Ep 8888: Defunding and Dismantling Police Departments and How You Can Support Ending Systemic Racism
EIn this episode, Matt Bowles contextualizes the U.S. movement to defund and dismantle police departments in the history of institutionalized white supremacy and police violence in the United States. ____________________________________ Subscribe to The Maverick Show’s Monday Minute Newsletter where I email you 3 short items of value to start each week that you can consume in 60 seconds (all personal recommendations like the latest travel gear I'm using, my favorite destinations, discounts for special events, etc.). Follow The Maverick Show on Instagram ____________________________________ He talks about the consistency of police violence and repression of the Black community for hundreds of years without pause, from slavery to the convict-lease system to Jim Crow to the “war on drugs” and the explosion of prison-industrial-complex. He shares how the trend for the last 4 decades has been to cut social services, criminalize social problems, and expand the role of the police to handle them. He talks about the school-to-prison pipeline, the privatization of prisons, the financial incentives to keep people incarcerated, and the rise of mass incarceration. He also shares how the police have been increasingly militarized over the last few decades, receiving billions of dollars of military hardware from the Pentagon as well as training from the Israeli military. He then reviews the extensive attempts at “police reform” by the Minneapolis police department over the past 5 years and how they have all failed. He clarifies that policies of both Republican and Democratic Administrations have contributed to the problem. The movement currently underway is people taking matters into their own hands at the grassroots level and working with City Councils to defund police departments and re-allocate those resources back into communities of color, social services, education, and needs. And the commitment to dismantle the Minneapolis police department opens up opportunities to explore new models of public safety that can be used to build communities that, for the first time in American history, are safe for Black people. He also explains the supply and demand dynamics, and how there is an undersupply of affordable single-family homes amidst increasing demand for them, which could actually drive prices up in some areas. Matt then explains how residential investment property is a multi-dimensional asset class that has 5 simultaneous profit centers. He explains how to buy in the high-demand micro-markets within ‘recession resilient’ regions of the U.S. to position yourself on the supply side of the high demand trends for both buying and renting. He explains the tax benefits that remain constant, and how the tenant pays down your mortgage principle so you are building equity regardless of home price fluctuations. And finally, he breaks down the 3 ways you can profit from inflation when you take out a 30-year fixed-rate mortgage. Ep 4747: How to Buy Turnkey Rental Properties in the Best U.S. Markets Regardless of Where You Live with Matt Bowles
EMatt Bowles starts off by explaining what “turnkey real estate investing” is, and discusses the benefits of buying and holding residential investment property vs. other asset classes like stocks and mutual funds. Follow The Maverick Show on Instagram ____________________________________ He goes through the 5 different potential profit centers you have when buying and holding rental properties—market appreciation, cash flow, tax benefits, mortgage principal pay-down by the tenant, and a built-in hedge against inflation. He explains the benefits of not having to be the rehabber or the landlord yourself and how buying a performing rental property (that is already cash-flowing when you close) can substantially mitigate your up-front risk. Matt then explains the benefits of buying and “holding” (instead of flipping) your rental property, and why it’s important to own the deeded real estate as a hard asset as opposed to buying real-estate-backed securities. And, finally, he explains the benefits of building a portfolio of single-family rental properties as opposed to buying an apartment building. He then teaches how to identify the most investor-advantaged real estate markets—assessing demand drivers, and price-to-rent ratios, calculating capitalization rates properly, and buying in the “real estate investor sweet spots”. He also covers the essentials of conducting due diligence on an out-of-state buying opportunity, the importance of verifying everything independently, and how to find and use third-party services. Matt concludes by explaining the business model of Maverick Investor Group, how their niche has been serving individual real estate investors exclusively since 2007, why it doesn’t cost any money to work with Maverick, and how Maverick intentionally created an incentive structure that puts the buyer’s interests first. He then offers two opportunities to connect with Maverick and either learn more or start building your portfolio of cash-flowing rental properties.
