In this show, the ninth of the 12-part series, my writing partner Rachel Hartman interviews special guest Derek Eakin, senior director of portfolio management at The RMR Group. Previously Derek was the chief investment officer at River Oaks Investment Corp. and while there, he and I partnered with others to create two real estate funds with a total capitalization of $350 million.
In this episode, Derek breaks down the layers of the capital stack, covering debt and equity components along with the risks and rewards to be aware of. He guides us through a sources and uses document, and explains why it's essential to create one when raising capital.
