In October 2019 Greg and Rachel relocated from Wilmington, NC to TX to pursue their dreams of becoming real estate investors. Greg was a Marine Corps Huey pilot for 9 years and Rachel was gym manager and Personal Trainer for the past 4 years. In 2017, Greg became intrigued with real estate investing and spent all his spare time reading and listening to Bigger Pockets podcast. Rachel matched Greg's passion for real estate in 2018 after her pursuit of self-education. As a team, they decided to go all-in as multifamily investors. In October 2019 they made the big move to TX, Rachel's home, and became full-time real estate investors. He is currently a Managing Director of Operations for an NYC based alternative investment manager with over 15 years experience in the alternative asset management and FinTech industries. Francesco got started in multifamily investing back in 2010 with the purchase of a “mom and pop” owned fourplex in Northern NJ. Over the next 7 years Francesco earned his MBA from Rutgers Business School while self-managing his first property. Francesco “refi and rolled” into a second fourplex on the same block, purchasing it directly from the property owners in 2017. He recently acquired a third fourplex in the same neighborhood in an off-market deal from two retiring partners, bringing his portfolio to 12 doors. Francesco has been happily married for the past 11 years to his wife Mary Ann, a cosmetics manufacturing executive, and the pair are parents to their two daughters, Liviana and Sienna. Francesco credits his father in-law Franco for urging him to acquire his first property and mentoring him throughout his multifamily investing career. Dylan and Mike discuss why budgeting is so important and how to review your revenue and expenses. The reason for budgeting is to create accountability for you and your property management team. By creating budgets that both agree on you can create a game plan and prevent expense creep. You will continue to improve by constantly monitoring your budgets. The first step to budgeting is reviewing the current year’s performance. This will allow you to create a baseline and understand how the property is performing. This will also allow you to also reset your underwriting assumptions going forward. Next you need to review your revenue nd see how the nature of the expenses. For revenue can you improve your rents to market rents or can you improve your occupancy. Can you increase other income by charging fees such as Pet Fees or Move-In Fees? When reviewing expenses can you reduce the fixed, seasonal, or variable expenses? You can do this through negotiating and reaching out to your vendors. Review the rent roll to see how many move-outs will occur per month so you can see your turn costs. This will also allow you to create better baselines for renewals. You need to compare your actuals and budgets with your initial proformas. This is important so you can see your investors’ returns. Budgets are a tool that allows you to start the conversation on ways to improve the performance of the property.
