Why You Need to Check Your Loans URGENTLY! APRA’s New DTI Rules
In this urgent episode of SugarMamma’s Fireplay, I sit down with senior mortgage broker John Micalizzi from Blue Lantern Home Loans to unpack APRA’s new Debt-to-Income (DTI) rules – what they mean, who’s most at risk, and why you cannot afford to ignore your numbers. John can assist you with any concerns regarding your DTI. We talk about why this change is a proactive “pre-emptive strike” by APRA, how the new 20% cap on high DTI loans works, and the very real risk of being pushed into higher repayments, forced P&I, or simply being told no by your bank – especially with current backlogs and delays across the major lenders. What we cover inside the episode What DTI actually is– How to calculate it in plain language (total debt ÷ total gross income)– Why all debts count: mortgages, credit cards, HECS/HELP, personal loans, etc. APRA’s new DTI rule explained– The new cap on loans with DTI of 6 or more– Why APRA has brought this in now as a protective measure– Why it’s a blanket rule across owner-occupiers and investors Who’s safe and who needs to worry– Borrowers with DTI well under 6 vs those above 6– Why high-debt, high-leverage borrowers and some investors are most exposed– Why construction and bridging loans are treated differently Why interest-only borrowers must act early– How to check when your interest-only term expires– Why extending I/O is effectively a new application (full reassessment)– The double hit risk: Rolling from I/O to P&I (big repayment jump) Rolling to an old, uncompetitive “roll-to” rate from years ago Life changes that can push you into high DTI territory– Going from two incomes to one (having a family, study breaks, job loss)– Why timing and lender policy really matter here– Why you need a broker who knows which lenders can work with maternity leave, self-employed income and more complex scenarios Pre-approvals and the 1 February deadline– What to do if your pre-approval expires after 1 Feb– How your borrowing power could change under the new cap– Why you may need to reset your expectations on price or timing Backlogs, complexity and why you can’t leave this to the last minute– The current delays at many banks for new loans, refinances and restructures– Why higher DTI = more complexity = more questions = more time– Why you cannot expect to “sort it out in 48 hours” Practical steps to protect yourself now– How to check your own DTI and loan terms– Cleaning up your debts: unused credit cards, HECS/HELP strategy, etc.– When you should consider refinancing, restructuring or going P&I on purpose– Why working with an experienced broker can give you more options, more clarity and someone to advocate for your case with the lender 3 urgent actions after you listen Jump into your internet banking– Check: loan types, interest-only vs P&I, and expiry dates on I/O terms. Roughly calculate your DTI– Add up all your debts (home loans, investment loans, credit cards, personal loans, HECS/HELP, etc.)– Divide by your total gross income (yours + partner’s, plus rental income, dividends, etc.). If your DTI is high OR your interest-only term expires within 12 months– Do not wait.– Reach out for advice before the new rules + bank backlogs box you into a corner. 💬 Let’s Keep the Conversation Going I’d love to hear your thoughts on this episode! START HERE: Downsizing for Retirement: How to Turn Your Home Equity Into Financial Freedom
In this Start Here episode, Canna answers Pamela’s question: “I’ve only got $77,000 in super and plan to retire in three years at 65. My home is worth $3 million, but most of my money is tied up in it. I’m considering downsizing — what do I need to know to make this money last?” Canna explains: How the Downsizer Contribution rules work and who qualifies. What to check before selling — including getting professional valuations, researching new property costs, and calculating net proceeds after fees. Why the downsizer top-up might not fully close a retirement gap, and what other strategies can help bridge the difference. How to plan your cash flow, super contributions, and investment mix for sustainable income in retirement. Why working with a licensed financial planner can make all the difference in mapping out the next stage of your financial journey. If you’re 55 or older and considering freeing up equity from your home, this episode will help you understand how to turn that value into a secure, flexible, and confident retirement plan. 🪙 Key Takeaways The Downsizer Contribution allows up to $300K per person (or $600K per couple) to be added to super from the sale of your home. You must make the contribution within 90 days of settlement and you only get one opportunity to do so. Always account for sale and purchase costs — including commissions, stamp duty, and moving expenses — before assuming how much you’ll unlock. A financial planner can help close any remaining gap through salary sacrificing, after-tax contributions, and long-term investing strategies. Downsizing is about financial freedom, not just a smaller home. ⚠️ General Advice Disclaimer This podcast provides general advice only and has been prepared without taking into account your objectives, financial situation, or needs. Why You Need to Start Investing Now (with Michael McCarthy from moomoo)
In this week’s episode of SugarMamma’s Fireplay, proudly supported by moomoo, I sit down with influential veteran investor Michael McCarthy to talk about something that’s never been more important getting started with investing. We break down why investing is no longer optional in today’s world, the growing wealth gap between investors and non-investors, and how new technology — especially AI — is helping level the playing field for everyday Australians. To check out the moomoo app, you can download it here: https://start.moomoo.com/0tfLnT - not an affiliate link. Michael shares his professional insights on: Why now is the time to take action and become an investor - especially when you consider the long term impact of inflation. How compounding returns and dividends build long-term wealth. The key differences between active and passive investing — and how to decide which approach suits you. How AI-powered tools inside moomoo are helping investors make more confident and informed decisions. Why it’s possible to start small, stay consistent, and still reach financial independence over time. We also talk about the psychology of getting started — how to overcome hesitation, fear and analysis paralysis — and why waiting for “the perfect time” often costs you more than getting started imperfectly. This episode will empower you to take that next step, no matter where you are in your financial journey. 💡 My Takeaway: The longer you wait to start investing, the harder it becomes to catch up. Time is your greatest asset — not timing. With the right mindset, a disciplined plan, and access to powerful tools like moomoo, anyone can begin building wealth and moving closer to financial freedom. 📲 Resources Mentioned: Download the moomoo app https://start.moomoo.com/0tfLnT Learn more at www.moomoo.com/au 📝 Disclaimer: This episode is sponsored by moomoo. Your Money Motivation Manifesto: How to Reignite Your Financial Fire
In this inspiring episode, financial planner and author Canna Campbell helps you rediscover your financial spark when motivation starts to fade.Drawing from Brendon Burchard’s The Motivation Manifesto, Canna reveals how to create your very own Money Motivation Manifesto — a framework to help you reconnect with your financial goals, break through fear, and fuel lasting, sustainable motivation for financial freedom. If you’ve ever felt like your money goals have stalled or you’ve lost your drive, this episode will help you reignite your inner fire — and stay consistent for the long term. 💡 Key Topics Covered 1. What Motivation Really Is Motivation isn’t a feeling — it’s a habit. How to create deliberate financial momentum. Examples of small, consistent money actions that compound into freedom. 2. Fear vs. Freedom: The Two Drivers of Money Motivation The difference between acting from fear (scarcity) vs. acting from freedom (abundance). A simple mindset exercise: rewrite your biggest money fear as a financial freedom goal. 3. How to Keep Your Motivation Alive The five key pillars of sustained motivation: clarity, consistency, challenge, celebration, and review. How small wins (like paying down $500 of debt) can fuel long-term consistency. 4. Expectancy Builds Faith The importance of believing in the delayed payoff. How to strengthen trust in your plan during “invisible progress” phases. 5. Visualisation: Seeing Your Future Wealth How visualising success builds the mental muscle for financial discipline. A nightly 3-minute visualisation technique to anchor new habits. 6. The Power of Now How regret and comparison destroy motivation. Refocusing on the only moment that matters: the next step. 7. Rewriting Your Financial Self-Talk Replacing “I’m bad with money” with “I’m learning to master my money.” Why your internal dialogue dictates your external results. 8. Keeping Motivation Fresh How novelty revives discipline: challenges, side hustles, new goals. Micro goals to reignite progress when motivation dips. 9. Becoming Your Own Role Model Why your actions today set the tone for your future self — and your family. How to inspire others by showing up consistently for your goals. 🧠 Key Takeaways Motivation isn’t found — it’s built. Fear can spark change, but freedom sustains it. Celebrate progress, not perfection. Consistency beats intensity. The person you’re becoming is more valuable than the goals you’re achieving. 🪞 Practical Money Motivation Exercises Rewrite Your Fears: Turn every fear into a freedom goal. Visualise Nightly: Spend 3 minutes picturing yourself achieving your next milestone. Quarterly Reviews: Revisit your goals every 3 months and celebrate progress. Challenge Yourself: Try a no-spend weekend or a savings sprint. In this empowering episode of Start Here, Canna answers a question from Cat — an inspiring investor who’s built an $80,000 portfolio and $4,200 of annual passive income in just three years. Cat is now ready to explore margin lending but wants to understand the risks and how to manage them wisely. Canna breaks down what a margin loan really is, why it can be risky, and seven proven strategies to reduce those risks — the same principles she uses in her own $1000 Project portfolio. You’ll learn how to set smart boundaries, protect your portfolio from volatility, and use leverage as a tool for long-term wealth creation rather than a ticking time bomb. In this episode, you’ll learn: What a margin loan actually is — and why leverage magnifies both gains and losses. The safe way to manage your Loan-to-Value Ratio (LVR). How to stress-test your cashflow before borrowing. Why drawing down slowly and keeping an emergency buffer matters. How to use dividends and interest prepayment strategically. AI May Take Your Job… But Here’s My Financial Game Plan to Retire Rich
In this special SugarMamma’s Fireplay episode — proudly supported by moomoo — I share my personal financial game plan to outsmart AI and build lasting financial independence. Everywhere we look, headlines warn that artificial intelligence is replacing jobs and reshaping industries. But what if, instead of fearing AI, we used it to our advantage — to invest smarter, build passive income, and retire richer and earlier? The moomoo app can be found here: https://start.moomoo.com/0tfLnT I’ll walk you through: Why relying on your salary is no longer enough in the age of AI. How to create passive income that pays you even while you sleep. My own step-by-step investing journey through The $1000 Project, which has grown to a $365,000 share portfolio generating over $16,000 a year in dividends. How AI-powered investing platforms like moomoo make it easier than ever to get started, stay informed and make better investing decisions. Why fractional investing and free AI tools are changing the game for everyday investors. And how you can start small — even with $10 — and build financial independence one investment at a time. This episode is a wake-up call for anyone who’s been sitting on the sidelines. AI may take your job… but it doesn’t have to take your financial freedom. 💡 My Takeaway: AI is not the enemy — it’s an opportunity. If we use it wisely, AI can help us make smarter investing decisions and create the financial security that our jobs alone can’t guarantee. 📲 Resources Mentioned: Download the moomoo app https://https://start.moomoo.com/0tfLnT Learn more at www.moomoo.com/au Explore The $1000 Project via SugarMamma.TV 📝 Disclaimer: This episode is sponsored by moomoo. Are you stuck in credit card debt and can’t seem to break free — no matter how many times you try? You’re not alone. From FIFO to Financial Freedom: Lindsey’s Journey to $1.8 Million Net Worth
In today’s episode of SugarMamma’s Fireplay, I sit down with Lindsey — a wife, mother, and inspiring example of what’s possible when you combine courage, discipline, and vision. Back in 2008, Lindsey and her husband were both earning $55,000 a year. They dreamed of building a life together but didn’t want to be tied to a huge mortgage forever. So they took a leap of faith — leaving their stable jobs to work in the mines. What happened next changed everything. Over the years, Lindsey and her husband: Paid off two blocks of land while working FIFO. Saved $300,000 in cash to build their dream home. Subdivided their land, making smart property sales at the right time. Built their family home — now worth around $1.8 million — and became completely mortgage-free. Grew their superannuation balances to $250,000 each. Built an emergency fund, regular holiday savings, and a share portfolio they’re aiming to grow to $1 million in 20 years. And the best part? They did all this while raising two children, travelling, and enjoying their lives along the way. Lindsey opens up about the lessons, setbacks, and mindset shifts she’s experienced, and she shares advice for anyone who wants to create financial freedom on their own terms. This isn’t just a story about money — it’s about courage, clarity, and choosing a life that aligns with your values. START HERE: Should You Switch Your Super to Growth or High Growth?
If you’ve ever looked at your super and thought, “Am I in the right investment option?” — this episode is for you. One listener recently asked me:“Hi Canna, I’ve just realised I’m in the Balanced option with my super, but I don’t think this is right for me or my age group. Should I switch to Growth or High Growth?” It’s such a common question — and one that could have a huge impact on your financial future. But before making any changes, there are important things to understand. In this episode, I’ll walk you through: ✅ Why your super investment option matters more than you think. 🧠 How to work out your risk profile and why age isn’t the only factor. 💸 The hidden costs of switching options (like capital gains tax inside super). 🔍 What to check in your super fund itself — fees, investment menu, insurance, and retirement features. 📈 Why contributions matter just as much as investment choice. 🔄 How to review your super regularly so it stays aligned with your life. 👩‍💼 When and why to seek advice from a licensed financial planner. Most importantly, I’ll show you how to move from confusion and hesitation to confidence and clarity with your super — one of your most powerful long-term wealth-building tools. MUST LISTEN TO MY OTHER SUPERANNUATION EPISODES HERE: 🔑 Key Takeaway There’s no one-size-fits-all answer to Growth vs High Growth. What matters is understanding your risk tolerance, reviewing your fund’s competitiveness, and making thoughtful, informed decisions that align with your goals. 📲 Call to Action If this episode resonated with you, share it with a friend who might also be ignoring their super. Ep 19START HERE: How Long Will My Portfolio Take to Recover After a Market Crash?
One of the biggest fears for new investors is simple: what happens when the market crashes? In this Start Here episode of SugarMamma’s Fireplay, I answer Katrina’s question: “As we will one day have another GFC-style slump, how long will it take my high-growth ETF portfolio to recover?” Together, we explore what 150 years of market history teaches us about crashes, recoveries, and why staying invested matters more than trying to predict the next downturn. You’ll learn: Why market crashes are normal, not rare events — usually happening once a decade How long past crashes (like the Great Depression, the GFC, and COVID) took to recover The enormous long-term rewards for investors who stayed the course Why dollar-cost averaging is your best defence against volatility How focusing on dividends and passive income, not short-term portfolio value, keeps you grounded The value of setting aside cash so you can buy during downturns instead of panicking ✨ The key takeaway: Markets always recover — and those who stay disciplined, reinvest their dividends, and stick to their strategy are the ones who come out stronger. It’s not about timing the market, it’s about time in the market. 💬 Let’s Keep the Conversation Going I’d love to hear your thoughts on this episode! START HERE: Finding Hope When Debt Feels Impossible - Vicki’s Path to Financial Freedom
In this deeply moving episode of Start Here, I answer a heartfelt question from Vicki. A woman in her mid-50s who found herself carrying unexpected debt after a marriage breakdown. Despite earning a good income and having a solid super balance, she feels overwhelmed, stuck, and exhausted, battling 17.5% interest debt with no clear way forward. This isn’t just about numbers, it’s about resilience, validation, and finding light in what feels like complete darkness. Together, we talk through: Why her situation is not her fault and how to acknowledge the unfairness of it. Practical ways to protect her mental health while tackling her debt. How to reframe her journey by finding “7 hidden blessings” in this experience. Creating an estimated debt-free date to give her a sense of hope and motivation. Why her gut feeling about her financial planner matters, and how she has every right to seek a supportive, non-judgmental advisor. How she can gently prepare for her financial future, including exploring her $1000 Project and shaping her investment style for when she’s ready. Most importantly, this episode is about compassion. Vicki, and anyone walking a similar path, needs to be reminded of their strength, their progress, and the exciting future that lies ahead once the weight of debt is lifted. To ask your Start Here question - send me a DM on instagram or email [email protected] - advice is always general in nature and your information remains confidential - with name changes for additional protection. ✨ Key Takeaways This is not your fault - being left with hidden debts is painful, unfair, and damaging. Acknowledge it, grieve it, and know you are stronger than it. Mental health comes first - finding joy and hope is just as important as making repayments. Reframe your experience - identify at least seven blessings you’re building through this challenge (discipline, resilience, budgeting strength, financial clarity, etc.). Put a date in your diary - calculate when the debt could be gone, and plan a celebration for that milestone. You deserve support - if your current planner makes you feel judged, you have every right to change advisors. Look ahead with excitement - use this time to learn, plan, and design how you want to grow wealth once the debt is gone. ⚖️ Additional General Advice Warning While we discuss financial topics, everything shared here is general information only - never personal, product, or investment advice. Inheritance in Australia: The Hidden Tax You Didn’t Know About
Many Australians believe there’s no inheritance tax in Australia. Technically, they’re right, death duties were abolished in 1979. But there’s a catch: taxes on superannuation death benefits and capital gains can still quietly erode what you leave behind, or what you receive from a non-financial dependent loved one. In this episode of SugarMamma’s Fireplay, I break down:✅ What “inheritance tax” really looks like in practice (hint: super death benefits tax of up to 17%)✅ Why this issue is trending now and why it’s no longer just a wealthy person’s problem✅ How intergenerational wealth transfers are exposing more Australians to surprise tax bills✅ Four smart, legal strategies that can minimise or even avoid this hidden tax✅ Real-life examples that show how families can lose tens of thousands of dollars if they don’t plan ahead! Why You Need to Tune In If you’re planning your estate, this episode will help you protect your legacy. If you expect to inherit, you’ll learn how to prepare and avoid unwelcome tax surprises. If you care about financial freedom, you’ll see why early, proactive planning with super and wealth transfer is essential. Key Takeaways Death duties may be gone, but super death benefit tax is very real. Leaving super to non-dependents (like adult children) can trigger a hefty tax bill. Strategic planning - such as using withdrawal and recontribution strategies, directing super to your estate, or rebalancing your will may help save families tens of thousands of dollars. Professional advice is non-negotiable: every strategy has rules, limits, and consequences. Ep 20START HERE: Should We Move to a Regional Town to Afford the Life We Want? (Housing Affordability, Family Finances & The “Financial Gap Year”)
What do you do when the dream of home ownership feels impossible in a big city? In this Start Here episode of SugarMamma’s Fireplay, I respond to a young family of four, with a third baby on the way, who wrote in with this heartfelt question: “We are desperate to buy a home but can’t seem to save while living in Sydney. Should we move to a regional area where housing is cheaper, living costs are lower, and my husband could earn a stronger base salary? Am I silly for even considering this?” Here’s what we explore together: 💡 The reality of housing affordability — why saving for a deposit in major cities feels impossible for many families right now. 🌿 The concept of a ‘Financial Gap Year’ — how moving regionally for a few years can be a circuit-breaker for savings, cashflow, and lifestyle. 🏡 The benefits of moving regionally — lower housing costs, cheaper living, less stress, and a stronger sense of community. ⚠️ The challenges you need to consider — career trade-offs, access to schools, healthcare, social support, and whether the slower pace truly fits your family. ✍️ How to make the decision — practical questions to ask, how to crunch the numbers, and why it’s best to set clear savings goals and timelines before moving. ✨ The encouragement — you’re not silly, you’re strategic. Ep 18START HERE: Mortgage vs Super vs Investing: What Should You Focus on in Your 40s?
Are you in your 30s or 40s and wondering what to do first with your money? Is the best thing to smash the mortgage, clear HECS, invest in shares, or boost your super? You’re not alone. Lots of people ask me the same question! In this Start Here episode of SugarMamma’s Fireplay, I respond to a couple who asked: “We’re 40 and 42. We owe $148,000 on our mortgage, have $20,000 in HECS debt, $93,000 in shares, $20,000 in emergency savings, and together we earn around $270,000 per year. Should we pay off our home loan, clear HECS, invest more, or put extra into super?” 👉 Here’s what we explore: 🏡 Paying down your mortgage why home loans are “toxic debt,” how much interest they really cost over 30 years, and how small extra repayments save thousands. 🎓 HECS/HELP debt - how indexation works, when to prioritise it, and why it’s often “cheap debt” compared to your mortgage. 📈 Investing in shares - creating passive income streams, the power of compounding, and the importance of diversification. 👵 Superannuation - the tax advantages, why contributions in your 40s can supercharge retirement wealth, and the trade-offs of locking money away. 🔄 Debt recycling - an advanced strategy that can let you pay off the mortgage and invest at the same time, and why it must be set up carefully with professional advice. 💡 The real answer - it’s not about choosing just one, but finding a way to tackle all of these goals efficiently, in alignment with your values, lifestyle, and risk profile. ✨ The key takeaway: You don’t have to sacrifice one dream for another. With clear goals, strong cashflow, and the right strategy, you can reduce debt, grow wealth, and build financial freedom all at the same time. mortgage vs investing, mortgage vs super, HECS debt indexation, debt recycling explained, financial planning in your 40s, pay off debt vs invest, super contributions Australia, SugarMamma Fireplay, Canna Campbell 💬 Let’s Keep the Conversation Going I’d love to hear your thoughts on this episode! Ep 17START HERE: What Should My Daughter Do With Her $25,000? | A Start Here Guide for Young Investors
Imagine turning 18 and gaining access to $25,000 that’s been sitting in trust since childhood. What would you do with it? keep it safe in cash, invest it for the long term, or a mix of both? In this Start Here episode of SugarMamma’s Fireplay, I respond to a thoughtful mum whose daughter is about to receive compensation money from a childhood accident. The money has grown only modestly with inflation over the last 15 years (to around $31,000 today), and her mother wants to guide her wisely. This episode is about more than dollars, it’s about education, empowerment, and helping a young woman build confidence with money. Here’s what we cover: 💰 Cash for short-term goals - why money needed in the next few years (car, study, housing) should stay in cash for safety. 📈 Investing for the long term - how shares, LICs, and ETFs can grow over decades, and the importance of risk profiling. 🔀 Splitting the difference - why she doesn’t have to choose all or nothing, and how a “buckets” approach can provide both security and growth. 📚 Learning first - why reading personal finance books and listening to podcasts helps young people take ownership of their money decisions. 👩‍🎓 Superannuation - why setting this up early with the right investment option creates a powerful head start. ⚡ Advanced strategies (later in life) - an introduction to gearing (borrowing to invest), why it’s higher risk, and why it should only be considered in the future with proper advice. ✨ The bigger picture - how this money is not just a gift, but an opportunity to become a strong, independent, and financially confident woman. The key takeaway? There’s no single “right” answer - but with education, patience, and empowerment, this gift can become the foundation of lifelong financial freedom. 💬 Let’s Keep the Conversation Going I’d love to hear your thoughts on this episode! Michelle is evidence that women Do F.I.R.E. Differently - And Why That’s Our Superpower
Welcome back to SugarMamma’s Fireplay, the podcast where we explore all things financial independence, early retirement, and long-term financial freedom, with honesty, empathy, and a touch of elegance. Today, I’m so excited to be joined by Michelle, a self-employed mum of two, who, along with her husband, has been building a life of freedom, purpose and balance through the FIRE movement. In this conversation, we unpack why women often approach FIRE differently than men and how that difference can actually be a powerful advantage. We’ll talk about lifestyle design, parenting with purpose, money in marriage, and how to build financial freedom with children in the picture, not in spite of them. Whether you're starting from scratch or already on your way to FIRE, Michelle’s story is going to inspire you to think more intentionally about your own financial future and help you realise you absolutely can build a life of meaning, time freedom and wealth. Additional notes kindly provided for further clarity and motivation by Michelle: We are aiming to withdraw between $120,000-$140,000 per annum in the next two years from our portfolio so that we can move down to part-time, being 1-2 days a week of paid work. This consists only of dividends and the rent from one property we own. The long-term goal is that we'd be able to access between $280,000-$320,000 per year in passive income when we finally down tools for good. We're now thinking that that will be by the time I'm 50 and will have to include passive income from all sources (rental income from all properties, super and dividends). The value of our investments is due to have compounded to a stage then that is factored into those calculations. Closer to, we will have to do more comprehensive tax planning. In this episode of SugarMamma’s Fireplay, I sit down with an incredible mum from NT, who shares her real, raw and deeply relatable journey to financial independence. From living and working remotely for nearly a decade, to buying an investment property without much research (because everyone said “that’s what you should do”) — her story is filled with lessons, honesty, and hope. When she read The Barefoot Investor and The $1000 Project, everything changed. She and her husband created a plan, started investing small $2,000 parcels into ETFs and LICs, and took total control of their finances. Fast forward to 2024: they’re mortgage-free, investing in $10K parcels, and on track to reach Barista FIRE by 2030 — all while still living simply, joyfully, and intentionally. She proves you don’t need to live a flashy life or earn a huge income to build wealth — just clarity, consistency, and purpose. We cover: The turning point that transformed their financial future Selling an underperforming investment property and using the equity wisely Becoming completely mortgage-free by age 34 How they built a $1.5 million net worth with a focus on ETFs What Barista FIRE looks like for their family Real-life budgeting habits they still use today — from $200 ‘fun money’ to skipping Uber Eats Why living below your means isn’t about deprivation — it’s about empowerment This is an episode full of encouragement and proof that smart money moves, no matter how small, compound over time.
