Common Area Maintenance includes shared spaces such as lobbies, stairwells, elevators, corridors and entranceways and the cost for maintaining all of these spaces are shared among all of the tenants/users of the building. The common area factor, also known as the loss factor or load factor, is calculated by dividing the rentable space by the useable space.
