Ep 8How to Find Motivated Sellers and Off Market Property Opportunities
In this episode find out about the off-market opportunities that can mean you have no competition when purchasing a property. Simon explains why owners may not want to sell using an estate agent and how you can get motivated buyers coming to you direct. You can find great deals through estate agents if you know what you are doing and the estate agent sees you as a credible buyer but having a raft of strategies and understanding what motivates owners to sell will ensure you can build effective long-term strategies that will bring motivated buyers to you consistently. KEY TAKEAWAYS An off-market property is where property is not advertised for sale through an estate agent There are 4 reasons you may find properties for sale and not listed with an agent. The owner; May be thinking about selling but has not yet taken the final decision. May not want anyone to know they are selling and a for sale sign outside. Could have listed the property previously but didn’t sell or a sale has fallen through. May not like or trust estate agents or want to pay them a fee. Finding off-market deals Look around for empty and abandoned properties - If you see properties like this contact the owner and find out what they are interested in doing with the property, make it really easy for them to take action with the property. Look around for large properties and properties located on large plots - This is a numbers game, the majority of homeowners you approach will not want to sell their property but if you approach enough people and follow up, you will locate properties in this way. Approach local shops and businesses - Many small businesses close when the owners retire so there may be the opportunity to purchase the property and convert from commercial to residential use. Speak to local councils and charities - They often have properties that are surplus to requirements. These can be properties such as care homes and community centres. Approach existing landlords in the area you want to invest - If you just send one letter its unlikely to have an impact you have to undertake a campaign of letters and consistently follow up. Getting sellers to come to you Advertise in the classified section of newspapers Leaflet drop in the area you want to invest in. Let people know you are interested in buying property through consistent networking. BEST MOMENTS ‘If you are just looking for properties with agents you are going to miss these properties and be competing with everyone else for the properties advertised with estate agents’ ‘You may be able to negotiate a better ethical deal that’s a win, win for all parties’ ‘It’s a long-term strategy but you can become known in your area as the person who buys companies and property from people who are retiring’ VALUABLE RESOURCES Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - www.pinmeeting.co.uk ABOUT THE HOST Simon Zutshi, experienced investor, successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Ep 7How Can You Get Estate Agents to Find Motivated Sellers For You?
How can you get estate agents to find motivated sellers for you? Motivated sellers are people who need to sell their property quickly. They have some sort of property-related problem. Because of this, they are more flexible on the price and the conditions of the sale You have to initially position yourself with the estate agent so they believe you are a credible buyer and most investors get this all wrong. You would think it would be the perfect partnership – investors who want to buy property and estate agents who have property to sell but it requires knowledge from the investor to make the partnership work effectively. Listen in to this episode and find out how. KEY TAKEAWAYS Most property owners want to get the most for their property - these are not motivated sellers. In the UK agents work for the seller, not the buyer. Agents do everything they can to make sure the sale doesn’t fall through because they only get paid when the sale completes. You need to get the estate agent onside, even though there are working for the seller. You need to position yourself as being credible. If you have bought a property go back and let the agent know you will be buying another property. If you are joint venturing or deal packaging make sure they know this when you first speak with them. Ideally, you want to get into an estate agents ‘little black book’ so you get to hear about the best deals first. There are questions you can ask that will help to identify a motivated seller; -Do you have any empty properties? –there are a variety of reasons a property may be empty but this is not good for the owner as an empty building is vulnerable. -Do you have any properties that have been on the market for a long time? these are properties that have become stuck and the agent may have lost interest in them. -Do you have any properties where you are not the only seller? – this is a sign the seller is motivated. -Do you have any properties for sale and for rent? – this is perfect for purchase lease options -Are there any sellers who repeatedly contact the office? – this is an indicator that the seller wants to move forward quickly -Have you got any properties that are smelly? – if you buy a smelly house the seller moves their pets with them and the house is no longer smelly -Do you have any properties you can’t sell? – this is where you are helping the agent with hard to sell properties -Do you have any cash only properties? – you can buy these in a creative way using advanced strategies that most people won’t understand. Working with estate agents is a great way to get property deals if you know the right questions to ask. BEST MOMENTS ‘Most investors will go to an estate agent and buy one property’ ‘First impressions are really important, make the agent feel they are the expert’ ‘They might be a little bit dated but this means you can add value with a refurb’ ‘If you can help them to make a sale they will become very friendly’ VALUABLE RESOURCES Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - www.pinmeeting.co.uk ABOUT THE HOST Simon Zutshi, experienced investor, a successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Ep 6How to pay less for your net property investment
‘If you can find motivated sellers and come up with an ethical solution you could be saving thousands of pounds on every property you buy from this point onwards’ If you are buying a property then it’s vital that you listen to this podcast and understand exactly who you should be purchasing from and why. When Simon leant about this and changed his thinking he was able to save tens of thousands of pounds when purchasing properties and help find ethical solutions for vendors. If you want to find out exactly who you should be buying from and how to find the solutions that work for you and the seller resulting in everyone getting what they want, then listen in to this episode. KEY TAKEAWAYS What is a motivated seller? - Its someone for whom the speed and certainty of the sale are more important than the money they are going to get from the transaction. They are more flexible on the price and /or the terms of the sale. The vast majority of people selling a property are not motivated they want to realise the highest price possible and are willing to wait for this. These are not the people to buy from. We are looking for people with a problem we can solve, where we can come up with an ethical win, win that works for them and us. Why would someone sell their property for less than it’s worth? - There are a variety of reasons people may want to sell their property at below market value, from those at the bottom end to the top end of the market and across all social groups. Change your thinking and recognise there are motivated sellers everywhere. Understand what the problem is and ask yourself is there an ethical solution? where you give them what they need and they give you what you need. A motivated seller is not always about buying at a discount someone may be flexible to other creative strategies. You may buy at full price with vendor finance giving you the deposit resulting in you not putting any money in. A purchase lease strategy option enables you to have control of the property without actually buying it, providing cash flow and equity growth. In this circumstance, you may be paying the full market price with the vendor being flexible about when they get paid. We are helping these people coming up with a win, win solution giving them what they want and in return them giving you what you want. BEST MOMENTS ‘A motivated seller is not just buying at a discount it may also be about flexibility around the terms of the sale’ ‘Estate agents are good at selling properties but they don’t know what you know as an educated investor’ ‘Review the property – does it meet the strategy you want to follow? If it’s not suitable for you, then pass it to another investor as a packaged deal’ VALUABLE RESOURCES Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - www.pinmeeting.co.uk ABOUT THE HOST Simon Zutshi, experienced investor, a successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Ep 5The 5 Golden Rules of Property Investing
Invest in property and get paid forever. In this episode, Simon discusses the 5 golden rules of property investing. To make more money, educate yourself first. If you’ve read his book The Property Magic, then this will be a good ‘update’ to what you’ve learned since he presents a NEW golden rule no. 1. If you haven’t, then fret not, Simon’s discuss is as detailed as it can be! It becomes easier when you hear these proven strategies in investing. Discover more today in the Property Magic Podcast! KEY TAKEAWAYS Buy from motivated sellers. Speed and certainty are much more important than how much you’ll make for motivated sellers. It’s easier to arrive at win-win deals with them. The first golden rule used to be ‘Buy below market value.’ Simon emphasizes NOT to do this every time. Only buy from an area that has high rental demand. There will be no downtime so cash flow is more consistent. You can also be picky for renters. Buy something that will make you positive cash flow. It may become a liability if you didn’t do your research before investing. Aside from this, you also have taxes and other fees to pay, so don’t forget about them. Always buy for the long term. Yes, the property fluctuates; it down. You can see this as a threat or as an opportunity. Simon advises buying properties when the market is down. Always have a cash buffer. There will be times that it won’t go well; be ready. Maintenance also requires capital. BEST MOMENTS “It’s much smarter to learn from someone else’s mistakes than have to make those mistakes yourself.” “It’s not about getting much amount of money.” “Look for sellers, not for properties.” VALUABLE RESOURCES Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - www.pinmeeting.co.uk ABOUT THE HOST Simon Zutshi, experienced investor, a successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Ep 4How To Build Your Power Team
Where do we find the best people who would make up our team? In this episode of the Property Magic Podcast, Simon lets us in on the very important question you need to ask when you’re networking so you can build your power team: “Who do you know who…?” Simple, right? Simon discusses more today on how this question works. Just remember that you can’t just listen to what everyone’s telling you, you still need some understanding on what you need so you can screen the people you hire. So, discover what makes a great mortgage broker, agent, solicitor, builder, and accountant—your future power team—today when you tune in! KEY TAKEAWAYS It’s difficult to make an impression with people. You got to be your best self when approaching them, when talking to them. On Simon’s very first property purchase, he didn’t really have a choice who does who for him. He knew nothing on building a team, so he just went with what others suggested. And when he went to talk with his bank and told the representative about his plan to rent the property out to university students, it was met with criticism. He was told it was too risky. The first person should be a specialist mortgage broker. Someone who’s independent, not connected to any bank, has access to the mortgage market, and also an investor. Note: There are also many property investing strategies available out there that don’t need mortgage. Get someone who has more experience than you. You can find the experienced ones through word of mouth, recommendations from your trusted colleagues. The second person is a convincing solicitor. Someone who can buy and sell properties for you. For Simone, he got stuck in the ‘landlord trap’—he stopped buying properties and put all his time in managing his existing properties. Hire the best agents, so you won’t ever worry about your properties. Find the great builders in your area. You can speak with other property investors, agents, or landlords, and ask who can they vouch for. Dealing with real estate/property tax isn’t easy. Hire an accountant who specializes on it. BEST MOMENTS “You need to get the right power time around you.” “You got to be very careful of people you listen to.” “You should plan to have someone manage the properties for you.” VALUABLE RESOURCES House in Multiple Occupation (HMO) - https://www.gov.uk/private-renting/houses-in-multiple-occupation Article 4 Direction - https://www.gov.uk/guidance/when-is-permission-required Certificate of Lawfulness - https://www.planningni.gov.uk/index/advice/advice_leaflets/leaflet06/leaflet06_what_is.htm Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - pinmeeting.co.uk ABOUT THE HOST Simon Zutshi, experienced investor, a successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Ep 3What’s The Best Strategy to Replace Your Income?
Let’s cut to the chase… HMO’s might be the BEST for you, especially if you’re just starting in property investing. It’s time to educate yourself about HMO’s, or aka house in multiple occupation, with the help of Simon in this episode! Some of you might have heard hearsays and whatnot about it. So, what’s true and what’s not? Simon debunks the 5 common myths about HMOs. You can’t really grow your income and have more wealth if you’re doing the wrong thing. Time to hear from the property expert and get great tips on how you can check if HMO is the right strategy for you! Simon also Tune in to The Property Magic Podcast for more info. KEY TAKEAWAYS 5 Most Common Myths About HMOs: Myth #1: There’s an oversupply of HMOs everywhere so you shouldn’t do HMOs. The truth is it’s an oversupply of average stock. If it’s of HIGHER quality, it’s easier to rent them out. Myth #2: HMOs are a lot more work than single-let’s. As long as you know what you’re doing, there is no strategy that will be of more effort than the other. Some might see it as tiresome, some may not. Myth #3: People think every HMO needs an HMO license. Contact the local council and check if you need one considering your situation. But, with or without licence, one has to make sure safety measures are in place for the tenants. Myth #4: All HMOs need planning permission. Licensing and planning permission differ from each other. If you’ve got a larger HMO, you’d need to apply for planning permission to get a change of use. Contact your planning council and ask if Article 4 is in place. Make sure you meet the requirements. Myth # 5: You need a LOT of money to afford HMOs. You do not necessarily have to buy the HMO; you can pick them up on a rent-to-rent agreement or on a purchase lease option. BEST MOMENTS “The biggest regret when I started investing in property was I was just dabbling; I was doing it as a hobby.” “An HMO does not necessarily mean more work that single-let’s.” “Don’t be scared of licensing. It’s there to make sure that good quality of accommodation is provided.” “Don’t always limit yourself to the amount of money you got access to.” VALUABLE RESOURCES House in Multiple Occupation (HMO) - https://www.gov.uk/private-renting/houses-in-multiple-occupation Article 4 Direction - https://www.gov.uk/guidance/when-is-permission-required Certificate of Lawfulness - https://www.planningni.gov.uk/index/advice/advice_leaflets/leaflet06/leaflet06_what_is.htm Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investor’s network (pin) - pinmeeting.co.uk FREE 3-part HMO video series - Learn more about HMOs with these 3 in-depth training videos. You can opt to use them on a rent-to-rent basis, which requires low investment. 3- Serviced Accommodation (SA), or aka short-term lets and furnished holiday lets (FHL), is the most common right now. Ep 1Property Investing is NOT Just a Hobby; What is Your Reason Why?
Welcome to The Property Magic Podcast! Today, your host, Simon Zutshi, lets you into his formative years in the property industry. Discover how he was able to grow his property portfolio and created property investors network (pin) as a result. pin is the largest property network organisation right now in the UK, and it has helped a lot of investors already, even across the globe! Simon does NOT want you to make the same mistakes he did when he first started out in property, so on this very first episode, he enlightens you about property investment’s very purpose through his own experiences. What do you have to do? What do you have to avoid? Listen in now to know more. KEY TAKEAWAYS It was his landlord when he was still in the university who introduced him to the concept of property investment and its benefits. As soon as he graduated from college, Simon was eager to build his work experience and land a worthwhile first job. He applied to every job opening he liked, and he got great job offers. When buying properties, always look at the numbers—annual rental, cost for renovation and repairs, insurance, taxes, etc. Never decide with your emotions; Don’t buy something because you love it or you have close ties with the owner. The properties should be considered as your own ‘cash machine’. They must increase your income. Simon saw the need of having connections while growing his property portfolio. So, he did—he met and built new relationships. But, sadly, none of it was directly helpful to his property investing career, so he thought of building a network of people like him. Thus, he founded the property investors network (pin) in 2003. There are at least 50 pin meetings across the globe. The biggest mistake Simon made is treating property investment as a hobby he did on a side. BEST MOMENTS “You don’t need 20 houses to become financially independent. For most people, less than five good investment properties could be more than enough to replace your income.” “I took massive action, and that paid off.” “I believe that investing in property could make you more money than anything you could ever do.” VALUABLE RESOURCES Tony Robbins - https://www.tonyrobbins.com Property Magic: How to Buy Property Using Other People’s Time, Money and Experience by Simon Zutshi | Amazon property investors network (pin) - pinmeeting.co.uk.
