I've had a couple questions about who I am, what I do, and what qualifies me to give financial advice. Well, the first thing you should all know is that I'm NOT qualified to give you advice and nothing in this podcast should be considered financial, legal, investment, or tax advice. BUT, I am a semi-legit entrepreneur and I do understand the challenges that we entrepreneurs face when dealing with retirement planning, so this podcast CAN help you as you do your retirement research. That said, I wanted to introduce myself to you and tell you what led me to this place where I'm podcasting about retirement planning. Ep 6Buying Out-of-State Turnkey Properties. You Can Do it. And it CAN Accelerate Your Retirement Plan.

E

Are you nervous about the current stock market bubble? You should be. Have you thought about investing in cash-flowing single-family homes, but just don't know where to start? I was there.Back in 2017, as I was making kickass returns in the market, buying shares of Amazon every time I read about another major retailer closing (Remember Macys? JC Pennys?), I knew the bull market was going to have to end. But when? I knew I wanted to get into real estate and get out of the stock market, but I didn't know where to start. I knew if we had a market crash, renters would still, most likely, have to pay their rents and hell, if an investment property burns down, the insurance company will replace it. A cash-flowing, insurable asset where the tenant pays the debt? Sounds like a win-win!So I found a lot of turnkey providers, some good, some bad. In today's episode, I run through the process of buying my first turnkey rental investment in the beautiful city of Cincinnati, OH. If you're an entrepreneur, I'd highly recommend you consider using real estate as part of your retirement plan. It makes sense on so many levels. Enjoy the episode, and feel free to send me an email if you have any questions: [email protected] if you'd like to get on my mailing list, sign up at www.rogueretirementlounge.comAnd finally, if you'd be willing to leave me a positive review, I'll love you forever!

Ep 5A Paid Off Home Mortgage is a Sign of Financial Illiteracy, PART I

Some financial gurus, including Dave Ramsay, will tell you that you need to pay off your home mortgage, for the sake of being out of debt. Unfortunately, if you're interested in building wealth, that's horrible advice. If you're self-employed and you're hoping to retire one day, paying down your mortgage with early principle payments is like putting money into a non-interest-bearing savings account that you can't get it back out of. Why would you do that???In today's environment of the lowest interest rates in 5,000 years, the home mortgage has become an asset, NOT a liability. The bank is giving you money for less than the rate of inflation, meaning every year, in REAL terms, your payment is going down. Today's episode is just about getting you comfortable with the fact that paying off your home (or your investment properties), is a bad idea. That is, if you want to retire...Stay with me. I speak the truth!!I want to answer your questions. Go to www.rogueretirementlounge.com and click the red tab on the right side of the page to leave me a voicemail. I'll answer your retirement planning and investing questions on the show.Or just send me an email at [email protected]

Ep 4The Rule of 72, Compound Interest, A Cool App, and Taxpayer-Subsidized Rectal Heroin

E

Most people are familiar with the concept of compounding interest. But if it really is the eighth wonder of the world, maybe it's worth a quick review. And everyone should know the "rule of 72," so we'll cover that today as well. And whether you're an avid investor, if you're totally unprepared for retirement, or somewhere in between, taxes affect you. So for fun we're going to talk about one way the city of Seattle is throwing away taxpayer dollars. (Hint: it involves heroin administered in a very unexpected place)Now, could I ask you a GIANT favor? This podcast is new, and it'd really be a huge help if you'd subscribe. I'll love you forever! Also, be sure to head over to https://www.rogueretirementlounge.com and sign up for my emails. They'll make you smarter and they might make you laugh. And finally, if you have any questions about retirement planning or investing, send me an email at [email protected] and I'll answer it on air in a future episode.

Ep 3Accredited Investor Status: Are Poor People Dumber Than Rich People?

E

Often you'll see investment opportunities that are for "accredited investors" only. Today we'll learn what exactly you need to have/earn in order to qualify for the accredited investor standard. It's not complicated, but if you don't qualify, are you out of luck? Fortunately, the answer is no. I'm not accredited and I've been able to invest in some awesome deals. The secret is simple: you just gotta have folks in your network who put those deals together. It's not hard and I'll tell you how I did it.Learn more about Matt Franklin at www.rogueretirementlounge.comAnd if you have questions, email me directly at [email protected], and if you like what you hear, please subscribe!

Ep 2The 4% Rule and YOU.

E

Today we're gonna give a brief rundown on the 4% rule, originally developed by William Bengen. The 4% rule had me paralyzed back in the day, because I didn't think I'd ever have enough of a nest egg to retire. Based on this rule, if you want your retirement funds to last for 30 years, you need 25X your required annual income. Of course, this is if you've got the standard stock/bond asset allocation. As always, if you have questions, feel free to email me at [email protected]

TRAILER: The Rogue Retirement Lounge

trailerE

This is the Rogue Retirement Lounge, where we talk about all things retirement for Entrepreneurs. If you’re self-employed, if you're a gig worker, if you’re a solo-preneur, you’ve come to the right place to learn about alternative retirement investing strategies and structures, as well as other things NOBODY told you about when you started your business.I’m Matt Franklin and I’ve been self-employed for 15 years. I’ve had multiple businesses, including one that got me on Shark Tank in season 4. I talk to entrepreneurs all the time, and one thing is nearly universal: We’re shitty when it comes to preparing for retirement.I’ve spent the last five years researching ways to hurry up my path to retirement, and I was able to shave almost 10 years off of my working life by completely re-constructing my investment strategy from the ground up, and now I want to help you to retire sooner, retire wealthier, and retire happier. This podcast is unlike any other retirement show out there because pretty much everything we talk about is specifically for self-employed people like you. If you’re in a normal job with a 401K, you’ll still learn a lot here, but my focus is on the unique problems AND OPPORTUNITIES that we entrepreneurs have. I’m not gonna talk down to you and I don’t try to sell you anything. I’m here to give you ACTIONABLE information, not bullshit life insurance pitches and annuity plans.I release at least one episode a week, but be sure to subscribe, because there’ll be bonus episodes here and there, either when I discover something super cool related to retirement, or when there’s something scary that YOU need to know about. The length of this podcast will vary, so be ready for some short ones and some very long ones. Most of the time it’s just going to be me and you on here, but occasionally I’ll interview experts who are way smarter than I am.This Rogue Retirement Lounge is available on all the major podcasting platforms, but if you want links to your preferred platform, just go to www.rogueretirementlounge.com.
