Q.Many people are predicting a recession. What would you say to people trying to get into property at this time? A.On the one hand, the availability of good credit has never been easier so why not fill your boots? However on the other hand, I do not feel that yields are that exciting at the moment. We have got a housing shortage, added with the societal changes, long term demand is only going to rise and therefore demand will increase. You have an increase of people who want to rent, but because of the tax changes in investors, that means less investor-owned properties and less for tenants to rent from. Q.What is the best advice you have ever received? A.My dad said to me that “an awful lot can go wrong in the world if you own the roof over your head” meaning that bad things may happen, but only to a certain degree if you own the roof over your head. Concentrate on that. Q.What does the word disruptive mean to you? A.I think it's about somebody who thinks about things in a different way. Someone with an independent mindset and is prepared to do something about it. See things in a different way, don’t follow the herd. Rob is joined by England rugby legend Lawrence Dallaglio and they get into all things rugby and business. After retiring from an amazing rugby career in 2008, Lawrence tells us what he has been doing since, from the businesses he runs to regular punditry as well as his honorable charitable work. Don’t miss this insightful interview with an English Rugby legend. KEY TAKEAWAYS Q. Lawrence, what are you up to now? A.I retired from rugby in 2008, it is an ever-fading memory. I was a rugby player who worked before they got into rugby, I was a surveyor, I owned the property industry when it was on its knees in the early ’90s just as the game of rugby came along, and when I turned professional. I sort of parked the property side of things for a while, though I would give rugby a go. Sport is quite an exhausting career, there are enormous highs and enormous lows I was actually quite excited to retire,it was relentless and there’s only so much of that that you can do. I had a number of different things that I had set my heart on for when I retired. I ran a call center company for a while, which was exciting, we then sold that business to Serco which went well. I then set up a hospitality business called “The Green Room” which is still going now. I have always kept a close alignment to rugby because that’s been in my life for the best part of 20 years. I remain beloved in Wasps, the club I was at for 20 years and we have gone on an amazing journey since I have left, I sit on the board of that club. I was lucky enough to work closely with BBC Sport, I helped to launch the channel with Jake Humpherries and Clare Baldwin, and I am currently a commentator and pundit for them. I recently concluded a sports marketing business called BBH Sport where we were looking after brands who had invested in sponsorships and they didn’t understand o to bring that to life. Quite a diverse portfolio, and that’s the way I always wanted it to be really. Q. What did you have to learn when you came out of rugby? A. There are a lot of similarities, believe it or not. I think it is about understanding how it works, for that particular environment but equally when you come into a different organisation, there are things that you need to learn and adapt and understand what motivates people, building a strong culture within any environment doesn’t matter whether it is the sport or work it is really important. Q. What does the word culture mean to you? A. Well, it is a set of behaviours really, there’s a set of behaviour that is important in any environment. It is the same at home, some families behave in a weird way, some behave differently. That denies how you perceive each other, and how people externally perceive you. That is what culture is, it is an internal message and feeling as well as an external one. It is important to generate the right feelings as often how people perceive you is really important, how does your competition perceive you? Do they find you inspirational or aspirational? It is also about your group living and breathing those behaviours. Q. Was there a moment in your career when you knew you would make it? A. Rugby is an interesting one, as soon as you’ve made it another bigger player comes along! It is quite a humble sport. I think for me the process of our development as a human being starts from a young age. I was very lucky to have been born healthy and into a cool environment which gave me two things in my life which were unconditional love which I think is amazing, and secondly, they gave me a belief system that you can go out there and achieve anything that you want to achieve. My parents are both from working-class backgrounds and both worked incredibly hard and provided me with love and belief. So you asked me, when did you think you can make it? Well, an early age really because every time I didn’t think I could make it I was continually reinforced with that belief of going out there and doing it. Q. Were you scared of Jonah Lomu? A. Scared is the wrong word, yes he is huge. When he comes running at you I have never seen a mountain run but he is enormous. Unfortunately, I played against him in 1999 and I ran towards him and I timed my run so I didn’t have to make a tackle against him, I ended up accidentally hitting him in the nose when he was scoring a try and it looked like a volcano had erupted! He was a special player who is sadly no longer with us, who saved his best performances for England. A phenomenon. Q. Can you remember the worst piece of advice you have ever had? A. I have been given advice that has turned out to be wrong. The opposite of good advice is telling you that you can’t do things. Negative energy, there’s radiators and drains, and we don’t like drains, we like people who radiate good energy. Q. Did you ever have people along the way telling you you weren’t going to make it? My first job was in a cemetery to earn money before I went to college, it was hard work, it was in winter and I had to level graves. I then started working for Anita Roddick, she is the founder of The Body Shop with her husband Gordon, and I was really impressed by her ethos and sense of purpose because it was all about fair trade and not testing on animals, she had a really strong message and brand and I wanted to learn from her. Do you think writing letters to people is more successful than email? Yes, I do, when you email someone you are piling up their inbox but when you write to somebody it is very rare and it stands out more. It is a good way of preempting a job application and that’s what I did with Anita Roddick, I saw that she was having some problems, I wrote to her directly and I became caudate of one rather than a candidate of 100. Any way we can differentiate ourselves, and come across as somebody with personality and character is much stronger. How old were you when you attended Harvard? I was 25, it was really tough. You started your study group at 7:20 in the morning and you worked really hard, and you learned a lot. I then came back and got a job at the BBC in production, I loved that I was a trainee producer for a little bit. You have both higher education and experience working in your family business, which one taught you the most? What is interesting is when I went to Harvard, my Dad actually applied and came over too. He did a course for entrepreneurs. I was the first member of our family to go to university, and even though my father left school at 16 with not any O levels, he was really big on education and he learned at night school to be an accountant. The difference is when you study at a university you consider a lot of ideas and see a lot of other people’s experiences, but you’re not actually doing it yourself. It is all very well having a theory but tries and it in practice, and I have learned that since. Try and take people with you, create a moon purpose, build energy around whatever you’re doing, that is really human and that is what I learned from my father. You have been very partly responsible for the growth of your family business, can you tell us how you grew Reed? I think it is always important to be growing, our strategy is very simple. It is to grow organically, we haven’t grown it by acquisition. There are only two ways you can grow organically, one is through exceptional service and the other is through innovation and new ideas. If you can deliver a good service to people that they appreciate, they will come back and they will also recommend you to other people, we take that very seriously. Innovation is also a big part of our DNA. We are always looking for new ideas and we are always skint people for their ideas. What justifies recruitment agency fees? You can negotiate your price, but I always say, if a recruitment agent is charging your company a very low fee, where are they going to send their best candidates? There is a huge behind the scenes cost of running a recruitment agency. We spend 20 million pounds on advertising, millions on IT, we have over 3500 staff. So there’s a lot of time and investment put into that. All the best and biggest recruiters in the UK use our website. If you’re paying a big fee you should expect a really good service and a really strong shortlist and ultimately a really good hire. I will say that I am understanding because of that, and I think it takes a certain type of person to be with someone in that mindset, that is really driven and wants to be successful. You really have to think about what is important to you, I do know people that have been all work focused and then they get to a point when they are like ‘oh I wish I had a family’ and they didn’t make time for that. Do you feel like you were able to stay true to yourself working in the media? When I first got into the industry, I was first a producer but I had dreams of being on camera. I remember talking to this big-time executive and he said to me “Oh so you want to be on TV?” to which I replied “Yes, it is a dream I have” he then told me “Well your English accent is a distraction!” I was devastated, I had also got a new agent who told me that maybe I should lose the accent and learn to speak with an American accent. I had to think to myself, is that really being me? If I was to go onto a station and start speaking with an American accent, that's not really real. I was trying to figure out, I’m English am I ever going to make it? I then remember going to see Sting perform, he was performing “English man in New York” and there's a line in the song “be yourself no matter what they say” and that's when I decided I was going to be myself no matter what they said! How do you deal with putting yourself out there on social media, without worrying about getting hate? You sort of has to get to a place where you don’t care. You need to build up your confidence, and to build up your confidence it is all about being good at different things. It has always been important to me to excel at things and produce good quality work, no matter what it is. All of that builds confidence, and the more the hate received will just become water off a duck's back. If you read something, don’t take it too much to heart, read it in a constructive way and take it in the best possible way. After getting so many comments, it has definitely helped me get a tough skin, what does it really matter? Not everybody is going to like you. Q.What is the best advice you have ever received? The best advice I have ever received was actually something that I heard somebody say. It was Anderson Cooper who said this in an interview “work harder than the rest, outwork everybody. Yes, talent is a certain part of it but really it's the amount of work you put in”. Q.What is the worst advice you've ever received? Learn to speak with an American accent! Although it could've been good advice actually. There are a couple of times where it could have been good for me to be able to do that, there is a sitcom and they were casting for a journalist in a small-town America. They really liked me but they asked me to do an American accent and that would have been okay as that's acting. So I sent them a self-tape and it was so bad! However, that's one occasion where that could have been okay to do. Q.What advice would you give to your 50-year-old self? I think what I would say to my 50-year-old self is “it’s never too late.” I think that's the big piece of advice if there's something that you’ve always really wanted to do it doesn't matter what anybody else thinks. I challenge myself to follow people I didn’t think that I liked, to learn from people that have very different beliefs from me, because that can challenge the way I look at something. Q. How and when do you scale? A. [David]I personally, have never thought about business as having a goal to reach a certain size. I approach business as trying to solve a problem that I find would be interesting to solve and that the world needs to solve and through doing that you can make money. I look at it more as a problem that people say ‘that cannot be solved’ whereas I say ‘it can be solved’. I don’t initially think about the size of the business, but if it is a big problem that nobody else has been able to solve before, then by definition you will be able to scale it. A.[Rob] There were three commonalities over the wealthiest people. One of those was the desire to serve vast amounts of people. Don’t just have a plan or a goal but if you have a genuine desire to serve vast numbers of people, then you will connect the dots along the way and take the opportunities and partnerships. The second thing, a concept called the network effect. This is essentially a way to get to as many people on the planet as quickly as possible. Q. Who were your main mentors when you started out on your journey? A.[David] I am the first to admit, I had a huge advantage number 1 I had an unbelievable mother and father, and I had a mother that constantly taught me that it was okay to fail, that constantly taught me that I would be something and that I would accomplish what I wanted to accomplish. Having someone that supports you in your life, gets you 80% of the way there. I have had different mentors at different stages, I was on board just after I finished college, and on that board was the first public millionaire in America. I had never met a millionaire before and he said something that was very interesting, he said: “you have to make what’s important in your life instinctive, there are certain things that you are not going to have time to process, that you have to be instinctive”. After that, there was a man named Walter Scott, who was like a father to me. He taught me that taking care of your downside is the most important thing in business and the upside will take care of itself. My third was probably Jack Welch, he taught me a lot. A. [Rob] Out of all the successful people I know, I am one of the youngest. This is because I have pushed myself to have mentors who are 60 and 70 years old. I love having these mentors because they have so much more wisdom and experience than me so now I seek out being the youngest in a networking group. Everything that David fortunately had, you can create. Q. Did you leave the ladder or are you continuously putting those ladders down for people? A.[David] There is nothing that gives me more pleasure, that putting the ladder down for someone else. It is really an ugly characteristic that some people have. Once they make their money they want to distance themselves from people so that others aren't able to have it. There is nothing more rewarding than putting the ladder down for the next person to climb upon. I do think, having a goal in mind is very important, but life is very complex and you have to be flexible and realize that life won’t always go the way you want. Q.Do you have any fear of failing in a career? A.Failure is a huge obstacle. I have failed at a lot of stuff, the more you fail the more you realize that that's not the end of the story, you’re going to be able to come back from that and go on. In many cases, failure is a positive, because if you never fail then that means that you did not try and you’re not stepping out of your comfort zone. Q.How did you settle on the character ‘Kane”? A.We talk about failures, I certainly had some. There is no prescribed path to get to WWE everybody does it differently. I would drive 200 miles to work for free just to get experience, it wasn’t much fun! Eventually, I networked and worked my way u and was able to sign with WWE. I had several characters that weren’t very successful the character Kane was then created for me and that was my big break. You have failures, but on the way, you learn things and I was able to prove to WWE that I was an asset to the company. Q.What made you succeed in that career for thirty years when other people only last a few years? A.I was very fortunate, I didn’t get hurt very often. It’s also about your attitude, having the right attitude takes you a long way realising that you’re contributing to the company. Too often people go to their employer and ask ‘what’s in it for me?’ what they should be doing is asking ‘what can I do for my company?’ That is what makes you valuable. My ability to put my company's interest first was why I was able to stay around for so long. What changes did you want to make as Mayor and what is your vision? A couple of priorities that we’re working on are mental health and substance abuse in our community similar to many other communities across the USA. Those two things are at the root of other issues that we’re facing. Another thing is looking at how we can prepare our workforce for the rapidly evolving global economy. If you look at all the things happening in the global economy, innovation has become the driving economic engine and how do we prepare our workforce for that and take advantage of that? Q.What is the best advice that you’ve ever received? A.I am the one responsible for my life and nobody else is. It doesn’t matter if things happen to me that ain't my fault, I am the one that is going to have to deal with it, and I have to take ownership of things. Is there one thing wrong with the world, that you would love to change? We don’t talk to each other. We scream and yell and each other a lot and we all have a different viewpoint, and we don’t listen enough. Q.What does the word disruptive mean to you? Rejection is hard, but far too many of us take it badly. This can be damaging to you, your environment, and most certainly your business and its growth. Make sure that in the wake of rejection, you do not lash out; you do not seek revenge; you do not inflict the pain you are feeling upon someone else! In the height of emotion, we generally say things we do not mean, and almost always regret the things we do. It may also ruin people’s perception of us going forward. Make sure you don’t try and exercise some kind of emotional-based leverage on someone - Guilt-tripping or emotional blackmail are not qualities that will encourage anyone to want to pursue a relationship with you in the future. Don’t turn it into something that means more than it does - Rejection doesn’t mean that your health, wealth or finances are ruined. Compartmentalise the rejection and don’t let it spill into your other interests. Don’t publicly react or turn to the internet to rant - All you’re doing when you display your negative reaction, is widening the field of people who won’t want to deal with you later. Don’t beat yourself up - Remember that rejection is almost never personal. Don’t take rejection too hard as it’s likely to have been entirely circumstantial. Never retreat - In the wake of rejection, it can be damaging to assume that you must never try again. You have to keep coming back, even if it means more rejection. Take it graciously - You might be feeling the polar opposite, but smile, breathe and don’t speak. Think, wait, and be kind. This will allow you an elegant response borne out of patience and consideration. Be grateful - Look for ways to be grateful. Be grateful that you got a response. Be grateful that they considered your request. Be grateful for the opportunity to seek feedback. When you do those personal development kinds of stuff like therapy, you learn that you're not the problem and you start to like that about yourself and learn to love that about yourself. Understanding your earliest memories, and getting to know that younger you and having some sympathy and some love and some affection and admiration for that younger you, that is a great gift you can give yourself because let's be honest, when you two and five and six and things happen to you that make you feel pain, alone, rejected, you wouldn't have sympathy for you, you wouldn't be like bully yourself or beat yourself up or be hard on that version of you, you would care about that person, love that person, you would probably respect how that person dealt with that situation. If you can do that to yourself, take yourself out of yourself, look at yourself when you're young and the pain that you felt and the mistakes that you made and you just really appreciate and admire how that person dealt with that and what they did, that's going to benefit you in your adult life. Who are you? Who is the child in you? What were the voids that you had? What were the pains that you felt from a very early age, I think it's a good thing for you to go there. You may find some trauma, you may feel alone or wounded when you go through that, but if you can also see the gifts in who it made you and who it's making you become and if you can find a way to leverage that and turn that pain into gain for yourself and others, that is an amazing gift that you can give to yourself. The most important thing to learn about business and life and becoming successful is managing your emotions, mastering your emotions, if you can shut up when everyone else is shouting, if you can speak up when no one else does, have the bravery and the courage to do that, if you can listen when others fail to do that if you can put yourself out there and take the arrows if you can be grateful for criticism if you could take the rejection and still be persistent. With your biggest highs, comes your biggest challenges. With your biggest highs, not only can but comes your biggest challenges, your biggest lows, so you need to be ready for what you can't be ready for. Prepare and plan for the unexpected. Be ready for what you can't be ready for and be prepared for what blindside you. You never know what that is, but at least be ready for it, whatever it will be. Stay patient. They say it takes 10 years to be an overnight success. I'm not sure if it takes that long anymore, but you certainly have to be patient. Do not be distracted by people who are achieving big things, you will also be one of them in a very short time. You can also always outsource and leverage more. What happens is when you get to a certain level of outsourcing and leveraging certain levels of admin, then all you do is take on more, and then you have a high level of responsibility and then you get busy and overwhelmed again, but then you can take on the next level of outsourcing like a marketing manager or someone in sales and then an operations manager and then an MD, and then a CEO, and you become chairman and there's always another level of leverage and outsourcing. So what you find is you outsource stuff, you liberate your time and you think I'm done, but then you either get bored and you distracted and you need more because you need that important feeding, or you want to grow. Every entrepreneur struggles with letting go. It doesn’t matter what level you're at, hiring staff, scaling, getting management in, selling your business, getting help on your brand, developing property projects, media and TV and PR, every entrepreneur even billionaires, they have challenges letting go. You have to ask for help. So many people are struggling alone. They don't have mentors, coaches, they've not done a therapist, they don't talk to people, they're not in the right peer group, it's your responsibility, you can't sit there alone wishing for people to come and save you and support you, you've got to go and find those circles, you've got to get to the networking events, you've got to get in the right property Facebook groups, you've got to take me up on the one to one calls when I do them, you've got to come to the progressive events, you've got to get in the right network and the right circles, have the millionaires locally and take them out for lunch and dinner People. Probably the greatest gift of life is the people that you meet, the experiences you have with people. Our victories are much better when we get to share them and your challenges are much better when you get to have help and share those with other people too. You learn a lot from them, you get inspired by them, you get energy from them. And also, it's really important to hang around with people in your peer group, to hang around with people above you, mentors, successful people, and more experienced in the niche you want to be successful in, but also hang around with people who are less experienced than you that you can help. Realism, the upsides and downsides. Set big but realistic goals that you can be able to achieve. When you set unrealistic goals, you’ll be smacked on the face when life gives you some cold hard realities and difficulties and challenges. What you think you know about people. Stop judging people, stop assuming what you think they think, and start listening and asking. You don't know people until you ask. You do not know what they mean until you ask. Believe in having mentors and masterminds and getting coaches and having a therapist, getting help from those that have been there and done it is the only best thing you can do to achieve success. Few people say you don't need mentors, you don't need to get help. You got to figure it out yourself. How do you figure out the baggage you had as a child, things that maybe you lacked, whether it's love from our mother or father, or some kind of abuse or loneliness or extreme challenge or significant emotional event?
