Simon answers the question - why are so many landlords selling up in 2023, and with the current disruption in the market, is it really still a good time to be investing? Many believe that the recent upheaval in energy cost prices has killed the HMO strategy, due to the fact that landlords are now losing money by paying higher bills for tenants. A property time bomb has been ticking since April 2017, and many investors will be affected when it goes off, and yet if handled correctly, it could provide a huge opportunity for those in the know. This was an irresponsible lending time and led to the credit crunch that negatively impacted the global economy. When the market crashed, many found themselves in negative equity, forcing them to face repossession. This also led to greater restrictions in the mortgage market. Many mortgages were based upon the base rate of the Bank Of England, plus a small percentage. This meant that properties that hadn't made cashflow, were suddenly making very positive cash flow.
