You have to be completely sold on investing in them. The deal size you should be looking at is 3-4x the size of your savings for the investment. For example: If you have 50,000 you are looking at 150,000-200,000 investment properties. Go within 5 miles of where you live. You need to understand the neighborhood, because if you don't your certainty goes down and you won't pull the trigger on a deal.
