For this week’s episode of Women in Surveying, Marion had Clementine Munro and Joanna Tate talking about how it is to be women surveyors in the United Arab Emirates.  Joanna Tate is a RICS Registered Valuer for Colliers in Abu Dhabi, providing residential real estate valuations for banks, asset managers, companies, and individuals. Most of her valuations are for secured lending purposes (mortgages or re-mortgages). Her favourite valuations are the complex ones, the ones with no comparable evidence, the real head-scratchers. Do you know what it costs to run your business? Perhaps you earn enough, you do all right, and don't think it's right or possible to charge a higher fee than you already do. This week Marion sat down with Rebecca Jenkins and Michaela Perry-Kay for a Women in Surveying chat. Rebecca Jenkins is a Chartered Building Surveyor based in Sussex. The company, Sussex Surveyors, is based in Hove with offices in Haywards Heath, Eastbourne and, soon, Chichester. She spends most of her time working on party wall matters, writing specifications of works and inspecting defects in residential homes. At least once a week, a surveyor contacts me who has received a complaint or claim and doesn't know what to do, or is now struggling to obtain PII insurance. And yes, while the market for insurance isn't great, the premiums are high, customers are a pain in the neck and didn't read the report, the plain truth is that at some level, you do not have a well run business and you've left yourself exposed. A question I'm asked a lot by surveyors is “Should I work for myself or not?”  Maybe you are a student starting out. Maybe you’re employed but not being able to create the work life balance that you crave. When surveyors and trainees share their worries and fears about being a professional surveyor on social media, they typically fall into three categories. Firstly, they don't know how to use the tech or get overwhelmed by which platform is best. The second worry is not knowing what to say or post. The third thing I hear from surveyors is that they often have worries and a deep rooted fear about being judged and being criticised for being seen to be showing off. You know you're a surveyor when you've been waiting all summer for this podcast to return. We are back now, and it’s been a tricky ride since we’ve learned about the outcome of the independent RICS review by Alison Levitt. I’ve had to take time to process what I've read and what I've experienced, not just as a member surveyor of RICS, but also as a member of the Governing Council. Like many of you, I too felt shock, disappointment, anger, and I felt hurt that the trust and confidence I put into something that I really believed in had been violated. But I've reflected on the standards and regulations that surveyors follow, and they are still some of the best in the world. They make a difference every day to the lives of people and the clients we help them support. There are good people that work at RICS and they need our support. And if you can put yourself in a position to make a difference and to do good, then why wouldn't you? That's how I ended up on the Governing Council, and it’s how this podcast has come about, and how The Surveyor Hub Community has grown. Because surveying is not really about the construction and the buildings, it’s about people. A case that started with a survey in 2011, Hart v Large recently came to a climax, raising a number of issues that have sent shivers down the collective spines of the residential sector. Settled out of the court, the resulting level of damages was awarded against the surveyor.  We gathered a panel of participants to discuss this case. In this episode, Phil Parnham, the director of Bluebox Partners, is interviewing Alan Milstein, the Chairman of the Residential Property Surveyors Association, which is focused on supporting the interests of independent residential surveyors and making surveys more attractive to homebuyers. Philip Santo is a chartered surveyor with over 35 years experience as a residential surveyor and valuer who has acted as a consultant for RICS, representing RICS on the Council of Mortgage Lenders Valuation Panel and undertaking a range of project work within the Residential Professional Group. Philip contributed to the major reviews of the Red Book Mortgage Valuation Practice Standard in 2011 and the Guidance Note on the Valuation of New-build Residential Homes published in 2012. He led the cross-industry working group which produced the RICS Information Paper on Japanese Knotweed and Residential Property in 2012 and helped to facilitate the establishment of a dedicated Invasive Weeds division under the auspices of the Property Care Association. Maria Wiedner is the CEO of Cambridge Finance, a specialist real estate training and consulting company, which she founded in 2016 with the aim to teach property professionals more about finance. Maria's passion for property finance and particularly financial modelling is built on her highly quantitative career history, having been an index and financial analyst in several companies in the City of London.  Maria also founded Real Estate Women in December 2012 as she saw the need to gather the real estate community to discuss gender equality in the industry. Alexandra Anderson is an insurance lawyer and partner at City law firm RPC, who specialises in defending claims against surveyors and valuers. Either via their insurers and upon direct instructions, Alexandra regularly gets drafted in to act for surveyors on the defence of a wide variety of claims, arising from all aspects of the typical surveying practice, from survey and valuation to property management and receiverships. Alexandra is a regular speaker and author on a wide range of industry topics. She co-edits Hogarth's 'Insurance for the Construction Industry' and was involved in the last 3 revisions to the RICS's minimum terms. Michael Holden FRICS (MBA, FCABE, FNAEA, FARLA) is the Managing Director of an independent family based Chartered Surveying practice, with offices in Lancashire, the Lake District and the Yorkshire Dales. Michael was elected to the RICS Governing Council to serve between 2017-2019 on the mandate to promote the independent practitioner. He was the technical author of the 2012 RICS practice note on building surveys and was a member of the RICS product development group which published the guidance note on residential surveys published in December 2013. During his career, he has been involved in 200+ projects that ranged widely in nature, such as City Campus at Salford, sea defence engineering schemes at Brora, Eric the Viking!, the Wick Project, or Blackburn Railway Station and other community and infrastructure projects. He has taught real estate in higher education at HE level in the UK for nearly 15 years. Currently he is a visiting lecturer to the The Hague University of Applied Sciences and also delivers CPD with some of the leading practitioners in the UK.
