S2 Ep 113Contingency Conversations – What You Need to Know
In this episode of Simply Authentic, Angie and Tonya dive into the often-overlooked world of contingency offers and contract contingencies. What exactly is a contingency? Simply put, it's a condition that must be met for a contract to move forward—meaning one thing depends on another.Over the past few years, contingency offers have been rare due to the fast-paced real estate market. Homes were selling so quickly that sellers rarely entertained offers with strings attached. But as the market shifts and slows down, contingencies are back on the table.Angie and Tonya unpack what happens when a contingency is in place, how secure a contingent contract really is, and what buyers and sellers should consider before entering into one. They also break down the built-in contingencies that already exist in standard contracts—such as financing, appraisal, and inspections—and how these clauses help protect buyers throughout the process.Whether you're a seasoned REALTOR®, a curious buyer, or a seller weighing your options, this episode will help you better understand the nuances of contingencies and how they affect a real estate transaction.

S1 Ep 70Ladies Who Launch - Our Experience
We recently spent the day at one of our favorite annual events: 417 Biz presents Ladies Who Launch. We felt compelled by the message we received to share our takeaways from the day with all of our listeners. Even if you don’t know about the event or don’t live in 417 land, there is still a lot of value for you here. The general theme was “Embrace Your Journey”. 417 Magazine Editor Logan Aguirre kicked the event off by talking about her own challenges with feeling “stuck”. We all feel stuck sometimes and it can be challenging to find your way through to the beauty that lies beyond the breakthrough. The first step is figuring out where you want to go. Once you’ve figured out the where, then you can take small steps to find your way. Little wins every day can give you the fuel you need to get to the finish line. The line up of speakers for the day included Christina Ford, Founder of The Rebound Foundation. Her story is one of overcoming challenges brought on by poor decisions. However, her belief in herself and giving herself room to get in the right space propelled her to find love and happiness. You don’t have to be stuck in the cycle you’ve been in. Your upbringing doesn’t have to define you. You can fight for better. It just takes determination and the drive to persevere. Another guest speaker that really touched all the attendees was Mallory Brown. Mallory is a journalist on a marathon journey to interview 26 individuals from different walks of life and different cultures. What she has learned so far is that the human spirit is remarkable. These people have come back from devastating tragedies. Persevered under the most unrelenting conditions. Their stories are remarkable and you are going to get to hear them directly from her. Mallory will be our guest in September. The day was filled with story, enthusiasm, networking, lots of laughs and a few tears. Listen in to hear more of our takeaways and for info on next year’s event. Anatomy of a Breakthrough by Adam Alterhttps://www.417mag.com/

Hold on to your hats because Tom Douglas wears a lot of them and we’re covering it all. We first ran into Tom at the Biz 417 Think Summit in March. We already knew that he was the CEO of JMARK but at that event he did a Ted Talk on AI. He gave us some scary scenarios, such as having AI imitate 417 Publisher Logan Aguierre to the point it was hard to tell reality from fiction. In addition to showing us the scary stuff he also showed us ways we could use it to make our lives more efficient and effective. Whether we like it or not AI is the future and we need to learn to embrace it or we will be left behind. Beyond his role as CEO, we learned so much more about Tom in this conversation. He is a keynote speaker, business coach and best selling author. In his book, Adapt or Die, he uses the principles he has learned over his career to make the major point that it boils down to people. Take care of your people and they will take care of you. How do you build a culture that ensures your future? Hire the right people, make sure they have ample training and reward them for a job well done. Make sure everyone feels valued and supported. As he discusses leadership it is clear that this is someone who has grown into a thoughtful leader. Starting on the bottom rung of the company, he worked his way up to his current role and learned valuable leadership lessons along the way. We also cover the topics of cyber security, recent issues with online security and ways to protect yourself. This is an enlightening conversation with one of Springfield’s foremost thought leaders.
