He, and his company Visio Lending, are the pioneers of the DSCR Loan that has changed the way investors finance their short-term, mid-term, and long-term rentals. DSCR loans offer a variety of advantages over Agency (Fannie/Freddie) investment property loans and bank portfolio term loans. Here are a few: (1) qualify based on property level cash flow rather than person DTI (perfect for self-employed, or part-time employed and offers lower documentation requirements with no W-2s or tax returns required); (2) finance in a corporate entity to shield other assets; (3) only prove cash reserves on the current loan being financed; and (4) higher loan concentration limits. Prior to forming Visio Lending, he founded Visio's predecessor company, Econohomes. ESpit, Grit, and a Whole Lot of Tears Peter Eberhardt grew up in the far mountains of Northern California. He was always on a bike as a young kid, and at age 12 started racing BMX at his small hometown track. When Peter was 16, someone made a comment that no one from his home track would earn a national ranking and that spurred Peter to set out and put his hometown track on the map. By the time he was 19 (2015), he had achieved multiple district and state championships. However due to not having the national caliber tracks to train on and other resources, Peter struggled to make any headway on the national circuit. At 18,Peter spent every dollar to move himself down to San Diego so that he had the ability to train at the Olympic Training Center and not only on national caliber tracks, but Olympic level tracks. With the cost of living on the rise and not being able to efficiently train due to having to work so hard to make ends meet, Peter decided that he needed to buy a house to get his living costs under control. Peter drove uber for 6 months to buy his first condo at age 21. By the time Peter was 24, he finally earned a national ranking. Early on in 2020 at age 25, Peter had a lightbulb moment with his neighbors moving out, that he realized the power of real estate, and dove all in to learning about different ways of investing. About the same time, he finally accepted that he would never become who he was striving for in BMX racing, and hung up the bike for the time being to focus on other things. Late in 2021, with money saved from uber driving and taking out a HELOC on his condo, Peter purchased a central California 4plex which he then moved into for 8months to gut and renovate all 4 units mostly by himself. After that asset was fully repositioned and stabilized, Peter shifted his mind set around partnering, hired a few mentors and coaches, and is now fully invested in the multifamily space looking for his next deal. By January of 2018, they had already completed their first acquisition, an $800k duplex in Los Angeles. Maria came from very humble beginnings and as a kid, her parents both worked at McDonalds to put food on the table, her father would sell clothes out of the trunk of his car and she and her younger brother would go and clean houses and doctor offices with their mom during nights and weekends. Growing up, Maria was always told that she needed to go to school, get good grades, so she could get a good job. Maria graduated High School and she went to Bryant University in RI where she studied Accounting and Finance and later got her masters degree in Financial Planning from Bentley University in MA. After school, she got a job and was hired by a financial services company in July of 2010 and she started taking inbound calls talking to Financial advisors about mutual funds. After a few years of inbound calls, she transitioned to doing outbound calls and had her own territory that she covered. She had made it! She had finished school and got that good job that she was always told to get but she wanted more. After watching numerous shows and seasons of various flipping shows on HGTV, Maria became infatuated with Real Estate and wanted to learn how she could fix and flip houses. She had one of her favorite show hosts that was going to be putting on a free seminar in the DFW area on flipping houses so she attended the seminar. The free seminar turned into a second session and then a 3 rd session where she ended up investing over $40,000 into her Real Estate education. She completed the program in October of 2014 and after charging all of these fees on credit cards, she pushed herself to get her first flip and bought her first house in February of 2015 where she went on to sell it and made over $15,000. Since 2015, she has completed over 40 Real Estate transactions including fix and flips, rentals and wholesales – all part time around her full time job. Maria went on to quit her full time job on November 24 th of 2021 and has been doing Real Estate full time ever since. Maria and her team are dedicated to helping homeowners that are in distress and helping to bring them solutions. They work with homeowners in various situations such as those wanting to sell due to dealing with problem tenants, unwanted inherited properties, properties where homeowners can no longer afford to pay the taxes, keep up with the maintenance, those looking to downsize, those that are relocating and need to sell quickly and one of the biggest areas they help homeowners facing foreclosure. After completing his military service, Tim embarked on a new path, working underground in the coal mines of southwest Pennsylvania for five years. During this time, he pursued higher education concurrently, earning a double Associate of Science degree in Mining and Electrical Engineering from Pennsylvania State University. He also achieved an MBA from Waynesburg University, expanding his knowledge and skill set in business management. Driven by a commitment to continuous improvement, Tim obtained professional certifications including Project Management, a black belt in Six Sigma, and an EMT certification. These certifications exemplify his dedication to excellence and his ability to apply efficient and effective strategies to various projects and endeavors. Tim's journey then led him to a global manufacturing company, where he thrived as a project manager and consultant. Concurrently, he pursued his entrepreneurial aspirations, establishing his own company while continuing to broaden his education. He earned a Master of Science in Engineering in Construction Management from Drexel University and obtained a Real Estate license, further diversifying his expertise. More recently, Tim has brought his wealth of knowledge and experience to PWC as a private equity business consultant, expanding his understanding of financial opportunities.
