Episode 63 - Garrett Terrell"I kind of hit a home run on my first deal. And so I thought I knew everything. And I'm like, 'Nah, I just want to keep this lean and mean.' And I don't know if anything necessarily just changed, but I think the more deals that we were looking at, and underwriting, and getting direct to seller on, these were like no brainer opportunities. Ep 62Navigating Uncertainty: Jeff Ervick’s Strategies for Investing in an Unstable Economy

Because you know that the previous owner was just slamming people in there, probably just to get occupancy up. So we see that a lot, right? And it's sad because, you know, a lot of landlords would do that. And I always like to kind of make sure that when we buy something, or even if I go rent a car or something like that, like I'm always gonna return it or I'm always going to sell it in a better status than it was before, right? And so I think if you just kind of go with that mentality that, no matter what happens, we're going to be honest, we're gonna be upfront, gonna make sure that we're leaving this planet or leaving this asset in a better position for the next person.Episode 62 – Jeff ErvickJoin me as I interview our first returning guest, Jeff Ervick. Ep 60Wealth Through Words: Kent Sariano on the Power of Copywriting in Real Estate

Episode 60 – Kent Sariano“This is one thing I've kind of liked about working with all these different clients is like, they're so entrepreneurial, right? And the ones who succeed always have the same mindset. They're very strategic about how they make their investments. Like they don't just fall in love with a deal and go into it. They have a plan. They have an investment thesis. And they know how to execute on it. So, they know what they invest in, and they know why they invest in everything. And they also have amazing follow through. Everybody that I've talked to who is successful, when they start an idea, they finish it. A lot of people can't do that. Ep 58From Investor to Business Owner Mindset: Mario Dattilo’s Blueprint for Real Estate Success

Episode 58 – Mario Dattilo “When you recruit people, you have to recruit people that are smarter than you and have more experience than you. Ep 56Making Millions with Manufactured Housing: Insights from Armand Violi

E

Episode 56 – Armand Violi“Dude, I can't [with] like new people in the industry. I can't communicate with them hard enough. Like, are you trying to just park your money somewhere? Or are you trying to make money? Because if you're trying to make money, you don't want 100% lot rents, direct build city utilities, 100% occupied renter at market at a seven cap because there's no upside. The whole point of real estate is you buy it. Rehab it, increase the value, refi or sell, move on to the next. And like so many new buyers are so obsessed with 'what's my going in cap rate, what's my day one cashflow.' But it's like, are you in the game to add value? Are you in the game to where like you're so rich, you're just parking money elsewhere? Cause if that's your game, you're probably not buying, you're not a first-time buyer. You know what mean?” Join me this week as I interview Armand Violi, real estate expert, entrepreneur, and founder of MHPvalue.com. Armand first started in the real estate industry in 2018 working under top-producing Florida real estate agents. In 2020, after seeing that the residential market was a slow path to scale, he joined Enon Winker at Other Street Advisors to focus on commercial real estate and manufactured housing communities. In his first year, he closed over $10 million in transactions but also saw an opportunity to create technology to improve lead generation and marketing. This led him to create MHPValue.com. Since then, he has sold over $150M+ in deals and has become one of the most prominent brokers in the manufactured housing and mobile home park community. Ep 52Multifamily Mastery: Bill Hamel’s Secrets to Thriving in a Competitive Market

Episode 52 – Bill Hamel “And it's a challenge down there. You can't sugarcoat it. And once again, like many things in this business, being familiar with your market and having relationships in your market, I think makes the difference. I've heard conversations with people that aren't as familiar in their market or have as much of a footprint in the market. And no matter how hard they try, they can't get a premium that seems anywhere reasonable. And then you see other operators that are utilizing some of these similar techniques, as the blanket policy, and making it a heck of a lot more palatable.” Join me this week as I interview Bill Hamel, the founder of Hamel Real Estate. Bill has a 30-year track record of success with investing in real estate. Since 2019, he has narrowed his focus to multifamily property acquisition across New York, Florida, and Tennessee. Ep 51From Marine Corps to Mobile Home Mogul: Joseph Jackson’s Real Estate Journey

Episode 51 – Joseph Jackson “So, since I started all this, my kids started homeschooling, right? And so part of their homeschooling though is that I get them involved in my business. Teaching them Excel spreadsheets to, you know… I go talk to a lawyer, I go talk to a broker, I go down to some of our parks, so they're getting the exposure of speaking to all these different types of people and different aspects of business. Every chance I get, I pass down as much knowledge as I can about this business and about money and about what we're trying to do and how we're working it. That way they can always understand that money is a tool and it's not to be viewed any other way than that. Money's not everything, but money definitely helps.”Join me this week as I interview Joseph Jackson, general partner of Prime Oak Capital and co-founder of Valhalla Investment Group, a MHP real estate investment firm. Ep 50Risk and Reward: Justin Moy on Fund Management and Passive Investing

Episode 50 – Justin Moy"I invest and my investing thesis is for work optionality. You know, I want you to be able to walk away from your job with passive income. And there's generally two reasons why people do it. It's because first they want to go retire on a beach somewhere in their 30s or 40s, which is great, or because they want to take bigger risk. Whether it's working at an exciting startup where a lot of your comp is equity-based or doing your own deals, starting your own business. Cause now you can start a business and not work a regular job, and not even really need the business to do well, right? Cause all your bills are paid for. So yes, you can expose yourself to more risk when you have that income coming in. It's just about getting there." Join me this week as I interview Justin Moy, the founder of Presidents Club Investors and host of the Passive Real Estate Strategies podcast. Justin started his journey as a real estate agent and owner, but after burning out, he explored strategies to invest in real estate passively. With 10 years of experience in the real estate industry as an owner, investor, and syndicator, Justin now raises funds for real estate deals from a fund management perspective. Specializing in the fund-to-fund model, Justin helps high-performing professionals invest in commercial and multifamily real estate that provides cash flow, appreciation, and favorable tax benefits. Ep 49From E-Commerce to Expanding Empire: STR Secrets from Jacobo Hernandez

Episode 49 – Jacobo Hernandez“So, a lot of people usually think a market is good, but then they don't look into that specific market to see what are the listings or the property types that are actually doing well. Because if you go for one- or two-bedroom apartments, it's super saturated. I don't have the exact numbers with me here, but I think the listing distribution that we found around those days was that between like one, two, three-, or four-bedrooms apartments or houses, that was more than 90% of all the listings. When you get above that it was decreasing and decreasing. Six-bedroom properties were 2% of all the listings in South Florida. So, you're finding that market gap, that blue ocean in the market and you're acquiring based on that, right? So that was our investment thesis.” Join me this week as I interview Jacobo Hernandez, founder of FreedomVest. As a serial entrepreneur, Jacobo started his journey while studying business in college. While still in school, he built an e-commerce brand centered on wedding gifts that surpassed seven figures in the first 12 months. Deciding that he wanted to move away from selling products and move into real estate, he sold his e-commerce business and bought his first short-term rental property. Applying all the skills he learned from his e-commerce business; Jacobo has built a short-term rental portfolio surpassing $10 million in assets. Now with FreedomVest Capital, he is empowering others by sharing his secrets on how to invest and diversify income streams through Airbnbs and boutique hotels. Episode 48 – Maurice Philogene“Why is it that most climb up the mountain through age 20 to 40, and they just sit there at the top? They just sit there. But your inner being, your core, your source, your God - if you want to call it that – your instinct, your gut is saying I don't want to be the executive VP. I want to go be a pottery specialist? But they don't do it because they're worried about the opinions of peers, coworkers, neighbors and especially family telling them, ‘What are you doing? You already have it good. Why would you shift?’ Because we only have this one life. There's 28,000 days in the average lifetime. I have 10,958 according to that scale left. Of course I'm gonna go live my way and I just stopped listening to people telling me how to live and started just doing ever since I was age 21.” Join me this week as I interview Maurice Philogene, an investor, entrepreneur, coach, and philanthropist who maintained four parallel careers for two decades. How much do I want to maximize tax savings versus cash flow? Do you wanna maximize cashflow or real estate appreciation or tax benefit? Ep 44From Sewage to Success: Overcoming Septic Tanks, Potholes, and Challenges in Mobile Home Parks with Tyler Lekas

"If you don't increase rents, they can't ask more of you on the management side, because you can't pay anybody. Right? And you can't pay for infrastructure. And you can't pay to keep the property up. And you can't pay for new improvements because the government is constantly raising taxes on us. Insurance is constantly raising their rates. Our plumbers are constantly raising their rates, etcetera. So as the lot rents get higher, it's not pretty. I don't like it any more than anybody else does as prices go up. But we get more professional management, right? And that's better for the residents. We get more amenities, which is better for the residents. The parks stay around."Join me this week as I interview Tyler Lekas, a principal operator at MHCI Group, a leading firm specializing in the acquisition of Manufactured Housing Communities (MHCs). Ep 43Profiting with Partnerships and Scaling with Systems: AJ Smith's Path to Financial Freedom

Episode 43 with AJ Smith"I think that financial freedom is very much suited to the individual. It's something that each person may define for themselves. But for me, I think it's that last one. Right? I had initially - I think in my brain like - it's the freedom to work for yourself, and I personally reached that level, you know, and I've enjoyed it. But, I think that as you go along in the journey, you also start to look for freedom to give back to the community, to lift up your friends and family, to do some of the other things that maybe you can't do if you're just kind of focused on base level survival for yourself and your family. And having the ability to do those things, I think is another another level, even above what we've talked about as well."Join me this week as I interview AJ Smith, the founder of Goldsmith Properties, LLC. AJ started his real estate journey a month out of college, analyzing over 700 deals before purchasing his first property. After a few years of working a W-2 while house hacking and flipping smaller multifamily spaces, he was ready to scale his portfolio and take on larger commercial real estate deals. With a focus on high-growth, landlord-friendly markets like Oklahoma City, Dallas, and Northwest Arkansas, AJ has successfully turned underperforming properties into profitable assets, including a recent project that increased rental income by over 50%. His skill in value-add strategies and his expertise in managing teams and systems have helped him build a diverse portfolio of multifamily and commercial properties. Ep 42House Hacking to Financial Freedom: Michael Wagman’s Game-Changer Moment

“Then when I moved to Tampa, I bought a four-unit building and I lived in one of the units. I renovated as many as I could, and then I moved into one. And that was the real game changer. An aha moment for me. And I mean, I had tried other things up to that point. I tried wholesaling; I hated that with a burning passion. I tried being a realtor and hated that even more than I hate wholesaling. So, props to any successful realtors out there. But buying that first four unit and accidentally sort of getting into house hacking was revolutionary for me because now that I no longer had a housing payment, I was actually getting paid to live where I was living.” Join me this week as I interview Michael Wagman, the managing partner and co-founder of Nimble Capital Group. Michael began his real estate journey at the age of 25, flipping houses with no prior knowledge, all due to his love of the shows on HGTV. Having tried most strategies from wholesaling to house hacking to vacation rentals, he finally found his passion in multifamily and large syndication deals. Michael started with one flip that turned into 700 rental doors and 3 developments. Today, his company holds a portfolio of over $60 million. Ep 41Cashflow Concepts: IBC and Velocity Banking with Logan Hertz (Part 2)

Episode 41 with Logan Hertz (Part 2)"Most people, unfortunately, put the cart before the horse where they start investing before they start saving. Right. And part of the way that they are manipulated is the financial powers that be tell them that they're saving for retirement by putting money in a 401k. That's not a savings vehicle. That's an investing vehicle and you're giving up liquidity. Putting money into whole life insurance is building liquidity. It's a savings vehicle. Putting money into a savings account is a savings vehicle. Right? So you need to start with that foundation first. You start with the protection, the savings, then you can get into investing and then into speculating."Join me this week for the second half of my interview with Logan Hertz the Founder of Hazeltine, LLC. Episode 39 with Zander Kempf “I've always wanted to be an entrepreneur. It's always been my goal, even since I was a little kid. I want to start businesses. I want to work for myself. I want to go find opportunity and monetize it. Back in high school, I was selling small knickknacks. I started a landscaping company and had about 10 guys working for me back then. Throughout college, I’d come up with a handful of different business ideas. None of them went anywhere, but I just always kept trying. So, when I was in the military, I finally saw real estate as that opportunity. It's like, this is something that I can just see an immense amount of power in, and you can leverage in so many different ways.”Join me this week as I interview Zander Kempf, the Founder and CEO of Clear Summit Investments. Ep 38Fully Funded Mindset: Sam Silverman's Investment Strategies

Episode 38 with Sam Silverman “You're investing with that person. And the biggest thing is - you know I think of this as the gut check, right? Like I manage my mom's full portfolio of her investments, and I know whatever shortcoming there may be in the future, that's a gap that I'll go fill. So, I think of it as, ‘What if my mom's money was with this person – would I sleep okay at night?’ It’s the first thing. Like numbers aside, returns aside, pro formas aside. You think of the gut check of, ‘Does this person make me feel comfortable? Do I trust them at a high level on a first conversation? Do I feel as though they are aligned to me ethically… morally? Are they going to do what they say they're going to do within reason?’”Join me as I interview Sam Silverman, the founder of Silverman Hold Co and the Fully Funded mastermind community. Sam started in sales and marketing before making the leap to real estate and passive investments. After realizing the limitations of single-family homes, he explored multifamily and syndications. Before going full-time and founding Silverman Capital in 2021, Sam raised an impressive $25 million in funds. Sam’s company specializes in passive investment opportunities for a variety of assets from multifamily to mobile home parks to debt investments. Today, Silverman Hold Co manages a portfolio of over 12,000 units valued at more than $2 billion. Ep 37Mastermind Momentum: James Lascara’s Elite Investor Insight

Episode 37 with James Lascara“You do not need to be the one with all the right answers all the time, but you need to know where they are. You need to know where those people are. need to know how to find them. And you need to make sure you do a good job of understanding the risks that could be catastrophic. I like to give the fitness analogy, like if I'm going in and I'm doing something I've never done before, and I need a spotter on the bench. I'm doing a weight I've never done before, I may not need that spotter, but I want to make sure he's there so something really bad doesn't happen. It's literally just doing what people don't want to do. Like, and I hate even saying stuff that's so cliche, but like the cold calling. And my father said that a long time ago, he was in a different type of sales, like commercial printing back in the day, but like one call can literally change your life. Ep 33Avoiding the Overpay Trap: Axel Ragnarsson on the Power of Pipeline and Negotiation

Episode 33 with Axel Ragnarsson “I think fundamentally speaking, the greatest negotiating tool or leverage you can possibly have is an alternative. It's, ‘I don't need this deal.’ Not needing any one deal is your greatest negotiating power. And when you look at a lot of deals and you're offering on a lot of deals, when you have a good pipeline, you never become emotionally attached to that one deal. And that's frankly, where a lot of investors screw up is they just don't look at enough deals. And when they find one that's finally kind of working, they just become obsessed with it. And they just, next thing you know, they've overpaid, right? Or they bought the wrong deal or they compromised some other part of their criteria. It’s easy to negotiate when you're like, ‘Dude, I don't have to buy this from you.’”Join Glenn as he interviews Axel Ragnarsson, a leading multifamily real estate investor and the host of the Multifamily Wealth Podcast. Based in Boston, MA, he is the founder of Aligned Real Estate Partners, where he manages a portfolio of over 700 units and has been involved in transactions totaling more than $62 million. Ep 26Preaching Prosperity: How One Minister Mastered the Infinite Banking Concept

Episode 26 with Nate Dean“But even when we are paying cash, we are giving up the interest that that money could have earned if it would have been in a better environment. So even when we're saving up to pay cash, we're losing out on the opportunity costs on those dollars. The other side of that is we're always making payments to someone. We're making payments to the bank when we're borrowing, but when we are saving up, either sporadically or systematically, we are making payments to ourselves for a future purchase. So, if you can take hold of those ideas and wrap your mind around this idea of, ‘I can be the borrower and the lender simultaneously,’ like that is a powerful process when I get to control both sides of those things.”Join Glenn as he interviews Nate Dean, the co-founder of Unlimited Life Concepts (ULC). Episode 25 with Randy Smith“Like, that's a big deal that, you know, people save, for maybe two years for that $25,000. But if we can get that thing doubling every three to five years, and if you look at when they, maybe you do it every two years, or maybe every year you put another 25 grand in there, at some point when deals start going full cycle, you're creating this income that is essentially, it's just, it's tax advantaged income that you don't have to go to work for. If you really want the watch and you were gonna save up and buy the watch anyway, take the policy loan, do it, put $500 a month, whatever you would pay for that watch or save up for that watch, just put it back in the system. It immediately becomes available again. You just have a bigger system that does it. And if you do kick the bucket a little early, you get to leave everybody a lot more money.”Join Glenn as he interviews Beau Wiltshire, a military man turned entrepreneur and the co-founder of Fortify Capital Group. Ep 23Trailer Park Turnaround: Frank Rizzo Shares His Secrets to MHP Investing Success

Episode 23 with Frank Rizzo"But at some point - and I had somebody tell me this and it stuck with me - at some point, just like a rocket ship when it comes up with the payload, what gets you to a certain level, you have to release to go further. Right? And you have to focus on the two or three things that you do really well, your unique ability; and then allow other people to do that because you can't, it's physically impossible for any person to push eight different boulders at the same time. You can do one, maybe two, but you're going to spread yourself too thin and you're going to get in the way of your own growth." Ep 22Escaping the Rat Race Through Index Fund Investing

Episode 22 with Dessy John “And it's funny when nobody else knows that you've been building towards this, you decide to leave a traditional job and it sounds like you're speaking a different language. People are just like, “How can you possibly be doing this?” I'm like, like you said, I didn't do this overnight. This has been literally a solid decade plus of planning for this. And again, like some good fortune, a few lucky bounces came my way as well. But it takes a lot of planning. It takes a lot of education. It takes a lot of diligence. And yeah, hopefully, you know, for most people if that is their goal, they will eventually get there. But yeah, it was it was like you said, it's never exactly planned. I mean nobody's gonna plan their life down to a T. Sometimes you just see an opportunity and you jump on it, and you lay in the bed that you make hoping that it is the right decision. So far for me, it's been about five months, and I have absolutely zero regrets.”Join Glenn as he interviews Dessy John, a Silicon Valley marketer turned solopreneur. After working in the corporate world for 15 years at companies like Adobe and Zillow, he was able to find financial independence by investing in index funds and diversifying his assets. Ep 21From Window Tinting to Multifamily Millionaire

Episode 21 with Brad Hreha “The approach that I take with my students is I'm going to give you everything I know, but you need to go out there and get beat up a little bit. You need to skin your knees. You need to come back a little bit of bloody to go, ‘OK, that doesn't work.’ Right. I can give you all the information. But until you put yourself through it and you mess up and look like a fool, you don't really learn it. I have to keep trying to get you to understand on your own that, ‘Hey, this is what works. This is what doesn't work. ‘ And a coach is not boom, a straight line to what it is that you want, but It's a much straighter line than just trying to figure it out on your own.”Join Glenn as he interviews Brad Hreha, a real estate entrepreneur based in New Jersey. Ep 20Getting to the Next Level Income with Chris Larsen

Episode 20 with Chris Larsen“So, I knew that I couldn't take my business from say $5 million to $50 million by myself. I needed a team to do that, right? So, if I'm getting paid a certain amount per hour, like let's say I'm making a hundred dollars an hour. $200,000 a year. That's pretty good. But if you want to make $500,000 a year, $250 an hour, you probably can't just work two and a half times more. You have to scale. You almost have to give up the responsibility for certain things and release control of those things. So you need to go from being a producer to more of a leader.”Join Glenn as he interviews Christopher Larsen, the founder and Principal of Next-Level Income. Since “retiring” after 18 years in the medical device industry, he now dedicates himself to guiding others to financial independence through education and strategic investments.
