One of Bitterroot's partners, Sam, joins the podcast to discuss the importance of underwriting. *Note: We had some audio issues towards the end, but the information shared is still very important. The more you know, the less risk there is. This is the idea behind today's episode. Sam works as an underwriter with AJ and they have learned what to look for in getting involved with deals. Not only do you need to know revenue sources, but also project expenses and the difference between the way it's being run and the way you would run it, if acquired.  It's easy to know how much you're going to spend on a project, because you can always stop spending, but projecting revenue is a much harder game because it's market driven, especially in something like self-storage which is month to month.  With correct underwriting and negotiating, you can score big. Listen to find out how AJ and Sam pulled off one of their biggest deals, all thanks to solid underwriting. Don't let banks tell you what you can afford or realtors tell you what something's worth.  AJ and Sam are both big proponents of starting small. Start out smaller, learn the basics, and then move up as you become proficient. Real Estate Investor Michael Blank joins the podcast to discuss investing in multi-family units. He also recommends four books for everybody to read including "Rich Dad Poor Dad" by Robert T. Kiyosaki. Michael focuses on helping educate people to broadening their horizons away from just single-family homes or stock market investments. Instead, he suggests you go straight for the multi-family housing market, as well as commercial opportunities.  When do people take action and when don't they? When they find their life unacceptable in some form. Until they feel that way, they won't take action. In order to get started, figure out your next three steps. Don't worry about what comes after that, just focus on the first three things. Then the next three. Then the next three. After a few months you'll look back and realize how far you've come. Investing is a team sport. You have to have a team with you. Whether it's hunting for deals, or going out and raising money, you need people on your side. Michael likes to focus on cities where there's a population of at least 300,000 people, in order to have it managed properly. Larger cities give more options over smaller markets. Is college worth it? How do you create luck? AJ and Roc Pilon tackle both questions in this episode. Starting out, AJ and Roc talk about "Chase Chance and Creativity" by James H. Austin and the four different types of "luck" or chance.  If you were to have engineered the modern computer, would you be as rich as Bill Gates? Or does luck come into play, and if so, which kind? Most luck is created by those who are actively seeking opportunity, and that's the kind of luck we need to harness in order to become successful in our lives. More importantly than the degree you earn in school, are the environment you surround yourself with, the higher level thinking you learn, and the information you gather while there. Roc makes the point that if you don't know what you want to do in the long run, or even what to study, you may want to spend some time in the workforce to explore your options without drowning in student loan debt. While talking about the idea of "luck of motion" AJ mentions that motion takes time to build up. "Luck of preparation" also takes tons of time and work. You need to be ready for the time you can take your preparation and put it in to motion. Of course, all this hinges on the person that you fundamentally are, which is the last of the "lucks". Lastly, school is really just an avenue to create opportunity. There is no answer to whether school is good or bad, or if everyone needs it or not. You have to assess your life and decide if going to school is going to create more opportunity for you right now.
