No, a o čem mluví Monča v dnešní epizodě, originální číslo epizody je 172? Monča mluví o tom, jak Češi cestují – že jezdí na chatu nebo jezdí stanovat. A teď už jdeme na dnešní reprízu. — V Česku je spousta krásných míst. Máme historické památky a taky pěkná místa v přírodě. Máme i hory a místo moře máme rybníky a jezera. Česko je malá země, takže můžeme cestovat autem, vlakem nebo autobusem. Za pár hodin můžeme navštívit několik míst. V Česku je jeden velký trend – jezdíme na chatu. Spousta Čechů má dům na vesnici, kterému se říká chata. Na chatu jezdíme hlavně v létě nebo o víkendu. Po pracovním týdnu chceme být mimo město. A co tam děláme? Pracujeme na zahradě, pěstujeme ovoce a zeleninu, jezdíme na kole nebo chodíme do lesa. Mnoho lidí chodí do lesa na houby, chodí houbařit, sbírat houby. Já taky ráda sbírám houby, ale nerada je jím. Ráda sbírám i lesní ovoce jako borůvky, maliny a brusinky. Moje mamka dělá skvělé borůvkové knedlíky. Mnoho Čechů taky jezdí stanovat. Myslím, že tento trend, stejně jako to, že jezdíme na chatu, začal za komunismu, když jsme nemohli tolik cestovat do zahraničí. I dnes ale spousta lidí jezdí stanovat, hlavně s dětmi. Toto je druhá část epizody o tom, kde mluvím o formalitách koupě domu. Jestli jsi neslyšel(a) první epizodu, poslechni si ji. Protože teď pokračuju v procesu koupě domu. V první epizodě mluvím například o hypotéce nebo o kupní smlouvě. Jestli se ti tyto praktické epizody líbí, budeme rádi, když budeš naším patronem přes Patreon.com/slowczech. Díky moc! *** Takže… kupní smlouva, smlouva o smlouvě budoucí,… co dál? Další dokument, který banka chtěla, bylo potvrzení o bezdlužnosti. To je papír, který ti dá finanční úřad a který znamená, že nemáš dluhy. Ten papír říká, že nikde nic nedlužíš. Také musíš poslat výpis z bankovního účtu. Banka potřebuje vědět, kolik přesně peněz vyděláváš měsíčně. A nakonec musíš poslat daňové přiznání za poslední dva roky. Daňové přiznání je dokument od finančního úřadu, který říká: V roce 2020 jsem vydělala tolik a tolik peněz. A v roce 2021 jsem vydělala tolik a tolik peněz. Tohle banka potřebuje samozřejmě vědět. Všechny dokumenty jsme poslali e-mailem. Originály jsme donesli do Partners. Moje kamarádka komunikovala s bankou. Neumím si představit komunikovat s prodávajícím, s právníkem a ještě s bankou. Uff. Navíc prodávající byl hrozně líný a nechtěl nic dělat. Všechno jsem zařizovala já. Poslední dokument, který právník připravil, byla Smlouva o úschově. Když kupuješ dům a platíš miliony korun prodávajícímu, není dobré je dát v kufříku jako mafián. Můžeš si vybrat, jestli je pošleš přes banku nebo přes právníka. My jsme posílali peníze přes právníka. Doporučuju. Je to rychlejší a jednodušší. Banky jsou velké a složité instituce. Navíc, když chceš například změnit datum poslání peněz, zaplatíš 10 000 korun. S právníkem je lepší a rychlejší komunikace. A je to levnější. Takže smlouva o úschově je dokument, který říká, že pošlu právníkovi 20%. A jakmile se staneme majiteli domu, právník pošle peníze prodávajícímu. Kdy? Když Katastr nemovitostí řekne, že je všechno v pořádku. Naštěstí šlo všechno dobře a banka schválila hypotéku. To znamená, že řekla: Oukej, všechno v pořádku, dáme vám peníze. Potom jsme podepsali Zástavní smlouvu. Zástavní smlouva je dokument pro banku, který říká, že banka mi dá nějaké miliony a já jí dám dům. A až jí za 20-30 let ty miliony vrátím (česká říkáme, že splatím hypoteční úvěr), tak je dům můj. Když mám nějaké problémy a nemůžu platit, je dům banky. Ten dům slouží jako zástava. Proto zástavní smlouva. Potom jsme šli na Katastr nemovitostí (neboli KN), který jsem před chvíli zmínila. Katastr nemovitostí je seznam všech nemovitostí v Česku. Jsou tam domy, chaty, pozemky a všechny detailní informace o nich. Partners naštěstí všechny smlouvy a dokument na Katastr nemovitostí poslal – to znamená Kupní smlouvu, Zástavní smlouvu a Smlouvu o úschově. Většinou musíš mít peníze od banky plus podepsanou Kupní smlouvu. A potom můžeš jít na Katastr nemovitostí. Pak čekáš 20 dní, které jsou ze zákona povinné. Nemůžeš to urychlit. Protože jestli například bratranec prodávajícího uvidí, že on prodává dům, ale polovina toho domu není jeho, ten bratranec může přijít a říct – On to ale nemůže prodat, polovina domu je moje. Takže 20 dní je tzv. ochranná lhůta. Samozřejmě jsem asi 3x volala na Katastr, jak to vypadá. Chtěli jsme se stěhovat co nejdřív. A taky jsme doufali, že to budou všechny formality hotové do konce prosince 2020. Nebyly. Nakonec jsme byli oficiálně majitelé až 4. ledna 2021. Prodávající měl potom podle Kupní smlouvy 10 dní na předání nemotivosti. Předání nemovitosti znamená, že nám už konečně dá nebo předá dům. Do maximálně 10 dní nám musel předat čistý prázdný dům a klíče. Bylo to celé velmi stresující. Na začátku nám Partners řekli, že to můž trvat 3-4 týdny, když to bude rychlé. Nebylo. Trvalo to 3 měsíce. Ale protože taky právník měl Covid a prodávající byl hrozný komplikátor a taky byl konec roku a Vánoce. Ale dnes jsem moc ráda, že jsme tento dům koupili. Je to nádherné místo, kde jsme opravdu spokojení a kde teď máme krásné miminko. Jmenuje se Elias a je moc zvídavý. Já i můj partner jsme moc šťastní. Doufám, že jsi taky šťastný nebo šťastná. Je mu 8 měsíců a jako každé malé dítě je velmi aktivní. A taky mě nebo tátu potřebuje skoro pořád. Ale musím říct, že to je moc krásné mít miminko. Jsme fakt šťastní. Tak, co je nového po prázdninách? Jaké jsou novinky ve slowczech? Zaprvé, máme dvě nové lektorky. Teď jen nás 21 lektorek. Wow, mám fakt radost! Zatřetí, plánujeme živé eventy. Živé eventy v Praze, v Brně, pravidelné konverzační eventy (pravidelné, to znamená například každý druhý pátek nebo každý měsíc). Plánujeme taky víkendové eventy jako Full immersion. To bude fakt super. Chceš být víc v kontaktu s češtinou mimo online svět? Baby sitter neboli česky paní na hlídání nebo chůva nebo hlídačka, to je paní nebo slečna, která je s naším synem, když já chci mít chvíli volno nebo chci pracovat. Náš syn je velmi sociální, velmi pozitivní, usměvavý, spokojený, prostě bezproblémový. Ale já nejsem typ maminky, která s ním bude 3 roky sama doma jako hodně českých maminek. Potřebuju dělat i jiné věci, abych se cítila dobře. A proto jsem začala zase učit. Je to fakt super, miluju to, baví mě to! Jenom pár hodin týdně, ale určitě to znáš: Když je něco omezené (limitované), tak to potom člověk chce víc nebo si toho víc váží (appreciates more). Já si víc vážím práce a víc si vážím času se synem. Jestli chceš lekce se mnou, mám už jenom 2 volná místa na lekce, pondělí a středa odpoledne. A taky zase otvírám konverzační skupiny pro lower intermediate. Miluju skupiny a umím udělat lekce tak, že já mluvím maximálně 10 procent času a studenti 90 procent času.
