Honestly, saying the cost of lumber has “skyrocketed” even seems like an understatement. Ep 142The Current State of the US Economy & What We Need to Understand
Welcome back everybody to the AJ Osborne podcast! I’m your host AJ Osborne. If you follow me on social media you may have noticed these past couple weeks, I’ve been posting quite a bit on the current economic events happening here in our country. What we’re seeing is honestly unprecedented and in our country’s history we haven’t seen or experienced quite what we are today. That said, I’ve been thinking, and reading about this… A LOT… and I have some things to share that I think can shed some light. The fact is, we’re seeing massive government intervention. This is diluting the economic fundamentals of this country and the very systems we run on. Don’t get me wrong, there’s a huge importance that needs to be placed on monetary policy and reasonable inflation is actually a good thing (more on this in the podcast). What causes issues is when the very systems we’ve created to help our economy actually end up being used in such a way that actually start to hurt our economy. I today’s podcast I break everything down. I talk about the good and bad regarding inflation, supply and demand in the market place and its relation to the value of the USD, examples from the past that we can learn from and apply today, the fundamentals of value creation, and the importance of truly understanding value. These are all great topics to discuss, but most importantly, I propose the one question we all need to be asking, when the right time is to buy assets, and how all these subjects are connected and are working together like a large spider web, and also how all of this ties into the very reason that I started my holdings company and structured my investing the way that I have. I don’t have all the answers and I’m not going to pretend like I do. I do however believe that the more of us that truly understand our economy and the drivers affecting that economy, the better off the world will be. Ep 137The Wealth Building Strategy You’ve Never Heard of with Tom Laune
Welcome back everybody to the AJ Osborne Podcast! We have an incredible guest lined up for you guys today that is going to share some amazing looks behind the curtain of wealth building. It’s my pleasure to welcome and introduce Tom Laune. Tom wasn’t always in the financial industry. He actually worked an exciting job in the music industry for 29 incredible years as a producer and mix engineer. Due to partial hearing loss, Tom unfortunately had to exit the music industry. But he didn’t stop there. Tom had always been passionate and interested in the wealth building process and finance. This being the case, Tom decided to go back to school and is now a financial consultant for clients across the country. But what is Tom doing in the world of finance and investing that sets him and his clients apart? Before we get to that - have you ever wondered how banks use the money that you give to them? No, it’s not just sitting in a vault. When you deposit that money into your accounts at your bank, they immediately turn around and leverage (or lend) that money to borrowers at an insane ratio of 10 to 1. This means that after banks build up and meet their required reserve amount, or the amount of cash they are required to have on hand, the banks start lending YOUR money at that 10 to 1 ratio and earning interest. So for every dollar they hold, they leverage ten, and make money using YOUR money. This process is what we’ve come to call fractional banking. Banks sure do have a great set up right!? But what if you could actually operate just like the banks? What if you could become your own bank? Well you can. This is what Tom is here to share with us today. He’s going to dive into his bullet proof wealth building strategy where he shares with us exactly how we can start operating and building wealth just like a bank. We talk about the tools to leverage and deploy to get you there and this amazing process of taking control of your money and not giving it to a bank. Lane began like most of us do - he had a secure job working as a railroad engineer, he had a house, he was building his life. Being gone so much for work though, Lane decided to start renting out his house. One thing after another happened and before he knew it, he had 11 single family doors across the country. The thing was, once Lane realized the power that real estate had and the future that it could offer him, he decided investing in real estate was going to provide a much more rewarding and enjoyable future. After dabbling in single family for a while, Lane realized how management intensive single family was, and how much more difficult it would be if he were to scale simply in the single family home asset class. This was even the case if he continued buying turn key investments (more on this in the episode). Enter diversification and scaling both horizontally and vertically. This is exactly what Lane did. Welcome back everybody to the AJ Osborne Podcast, this is your host AJ Osborne! That’s right, Cashflow 2 Freedom is no more! But don’t worry, this podcast isn’t going anywhere. As you might know, we’ve been re-branding the Cashflow 2 Freedom podcast into this new AJ Osborne Podcast. I’ve talked about it a couple times to give you a heads up, but as of an episode or so ago, it’s official. The podcast, my website, everything, has been transitioned to this new AJ Osborne brand. Today, I wanted to share with you why I went in this direction and wanted to do this re-brand. I also share why I started Cashflow 2 Freedom initially and how the idea came to mind when I was in the hospital on Christmas morning paralyzed. Speaking of which, I give you all some back story as to who I am, where I’ve come from, what I’m doing and so on. I know a lot of you know my story well, but we do have a ton of new listeners every week so I want to be sure everyone is caught up. Welcome back everybody to the AJ Osborne podcast! I have an incredible guest lined up for you all today that I know you’re going to enjoy and take a lot away from. Our guest today is the one and only Bad Ash Investor herself Ashley Wilson. As you know, I’m quite the fan of real estate and the amazing advantages it provides for offsetting taxes, cashflow, diversifying income, and much more. Ashley also loves real estate and shares with us today how she went from simply house hacking one of her first homes, to now owning and operating 600 multifamily units. Initially when Ashley began house hacking, she did some short and long term single family rentals. Shortly after though, she partnered with her dad who was a contractor, and began flipping homes. Then like most investing strategies, she decided to take everything to the next level and began investing in multifamily. Welcome back everybody to the AJ Osborne podcast! Well everybody, it’s been quite the crazy year for a lot of us. In one way or another we’ve all been affected by these global, national, and local events that have had massive impacts. There’s been a lot of uncertainty and discourse as a result of these events. Rightly so, we all have questions and concerns and a lot of us are looking for direction. What does all this mean for the long term? How about the short term? Where do we invest? How do we invest? Where do we put our money? What will be the effects of the stimulus being injected into the economy? These are just a few of the questions I’ve seen coming up over the past several weeks and today’s podcast is going to cover each and every one of these topics. Something we absolutely need to do is take a long look at where we’ve been and get a really good idea of where we’re going. We need to look at the past to gauge and plan for the future. There are some major social and economic lessons we need to study and learn from our history books. So many of the same or similar events play themselves out over and over again throughout history, we simply need to take note and do what we can to prepare or even totally avoid our social and economic mistakes of the past. So much of this is exactly why I’ve chosen to invest in real cashflowing assets. I’m going to talk about the importance of cashflowing assets, the perks, understanding risk, and more. At the end of the day, we shouldn’t be asking where to put our money, we should be asking what kind of a strategy can we build where we can control our money and thus, know exactly where to put it and when. This difference is what we’re going to dive into on today’s episode. You need to identify whether or not you’re building a business, or if you’re merely hustling to get by. I’m happy to break it to you - hustling is not a system and you’ll never reach your businesses true potential by hustling. If you’re hustling, you need to start planning and building systems in your business that will allow you to start working ON and not IN the business. As business owners we need scalable, repeatable systems to grow for the decades to come. We need a long term plan, not a “I’m going to hustle harder this week and get back to where I was a couple weeks ago… again…”. I don’t know, maybe there are people out there who want to stay in “hustle” mode forever. If you do, great. Ep 119From Nothing to Multiple Multi-million Dollar Businesses - The Value Add Strategy
Welcome back everybody to the AJ Osborne Show, this is your host AJ Osborne! Today is kind of an impromptu episode that we wanted to get out and share with you guys. It was a late evening at the office and we had some discussions come up that we had to be sure to share. To kick the podcast off, Roc gives you all an update on one of our most recent projects… the old Idaho Statesman building located here in Boise Idaho. For those of you that don’t know, the Idaho Statesman was a news paper company here in the Boise area. As you all absolutely DO know… the news paper business hasn’t been doing well, which is why the building was up for sale. Roc shares with you guys how he identified the building initially, his discussions with the broker, how we evaluated the value of the building, and why this was such a great property to move on. Mind you - we started looking at this building and got it under contract in the height of COVID 19 (April 2020 timeframe). There was a ton of uncertainty and fear, and things were a bit chaotic. Even still, we maintained our cool, kept our wits about us, stuck to our investment criteria, and just as planned, this purchase will absolutely be a great move for us. Outside of that, Roc also shares some key insights into one of our online businesses. This is a business that we purchased for around $250k, the company just months later is now worth over $1Million. Roc shares how he identified this online business, how increased revenue by double and the profit by triple, and what the plans are for the company moving forward. The basis of our discussion today really touches on our core strategy of everything we do - value add. This is a strategy that can be applied to any industry, product, service, you name it. You just have to be able to identify the value drivers and be able to leverage those drivers to deploy and extract the utmost value. Simply put - bring value better. Find and fill people’s actual needs. Lastly, as it was election night when we recorded this episode, we talk briefly about the election and what it means for us as business owners, entrepreneurs, and citizens of the United States. There’s a huge misconception that successful business owners and investors know everything about their chosen professions. Yes of course, they know a lot and they absolutely have to in order to realize the level of success that they enjoy. However, they don’t know everything and they certainly didn’t know everything starting out. All too often we get caught up with this idea - as we start out, we have a ton of questions. We don’t know how so much of the front end or back end of the business (or both) work and operate. We don’t know how to plan for the future, to market, to develop ideas, to build industry infrastructure, and so on. Unfortunately, this lack of knowledge and understanding leaves a lot of people out there at square one. But you have to remember, everyone starts at square one. Don’t pass up your goals because you get caught in the mindset of, “If only I knew exactly how to get to x, y, z… THEN I could do what I want. But I can’t.” Learning and solving problems is the heart of entrepreneurship. It’s ok if you don’t know everything, we simply have to learn, solve problems, and drive forward. We have to create our success. Of course you won’t know everything, especially starting out. You won’t know everything when you’ve been in the industry for decades. HIstory has positioned the US Dollar in a very advantageous place - I’m talking about the US Dollar being the reserve currency of a number of countries around the world. The US Dollar has also been used for currency swaps to help countries around the world to stabilize their currencies and economies. These network effects, if you will of the US Dollar, are incredibly important factors to keep in mind when considering the value and stability of the US Dollar over the long term. I dive into this network effect and these factors in today’s episode and how they work together to help give you an idea of where the US Dollar has been, and where it is today, and also my thoughts about the future of the US and global economies in relation to currencies. Whether in good times or bad, we can and often do experience pain from various seen and unforeseen sources. Most of us react to pain by simply wanting to avoid it. We do this consciously and subconsciously. The issue with the avoidance of pain is that it simply doesn’t work. Pain is a part of life, it’s a part of growth, it’s what you might even call a super power. Once we learn to embrace this superpower, there’s truly no stopping us. Whether the pain is physical or psychological, we can and absolutely have to overcome it and use it to our advantage. As most of you know, I’ve experienced my fair share of pain through both business and my experience with Guillian Barre. I wanted to share my perspectives on pain through these obstacles that we often face in life and how to push through to the other side. Facing pain, no matter what form it presents itself to you in, is easier said than done. Just know that if something is difficult, the outcome has a huge potential to be incredible. So no matter where you’re at right now, if you’re in pain of any kind, know that it won’t last forever and that you can achieve relief from simply doing, from simply moving forward. That’s why I wanted to bring Dan in today - to talk about what he’s experienced, what he’s seeing, and what the plans are looking like for the future. We dive into issues today that so many other business owners are having to tackle and overcome. We also share the measures that Dan and other businesses have taken to try and work with the local governments as opposed to working against them, all in an effort to begin moving things forward. So many businesses have and will go under due to the current events we’ve experienced. There’s also the glaring issue of the COVID pandemic being politicized and exploited. There are cleary a number double standards that business owners have experienced when they’ve been shut down, classified as non-essential, and so forth. All the while, larger corporate companies operating in similar fashions are allowed to keep their doors open, are classified as essential, and simply follow the guidelines put into place. Today we’re diving into just how he’s built this incredible legacy and what his plans are to continue down this path of massive growth, challenge, opportunity, and value. This episode is packed full of incredible insight through and through, but there were two major takeaways from this episode that can have a huge impact on your life. One - enjoying doing this that you’re not yet able to do. Enjoy learning, enjoy the growth, don’t think that because you can’t yet do something, that that is a barrier keeping you from obtaining your goals. Which takes us to the second takeaway - barriers equal opportunities. The epitome of an entrepreneur is someone who solves a problem, someone who provides a solution.
