Ep 434Where and How To Get Expert VAs For Your Land Business
Pete Schmitt is a serial entrepreneur, computer scientist, and Land Geek. He grew up in Long Island, New York alongside his childhood friend Anthony Napodano who is also an entrepreneur and Land Geek partner. Anthony spent over 20 years as a teacher, principal, and district administrator in both New York and Arizona where he now resides with his family. After working on Wall Street and for Corporate America, Pete decided that it was time to work for himself. He started his first business in 2001 and with Anthony, he has created multiple successful businesses from the ground up. Michelle Davis was introduced to the mix by Pete whom she does bookkeeping for the last fifteen years. She is an entrepreneur who has successfully established and run multiple businesses over the past two decades. The dynamic trio teamed up in 2019 to form Landva4u, an administrative company that provides high-quality virtual assistants who specialize in the land business. Together they focus on building a reputable and successful business that provides exceptional VA services to a diverse clientele base. Their VA’s are trained using the Land Geek methodology and are capable of managing and executing all your business processes.Listen in as they discuss:Who is Landva4u?Roles that are most sought after in the Land Geek community. When is the right time to start scaling your business from a financial perspective? What makes a good client?Scott’s 30 to 1 ratio.Documenting and delegating tasks in your business. And, more!Be owners, don’t be workers in your business ~Pete SchmittTIP OF THE WEEKMark: My tip of the week is to stop working in the business, start working on the business; and not only that, Pete, Anthony & Michelle has been generous enough to give you 20% off on your first package. Go there and learn how life is going to be so much better, colors more vibrant and foods going to taste better when you start working on really important tasks, really important things in your businesses, and really drive revenue. Go to landva4u.com/thelandgeek.Scott: Check out remoteworkly.co, this is a synchronize video meeting you’re going to have with your team. You want to send them a message, you want to do a screen share, you want to do whatever you just go in there and put your message in there then they can reply back like giving meeting updates, etc. I can do it Sunday, Monday whenever I want. I think this is a better platform.Pete: One book I love is Atomic Habits by James Clear, it’s so good because it really teaches you to look at what you’re doing on a daily basis and try to focus on where your built habits determining whether they’re good habits or if not good habits try to figure out a way to break that habit. It really reduces to the smallest subset. The book really does an amazing way, it has a way of looking at all of the habits.Anthony: I also have a book that almost compliments the Atomic Habits, it’s called What Got You Here Won’t Get You There by Marshall Goldsmith. A little old book but something you can read. Instead, you focus on processes, you focus on 20 habits that are more transactional and relational that will make you more effective in those processes, and if you’re into leveling up which is the Land Geek Businesses is so much about, it’s about leveling up and you have to change if you’re going to get there. It’s these habits that you’re going to constantly tweak to get you better to make you more reflective and give you the next set of exercises so you can prepare your business for greater success.Michelle: My tip is Tax Evasion is a crime, Tax Avoidance is not. What I mean by that is, as business owners we need to get into doing tax planning and not just at the end of the year when you see how much taxes you’re going to pay, scrambling to it to evade them. Tax Evasion is a crime, Tax Avoidance is not. Get to tax planning, it’s important. Isn’t it time to create passive income so you can work where you want, when you want and with whomever you want?

The Land Geeks also share some of their success stories when they purchased land at a discounted price from landowners. TIP OF THE WEEKScott Todd: The tip is pretty familiar, like Loom. If you're not familiar with Loom, it's a Chrome Plugin that will allow you to record a screen, like screen videos. It's cool, it's free but if you want to use HD quality it's like $10 a month. Lately, I haven't been using Loom for a long time, I've been using Zoom and you can use Zoom for free, and I also use flick.io for other things like videos. But for quick videos, I just want to share my screen with and not trying to make it long, like just want to share with a VA something I have a Vimeo account. Vimeo came out with a chrome plugin that basically does what Loom does. What I really like about the Vimeo plugin is that you hit the play button to record the screen and automatically it puts right into your Vimeo account. It shares with you the link right there on the screen. Usually, how I do it I would record it in Zoom on my computer, upload it into my Dropbox and share the link that way or put it in my Vimeo account. It's free for standard recording, if you want HD recording you got to have like $9 account. Are you ready to learn more about land investing? Ep 426Reasons To Invest In Counties That Are More Saturated
Joining Mark this week are:Scott BossmanMike ZainoErik PetersonTate LitchfieldScott ToddListen in as they go around the table and discuss the reasons why they continue to invest in counties that are highly saturated with land investors instead of buying more land in counties with a lesser saturated market and fewer land investors.TIP OF THE WEEKTate: This is a tool that I actually used to help a customer who is buying raw land from us, just check it. It’s not a typical tool, this tool is the Oregon Water Resources Department Well Report Mapping Tool, so if you go to it and you’re selling land in this area and you get the question that we often do: talk to me about water and depths, this tool will allow you to plug in your property. You can identify and give you a rough estimate of how deep you have to drill. It’s pretty cool, I like maps and GIS systems, it’s pretty similar to that but it’s got the water information. It will save you a call to the county. If you’re in Oregon or if you work for the state of Oregon, this works for you.Are you ready to learn more about land investing? With some of the usual suspects missing this week, Mark is joined by:Erik PetersonScott BossmanTate LitchfieldMike ZainoListen in as they go around the table and discuss if they have bartered land in exchange for a product or service. They also share with us what they would barter for in exchange for a piece of land. Tune in to hear more!TIP OF THE WEEKMike: Today's quote comes from The Book of Five Rings by Miyamoto Musashi, many business people use this book today because the concepts are universal. This is about becoming new, “When fighting with enemies if you get to feeling you're snarled up and are making no progress, you toss your mood away and think in your heart that you're starting everything anew. As you get the rhythm, you discern how to win. This is ‘becoming new'.” So the last part of this, “Anytime you feel tension and friction building up between yourself and others, if you change your mind that very moment, you can prevail by the advantage of radical difference. This is 'becoming new'.” So, I think if we would insert, rather than enemies, we have our own battles building our business. Many times that we're working on something and get really frustrating and overwhelming, just step back and take a larger perspective on things, change it up, literally try to think from a different perspective. I think the idea that is important here is you change your perspective, change your view and look at it in a very different way that could bring about the result you're hoping for.Are you ready to learn more about land investing? With no direction and financially broken, Agostino was introduced into large real estate deals that changed the entire course of his life. He ended up building a real estate portfolio, general partnering over $40 million of deals in 20 months and today he helps people get into the real estate deals of their own and build their own wealth. With a focus on multifamily investing, he has combined his passion for real estate with his personal philosophy of goal setting and manifesting success to change the way people invest in multifamily real estate. There are many different ways you can attack this, try this for a week or two to solve this problem, grab a spiral notebook or just 3 pieces of paper and every day start writing everything that comes to your mind. Write everything until you've filled the 2-3 pages and put it inside an envelope, don't read it and don't think about it just put it away and what you'll find in doing so is that all of those fears, all of those emotions, everything evaporates on that piece of paper. Don't stop your pen from writing even if you don't have anything to say, just keep writing. You'll find that all of those fears disappear and all of a sudden your brain is clear. You'll start to have a vision on how to grow your business or whatever it is that you want. Are you ready to learn more about land investing?
