Why the 1% will always control the wealth with Tom Corley
Have you ever wondered why the rich keep getting richer and how you can join the ranks of the wealthy and successful? There's been a lot of research into this question, including by my good friend and guest today Tom Corley who spent 5 years studying the rich, which he then documented in his first book, Rich Habits Poor Habits. Today we're going to talk about why the 1% comma control over 80% of the wealth in the world, and you may well be surprised that if you're listening to this show, you fall into that 1%. Why the 1% control over 80% of the wealth The topic for today's show was inspired by an article I recently read article complaining about the rich. The author was upset at the fact that 1% controlled 82% of the wealth in the world. Now there's no doubt the rich are getting a lot richer and doing so a lot faster, and of course, this has been fodder for some sensational headlines and a lot of commentaries. Let me be clear…No one's hardship should be belittled. Becoming unemployed or not being able to keep up with your mortgage payments aren't just financial problems. They're social and emotional problems that strike at your sense of worth. But things always need to be kept in perspective. Some really interesting numbers emerge when you expand your view and look at the richest 1% in the entire world. So, how do the 1% cultivate wealth? That's what I'm going to discuss today with my good friend Tom Corley who is my co-author of our internationally best-selling book Rich Habits Poor Habits. Tom is a CPA, and CFP and heads one of the top financial firms in New Jersey. For 5 years, Tom observed and documented the daily activities of wealthy people and people living in poverty, and in his research, he identified over 200 daily activities that separated the "haves" from the "have nots," which culminated in his #1 bestselling book, Rich Habits, Poor Habits. So what do the rich do differently? Habits. The top 1% cultivate wealth by doing certain things: Read to Learn Every Day — 88% of the rich in my Rich Habits Study read 30 minutes or more every day to learn. Deliberate Practice — 69% of the rich in my study practiced some specific skill for two or more hours every day. Pursue Long-Term Goals or a Dream — 70% of the rich in my study pursued some long-term goal or some dream. Focus on Daily Goals — 62% of the rich in my study focused on their daily goals. Save — 94% of the rich in my study saved 20% or more of their income every year. Be Frugal with Your Money — 67% of the rich in my study were frugal with their money. Forge Rich Relationships — 68% of the rich in my study forged relationships with other upbeat, success-minded people. Volunteer — 72% of the rich in my study volunteered 5 hours or more a month. 5 AM Club — 44% of the rich in my study woke up 3 or more hours before they began their workday to pursue dreams, and goals, read, be productive, etc. Become a Decision-Maker at Work — 91% of the rich in my study were a decision-maker where they worked. Do Work You At Least Like — 86% of the rich in my study liked what they did for a living. The Bottom Line. Everyone wants to be on top of the mountain, but few are willing to make the climb. The 1% control 82% of the wealth because the 1% are willing to climb the mountain. If you want to be one of the 1%, you need to start climbing. Here's what a game of Monopoly taught this veteran property investor [Summer Series]
Have you played Monopoly recently? Monopoly has been a classic board game for over a century. It's a real estate trading game played for fun… and for a chance to be a real estate tycoon. I recently played with some of my grandchildren, and while it annoyed me that I wasn't able to borrow to buy a property, I was still hooked on the thrill of accumulating Real Estate and collecting rent. I also realized that there are some valuable lessons all investors can learn from playing Monopoly to help them win the game of property investing in real life. Playing Monopoly with my grandchildren reminded me of a very important lesson all property investors must understand – and this is that not all real estate is equal. You see…everyone wanted to buy Mayfair the most expensive street on the board, but no one really wanted the cheap locations at the other end of the board, the names of which I don't even remember. Then there are other locations on the Monopoly board, some of which were more desirable than others. And it's the same in real life…not all real estate locations are equal and just like there are different precincts on the Monopoly board, there are basically 4 types of locations where you could buy properties in the real world. And as you'll see a lot has to do with the demographics of those who want to and can afford to live in these suburbs. A housing shortage is the least of our problems according to Ross Elliot
I remember several years back, there was a computer game called SimCity that allowed players to build civilizations from the ground up. As a player, you could build roads, water supplies, and industrial precincts as your city grew, and this would then attract workers whose taxes would allow you to continue to build your civilization, raise armies and conquer the world. However, if you failed to provide adequate infrastructure, community sentiment would go sour, residents would leave, civilizations would collapse, and then as a player, would have to start all over again. We know that there is a dire housing shortage around Australia, not just for rental accommodation, but for people needing social housing, affordable housing, and for people wanting to live in desirable locations around Australia And this is only going to get worse with our borders now open to skilled migrants and international students. There have been some interesting property headlines recently, haven't there? Things like Australia's house prices are seeing the fastest quarterly decline on record. An Australian property market crash is coming. The chances of a crash in house prices just jumped. A Freedom of Information report revealed internal research by the RBA found property prices could fall by as much as 20% Is a property crash really likely? Making this investment mistake could cost you $1million, with Stuart Wemyss

Who do you ask for property investment advice? With so many mixed messages and vested interests, who can you really trust? And in today's property markets, there are very few advisers who have the perspective of having lived through and successfully invested in several property cycles and understand how to take advantage of the current stage of the property cycle. Yet there is a new breed of so-called property experts emerging. So, what's the threshold for being able to call yourself an expert? Usually, experts have years of experience in their chosen profession. They're at the top of their industry, and they shape the path of progress. And yet, there's no shortage of so-called "property experts" and buyers' agents whose only real experience seems to me they've done a short course and really love property. The rise of these so-called "advisors" coincided with the practice of personal branding on social media. While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled "property experts" looking to flog their books, consulting sessions, training programs, or online courses. Investing is getting harder; should I get out?| October 2022 Big Picture Podcast
It's been an interesting few weeks full of economic news which has led to a lot of uncertainty about the future of our economy and our property markets. If you're a regular listener you'd know that once a month I catch up with leading economic commentator Pete Wargent for these Big Picture podcasts when we look at the macro factors affecting our economy and our property markets, and we've got a lot to discuss today. Interesting, only a couple of minutes after we recorded this show, the Queensland Government did a backflip and repealed its outrageous Land Tax, so even though we spend a couple of minutes talking about this in today's show, this tax is no longer a concern, however the underlying tendency for Governments to see property investors as an ATM hasn't really gone away. And in other good news Governor Philip Lowe is easing his foot off the economic brake to take time to assess the impact of the most aggressive monetary policy tightening since the early 1990s. The RBA sensibly dropped back to a 0.25% hike this month taking the cash rate to 2.6%. While it's likely we'll have one or two more 0.25% rate hikes, it looks like the peak of interest rate increases is in sight, and in today's show you'll hear Pete Wargent and me give you our thoughts on what that means for our property markets. I also chat with Pete about the latest US inflation figures and interest rate hikes there which spooked the markets as there was no sign that underlying inflation is abating and the probability of a recession in the USA increasing. You may remember that Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a "soft landing" due to the economic buffeting that is underway. At the same time, he also said he would not be surprised if house prices fall 10 per cent from their peak. But then only a day later Jonathan Kearns Head of Domestic Markets at the RBA suggested the falls could be 15%. But I don't necessarily agree with them, and I explain why in today's show. Here's why now is a good time to buy your next property, with Stuart Wemyss
Our property markets couldn't look more different from this time last year if they tried. Gone are the frenzied buyers gripped by FOMO, housing markets in which prices rose by $1200 a day, and auctions that routinely finished millions of dollars over their reserve. Last year's scenario of never-ending price rises has been replaced by rapid-fire interest rate rises (with more to come), slowing or falling prices (depending on your postcode), and a general sense of trepidation. If you're a buyer, do you sit on your hands and wait for prices to fall? Or do you buy now before interest rates and inflation rise even more, reducing your borrowing power and spending capacity? If you're a seller, do you list now and meet the market before prices possibly fall further? Or do you hold off, assuming there will be less for sale in a few months, meaning fewer homes to compete with? In other words, what's the right thing to do now – buy, sell, or hold? RBA interest rate warning: the global signs aren't good, with Dr. Andrew Wilson
It's been an interesting month full of economic news. Recently the latest US inflation figures spooked the markets as there was no sign that underlying inflation is abating Then back home, Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a "soft landing" due to the economic buffeting that is underway. He is also worried that businesses are using inflation as a cover for even higher prices. And speaking of the property markets, he explained he would not be surprised if house prices fall 10 percent from their peak. He also said the RBA wasn't to blame for housing affordability issues - blaming the choices made by society. Well, we're into Spring, which is traditionally a great time to buy and sell properties, but what's ahead for our housing markets for the last quarter of 2022? Looking back on the year so far, our housing market had a lot to contend with. Coming off a once-in-a-generation property boom in 2021, our markets had to contend with floods, bushfires, geopolitical problems, a federal election, inflation, rising interest rates, and falling consumer confidence. Last year almost all property markets around Australia saw strong growth in house prices, but this year the markets were more fragmented, with the Sydney and Melbourne property, in particular, slowing down while the markets kept up their momentum. So back to my original question, what's ahead for property for the rest of this year? To buy or not to buy? That's the question, with Pete Wargent | Big Picture Podcast
It looks like inflation will soar to nearly 8 percent by Christmas and be chased by interest rates that together will send people's ability to pay for things further into reverse, halt the jobs boom, and put the brakes on economic growth. I know many people are preparing for a rocky road ahead. But I don't necessarily agree with them. If the government and Reserve Bank get their settings right, inflation will moderate next year and slowly return to within the RBA's target range, unemployment will hover around 4 percent, real wages will start to grow, and we will end up with that desirable soft landing. However, I'm a fan of being prepared and not having a crisis rather than ending up in a crisis and not being prepared.
