Tuesday 29th March was a bittersweet day Ghanaian Citizen. Ghana qualified for the World Cup 2022 and had the upper hand in the classic Jollof Derby. They also celebrated the birthday of the President of the Republic of Ghana, none other than H.E Nana Akuffo-Addo. On this same day, the E-levy was passed. The Tax levy was recently reduced from 1.75% to 1.5%. There were hopes this would eventually be reduced to 0%. Others hoped this E-levy would get approved, which has been the eventuality. On Tuesday 15th march 2022, The Pound Sterling Passed the 10 Ghanaian Cedis mark briefly, meaning £1 converted to just over 10 Ghanaian Cedis. This is an all time low for the Ghanaian Cedis currency. Meanwhile, Gas prices are at an all time high, with diesel prices going past the 10 cedis mark also. I released an episodes called the state of Ghana’s economy, Q4-2021, where I hinted that the Ghanaian economy was on a downwards spiral with inflation rising every week: The State of Ghana's Economy Q4-2021 An interesting tweet has resurfaced by President Nana Akuffo-Addo, who tweeted on 4th May 2016: “The current depreciation of the Ghana Cedis against the US dollar is because of bad leadership. Vote for Change #changenow" Bloomberg has published that the ghana Cedi is now one of the worst performing currency among Africa’s top currencies. A research article on Numbeo ranked Accra, Ghana's capital, second most expensive city in the world with regard to property price ratio. It also ranked Accra for lowest loan affordability. We debate this on today's episode. Numbeo also revealed that Accra has the world’s highest Mortgage percentage income ratio, followed closely by Buenos Aires (Argentina) and Tehran (Iran) in second and third place, respectively. Mortgage as Percentage of Income is a ratio of the actual monthly cost of the mortgage to take-home family income. “Average monthly salary is used to estimate family income. It assumes 100% mortgage is taken on 20 years for the house (or apt) of 90 square meters which price per square meter is the average price in the city centre and outside of city centre,” the site explained. Ghana’s housing sector right now is in a state of emergency and needs entrepreneurs who understand Ghana to bring innovation in the country to help create housing opportunities, make better use of land and create more accessibility to project funds. Ghana currently has a two-million-housing unit deficit. What this is means is that the prices of house have gone up in value because of the lack of homes available. People all over the world, including the diaspora from Europe and America are now flocking to Ghana, and this may also contributed to an unexpected shortage of homes in the country. One of the issues here is that because of the discrepancy between the average income earner in Ghana and the prices of houses, a big unafforadbility gap has been created, and so there is a need for more cheaper homes that the low-income earner in Ghana can afford. One way of tackling this shortage of affordable homes for average earners, has been the Ghana’s Government’s affordable housing scheme. According Joy Online, To achieve a minimum of 170 thousand housing units annually, which is the Governments target, the cost of housing construction has to be reduced. One way the Government has looked to achieve this has been by collaborating with private developers and entrepreneurs on a partnership basis. So for instance, according to Joy online, the Government can secure the land for the private developer for construction, or as alternative, the Government can pay for the roads to be done around a development or source cheaper construction materials to subsidise the cost of development for the private developer. Recently, Kofi Anku, The developer behind the Ayi Mensah Park project in Ghana, appeared on YouTuber Vanessa Kanbi’s channel whilst on a new construction site and explained how construction materials are increasing in the country, and as a result, they are having to pass that additional cost to the end user of the property. A market survey showed a bag of cement selling at GHS38 in 2020, has increased to GHS48 and GHS50 depending on the retailer. The aftermath of the pandemic and general inflation, is clearly having an impact on the Government closing the gap in the housing deficit. According to housing finance Africa dot org, Before the pandemic, Ghana’s economic growth positioned the country as one of the Africa’s six economies leading the world’s 10 fastest growing economies. Many Ghanaians prefer to build and own their houses incrementally which accounts for the widespread horizontal development. Access to affordable housing for the majority of households is a challenge and the pandemic has affected the level of household incomes for formally and informally employed workers. The pandemic has further impacted the Ghanaian construction industry and engagements with investors focused on affordable housing delivery. With Binance and Coinbase, two of the biggest crypto exchanges out there, being available in Ghana, this has now become a whole lot widespread, There are many other exchanges, including Ghanaian and African based ones including Bitpesa, eBitcoinics, Bundle Africa, Sikaplus, PayPlux and so many others. The next step is for Africa remittance platforms such as Chipper Cash App to integrate crypto into their strategy to stay relevant to the contemporary financial market. Cryptocurrency is an encrypted digital currency built on blockchain technology, and decentralised and unregulated by Financial institutions and centrals banks. Ghana Twitter staff are reporting the Jack Dorsey moving to Ghana to June for 6 months. Jack Dorsey has previously visited Ghana and spoken at a few events and meetups. Last year, Jack Dorsey discussed the usage of Bitcoin in Africa, and is a big fan of the cryptocurrency having integrated the ability to purchase bitcoin on the CashApp (another one of his companies). He even attended a Bitcoin meetup in Ghana. The Tech Tycoon who recently purchased the music streaming service Tidal for almost half a billion dollars, wants to make Accra his main home in Africa whilst travelling the rest of the continent. The move of Twitter establishing themselves in Ghana was a welcome prospect by the Ghanaian President Nana Akuffo-Addo, who tweeted “The choice of Ghana as HQ for Twitter’s Africa operations is excellent news. Government and Ghanaians welcome very much this announcement and the confidence reposed in our country,” There’s also some hope that some of Jack’s other wealthy business pals would also be inspired to visit Ghana and perhaps establish a base of their own here. With most of the world working remotely or from home, The Twitter job market will be even more open with Africans all over the continent likely to apply for the role. In addition, this may create opportunities for Twitter to outsource some roles to non-Ghanaians.
