Opportunity Zones 101 What are they? Where are they? Why are they important? How can they save real estate investors money? Listen in as special guest, Ashley Tison shares the power of Opportunity Zones to generate positive social impact alongside risk-adjusted returns. Opportunity Zones are designated areas in the United States where real estate investments can qualify for tax incentives under the Opportunity Zone program. These areas are typically economically distressed and low-income communities, and the goal of the program is to encourage investment and economic development in these areas. Investors who invest in Opportunity Zones can receive tax benefits, including deferral of capital gains taxes, reduction of those taxes if the investment is held for a certain period of time, and elimination of capital gains taxes on any profits earned from the investment. 19-Year-Old Buying Investment Properties From his first two investment properties at the age of 19 and driving his moped on a 90-second HGTV feature, it's safe to say Drew Breneman has come a long way! A natural-born entrepreneur, Drew started his first business at 14. He then launched a highly-successful internet business while in high school. His ambition for finding the best investment vehicle for his earnings from his internet business is what led him to real estate, purchasing his first two rental properties at 19 years old. His drive attracted the attention of HGTV, where Drew was featured as an up-and-coming real estate investor. He wanted to share what he had learned and aspired to provide direct real estate ownership opportunities to others. Drew earned his BBA in Real Estate & Urban Land Economics from the University of Wisconsin-Madison's Wisconsin School of Business — one of the top real estate programs in the nation. Upon graduation, he worked for three national real estate development firms, each of which focused on different product types, affording him a broad knowledge base for the office, retail, market-rate multifamily, and affordable multifamily sectors. In 2005, he founded Breneman Capital (formerly Rise Invest) and co-founded The Blackhawk Investment Group in 2008, and Dwelle, a Chicago focused real estate investment and property management group, in 2019. While on activity duty Nate served as a member of a Combat Arms Unit that was enacted as the Quick Reaction Force for Global Terrorism earning the Global War on Terrorism Expeditionary Medal in addition to many other achievements and campaign medals. Once getting out of the military Nate began a new career in the fitness industry. He started working in the maintenance department while he got his credentials to be a Nationally Accredited Personal Trainer. It did not take long for Nate to realize his interest in Operations and Sales thus working his way up to becoming the General Manager of the company. Nate and his team grew the fitness facility from one location and 4,000 members to three locations with over 15,000 members and 120 employees. Upon exiting the fitness industry to pursue new ventures Nate worked as a member of the outside sales force for Jordan Belfort, The Wolf of Wall Street. It was at the same time Nate entered into the real estate space by wholesaling homes in Miami Florida. Fast forward 5 years Nate now runs a multi million dollar real estate company that will complete 60-80 flips fully virtual this year. She gave me the means and confidence to work on my own and with partners to keep flipping houses.
