In this podcast, we'll be discussing what is Ratio Utility Billing System, or RUBS for short. RUBS is a method used by some landlords and property managers to allocate utility costs among tenants in multi-unit buildings, such as apartments or condos. Instead of installing separate utility meters for each unit, the landlord can estimate each unit's share of the overall utility bill based on various factors, such as square footage, number of occupants, or some other formula. The landlord then bills each tenant for their share of the utility costs, which can include water, gas, electricity, or other services. The amount billed to each tenant is proportional to their estimated usage, hence the term "ratio" utility billing. RUBS can have advantages for both landlords and tenants. For landlords, it can reduce the cost and hassle of installing and maintaining separate meters for each unit. It can also provide an incentive for tenants to conserve energy or water, since they are paying for their own usage. For tenants, RUBS can offer a simpler and more predictable way of paying for utilities, since the billing is based on a fixed formula rather than actual meter readings. However, RUBS can also have some drawbacks and controversies. Critics argue that it can lead to unfair or inaccurate billing, especially if the estimation formula is flawed or biased. Some tenants may also resent paying for utilities that they feel are outside their control, such as common area lighting or swimming pool heating. In some jurisdictions, RUBS may be subject to regulations or legal challenges, so it's important to check with local laws and consult with legal or financial experts before implementing this billing method. Daniel’s scale has been great, he hasn’t outgrown his infrastructure and has great people working for and with him.Gino makes the connection between mentorship education and the father and son dynamic. The father teaches the son but the son has to do the foot work as was the case between Daniel and the Jake and Gino courses. Starting out Daniel didn’t like traditional investing and compounding interest, he wasn’t seeing the returns that they had promised. He realized that investing in real estate might get them more returns than investing traditionally. So he and his business partner started investing in single family units. He was under the impression that people with multifamily units, apartment complexes and high rises were owned by individuals that were independently super wealthy but he had never heard about real estate syndication, creative cash, and using other people's money to invest. Dan’s first interaction with Gino was on the Bigger Pockets forums. Gino and Daniel’s stories shared similarities and his and Jake & Gino’s stories resonated. Daniel became an instant student of Jake & Gino and hasn’t looked back on his multifamily real estate journey. J&G’s niche in multifamily helped Daniel focus on one amongst the many flavors of real estate so he could get started carving out a spot for himself. He also found that J&G had answers to all his questions whether it be dealing with 3rd party property management or underwriting a property. Daniel juxtaposed Jake and Gino’s programs with other real estate education programs and he feels the former is more complete. But finding the right education company is just the beginning, Daniel says he spent about 10,000 hours working on getting things right and as Gino says, become responsible, curious, and then start getting serious and clear about the direction you need to go. At 15 Dan got in big trouble with the law and ended up in juvenile hall. He had a mindset change upon leaving the hole after 3 days when a prison guard sat him down and asked some hard questions. He had another mindset shift when he was in adult prison at 17. He found a java booklet and started coding. This moment spoke to him because he felt accomplished and felt a kinship with computer languages. This boosted his self esteem and essentially became his new addiction, replacing the wrong things w/ the right ones. Dan talks about dealing with chaos when he was young, he attributes his ability to deal with uncertainty to going through these tough times when he was young. Jake & Gino talk to Dan about children and raising them. They talk about letting their kids fail and letting them build character. Dan is the master of the money mindset. In Dan Martell’s book: The Buy Back Principal talks about the idea of First Principles (something Elon Musk has talked about) which is a physics problem of distilling complex problems down to their first principles, this makes him incredibly efficient with his time. It teaches how to value their time, the 3 money traits, The Buy Back Principle states that we don’t hire people to grow our business we pay people to buy back our time. Gino applies the ideas in Dan’s book to his restaurant business and says that when he read the book he wanted to throw up. He wished he had had real estate coaching back then. If he had these realizations back in New York while slaving away over dirty dishes he could have outsourced tasks that sucked energy from him. Moving from the scarcity mindset where he hoarded money to the Abundance mindset which allowed him to buy back his time, and realize that money is just a medium of exchange, and simply numbers. Dan suggests that not only is money a medium of exchange but if it can be used to transfer tasks that suck energy then it can also be considered a medium to transfer energy. If he can delegate tasks he dislikes to others it can give him time to focus on tasks that he enjoys giving him more energy for spreading good through the world and in this way it can be a force for improving the world. Dan and Jake share tips on how to manage people and what types of people bring solutions and energy to a business and what types of people to avoid. Ryan and Dr. Francesca Byrne asked themselves “whats the best place for real estate investing?” And made the decision to leave California and move to Dallas, Texas. Before the move they consulted Julia Barbaro who just so happens to be an expert at dealing with families going through large changes. Once they talked to Julia they felt a reaffirmation and a clarity to the change they were about to make. With their family and friends' support they started their journey. Levi started his vocational journey in minimum wage jobs stocking shelves and mopping floors. He decided to join the military in 1999 and upon leaving he started working selling gym memberships which was his introduction into sales. After being called back to service for a 12 month tour in Iraq he came back to work selling cell phones, then pharmaceuticals, and after that he started his own business selling financial services. Levi was doing great, traveling the world and making money. Then 2020 rolled around and COVID shut everything down. Over the summer of 2020 his transition from financial services to real estate occurred. In order to start and make himself stand out in a competitive marketplace he saw he had to market himself in order to stand out amongst a sea of Real Estate Professionals. In the day and age of the Internet, tactics have changed and customers have become more savvy. Levi talks about "Passive Prospecting" in relation to Passive Income. Prospecting is the act of building a client / customer list in order to build your business and in turn passive prospecting is creating clients / customers passively, the key he says, is video. Levi talks business and working ON a business and not IN a business, he explains how lead generation for a business used to happen person to person but because of video instead of selling to one person our bandwidth has increased and we're able to sell to thousands at one time leveraging video. Content is king as he explains, leveraging it in order to sell your product or service is the key. Passive Prospecting, Levi’s Book that comes out March 7th. In it he talks about passive prospecting as an overall concept and ties it in with Youtube strategies as a whole, Building out your channel, SEO, etc. Levi's Bio: Levi Lascsak is a speaker, coach, and CEO of Passive Prospecting. Though James has "made it" he didn't start out a flashy NYC Master Real Estate Investor, in fact, he began as an english major with no aspirations of real estate.
