Ep 63Is it Better to Nomad™ or Buy Rentals All Cash?
Prices have gone up rapidly in the last few years. And, interest rates are much higher. And even though rents are up, they’re not up enough to counteract the much higher prices and much higher interest rates. That makes it harder to achieve good cash flow with a reasonable down payment. One way to overcome the impact of higher interest rates is to not use loans to buy rental properties. In this comparison mini-class James will compare the Nomad™ real estate investing strategy to taking the significantly longer extra time to save up and buy rental properties for cash. With the Nomad™ strategy, James will have you put 5% down and buy an owner-occupant property that you live in for at least a year until you’ve saved up the next 5% down payment plus closing costs and reserves. Then, buy another 5% down payment owner-occupant property and move into the new property. Convert the previous property to a rental. Repeat this process until you’ve acquired 10 properties total—9 of them rental properties you purchased with 5% down payments. When buying properties for cash, you’ll still buy your first property with 5% down payment and move in. But, after that, you’ll take the significantly longer time to save up 100% to buy a rental property all cash. And, free and clear properties without loans have much, much better cash flow than properties financing with 5% down. But, it takes a lot longer to save up to buy the first property. Keep saving until you buy up to 9 rentals all cash. Which strategy will get you to financial independence fastest? Which will get you the highest net worth? Which is riskiest? The World's Greatest Real Estate Deal Analysis Spreadsheet™ Updated I know this sounds controversial, but I'll say it because it is true: everyone else's deal analysis spreadsheet for buying rental properties is wrong. How? First, they don't take into account that you MUST have reserves to buy rental properties. A correct deal analysis spreadsheet will take into account both the return you earn on the reserves you need to set aside to prudently buy rentals and take those reserves into account when calculating your return on investment. The "investment" part of the "return on investment" calculation must include the reserves you need to set aside. The World's Greatest Real Estate Deal Analysis Spreadsheet™ does this correctly. Besides ignoring the fifth return... the one from reserves... hardly any deal analysis spreadsheets take into account the four areas of return: appreciation, debt paydown, Cash Flow from Depreciation™ and the one most do include... cash flow. The World's Greatest Real Estate Deal Analysis Spreadsheet™ does look at all 5 areas of return. If you happen to be in a market where it is difficult to cash flow with little or nothing down and you choose to put little or nothing down, you're likely to have negative cash flow. Negative cash flow is really deferred down payment... if you put more down, you could get rid of it. But sometimes investors choose to put little or nothing down and therefore choose to pay a deferred down payment (aka negative cash flow) over time. Well, if your spreadsheet does not correctly calculate you setting aside the cumulative negative cash flow you need to prudently, more conservatively make your investment... then it is not analyzing deals correctly. The World's Greatest Real Estate Deal Analysis Spreadsheet™ does allow you to model setting aside your cumulative negative cash flow to analyze your low down and nothing down deals with deferred down payments correctly. If your old deal analysis spreadsheet does not focus on return on equity... and more specifically your return on the equity you'd have net of all the expenses to access that equity like closing costs, real estate commissions, capital gains taxes, and depreciation recapture taxes... then it is not analyzing deals correctly. The World's Greatest Real Estate Deal Analysis Spreadsheet™ does look at your return on equity... and specifically your return on True Net Equity™ and the cost to access that equity. And if your deal analysis spreadsheet is useless after you acquire the property, it is doing it wrong. Ep 26Are FHA Loans for Suckers?
You can purchase a property in Atlanta, Georgia using an FHA loan with just 3.5% down. Heck, sometimes you can even get down payment assistance to help with the 3.5% down payment. But there are other loans with lower down payment options. However, when you put less than 20% down, FHA loans require you buy insurance to protect the lender in case you default on the loan. This insurance… called Mortgage Insurance Premiums (MIP) for FHA loans or the equivalent of Private Mortgage Insurance (PMI) on other types of loans… has both an upfront premium and a monthly premium. And, with FHA loans this monthly premium NEVER goes away… even when you pay down the loan to well below 80% loan-to-value. With this Mortgage Insurance Premium (MIP) that never goes away… does that mean that FHA loans are for suckers?! Ep 22Is Nomad Dead?!
This is a recording of a class I recorded way back in June, 2021 for our real estate investor group in Northern Colorado. So, why am I publishing a class that's over a year old on October 24, 2022? Over the last month, I've had several people suggest to me or ask me if in our current real estate market in Atlanta... a real estate market where... Prices are UP... A LOT! Interest rates are UP... A LOT! Demand has cooled off quite a bit. Rents are UP, but not THAT MUCH. Income is UP, but not THAT MUCH. Inflation is definitely HERE and likely to continue until the world... and yes... there is a worldwide inflation issue... not just in the US... gets it under control. ...if in that type of real estate market in Atlanta... should they even be considering buying properties? For example, yesterday I got the following email from a client: "So what’s your advice to buyer clients right now? Wait for prices to fall? Buy now but with cash? Use those builder incentive loans? Watch TV with the dog?" My response: watch the "Is Nomad Dead?!" class... that's still my answer. And, so I figured... I might share with you the class that I feel is a really solid start to the answer to the question... should I even be thinking about investing in real estate right now with the market... especially the real estate market in Atlanta... in its current state.
