Get Invested: Dr. Shane Oliver on the noble purpose of investing
The highly acclaimed and respected Dr Shane Oliver is living a life of noble purpose, and he shares how you can too. Get Invested: Scott O’Neill on investing beyond your backyard
Scott O’Neill and his wife, Mina, are experienced, sophisticated and active property investors who retired from their day jobs at the tender age of 28! That’s a story worth exploring. They did it by investing in both residential property initially and then evolved into commercial property. With a property portfolio that boasts in the order of 32 properties with a value of $22M releasing just under half a million in passive income every year, Scott’s and Mina’s passion, commitment and hard work has paid off in spades - so much so that they were able to take a six month sabbatical from working life and do nothing but travel Europe on the strength of their property portfolio passive income. They then got bored of the good life without purpose and fulfilment and decided to teach others how to reach the same property success, which is where their business Rethink Investing was born. And not just content with their own success, Scott and the Rethink Investing team have now helped over 1800 clients purchase in excess of $1 billion in real estate since 2015. Rethink Investing has also been recognised as a BRW Fast 100 company and has become Australia’s number one buyer’s agency for commercial property investors. So while there are certainly differences between residential and commercial property investment, the pros far outweigh the cons in the context of adding high cash flow assets into your portfolio mix, especially in the latter stages when you’ve built up significant, accessible equity in your residential portfolio like Scott and Mina did. And Scott and I are also of the same belief that investing now is one of the greatest opportunities we will ever see. With Scott’s commercial properties, they are seeing net yields of seven per cent plus, with commercial lending interest rates under three per cent. That’s a massive four per cent gap! Historically, we expect to see a gap of two per cent. This means that right now there’s the opportunity of a lifetime to get the best cash flow returns ever in commercial property. This, in turn, should result in strong capital growth as the gap between these two metrics narrows. So Scott’s message is simple: Don’t think of commercial property as a risky investment just because we’re in a pandemic. Scott’s team target the most resilient types of businesses. And as you’ll here during our chat today, Scott’s strategy of buying medical, logistics, and other essential services–type investments with strong tenants has proven to be very resilient. If you decide to move into an investment property and it becomes your primary place of residence, you’ll need to declare this for tax purposes. There are certain scenarios where an investor can end up living in an investment property, but it is important to be wary of the rules and regulations before doing so. That is what Bushy discusses with Brad Beer from BMT. The Australian housing market is booming with predictions that prices will rise by as much as 20% in total across this year and next. but one of Australia’s leading economists Dr. Shane Oliver, Head of Investment Strategy and Chief Economist AMP Capital believes the bull market may be getting close to the end, and when someone like Shane says that we listen. The annual growth rate of combined regional dwelling values at … 13%, was more than twice that of the capital cities in the 12 months to April according to CoreLogic. Remarkably, rent values across the combined regional markets have outpaced capital city rents even more. Bushy Martin catches up with CoreLogic’s Eliza Owen to dig a bit deeper into the findings. He also consults widely to business and government both in Australia and overseas, including the Hong Kong Monetary Authority and the Monetary Authority of Singapore. His most recent consultancies have examined policies for diversifying Brunei's economy, and policy issues related to South Africa's increasing current account deficit. Mark is also a regular contributor to the Australian Financial Review and The Age newspapers, and he is a sought after public speaker on matters relating to the macroeconomy. Realty Talk: Beware of the banks Golden Handcuffs + Who needs to be impressed
When auction clearance rates consistently remain near 80% it means there are more buyers than sellers in the market and this eventually leads to higher property prices, and that’s clearly what’s happening. With in excess of 2,000 properties being auctioned every week and given the strong ongoing interest in auctions, it's worth revisiting key aspects of auctions for buyers. As a property investor, your biggest assets are equity and borrowing capacity. So property valuations are absolutely critical for property investors to grow their portfolios and have success. Here are a couple of highlights from the report to whet your appetite: Australian residential real estate is a $6.7 trillion industry. That’s almost $1 trillion dollars more than the combined value of Australian superannuation ($2.9 trillion), the stock market ($2 trillion) and commercial real estate ($1 trillion). Best of all, residential real estate is robust. Over 51 per cent of the nation’s household wealth is held in Australia’s 10.3 million dwellings, and we buy and sell almost 400,000 properties each year with a total value nearing $250 billion. And interestingly, In round figures, approximately only 2.2 million Australians own an investment property – which is less than 10 percent of the population. Of these investor figures, the vast majority of over 70 per cent own just one property. And those with two properties make up another 20 per cent – so over 90% of property investors own no more than two properties - and I’m sure that a lot of this has to do with the ongoing cash flow affordability of holding property long term. MCG’s research also indicated that as many as one in four become investors simply because they retain one home when it comes time to move to another. This means that despite perceptions to the contrary, property investment isn’t dominated by the nation’s upper echelon of wealth holders – far from it. Most property investors are typical hard working Mum and Dad Australians like you and me, and many could be classed as ‘accidental investors’ who keep and rent an existing property when they buy another one. Basketball star Brock Motum’s investments in all aspects of his life have paid off in many ways, but none more so than his dividends of resilience. Jason’s Motion Trader is a medium term trend following strategy. The aim is to use proven algorithms to identify stocks which meet the entry criteria. It’s then a case of letting profitable investments run, and cutting losing ones relatively early. Winning trades often last for around a year (some last several years), whereas losing trades typically last a few months (but some exit within days). And the good news is that he now helps you remove yourself and your self-sabotaging ways from your investing through his service, incorporating all of the good habit forming system principles we cover about today. Jason doesn’t talk about success rates, he talks about the probability and profitability of your trading system – systems where you can have more losers than winners and still end up making money. How? Because your many losses are small compared to the much bigger size of your few wins. It’s how I had 60% losing trades but was still profitable. It all relies on a good investing system with a proven set of predetermined rules for entering and exiting share purchases that follows trend patterns. And the beauty of Jason’s Motion Trader approach is that his algorithms do all of the homework and research for you, and because the work is technically based, the trading rules remove our subjective emotional judgement and reactivity - which is the cause of most investment underperformance. I’ve always said that investment is all about the numbers and I don’t even need to see the property or know anything about the company I’m buying shares in, in fact I prefer not to because I then start getting emotionally attached - which can result in poor judgement and bad decisions. And in line with this thinking, Motion Trader’s algorithm analysis along with his email potential trade notification service means you don’t need to do the homework, you just need to follow his signals. Jason says that people often say that successful trading is all about secrets. They believe the best traders have special knowledge that regular people can’t access. But do you know what? In his opinion, there are no ‘secrets’. The strategies the best traders use are nothing new. They’re mostly variations of the same winning tactics that have been in use for decades, if not centuries. Many traders make the mistake of focusing on one thing: when to buy. And yes, entries are important. But they’re just one cog in the machine. The difference between success and failure are the rest of the cogs, although many people lose money long before figuring this out. So how do some of the best traders make millions?
