Get It Right with Undercover Architect

Hello! This is Episode 393, and in this episode, I want to talk about one of the most common and most misleading phrases I hear homeowners use when they’re planning work on their home. And it’s this: “We’re just doing a small renovation.” [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/393] Now, I understand why people say it. Usually, what they mean is that they’re not doing a full new build, they’re not taking on a huge extension, they’re not redesigning the whole house, or they’re only touching one part of the home rather than everything at once.  So the phrase can sound logical enough. And it can feel accurate in comparison to some other, much bigger project. But here’s the problem. That phrase, “small renovation”, often creates a whole set of assumptions that can be super deceptive.  It can make you think the work will be straightforward, that the process will be simpler, that the risks are lower, that you do not need much documentation or planning, and that you can largely sort it out as you go, keeping yourself on hand to help navigate decisions and timing.  And what I see again and again is that this framing can get homeowners into trouble, because what they are calling “small” is often still complex, expensive, disruptive, and deeply connected to how the home functions overall. So in this episode, I want to bust that myth open. I want to help you think more clearly about what a small renovation actually is, why “small” does not automatically mean simple, why these projects can become surprisingly chaotic, and why even modest work in your home still benefits enormously from strategy, sequence, and proper preparation. He and his wife have been settling in, shaping the landscaping themselves, refining the details, and actually living in the spaces they spent more than five years planning and building. Michael’s project is a beautifully considered pavilion style home in regional Western Australia. It’s oriented to maximise northern sun, carefully detailed for performance in its climate zone, and designed as a long term transition home as he and his wife step towards retirement from farming. In this conversation, we talk about what unfolded between lock up and handover. The logistics of trades. The unexpected delay with tiling. The coordination of finishes. Hello! This is Episode 380, and it’s Part 4 of my conversation with Fionna and Ed, as they take us behind the scenes of their new build journey of their sustainable, accessible home, and share how they set things up so they could enjoy the experience. In this episode, it’s the last in our 4-part series, and we’re talking about what it’s been like on site - visiting regularly, watching progress unfold, and tracking schedule and budget. In fact, they say they’ve had far more confidence in this build than in any of their previous renovation projects. And I think it’s largely due to their level of preparation and education, and then how they’ve been able to pull such a fantastic team together that they’ve collaborated so well with. They’ve been proactive, intentional and well-informed, and you’ll hear Fionna’s thoughts towards the end of the episode as she shares some great advice for you if you’re planning your own project. Also, one of my favourite moments in this conversation is Fionna’s reflection on the importance of trusting your past self.  Because when you make well-informed decisions early, and document them properly, you don’t need to second-guess or course-correct constantly during construction. Trusting in her past self, and the research she made to inform those decisions at the time is one of the things that has helped keep things moving smoothly, even when the inevitable bumps have arisen. Hello! This is Episode 377, and in it, I’m talking with HOME Method members Fionna and Ed. They’re based in Canberra, and are creating a beautiful, energy efficient and flexible home designed for their next chapter of life - a home that allows them to age in place, welcome family and friends, and accommodate their adult children when they come and go. They’re retired teachers so they’re amazing learners and have really embraced their project preparation and management with a fantastic, proactive methodology using the content of HOME Method.  This is their first project of this scale, and it’s incredibly exciting they’ve moved to the house on the neighbouring lot to where they are building, and work has started on site for their project. Hello! This is Episode 363, and in it, I’m chatting with HOME Method member, Shauna, who has recently completed her new family home.  Shauna is a sustainability practitioner by profession. So, what does someone who works in sustainability do when creating their long-term family home?  Well, you’ll hear how she approached her new build with intention, clear objectives, and a pragmatic approach that balanced the realities of her budget and site with her overall goals and wishlist in her newly built home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/363] In this episode, I talk with Shauna about how she identified her objectives, and worked to create an incredibly comprehensive Design Brief, using the HOME Method Brief Builder Template and Room Notes as her guide and template.  You’ll hear how she very quickly realised that this wasn’t about striving for perfection - which in fact can be paralysing for many in their projects, and a slippery slope in all the competing demands of a renovation or new build project journey.  Instead, Shauna focused on what mattered most - identifying her key objectives, understanding her constraints, and making deliberate, well-informed choices to do the best she could within them. We talk about how she navigated some serious challenges: purchasing a derelict home in a brilliant location, tackling a steep and complex site, managing the project as a single parent, and balancing her values with a realistic budget.  Along the way she made trade-offs whilst provisioning for future upgrades and created a home that supports the sensory needs of her family. You’ll hear us discuss how she used a Design-Build builder who handled the design inhouse and how she was actively involved throughout, ensuring she could get access to site and review works as they progressed.  Throughout the project, Shauna stayed clear on her values, true to what she was seeking to achieve, and used her Design Brief and well-researched preparation to guide her, backing herself to make the best decisions along the way.  What I love most is how this project has ended with Shauna feeling proud, confident, and content, not only because she’s created a comfortable and functional home, but also now lives in an authentic expression of her priorities and purpose. This is such a fantastic conversation, especially for those who worry that they can’t do “everything perfectly.” Shauna’s story shows what’s possible when you stay connected to what matters and give yourself permission to build the best you can, with what you have, right now, ensuring you’re prepared and well-researched to realise the full potential of your budget, site and life.
