Ep 98Maximizing Yourself, Staying on Track, and Leaving the Heard Behind

What’s going on everybody!? Welcome back to the Cashflow 2 Freedom podcast! If you’ve taken a look out your window, checked your social media feed, or turned on the television recently you’re probably aware of everything going on here in the United States. We have Corona Virus, we have riots, we have protests, we have social media, we have politics… we have A LOT of noise. Unfortunately a lot of us like to seek out this noise as a distraction from our everyday lives. This noise can and often does negatively redirect our lives and our goals. If we allow it, our thoughts and emotions can be hijacked by these external factors. Not only that, this can also lead to us continually wanting to escape our own reality instead of living it. This is where today’s episode comes in. Today we wanted to talk through these external forces, these factors, and the effects they can have on us. We talk about the importance of self auditing our everyday lives to ensure we’re maximizing our time and resources and staying on track to achieve the goals we’ve set. We talk about the heard mentality and the awful side effects it can have in business and investing, fake perceptions versus reality, and simply facing truths. This an in depth episode that a lot of us really need to hear, especially today when we have such huge distractions screaming for our attention every second of every day. Listen in, take a deep breath, and stay the course. Thanks for listening everybody, we’ll see you next time, AJ

Ep 93The Ultimate Investors Guide | Part 1

Welcome everybody to Cashflow 2 Freedom!   Today is an incredibly special episode, and this is just part 1. It represents decades of work, time, effort, successes and failures. As you all know, it takes teams of people and years of discipline and hard work to achieve life goals. It’s a journey of ups and downs and one of the most difficult parts about the journey is having the knowledge to be able to execute successfully. The same applies to self storage investing.   This is one of the reasons I decided to put together the guide of all guides - The Investors Guide to Growing Wealth in Self Storage.   As I said, this guide has taken years of experience for myself and my team to be able to put together for you guys, and I couldn’t be more excited to provide this to you all.   This guide walks you through from start to finish - how to identify a potential storage facility, how to analyze markets, the keys to underwriting, acquiring a facility, changing day where you take over the facility. I even provide real examples with real numbers from deals we’ve done to show you exactly how we’ve gone from owning one storage facility, to now owning and operating over 1 Million square feet of storage valued at over $150 Million.   If you’ve been following me or listening to our podcasts for any length of time, you know that I can’t stand “fluff”. The only thing I want to provide is value. I want to provide actionable steps that you can utilize in your investing to help you build and live the life you’ve always dreamed of. This guide is no different and is probably one of the most (if not the most) valuable pieces of work I’ve ever created.   Today’s podcast is a break down, or a sneak peak if you will, of what you can expect to find in this guide. Take notes and get ready to pick up your own copy of The Investors Guide to Growing Wealth in Self Storage.   Pick up your copy of the The Investors Guide to Growing Wealth in Self Storage here https://selfstorageincome.com/   Thanks everybody for listening and for all of the amazing feedback and support. --AJ   **   After you buy the book on Amazon - Make sure you grab your FREE Bonus Investment Calculator by filling out the form on the link below: https://selfstorageincome.com/book-bonus/   **

Ep 88How to Start Growing an Empire When You’re a Nobody

What is going on everybody!? Welcome back to another episode of the Cashflow 2 Freedom podcast. Today, Roc and I have a special episode for you guys that I’m really excited to roll out. We all want to do great things, but how do we start? How do we get going and how do we get going on the right path to our goal of financial freedom? Whether you’re starting a business, investing, or working a career, it’s not always a clear cut path from where you’re at to where you want to be. One of the huge topics of discussion today is perspective and being able to recognize current opportunities. We give several examples of how perspective and knowing when there’s opportunity or not, can either make or break what it is that you want to execute on. Whether we like to admit it or not, understanding timing of opportunity is critical to our success or our failure. We also touch base on being able to select the correct wealth vehicles to then be able to attain our visions of success. The path and the vehicle we choose, needs to align with the goal or vision that we’ve set for ourselves. This can be more tricky than it seems a lot of times and something we dissect in the episode as well. It takes time, work, discipline and execution to get where we want to be. For most of you listening, that means being in control of your life and your finances, it means having financial freedom. It's an amazing process and one we’re excited to share with you. Thanks for listening everybody, AJ

This solidifies the common theme we’ve talked about several times on the Cashflow 2 Freedom podcast, and that is that success cannot and does not happen on an island. You absolutely have to build and maintain these relationships. Everything is built on people, and we have to be able to attract the right people for your network with common core values? So how do you do this? What’s the key? It’s a great question and one that we answer in several ways in today’s podcast. These fundamentals will either make or break you, no matter what direction you choose for your life or your goals. We’ll cover these fundamentals in depth and how you can set yourself and your endeavors up for success. We also talk about the technical aspects of real estate. Brian shares what he believes will happen in the real estate market and in markets across the world in the near future with the elections coming up. Brian also shares how he is preparing for those potential events. Brain also shares his advice for those who are just starting or looking to start investing in real estate. Where should you look? Ep 79Controlling Your Future Through Business & Investing

Hey everybody! AJ Osborne here, and welcome back to the Cashflow 2 Freedom podcast. Today we’re going to talk about control - control of your business, control of your future, control of your life. We see it all the time (especially right now with the events that COVID-19 has brought with it), business unfortunately failing. Not because they weren’t profitable, but because they didn’t have the foundations built that would allow them to thrive in any environment. It goes without saying, if you want to build a business, it is absolutely critical to build it right, and to build it right from the very beginning. The current events taking place are a the perfect case study as to why this is so important. Companies like Airbnb, We Work, and the like have taken a massive hit these past few months as the world has all but stopped turning. And not only have these companies taken a massive hit, so have the companies and individuals who utilize their services and that invested in them. But how, how can a multi-billion dollar company lose more than half its value in such a short time? How are so many other once profitable businesses failing? Because they didn’t or they don’t own the systems that allow their businesses to operate, scale, and truly succeed in any market condition. Today we’re going to talk about how you can take control of your business and your future. We talk about the importance of building a brand and truly owning the systems your business or your investments require to function. Thanks for listening guys! We’ll see you next time! AJ

Ep 7715 Minute Friday - Systems That Create Wealth

Welcome back everybody to this episode of our Cashflow 2 Freedom 15 Minute Friday. There’s no two ways about, the times we’re living in right now are crazy, uncertain, and have a lot of us on the edge of our seats waiting to hear what’s next. There are also a lot of us using this time to think about the goals and opportunities we’ve always wanted to create for ourselves - one of those goals being the accumulation of wealth. Maybe it’s investing or maybe it’s starting your own business, but you know that creating wealth and financial freedom is your ultimate goal. But what’s the process? How do we get from point A to point B? Wealth a lot of times seems like this magic occurrence, like the wealthy in the world just woke up one day and knew exactly what to do, where to go, what to say, what product or service to create and so on. As we all truly know though, wealth is no magical occurrence, it just has to be created. How? You just have to know the game and play the game. That’s exactly what we’re going to talk about today. Ep 72Personal Finance and Planning for Retirement with Damion Lupo

What’s going on everybody!? Welcome to Cashflow 2 Freedom. As always, I’m excited as ever to bring you another incredible episode. This time, we have the pleasure of spending some time with Damion Lupo. Damion’s personal finance and investing journey started when he was in college. His college didn’t last long however, as he was kicked out for refusing to shut down a bookstore that he had started that was putting the campus bookstore out of business. Damion obviously didn’t stop there. A huge topic of discussion throughout this podcast is taking action… massive action. Damion shares how he went from investing in one house, to investing in one hundred and fifty houses in three and a half years. The Great Recession of 2008 however hit Damion hard and forced him to look at himself and his strategies moving forward. Damion shares how success was a horrible teacher, the importance of training, studying, and building a team around yourself for what it is that you want to succeed at. A common theme here at Cashflow 2 Freedom is that you cannot build success on an island, we have to have a team and resources outside of ourselves to deploy that allow us to reach our true potentials. Going further into this episode we talk finance. We talk about retirement and how we can all diversify our investing strategies to be able to weather the ups and downs of the market. We talk about how critical financial literacy is in our journeys to financial freedom. This episode is packed full of value and actionable steps that we can all take to continue moving the needle for ourselves towards financial freedom. Get that note book out, whatever it takes, but be sure to soak up all that Damion and this episode has to offer. Thanks for listening everybody, AJ

Ep 71The Fed, Free Money, Macroeconomics, and the Effect it can Have on Our Financial Freedom

I want to talk about an email I received from an unhappy C2F listener who didn’t like that we talked so much about macroeconomics and the effects. Before I dive into the email and go over why macroeconomics are so important, I share why we here at Cashflow 2 Freedom are so passionate about creating cashflowing assets that allow us to live financially free. I’ve shared my backstory before here on the podcast, but I know we have a lot of new listeners jumping on all the time. If you know anything about me, having financial freedom and these cashflowing assets literally saved my life and my family’s lives. That said, thank you for tuning in and being a part of Cashflow 2 Freedom. It makes me truly proud that you all are on the same path. Now… on to business. In this episode I go over the importance of macroeconomics and the truly massive impact that they can and do have on our economy and everything attached to it. Macroeconomics in short is how the government interacts with and affects the economy via monetary policy and other factors. It’s important for us to know and understand factors like macroeconomics if we truly want to be financially free, and I’ll explain exactly why in this podcast. Thanks for tuning in guys, AJ

Ep 69The Current Downturn | Our Plans for the Future & Turning Chaos into Opportunity

What’s going on everybody!? Welcome back to another episode of Cashflow 2 Freedom. The saga continues with the very real threat we’re facing right now both physically and economically in the U.S. and around the world. Governments are shutting businesses down and it’s obviously having a massive impact on those businesses and the economy. We’re going to cover these issues in this podcast. We’re going to talk about the real risks that we see in our businesses and the economy. We also get into numbers, what we’re currently experiencing in our online businesses and elsewhere. We want to give you everything we have, no sugar coating on anything. We’re going to share what concerns us about this downturn and what the future may look like for all of us. That said though, don’t fall victim to all the doom and gloom. AJ built his current empire from the ashes of the financial crisis of 2008 (and by “ashes”, yes, we mean opportunity). There is still massive opportunity to take advantage of, which is what we’re going to top this episode off with. We cover personal finance opportunities that you can leverage now to set yourself up for success when the market rises. We also talk about the very real business opportunity there is and the strategies that you can implement in your own businesses to keep you thriving during and after market downturns. Downturns will always be a part of our lives, we simply have to plan for them and be prepared for them when they happen. We want to be clear - we’re not talking about timing markets, we’re simply talking about hoping for the best, but planning for the worst. No matter what, we just have to keep moving forward. We cannot become stagnant. We just have to continue to keep moving and adapting and overcoming. Thanks for listening everybody, we’ll see you next time! P.S. - Be sure to subscribe and keep up to date with us as we continue to share what we’re seeing and experiencing first hand in our businesses, and what we’re planning for through this downturn.   ** For updates on the Covid-19 Virus, you can check out the Center for Disease Control (CDC) website to learn how to ptortect yourself and your loved ones and what to do if you get sick.  https://www.cdc.gov/coronavirus/2019-ncov/index.html

Ep 68An Uncertain Market and Where We Go From Here as Business Owners and Investors

As of today the Dow is down over 3,000 points and has become one of the worst drops in market history. The cause? No, not the coronavirus, but the way in which we the people are reacting to it. We need to understand, we alone can make or break a market. The mass hysteria that we’ve seen across the U.S. is having a massive trickle down effect on the state of the market both here in the U.S. and globally. This is the discussion we’re having today on Cashflow 2 Freedom. What are we seeing in the market, what are we paying attention to? But more importantly what are we seeing and doing in our own businesses to not only limit our exposure to this downturn, but what we’re doing to take advantage of situations such as these to keep our businesses moving forward. It’s absolutely critical to keep and maintain a long term view so that you, your investments, and ultimately your future can come out on the other side still breathing, or even thriving. AJ shares what he learned in the 2008 recession that has prepared him to survive downturns like the one we’re seeing today. Roc also shares strategies he’s deploying for his online businesses to ensure their profitable - such as cutting expenses and optimizing where it really matters. We also talk about the difference between this downturn and the 2008 financial crisis. These two situations are drastically different and we’ll explain why. Thanks for tuning in everybody, keep sending me your emails and contacting me with your questions. Ep 64Business Operations 101 | Operations for Growth

“I don’t want my business to grow.” No One What’s going on everybody!? AJ here with Cashflow2 Freedom. I’m really excited to get into today’s topic with you guys and to also have my trusty co-host Roc Pilon back in the house to help me cover this topic. So many of us get into business with the idea that we’re going to start this business, launch this product, and so forth, and grow our company to replace our current income, or to grow it into an empire well beyond our current income. But how do you get from A to Z? And at what point do you formulate a plan to help you scale from $1 million in sales to $100 million? And how do we break through those barriers we reach in our journey to scale? How do you make the leap from $1 million in sales to even $5 million in sales? A lot of us start out with an idea of how we think this whole process will play out, and very few of us get it right the first time. It takes years of learning, usually via the school of hard knocks to finally figure it out. It takes systems, processes, and a well executed plan - all of which must be laid in the very foundations of your business from day one. Roc and I cover all of this in today’s episode and help you figure out how to break through those barriers, how to scale, how to make your business more secure, reliable, profitable, and more importantly, how to get you working on the business and not in the business to help you get further down the path of financial freedom. We’ll see you next time, AJ PS - be sure to check out the book ‘Rocket Fuel’ https://www.amazon.com/Rocket-Fuel-Essential-Combination-Business/dp/B012HJOBRY/ref=sr_1_1?keywords=EOS+rocket+fuel&qid=1581973197&sr=8-1

Ep 63Antoine Martel | Creating Opportunity When There Was None

What’s going on my fellow Freedom Fighters!? I hope you’re all doing amazing and you’re out crushing things and making it happen. Man, where do I even begin… This was such an amazing, value packed episode I don’t even know where to start. First things first though, let me introduce you to Antoine Martel. A 24 year old real estate investor who before graduating high school, decided that real estate was going to be his wealth vehicle. Living in LA however, Antoine soon found out that the LA area for a beginning real estate investor was far too competitive. He spent two years learning in LA and finally made the choice that investing in LA just wasn’t going to work. Which was when he set his eyes on investment opportunities out of state. After speaking with other successful investors and learning about where and how they were investing, Antoine found out that his investment capital could go much further in markets across the country. Deciding this was the path to go, Antoine began collecting data on cities all across the U.S. and narrowed his aim on a select few cities to begin prospecting. From there, Antoine goes on to talk about how he found his very first deal, how he built out a team to manage properties out of state, how he scaled his investments into a flipping/turnkey investment business, and how and why he made the leap to investing in apartment buildings. This could not be a more perfect example of someone starting from ground zero and building out a real estate empire - an empire that allowed him the freedom and ability to recently retire his parents. This is what Cashflow 2 Freedom is all about and couldn’t be more excited to share Antoine’s story with you guys. Be sure to keep up with Antoine and all the incredible work he’s doing: Antoine's Instagram: @martelantoine  Antoine’s Book: A Millennial’s Guide to Investing in Cash Flowing Rental Properties  Until next time, AJ

Ep 61The Best Business Strategy | Using Value to See and Create Opportunity

What’s up everybody!? I know it’s been a little bit since my last episode, but please bear with me. I’ve been traveling a lot this past month to speaking engagements and conferences, which is great, but I’m excited to spend some time with you and get another episode out to you all. Today I want to talk about value. Not just the concept of value, but what value is in the marketplace and the economy - not only that, but how you can capitalize on it. Value is constructed from two sides - returns and risk. Applying this concept to business or investing - think of the returns as controllable factors and risk as uncontrollable factors. Controllable factors are things like management, offerings, services, revenue stream diversity, advertising/marketing, branding, and so forth. You can make management more efficient, effective. You can formulate and bring to market new products and services. You can change your advertising or marketing strategy to increase sales or brand awareness. Uncontrollable factors would be things like supply and demand, the state of the market, capital pricing, etc. No matter how hard you try, generally, you cannot control or affect these aspects. However, I use my own software company as an example in this episode and share how we used controllable factors to help offset uncontrollable factors such as these. Being that we generally cannot control the risks, we need to look at business models that allow us to increase returns while also limiting or lowering the risk (this is exactly why I got into self storage investing). Whatever your endeavor, you need to ensure that your controllable factors far outweigh your uncontrollable factors. Thanks so much for listening everyone, I really appreciate all of you. See you soon. AJ

Ep 59The Mad Scientist of Multi-family

With a nickname like 'The Mad Scientist of Multifamily' Neal Bawa must be doing something interesting. In this episode learn how Neal leveraged his knowledge of data into a profitable real estate business...and why some people think his methods are crazy. He'll share with you useful trends like, 'Surban' developments and 'build to rent.' For those of you who have thought about investing in real estate, specifically multifamily assets… this episode is for you and an absolute must listen.  I had the pleasure of spending some time with Neal Bawa who like a lot of investors, started investing in single family homes.  After numerous single family home deals, Neal decided to make the leap from single family investing to multifamily investing.  In this episode Neal shares how he finds deals, what he looks for and how to spot opportunity even when everyone is telling you you’re crazy, how to create opportunity instead of waiting for it, how to increase occupancy and value, what makes a good market, and so much more.  One of the biggest takeaways from this episode however, is how Neal has used a repeatable business model to create and sustain cashflows over and over again completely independent of market fluctuations.  If you or anyone you know is even thinking about real estate investing or investing specifically in multifamily property, you have to listen to this. Be sure to take notes and even go back and listen to this episode a second or third time to truly draw all the great value Neal provided.  Keep up with Neal or get in touch with him on his website at:  multifamilyu.com   I hope you guys are all doing amazing, thanks a ton as always for your support. Ep 58How to Set and Achieve Huge Goals

Well everybody, it’s brand new year and a brand-new decade. What does that mean? Pretty much the same thing it means every New Year – people set goals and take up new resolutions. But what’s the biggest issue people have with New Year’s resolutions? Yep, you got it – the issue is people not following through with them and therefor not achieving them.  This is what I want to talk about in today’s episode of Cashflow 2 Freed – how to identify, plan, and organize your goals in a way that empowers you to not only achieve your goals, but to live your life by them.  Goals should be looked at as a lifestyle choice that are long lasting, that you do simply because you love to do them, or you love the result that it creates. But that’s a huge thought right!? How in the world can you possibly set such huge goals and actually achieve them?  It all comes down to planning and execution and that’s exactly what I’m going to share with you guys today. I want to share a process with you that will help you that will again, help you to identify, plan, and organize your goals, but it will also help you a huge way to figure out the exact steps you need to take and the execution of those steps.  This episode is full of value on how to get from A-Z but some great take-aways here are: To gain knowledge, both about yourself and what it is you truly want to do.  The importance of surrounding yourself with people who believe your vision, are invested in it, and who also have long term visions. Being willing to change and adapt your approach, your path, your ideas, and everything in between that are necessary for you to accomplish your big over-all vision.  Get at me on social media and let me know what your big goals are for this New Year and what your big goals are for your life!   Until next time, AJ   How to look at your goals as lifestyle choices that are long lasting, that you do because you love to do them.  This same idea applies to start-ups.  Identify a need in the market, don’t just follow your passion.  Balance between humility and understanding with drive and confidence.  Gain knowledge to gain humility  Economic success is a function of how much you give, not how much you get.  Your goals need to be about building infrastructure to deliver value.  Two sides or kinds of people to creating and executing a plan, they have to work with one another:  smart goals (small measurable) Dream big (huge strong) Don’t change your overall vision – be willing to change your path to reach that overall vision is key First step to understanding your big overall goal and how to get there by breaking it down to small, actionable and measurable steps.  The importance of surrounding yourself with people who also have a long term vison with you and your goals How to get from A-Z and stay on track You need to have tons of reflection time when figuring out your big vision/goal. Know what YOU want.

Ep 57Our Monster Plans for 2020 | Cashflow 2 Freedom 15 Minute Friday

Hey everybody! I know, I know… it’s been a while since we’ve done a Cashflow 2 Freedom Fifteen Minute Friday. With the New Year, there were a few things I wanted to cover and share with you.  I’m not really about New Year’s resolutions, but I do take time to reflect on the prior year and plan for the big changes I need to make to continue learning and growing.  So what am I focused on this year?  It’s simple – tactics, strategies, and changes that are going to propel me and my overall goals into the future.  I don’t remember where I saw it or who said it but a quote I came across has stuck with me for years and it went something like this: “Successful companies are not the biggest, not the smartest, they are the companies willing to change.” This doesn’t mean you should, or that you have to change your overall goal for your life. It simply recognizes the fact that everything in the world is constantly moving, constantly changing, and that we have to be able to change and adapt if we truly want to grow and accomplish our true potential.  So what big thing am I doing specifically to continue to change and grow this year?  I’m starting another company that will drive me and my investment goals forward that’s going to move the needle in a serious way. I talk about this company, what it is, and what my plans are for it.  I also dive into a few other topics such as:  A brief market overview of this crazy bull market we’ve experienced over the past decade, how monetary policy controls the market, how to stop inflation, and the importance of diversification across asset classes.  I talk about my own sources of wealth, my revenue streams and how I’ve chosen to diversify them, and I also share the one and only place where I use debt and what my exact debt ratio is.  If you haven’t already, subscribe and leave a review.    See you next time everybody, -AJ

Ep 55Being paralyzed | What it was like becoming completely paralyzed from a rare disease

From being paralyzed by a rare disease to living every minute of life. AJ's story of a near-death experience is not to be missed. Sometimes, freedom is just a state of mind.  Over two years ago out of the blue, my legs stopped working. Within days the rest of my body stopped working. I was hooked up to tubes to survive. I couldn't move, eat, talk or breathe.  This is my story. It's not pretty, fun, exciting, or motivating. I just wanted to tell it like it really was. Horrifying. I did my best. I worked every day to survive. I didn't give up (even tho at times I wanted to die).  I was trapped in my head. Unable to communicate. Unable to tell others the unbelievable pain I was in. It's heavy but I didn't want to church it up. I wanted to give it to you how it really was.
