This past week there was a recent article in the Las Vegas Review Journal that discusses raising the real property transfer tax when you sell a home. The state is considering this to use the funds to help the homeless find shelter and get people off the street. For more information on the current transfer tax rate and if this bill will pass, be sure to SUBSCRIBE to our channel and listen weekly. Is our current market shifting? Considering that this has been the best month for real estate since July of 2022, we believe so. Our average sales price remains the same for the last few months at $425,000, but the time on the market is shrinking. Will prices start to go up? Are interest rates stabilizing and going down? Having a good credit score is important these days, and our lending expert; John Ingram w/ Prosperity Home Mortgage gives us great tips and information on how to not only build your score, but also on what not to do and what can hurt you. Even if you're a dog person, you cannot discriminate against cats! Things to consider when pets are buying a home, how many litters are you going to have? How big is the yard? Do you even need bathrooms? And when it comes to income on how dogs can afford the home, John advised that they base strictly off of the treat and toy based income.

The reality is, no one wants to talk about hospice as it has bad taste to it, but did you know that hospice is not just end of life care, but it also helps people who need everyday care and for several other reasons. There are 2 types of hospice; Hospice is comfort care without curative intent; the patient no longer has curative options or has chosen not to pursue treatment because the side effects outweigh the benefits. Palliative care is comfort care with or without curative intent. Hospice is covered by medicare and you can stop at anytime. Paths change in life and it's never too soon to start planning to help your loved ones, should something happen. Earlier this week, Silicon Valley Bank made risky investments and couldn't cover their bills, ultimately getting "upside down.". This frightened many account holders as people were told that they wouldn't be receiving their deposits, but it did seem to be rectified quite quickly. It's important to know that business funds were at risk and not personal accounts. The government does oversee this, and they should be watching perhaps a little closer. The FDIC does also insure your funds up to an amount of $250,000 and this is why people who have a lot of money often spread their money around in different accounts at different banks.

Have you thought about selling your home? Do you take the system with you or does the new buyer take it over? What is a UCC and will escrow know about this? Many homes in Las Vegas have leased or purchased solar, and this can range anywhere from $10,000 - $100,000 or more! An escrow company will help transfer this and will record what is called a UCC (Uniform Commercial Code). A UCC will expire after 5 years, so it's important to keep an eye on this should a leased item be transferred in a home. This could also include an water filtering system.
