Mike Taravella interviews Will Coleman about the best time to refinance Key Information: Community banks have various seasoning periods ranging from 1-3 years depending on the bank Agency banks generally like to have 1-2 year seasoning period When you refinance the banks like for you to have “skin in the game” Know your prepayment penalties (yield maintenance or step-down) Yield Maintenance is calculated by taking the net present balance of the loan and multiplying it by the difference in the interest rate on the loan and the correlating bond yield. Step down is calculated as taking a predetermined percentage and multiplying it by the loan balance. If it is a 5-year term generally your step down will be 5% year 1, 4% year 2, 3% year 3, 2% year 4, and 1% year 5. Key Information: Rob identifies three major levers of underwriting he is looking at in order to better prepare his underwriting on future acquisitions. Those three levers are: Stabilization timeline - Having a realistic time frame of when you will make the improvements of the property, increase rents, and get your occupancy up. Don’t assume everything will be perfect in one year. Rob underwrites at 0% rent growth during the first 24 months of the stabilization timeline. Going in Vacancy Rate - Things are uncertain in the market right now, there is a possibility of an increase in vacancy and it is important to stress test this number to see how it impacts your model. Hold period - If you were underwriting at a 5 year hold period now stress test it to 7 years. Which will automatically impact your IRR. Rob and his team have not changed the level of return they are looking for on a deal. When underwriting make sure you understand how you are valuing the property upon sale and that you are not being over aggressive. Make sure you understand your cap ex budget. DFW: About 82% of tenants paid rent in April compared to 90% in March. Occupancy still looks strong, Jordan is not seeing a drop in Occupancy for Dallas so far. Atlanta: Rents have increased about 0.2% in 2020 compared to about a 2% increase in 2019. Jordan is not seeing a large jump in concessions as of yet. Demand is looking good in Atlanta. Orlando: Rents in Orlando have been flat for a while with rents growing less than 1% per year for the last couple of years. Robert believes there will be some investment opportunities in Orlando due to the negative impact COVID-19 will have. Phoenix: Rent growth in the first quarter was 2%. Rent concessions are being less prevalent. They are also seeing a strong occupancy of approx. 92%. Nashville: They have seen a negative absorption in the first quarter of this year. What motivates you to do your very best? What one thing have you not done that you really want to do? What are you waiting for? Who do you need to forgive? What self-limiting belief have you been clinging to? How would your life be better if you banished this belief? Right now, at this very moment, what do you want most? What are you going to do about it? What is the biggest obstacle that stands in the way of your happiness? To enrich your relationships, become an active listener. Do not sit there waiting for your turn to speak. Actively listen to your partner and then respond. 20% of your action should be speaking, while 80% should be listening to your partner. It’s not business as usual but Freddie and Fannie are still originating. The need for lending is still there. Due to the impact of COVID-19 lenders are pulling back on leverage. While it is all subject to the deal and the sponsor a 5% reduction in leverage is generally what is being seen across the board. Principle and Interest reserves are changing daily however right now any deal after March 25th is requiring a minimum of 6 months Principle, Interest, and Taxes and Insurance in reserves. Mitch is seeing approx. 90% of these deals only requiring Principle and Interest reserves. Majority of borrowers right now are negotiation extensions with their contracts. Lenders right now are underwriting more in depth and reducing leverage, however Mitch is still producing and deals are still getting done. Ep 52RCRE - Corona Economics with David Kahn

Mike Taravella and co host Will Coleman interview David Kahn, the managing analyst for CoStar group concentrating on the Atlanta metro and the Southern United States. Key Information: Keep an eye on the unemployment claims, Government stimulus package, daily rents. Rents react very fast when there is a disruption in the market. We have already seen a rental rate decline over the last few days. Government agencies seem to be all in when it comes to helping the economy recover. Not yet seeing a variance in rental rate declines between class A, B, and C apartments. In the short term it doesn’t seem like white collar jobs are being impacted as of yet however long term with interest rates so low we may see more of this class residents move towards buying a house. Other than supply chain issues, the industrial space looks relatively strong right now. 9-11% unemployment seems to be the most reasonable estimate so far. GDP loss for Q2 is projected anywhere between -12% to -25% however the good news is that the Q3 and Q4 GDP growth show more positive estimates. There will be a pause from the capital markets however as of now buyers are still looking at deals and occupancy rates are still record high.
