One of the unique aspects of Joel's business model is that he uses zero leverage when acquiring assets, which is not something most of us are accustomed to. He co-founded Epic/Savage Realty Partners in 1991 where he oversaw hiring and mentoring 60 industrial real estate professionals, many of whom became his partners.
