Ep 350New Home Build with Affordability and Family in Mind, with Tatiana

Hello! This is Episode 350, and in it, I’m talking with HOME Method member, Tatiana. She lives with her partner and three boys in regional Queensland, and is getting ready to design and build their new home. We meet Tatiana at the very beginning of her journey. Their project faces challenges, including a tight budget, council restrictions due to a nearby water treatment plant, and managing sun exposure for the local climate. She says it “feels like she’s learning English all over again” as she dives into the terminology-rich construction industry! Tatiana would love to also follow the PAC Process, or Paid As Consultant Process, where a builder is brought on board as a paid consultant during pre-construction to work collaboratively with the designer and client to provide input on cost and buildability.  (This is a process I teach to members inside HOME Method and provide tools and templates they can use to check with builders and set up their project well). You’ll hear how she’s finding a builder to help with this, which has proven challenging given her regional location, and local builders not being too familiar with the concept. Because how do you present the PAC process to a builder and designer who has not worked that way before so that they consider it? We talk more about that in this episode. How Do You Create a Luxurious Home?

Hello! This is Episode 349, and in it, I’m going to discuss a topic that is, I believe, often the promoted ‘thing’ out there through glossy mags and social media: ‘How to create a luxurious home’.    And because it seems to be promoted so heavily, by inference, it seems that it’s supposed to be one of the goals when creating your ideal home.   However, I have found that the definition of ‘luxury’ can have MANY connotations. Not always positive either.    And it can be so relative and subjective in how it’s interpreted, that this supposed pursuit of a luxurious home as the dream being sold to us can be really fraught. Over the Christmas / New Year break of 2024 / 2025, we spent a month there. It was my first time there, and so many things jumped out at me, but the first was this: In a city such as Tokyo that is amongst the most densely populated in the world, luxury can’t come from space, or stuff. So how is it being created instead, when this constraint exists. That led to A LOT of thinking, exploration and observation about this concept of luxury. How we define it, how we pursue it, and how we incorporate it into our ideal homes, wherever we’re located. So, let’s jump into talking about luxury. Ep 348Designer Detailing and On-Site Decisions during Construction, with Michael

Hello! This is Episode 348, and I’m back with HOME Method member, Michael as we continue the conversation about the construction of his new home in Western Australia - a home that he and his wife intend to retire to and enjoy a relaxing lifestyle that makes the most of the beautiful location. You can find it at www.undercoverarchitect.com/347. Michael was on the podcast earlier in our HOME Method member stories, in Episodes 323 and 324, discussing the earlier parts of his project. So it’s great to have him back with this construction update. We finished the last episode with Michael sharing info on his home’s energy efficiency assessment and the changes they made to improve the home’s star rating. As a reminder: West Australia at the time of recording this episode, decided to not bring any of the NCC2022 changes into their building codes until 2025. So, the decade-old 6 star energy rating is still the requirement there. I kick off Part 2 by asking Michael how he believes this home will perform compared to where they are now.  We talk about the gaps that Michael has needed to bridge between the documentation and the construction on site, with some changes based on on-site design decisions, material changes and detailing consequences. We also talk about the roles that both he and his wife have taken on in this project, especially as Michael initially had assumed he wouldn’t be too involved. Ep 347Choosing the Best Builder with Budget in Mind, with Michael

Hello! This is Episode 347, and Michael is back to give us the latest update on his new build project in Western Australia (which is currently under construction). Michael first came on the podcast in July 2024, in Episodes 323 and 324, and took us through the early phases of his project, including working with his designer and resolving the overall design, materials and details for his future home. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/347] Michael and his wife are building a home that’s intended to be the place they retire to, as they transition away from their current daily lives of running a working sheep property.  The new home is designed to comfortably accommodate the two of them with a focus on supporting their health and well-being, and making the most of the beautiful site, whilst providing a relaxing lifestyle. It’s also able to welcome their family for visits and accommodate them when required.  In this episode, we talk about Michael’s process of comparing prices between a volume builder he was talking with, and their preferred custom builder.  In an effort to ensure they were getting the best value for their investment, Michael really dove into the details of both options, and so he shares great insights about the differences he found, and why they made the builder choice they did. When you’re trying to choose the best builder with budget in mind, it can be a common approach to weigh up volume builders vs custom builders, and something I see many tackle in their projects when building new.  Some volume builders will build a custom design you bring to them. And you don’t have to look far to see super low costs for a new build when working with volume builders, and so, it can be considered a more affordable and attractive option to get bang for buck, than going with a custom builder. However, unless you ensure you’re comparing apples with apples when weighing a volume builder up against a custom builder, you’ll never be able to fairly assess the prices you’re being told.  Especially if you have specific goals for the inclusions or detailing of your home that sit outside the traditional building methodologies of volume builders.  And to get to the bottom of what’s really included in your price can take time and flexibility in your approach. Michael shares how he was able to review builder communication, costs, detailing and inclusions effectively to make the right call for his project.  We also talk about the research he did to make specific choices about wall and roof construction details. Because Michael didn’t use the PAC Process, his work with his designer and builder has travelled a particular way in pre-construction, so you’ll hear more about what that’s meant for timing, detailing and decisions - including signing a contract without finance in place (which I’d never recommend!) And he also shares what they’ve focussed on to create a healthy home for themselves. Ep 346Electrifying Your Home: Solar Power, Heat Pump Hot Water and Air Conditioning, with Brendan Lang, Get Off Gas

Brendan has opened his home for Sustainable House Day and uses it as a fantastic demonstration of how to improve an existing home through electrification and energy efficiency upgrades. Ep 345How to Get Off Gas: Electrifying Your Home with Brendan Lang, Get Off Gas

Hello! This is Episode 345, and in it, I’m talking with Brendan Lang from Get Off Gas. Brendan is an electrician and is joining me to talk about how we can get off gas in our existing homes, and when renovating or building our homes, and choose to electrify our homes instead. I believe we should be getting off gas, improving the energy efficiency of our homes and reducing their energy consumption overall. And then supplying that energy via renewable sources such as localised solar systems, or through green power from the grid. Did you know that in many locations around Australia, gas infrastructure is slowly being phased out for new developments, and gas appliances are being banned for installation in new homes. Councils are making the call to prevent developers from including gas services in subdivisions, or for gas to be connected in certain projects. In May 2023, New York State in the USA enacted legislation prohibiting natural gas stoves and furnaces in most new buildings. This measure, part of the state's budget, aims to reduce greenhouse gas emissions. The ban will be implemented in phases: starting in 2026 for buildings under seven stories, and in 2029 for taller structures. And locations all over the USA, bans and pilot programs are being rolled out to prohibit gas connections, infrastructure and appliances. The UK government plans to ban gas boilers in most new homes starting in 2027, requiring builders to install electric heat pumps or other non-gas heating systems to enhance energy efficiency and reduce carbon emissions. And in parts of Europe, gas heating is being banned in preference for electric heating systems. This isn’t only about reducing reliance on fossil fuels in residential and commercial buildings, aiming to mitigate climate change and promote sustainable energy practices. There’s also the known health hazards of having gas for cooking and heating in our homes, and what it can mean for respiratory conditions, chronic diseases, indoor air quality and potential fire risks. So, it’s no wonder that - either by compulsion or by choice - many are seeking to remove gas infrastructure and appliances from their homes as part of their projects, and electrify their homes instead. So all energy requirements are supplied via electrical means, with that electricity being supplied by renewable energy sources either locally or via ‘green power’ from the grid. Ep 3448 Years of Helping You Get it Right: Latest Thoughts

Hello! This is Episode 344, and in it, I’m celebrating the 8th birthday of the Undercover Architect podcast. I can’t quite believe it’s been 8 years that I’ve been doing this. And given it’s been a while since I’ve done a solo episode, I thought I would take this episode to share some updates with you about home design, building and renovating, what we’re seeing in Undercover Architect, and life in general. Combine that with it being December at the time of recording this, and coming up to the end of the year, it’s a great time to review, reflect, celebrate and plan. The first is about HOW we live, and some conversations and research I’ve been doing lately, that I’m keen to understand if you’d like to hear more about. The second is about the industry itself, and where I believe the opportunity lies for the biggest improvement - and again, I’m keen to hear if you’d like me to share more about this. The third is a story I received from a homeowner about their project … and how $450,000 in predicted project costs became $2.4 million. It may sound a bit rambly, as this is a mental download of a lot of what I’ve been thinking about and discussing with others lately. Ep 343Choosing Smart Home Systems for a New Build, with Cindy

Hello! This is Episode 343, and I’m back with Cindy, HOME Method member, designer and Thermal Performance Assessor, giving us an update on her new build. We’re talking about her Smart Home System design, selection and specification, as she shares the details of including this in her new build project. And we also discuss how she’s worked with her build team to ensure the sustainable details - even those they may have never done before - are being correctly included and built in her home. And what that meant for mould growth and remediating the frame before the project could continue. This can be a big problem for many projects given we build outdoors and can experience wet weather conditions over long periods of time. You don’t want your project to continue and a timber frame to be lined internally and externally if it’s damp or has any mould growth on it, as it’ll cause long term issues for your health and the home’s durability as well. Ep 342Dealing with a Wet Mouldy Timber Frame during Construction, with Cindy

Hello! This is Episode 342, and in it, I’m talking with HOME Method member, Cindy. Cindy is a HOME Method member, and she’s also a designer and Thermal Performance Assessor, who has designed her own new home which is currently under construction. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/342] Cindy was on the podcast about 5 months ago in Episodes 321 and 322, giving us her first update on her project, and sharing her design phase and early construction experience. She’s back to talk about some of the challenges that weather has brought for the construction process: in particular dealing with a wet timber frame that has grown mould, and needs to be remediated before the project continues. We’ve had a few members inside HOME Method navigating this challenge this year, as the weather has been wet for long periods of time in many parts of Australia, and that can wreak havoc on an exposed timber frame of a home during construction. Timber can absorb moisture and water, and then over time, with the right conditions, grow mould which impregnates in the timber itself. The worst thing that can happen is that the frame is not allowed to dry out, or the mould is not remediated, and the home gets lined internally and externally regardless of its dampness or condition. This can be incredibly detrimental for the health of the occupants and the durability of the home long-term. And, unfortunately, it happens far too often in home construction. So, I think you’ll find Cindy’s process of navigating this specific challenge on her project super informative. Ep 341Budgeting, Design and a Beautiful Renovation, with Sophie

Ep 338Gardens, Grandkids, and Sustainability: Building a new home, with Jan and Landon

Hello! This is Episode 338, and in it, I’m speaking with Jan and Landon about the new home they’re planning to build on an amazing site in Sydney’s north. Jan and Landon are a super interesting couple with a really interesting project. For starters, they’re both 73 years old as they embark on this ambitious project of building a new home. However they’re building on a site they have a lot of history and connection with, as the block they’re building on has been in Landon’s family for over 70 years. Jan and Landon are designing and building their home as a passive house, and they’re working with a Passive House builder that uses prefabrication to manage the quality, consistency and timeliness of their projects. They’re currently in the design phase, and their architect and builder are working together collaboratively with them to assist with decision-making and cost management as the design develops. Jan and Landon have a lot of insight to share about how they researched and interviewed their architect, how they developed and presented their brief, and how they gained confidence that they’d found the right architect, and overall team, for their project. Ep 327Prepping for a Smooth and Stress-free Build, with Janet

Hello! This is Episode 327, and I’ve brought Janet back to talk more about her project of building a new home on a challenging block for her family in Brisbane, Queensland. We’re talking all about how they selected their builder, tendered their project, made their selections and got ready for construction. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/327] We first met Janet back in Episode 319 and Episode 320, where Janet shared how she and her partner Paul, and their 3 children, started on their project journey in 2021. Janet shared that they’d lived in their existing home for almost 19 years, and renovated it whilst their two oldest kids were really little. Janet felt, in hindsight, they rushed it, and now were living in a home that isn’t adapting to the changing demands of family life. AND she knew they didn’t want to renovate it again, as they felt they’d have to undo things to make the necessary changes. Whilst investigating what to do next, they unexpectedly found a block of land nearby, and after some deliberation, they purchased it. And then began their design journey, which is what Janet shares with us in those episodes. If you haven’t listened, it’s really worth doing so, or downloading the transcript, so you can hear all the amazing learnings that Janet shares. To summarise: they worked with one company to amend the floor plan of a two storey home in an attempt to get it to work on the site. However, the site constraints meant it wasn’t going to deliver the outcome they were seeking, and a custom approach seemed to be the best option. Janet and Paul then chose their building designer, and worked with them to create a super interesting design for their new home. Nicknamed ‘the house with a hole’, the rooms in this home circumnavigate an external landscaped courtyard area in the middle, shaping a central courtyard. This enables their home to create a privatised outdoor area, helps light to enter the home really well, and a super interesting floor plan and living experience … all on a super constrained site. Janet is back in this Episode, and you’ll hear how she and Paul interviewed and vetted builders, to ultimately decide on their chosen one. And you’ll also hear how they navigated the pre-construction and tender phase to get ready for construction. Janet discusses what worked, what learnings she had, and improved her project overall. June and her partner are both researchers professionally, so when building a new home, you can imagine that their approach involved researching and getting informed so they could navigate their project confidently. Ep 310Want a great project and great home? Here’s the 3 Building Blocks You Need.

Hello! This is Episode 310, and in it, I’m going to take you through a way of thinking about the areas you need to focus on to help you have a great project and a great home. These are the three building blocks I believe make all the difference for you! [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/310] You can imagine that, in all the years I’ve been helping homeowners design, build and renovate their homes … in working with them as their architect,, and since 2014 inside Undercover Architect, I’ve had loads of people ask me questions along the lines of this: Hey Amelia - what do I really need to make this project work. To not waste money, to get it right in my home design, to know enough so I don’t get taken advantage of, to make the best decisions for the budget I have to spend, and to create a home that I’ll love living in? What do I need to do, to have, to be, to know to have a great project and create a great home? Or a question along those lines! And since starting Undercover Architect in mid 2014, almost ten years ago now, I’ve definitely found I’ve experienced these questions en masse. Rather than getting them one at a time from potential clients as I did when I practiced traditionally as an architect, they now come in emails, social DMs, chat conversations on Zoom … and it’s generally along the same lines. It’s totally understandable. Renovating and building can feel incredibly overwhelming to the uninitiated. It’s a big expense, a big undertaking, a time consuming process as well, and it has a long lasting impact on your finances, your lifestyle, your well-being and your life long-term. Understanding what you need to do, and what is the simplest, most direct and effective way to achieve success is, of course, really worthwhile knowledge to have. But I’ve found that watching what homeowners will do to try and achieve that understanding is really interesting. And what people think they need and want when embarking on their renovation or new build, compared to what they really do need to improve their project and home, is also interesting. So, to answer this question, I came up with the 3 building blocks I believe make all the difference in creating a great project and a great home. Ep 309The You Risk of Analysis Paralysis When Renovating or Building

Hello! This is Episode 309, and in it, I want to discuss a risk that is super common for anyone who is building or renovating. And it’s the risk of repeatedly experiencing the inability to make a decision. Otherwise what we call ‘analysis paralysis’. I call this a ‘YOU’ RISK, and it can be crippling in any project. Not only for you, as the person experiencing the inability to make a decision. But also for those around you and anyone who is impacted by your analysis paralysis. [For all resources mentioned in this podcast and a free, downloadable PDF transcript, head to www.undercoverarchitect.com/309] This can be your partner, your team, but also any friends or family members you regularly discuss your project with, and spend time with you going over and over the things you’re weighing up. As a reminder: YOU is one of my five factors that I believe threads through every decision and step in your project journey. The other four are COST, TIME, TEAM and DESIGN. When you’re spending this much money, and making choices that will impact your health, finances and lifestyle long-term, it can of course feel incredibly challenging to know whether you’re making the right choice. And for some, that can mean they stall, go over and over (and over) their decisions, and struggle to make a commitment to any choice. This can be hugely stressful to experience. I find many get really annoyed and frustrated with themselves. They recognise their inability to make the decisions they need to, but they just can’t seem to take the necessary steps forward in their project. And meanwhile, they know that time is ticking and money is potentially slipping through their fingers. There’s this logical recognition of what’s going on, but that doesn’t mean the decisions come any more easily. And more stress and pressure from those around them can simply make matters worse. (Cue couple arguments, big time!) So, let’s talk about the YOU RISK of analysis paralysis, or the risk of repeatedly experiencing the inability to make a decision in your project. This is Episode 308, and in it, I want to discuss a Design Risk I see that creates problems for you from the get-go, in terms of how your project begins, and then the way that the design process progresses overall. This is a DESIGN RISK that can mean you waste time and money in any design process. This is a TEAM RISK that can actually derail projects, and cause a lot of stress and extra expense. 2023 Wrapped on ‘Get it Right with Undercover Architect’

There’s some great and varied topics in this top 5, and I’m really interested to see just how varied they are, and what you’re enjoying listening to.
