to this to how good you were, and you probably wouldn't say this, but you pitch the no hitter. Right now. It's extremely rare, right? For anybody that that knows baseball, knowing that pitching a full game and having zero, like on base is a phenomenal accomplishment, right, which just fed the fuel right, we just fed up to be like that. Jason, thanks for coming on the show today, my friend. I appreciate it. Jason Shulick Justin. Thanks. Justin Stoddart Yeah. Let's talk a little bit, Jason about, first of all, maybe your background, and then we'll get into a little bit about what you do and how you help agents. So obviously, in the past, I know you spent a number of years really going in and taking financially distressed companies and fixing them, right, putting them back out into the market. I would imagine that in that process, you had to really understand what was happening, not just at the micro level, like their economics, but also the macro level, what's happening at a global scale that affects this particular company, how we position it, to where it has the best chance of succeeding and succeeding big Is that true? Jason Shulick That is correct, you know, we would look at stuff from you know, what's happening with the economy to some maybe stock market, depending on what's going on there. Because you do have different fluctuations in both the economy and the stock market, that may affect what's going on with the business. Because you're going to look at your supply chain and see how that's affecting you, and how you're going to manage your business, especially in a distressed business, because you're dealing with very little money, and you're having to fix it and then sell it off, because you want to see how much money you generate from the company to get the lenders and all the equity people their money back in order to go ahead and get good returns.Justin Stoddart Interesting. So you obviously study the markets at a very deep level, right? You know, what's, what's happening locally? What's happening, happening nationally, globally? And how all those things interact, to set up an environment that's either conducive for success or not conducive for success for a business. Right? Jason Shulick Correct. Well,Unknown Speaker going, No, no, please. So as you say, as you know, when we're looking at all those factors, I mean, you're looking at political, you're looking at geopolitical you're looking at, you know, as I said, financial here, you're just looking at a whole different factors in order for companies to survive in something that we can get into is that, you know, while you're at these companies, we always noticed that they were always data rich, but information for and you know, you may have the data inside the companies, but you need to be able to understand what that information says, and then pair it with the economic realities of where you're at. Just for instance, like last year, when COVID hit, I mean, you had to look at a totally different perspective of life, for the company that we were running it as a as an aerospace company and say, okay, what's going to happen? I mean, we're building parts for airplanes, clearly, you're not going to do air travel during COVID? And how's that going to affect the outcome of this company? That was the stress? And what kind of return can you get if you go ahead and sell it at that point?Justin Stoddart Interesting. So that skill set again, I think, although real estate agents might be saying to themselves, like, thankfully, I don't have to do that kind of work. However, I want to, I want to, I want to pose this possibility for you that Imagine if, when you speak the agent next to you, all they do is they put out recipes. Now nothing against the recipes. Like go back to like, there was, I would imagine when you were like pre pre inception, right pre act of you saying like, Okay, I gotta figure this out. Like there was some pain that you were experiencing in your business. I know you were a top agent, probably spread so thin. Right? Maybe that point in time? Matt Kuchar Yeah. So actually tried to take a day off. Me and my friend dad decided to go skiing course being in Colorado, it's perfect day, I finally get up to the slopes, and we're about to get on the lift. And I get a call from a past clients like, hey, this home in this neighborhood just came available, we've got to go see it. This is it. It's on the street, we want you know, and I'm like, I'm an hour and a half away. I've just paid 100 bucks to get on this lift. And you know, there's what am I going to do? So I did what any other agent would do, I pick up the phone and started calling and texting agents in my in my office. And the one of the problems that also was it was Friday, the guy worked until four, which meant he couldn't see the home till five o'clock on Friday. And it was in downtown Denver. If you could say traffic, you know, probably not the best time to go. So I'm asking all these agents in Highlands Ranch, which is, you know, 30 minutes, 35 minutes away on a good day to go down there. But I'm calling I'm texting. And you know, after about a half hour, 45 minutes, somebody finally was like, Yeah, I can do it. And then we had to have this awkward conversation. am I paying you? Are we just trading off? Are we sharing the client, you know, and all I wanted, I mean, they were already clients in mind, all I wanted was them to get inside the home, I'd come take a look at it the next morning or whatever I needed to do. But I couldn't yet I just needed them inside the house. So I said, Look, I'll pay you $100 go show the house. They did, we sold the home. Matt Kuchar And sure enough, I was having a beer with my friend Ed later. And I'm like, there's got to be a better way. And so, you know, you always hear the people like we were at a bar and had a napkin, we literally were at a bar having a beer and add a napkin and we drew this thing out. And it's like Uber for real estate. We're brilliant, you know, and we started celebrating because we thought we'd make millions. I always love our time together. And I know others do as well. You know this is such an interesting topic. It's such a great word I actually named this new membership group that I've created, maintain your momentum because it's so important. We can talk about it. And yet, sometimes it's hard to get going in it. And really, it just starts with baby steps and getting into action and getting into action on the right things about that.Justin StoddartYou know, I love it. It's a great premise for the show. I want to tell a story. You've heard this story before. I had a basketball coach right now it's like for those that are watching it live right in the middle of March Madness, right. We're seeing some teams succeed go on and defy all odds. Other teams, we're seeing the struggle, my head basketball coach who was actually voted at one point to be the top high school basketball coach in the country. So this guy's really good. He would always tell us he would say, we have to get big mo on our team. He said if you can get big mo on your team, we win. And Big Mo was momentum. He knew that it was like having another player off the bench. When you start to get the crowd into it, you start to get your own belief into it, your own energy into it and all of a sudden, like things, get a lot easier. It's like the court all of a suddenly tipped downhill. And the other team is struggling.Justin StoddartAnd so I love this topic of momentum. Because the real estate industry can be a tough one. Right? You can really have. This seems like a lot of stuff is trying to stop your momentum. Right. I know we're in a tight market right now. I don't know exactly what Tulsa looks like. I know Portland's pretty tight, right. Talk to us a little bit about how you're teaching people in a tight market how to get momentum, you said it's doing the right things, doing them consistently, maybe even not even expecting to see the exact result right away, like what else should people be trying to do in order to get big mo on their team?Jennie WolekOh, my gosh, you know, as you were just talking through that story, it reminded me of so many great examples that I've seen in my life. I've been in this business for 20 years, Justin plenty. And I don't know if you saw the news report yesterday that there are more real estate agents than there are active listings on the market in the United States. And so that's a topic that real estate's freakout real estate agents freak out about, they're like, Oh, oh, my gosh, so much competition with the other agents. And I'm so old and have done this business for so long that I just know, I need to focus on what is most important for me, my team, my community, and stay on purpose and can't get distracted by others around me.Jennie WolekBut first real estate agents, I think, make a big mistake of getting into this business. And they don't know why they're in this business. They don't have a purpose or a mission or a plan for their lives, let alone their business. And so momentum can be picked up over time by doing the right activities. The number one job description of a real estate agent, whether you like it or not, is lead generating. And that means talking to people connecting with people. And if you're not doing that every day, then you might as well quit, because that is your job. And so you have to get into action.Jennie WolekNow today's conversations may not lead to a piece of business tomorrow. And yet it can build a relationship that produces future opportunities and connections and relationships for a real estate career. That's how over all these years, 20 years in the business I'm you know, grown a team that last year, we got to about 173 families and half of those come from our local database and 30% come from agent relationships. And all those relationships are based on consistency. And predictability comes whenever you stay consistent on what matters most. We're going to tell you everything you're doing wrong with YouTube, which may be the fact that you don't see how big the opportunity is. Today's guest is phenomenal. I can't wait to introduce him to you hold tight. He's coming right up.Justin StoddartToday's guest Jackson Wilkie. He's been in real estate for two years. He's already out of production. Yet you heard me say that right? Two years. And he's already out of production. How in the world did he do that? I'll tell you this. It wasn't by buying leads from Zillow. It was by creating his own lead source from YouTube. Jackson Wilkie, thanks for coming on the show today.Jackson WilkeyThanks, man. pumped to do this again. You know, when I first started, it was just getting going on this now. It's it's a full revolution of things working for me.Justin StoddartYeah, yeah. I can't wait to hear. Let's let's dive right in. Right. I think first and foremost, I want to help agents to see the opportunity. I've been, you know, working with agents and I, they tell me that that Zillow used to be a really great opportunity. Like the leads were were were strong, they were good, the conversion rate was pretty high. I haven't met anybody, in all my conversations that says that they're as good as it used to be. And there continues to be a kind of a downward trend of the quality of leads and how much Zillow is charging, and even the demands that they're putting on you. In certain environments that require you to call back even before these leads are vetted. It's a total waste of time, in a lot of respects, definitely not a place where you can go to really build a long term career with strong margins, it's going to allow you to serve your clients at the highest level. You're a big proponent Jackson of the fact that people can own their own lead source, as EMI right, the upstream model was was really designed around this concept of getting to the customer before big tech portals. You guys are doing that through a beautiful way through YouTube. Talk to us about how you stumbled upon this idea or how you really uncovered the fact that you could create your own Zillow, right? You could cut out all of the big boys, you could become your own Big Boy, I talked to us about that.Jackson WilkeyWhen we talk about you know, funnel systems. When you think about the Zillow, the Redfins of the world, these people are already shopping at home. And so what what YouTube and the way that we've uncovered, you know, lead generation for us is, first of all, it's 100% conversion rate these people are calling us but secondly, we're so far above Zillow and Redfin because before anybody searches for a home, they're searching for where to live. And so we've unearthed that where to live. And so they are going through and watching these videos, and I'm talking, you know, I don't shoot videos under 20 minutes anymore 20-30 minute videos, and they will just go through all of my videos and they'll watch it and then they reach out and call so what happened was, it's all pain points.Jackson WilkeyWhen I got in I was brand new, I was your job right title rep for escrow. And I came from North Idaho as a, just a just blue blue collar worker, journeyman lineman, and then I'm thrown into escrow sales. So now I really don't know anything about real estate or escrow sales, but I just had a knack to get in front of people and then within 1011 months, I'm like, I'm going to jump into real estate. So here I am in a brand new market, brand new job. I don't know anybody except for realtors. And so I start doing what every real estate agent and what every Digital Marketer like Gary Vee says, hey, go do it via digital mayor because I knew I was going to do video right? Go be a digital mayor and shoot all these restaurant shop interviews because you'll just dominate the market. So I did I'm gonna go get her so me and my business partner Jesse doubt we started shooting these videos. I couldn't cold call I couldn't do I even landed one appointment. Justin cold calling. And, you know, maybe you can speak to that a little bit, but I would imagine that part of your success, Pat, has been just this ability to focus on whatever it is that you're doing at that particular phase of life. Is that true?Pat HibanYeah, absolutely. I mean, you know, my goals, Justin was always to be able to work from anywhere, and it's cut the guy that checks his emails and, and counts his money, so to speak, know how to, like, look at different spreadsheets and talk to a player, property manager or an accountant, you're there, you know, that was kind of always my vision. And that's kind of my reality now on that, and of course, you know, go find it, some of their abundance with three other partners. And, you know, that's fastly growing up to 380 members suddenly COVID, just because to a whole new level, as for membership, and so, you know, that's, that's always fun to do and then meeting new people through that. So 10 to 20 hours a week nowadays of my time. So that's kind of where I'm at.Justin StoddartSo you've really taken I mean, after selling over a billion dollars in real estate, you've kind of taken and maybe retirement, is that the right term? It's more it's kind of a different phase, maybe more of a legacy phase of your career. Is that maybe a better way to put it?Pat HibanYeah, absolutely.Justin StoddartSo what I really want to get from you today, Pat, and again, I'm so appreciative of you being here, is if you were talking to an agent that had aspirations to not just build a great income, and a great business in this industry, but to really create a legacy to really create something that that, you know, stood the test of time that really impacted people in a much bigger way than just some zeros in their bank account. What's the blueprint that you would give to people? Like what are some of the key things that maybe people don't know about you? Or that maybe even those that are close to you know, that like, what, like what guidance? What advice would you give to those that really want to create that?Pat HibanYeah, that's a great question. I think that you know, if you ever want to create a legacy, I mean, here's the thing. There are millions of real estate agents, and unfortunately, most of them are the same. Right? Unfortunately, most of them are, you know, their career consists of a sphere of influence referrals. And working with clients and giving them the best possible service and, and having integrity, honesty, and knowledge of some cliches like that. And if you really want to have a legacy. I think you need to do something different. You have to do something for your markets. All right, let's dive right in. Because I know people that are big thinkers, they don't have a lot of time to mess around. They're here to get some information and apply it and start thinking big start creating some achievements in their world. So let's talk a little bit about first of all right away, talk to us about this first-time homebuyer strategy via zoom, how many people to attend? What was your strategy, give us some kind of nuts and bolts that we can apply today.Brad Van De Walle This is literally my favorite thing that I've ever come across. You know, I'll tell you, if you don't mind. I'll tell you the backstory and kind of how we got to there. So I was doing first-time homebuyer seminars in brick and mortar at the end of 2019. And my mortgage broker came to me, he's like, we got to start doing these. I'm like, man, like, it's Canada, like, there are 10 feet of snow, like, nobody's ever gonna show up to these things, right? So people actually started showing up and we didn't know what we were doing. We just kind of posted something on Facebook. For those of you that know me, technology is my least skill, like next to running marathons and stuff like that. So like, I was just not my jam. But, you know, we found a company that that advertised. And we had people that actually showed up, and we're like, Okay, this is actually pretty cool. Can people maybe 15, but then, you know, was weather dependent. We had not the best part, like for parking, but then people have to drive across the city sometimes. So then COVID head, and then he looked at me and like Canada was locked down. Like I mean, 30 days, like you're not, you're really not going anywhere. It's a little bit different states. And he's like, let's start doing them via zoom. And I'm like, what, zoom? And I'm like, it sounds like it's never gonna work. He's like, No, seriously, he's like, I didn't know what it was like, zoom, you come on to do this. I'm like, Man, I'm not going anywhere. For 30 days, I'm willing to try anything to not go crazy. So we actually did the first one, we actually had about 15 or 20 people on, and we're like, really like, okay, so we kind of fumbled our way through that one. I ended up losing a couple of deals from it. And I'm like, there's definitely something here. Since we learned from that. We adjusted a couple of different companies. At one point we were getting between 20 to 25 people on and about 10 people would sign up for my mortgage broker. So I have it is we do our presentation. They all sign up with the mortgage broker at the end, the mortgage broker does the pre-approval, and then his team ships them off to me. It's beautiful. They do all the follow-up. Thank you, Josh. So you know, we were getting that many, and then now it's evolved. And then and then what's the production started going down? Or the sorry, the attendees started going down, and then our attendance rates, so that I started with this marketing company in Canada. And I'm like, Guys, I need more leads. I need more people there. Well, the first one that they did for me, I couldn't even believe it. We had 100 people registered and 80 people showed up. And I was like, I'm like, Alright, like now we're talking like now this is some severe stuff. And, and they actually for anybody that's interested. So you know, that's how I actually feel about you.Shelley ZavitzSo yeah, back atcha.Justin StoddartSo for those who don't know, Shelley, again, I kind of give a quick bio here, shall he tell us a little bit about maybe how you got into the real estate industry cuz I think this will give some context to where you're coming from, and maybe why people should listen to you, which I think they have all the reason the word listening.Shelley ZavitzThe jury's out on that, by the way. All right. I was in Canada in broadcasting for 15 years, I got married, I came down to Portland, Oregon. And one of the things that I decided when I got here was that I wasn't gonna stay in radio. And what was the thing that I really liked doing outside of that, and I used to remodel condos in Vancouver, BC with a partner. I was like, I really like real estate. I'm going to do that. And I went down the exact same road every single person does, and all the real estate agents watching this like, Huh, right. And I knew for people when I moved to Portland, and I was like, Okay, I'm gonna start a referral business. It's gonna be gigantic, I'm going to be amazing. And then I really I mean, to buy for across the face the reality of what it is to build a business, a startup business, in real estate, right?Shelley ZavitzSo I did all the hurdles that you do in the first year and second year, and I really decided that I was like, I was gonna go big. So I wanted to be Rookie of the Year for my company. At the time, I worked for the Hasson Company, they were amazing to me. And of course, I mean, why couldn't I do that? Until I realized that you actually have to have a database to do anything. So I made it to the end of that rookie race and learned so much about myself about business, but mostly about myself and who I am in the world.Shelley ZavitzAnd I wrote a book about it. And it's a bunch of stories. So what I used to do was write for radio. So please, no, it's not. I'm not a serious person. I just, I don't know how to do that. So it's a bunch of stories to staple some points about the principles of building a business in real estate. And I launched that in 2019. I got a publisher of his Herrmann house that took me on it was great. And we sold out the first 1000 copies in two weeks. Remarkable, right? I thought, like me, and my mother would read it, and then I would like to send it to you. So thanks for reading.Justin StoddartI did and I loved it, by the way. No, the book is new agent 365, like your first three to 65 days in real estate, how to be successful. It's actually not only super informational, and helpful, but it's really entertaining. Talk to me, Joe, what's your favorite part about being a dad?Joe KapplerA favorite part about paying dad he does have all evolved days actually today I got my oldest is now at a new school West Hills Christian, they had a deal in which you come in and talk about what you do. And it was neat to see you know, my kid at a school where he's you know, you said blocks in positions and goals in life, your kids to be successful and easy only at second grade but seeing him in school loving where he's at thriving.Joe KapplerYou know, we got sports coming up, there's been no see them failed to be able to have the mindset that picks themselves back up in a COVID world that they have a good attitude, being stuck at home and just seeing the positive signs alive. So saying, watch our kids as they grow up right now from babies to little people right now it's fun to see them react to challenges or react to even just be trying to instill the humbleness and inside of things when they go really well.Joe KapplerBecause obviously things cannot go Well, you've been through this pandemic, I'll probably be mixed reviews on this by took my kids downtown, walk the streets during Christmas time. And with my little girl, she's four older sons eight. And walking in seeing this is life on the other side if you will. And obviously, you know, it's the social unrest is one thing, but also just the homelessness and seeing that this is a stark difference to where we're out in the suburbs, we don't really see much of that and seeing them interact and reaching out their hand not being afraid to go talk to these people and hand out a blanket or some clothes. And I think for kids to see that. For our kids at early ages, see them thrive in those situations where it's uncomfortable, but they can become comfortable with making sure that there are It doesn't matter what the person looks like, smells like anything else. They're human, they're a child of God, and they deserve to be loved. So been through this challenging time to see them be excited about those sorts of opportunities.Justin StoddartSo I love that Joe. That's one of the reasons why I admire you again and the way in which you would still great values in those with whom you work as well as with those with whom you live and get the raises as children. I want to hear really quickly. Just kind of a state of the market. Right. Obviously, there, there have been a lot of changes, you know, the past 12 months, right? A lot of obviously, people are now working remotely. Maybe let's just start with this question of Is there any sort of statistics are let's just talk about the impact so far. What's happened to the maybe downtown market as a result of the pandemic? Maybe it's hard to separate between the pandemic and the other things that have been going on downtown. I mean, the Portland Business Journal does a pretty good job of staying on top of the commercial real estate market. I have with me today, someone who owns nine businesses in the real estate industry. Justin Stoddart Now you don't need to do that to create revenue streams in real estate. He's overly ambitious, he's a big thinker. I'm gonna get to the full introduction on him here in just a second. Chris Craddock Chris Craddock, you did it.Justin Stoddart I'm second guessing myself after the fact when we've had conversations before. Let's talk a little bit about you and how you got into the real estate industry. Obviously, you were a residential real estate agent started realized that there was all kinds of missed opportunity that were like that you were almost kind of blind to right. And all of a sudden you started uncover this. Talk to us a little bit about kind of how that came about?Chris Craddock Well, it started, you know, I was I was on staff at the ministry in the early 2000s. Right after I got married, and I made $20,000 a year in the DC area, which if you know anything about the DC area, you can't live on $20,000 a year. And we always had a goal that my wife would stay home with the kids when we had had kids. Chris Craddock And so yeah, when when she got pregnant 2003 I just was like, how do I make money to, you know, to survive, and also do what I love doing in ministry. And so we started, we, I just went the library, checked out every book on on real estate investing, and started knocking on doors of distressed properties, you know, and I literally knew nothing about what I was doing. Chris Craddock And one of my catchphrases in life is imperfect action trumps perfect inaction any day of the week. Chris Craddock And so I just went out and started doing it. And I didn't know what I was doing. But somehow I made money. And, and so, you know, I made 12 times what I made in a year and about in about four months. And so I was able to kind of step back and, you know, continue doing ministry, but then, you know,.Chris Craddock We have six kids, and anybody knows, I mean, I know you've got six kids too. So you know, it's like literally throwing your your money in a bathtub and somebody drains the plug, right? Like that's, that's basically what we did. And so I had to go back and figure out how was I, you know, how is it going to continue to make money. And so while I was doing ministry stuff, and so I started flipping houses again. But this was after the crash. So. Chris Craddock So what I was looking for before the way I was getting deals before, we're all short sales. So I got a ton of short sales. And I realized the bank was paying a commission to real estate agents. So I'm like, why wouldn't I just get get licensed and make the commission myself. Chris Craddock So I got licensed. And then, you know, during that time in ministry, I'd always I'd always loved leading people, I'd always, you know, Zig Ziglar says you can have everything you want in life, if you help enough other people get what they want in life. And so I always have big teams and I came across Gary Keller's millionaire real estate agent book. And it just made sense to me. Chris Craddock And so I guess it was like 2014, we started building our retail team, December 2014. And then last year, in 2020, we finished up with 501 transactions, both on and off market. And 167 million in volume. And yeah, just grew really, really fast. And a big piece of that was learning how to cross and bridge the gap between agents and investors, which should be a very good get, like a very good relationship. But for whatever reason, investors live in one world and agents live in another and you know, they leave a lot of money on the table because of it. Justin Stoddart So I gotta highlight a few things here. Number one, you close 501 transactions, your team's 501 transactions last year, 167 million, as you said,Chris Craddock yeah, yeah, yeah.Justin Stoddart And you have six children. Like, I'm just like not doing anything over here. Let's let's talk about this concept of success and significance. I think people think that I can either have a successful business, or I can have a family at all, or it's especially a big family,
