On this episode, Jake and Gino interview none other than Hal Elrod. Hal Elrod is the author of one of the highest rated, best-selling books in the world, The Miracle Morning—which has been translated into 27 languages, has over 2,000 five-star Amazon reviews and is practiced daily by over 500,000 people in 70+ countries. Hal actually died at age 20. Mike Taravella discusses the importance of understanding your rent roll as a buyer and an owner. Key Information: Your rules of thumb need to be updated as the market changes! Take a look at your underwriting for insurance, taxes, etc. to make sure things haven’t changed. Keep engaging with insurance companies annually as well as replacement costs may be changing drastically How are your taxes assessed? Do not assume the previous taxes and do not assume you will be reassessed at the time of purchase. Know your rules! Know your property and what the various projections mean. Your deal on paper is 1 of 1,000,000 things that could happen to the property Have defensible underwriting. What is conservative and why? Be able to backup your projections based on your market research. Understand management and what value it adds to/takes away from you. Does self-management make sense? In this episode, Jake and Gino interview Peter Linneman. Peter is an American academic who is the principal of Linneman Associates, the CEO and founder of American Land Fund and of KL Realty. He previously served as the Albert Sussman Professor of Real Estate, Finance, and Public Policy at the Wharton School of the University of Pennsylvania in Philadelphia, Pennsylvania, retiring in December 2010. Linneman served as the founding chairman of Wharton's Real Estate Department, and was the Director of Wharton's Samuel Zell and Robert Lurie Real Estate Center for 13 years. They recently sold a multifamily property in Louisville, KY, which is a rare occurrence as they typically like to hold assets for the long term. There were some changes in the state of Kentucky that did not align with their values. George Washington said “Freedom and Property Rights and inseparable. You can’t have one without the other.” We value freedom and property rights and therefore, it was time for us to walk away. We challenge you to begin creating core values for your business, if you haven’t already. If a situation arises that is not in alignment with your values, then you can act on it and continue to live by those values.
