Mr. Chopra explains the importance of NOI and how to increase the net operating income. He also explains how NOI is different from net operating cash. The total rental income should be as close to the market rent as possible. Occupancy is key, and if you are buying 97% means you need to bring up the rent to match the current market rent. There are several value plays where the current owner was not operating the property the right way. By increasing amenities like dog wash, valet trash, upgrades to units, media centers, and workout rooms are all things that you can use as an opportunity to bring the property to the current market rent. Also, reducing concessions and reducing the loss of lease is going to increase your NOI. You need to consider other expenses like taxes, insurance, marketing cost, property management, and payroll. To increase the rent, you need to justify the increase by increasing the amenities. Vinney goes into such detail on how to increase your NOI and all the considerations that you need to take into account when taking over the property. Being confident is something that comes from believing in yourself. Confidence can be very attractive, and if you don't have it, then it can turn people off. Mr. Smiles thinks people can do things every day to increase our confidence. Keep the negativity, fear, dought and worry out of your life as much as possible to increase your confidence.

Vinney explains that some people want to live in the past and some people go out for revenge. He says to ask questions to that person that you hurt or hurt you and find a way to make peace. If you hurt someone and you did not do anything on purpose but you did hurt them. Understanding where they are coming from then, you have a better chance to resolve the situation. He also says that sometimes things are done and can not be forgiven. Take responsibility for your actions and be accountable. Be kind instead of always being right is the way to go. Vinney explains that resentment will only destroy you. He also gives his advice on how to forgive others and how to grow as a person. Learn from forgiving. Think before you speak. Most people should listen more and speak less, says Vinney. If you shut up, listen, and be present you will know what a person needs or wants. Mr. Smiles says listening and really listening with intention are two different things. Do 20% talking and 80% listening, and your life will be much easier. When you do speak then speak with intention.
