Home and outbuilding designed and built extremely well. Take a listen!
Property Review | 101 Acres in Knox County
Fifth and final property review of the day! I hope you guys are liking the podcast format. We really dig it here at LandCo and have been getting some incredible feedback from our good clients. This property review is on 101 acres that hit the market last week in west Knox County. If you are new to the site and dont know how these property reviews work…here is what we do. We evaluate each and every property that hits the market in our area. We look at the property through two lenses…1) Physical Attributes of the property and 2) Valuation. That gives a clear picture of how attractive the property is as a whole – as an investment that fits your objective. We hope you like it!
Property Review | 28 Acres in Fulton County
Hey Guys! Fourth Property review of the day! This one is on 28 acres in Fulton County listed by Don Wagner. This one appears to be the remaining tract of a larger piece where the northern portion just sold off. Take a listen if you are in the market for a small farm with some good returns and hunting opportunities!
Property Review | 68 Acres in McDonough County
This is a brand new tract. Just got it on our website yesterday. Take a listen to our podcast episode to hear our thoughts on the property. Spoiler: Attractively priced with great hunting opportunities. PERFECT BUYER: Whitetail hunter who is looking for a attractively priced medium sized hunting parcel with enough income to float the property taxes. https://www.landco.com/property/68-acres-land-sale-mcdonough-county-il/
Property Review | 55 Acres in Peoria County
Rapid fire property reviews today. This farm isnt exactly new…but is now being offered in different size tracts which should open u its buyer pool. Take a listen to see what we think about the property.
Property Review | 170 Acres Knox County
Finally got a rain day and was able to crash out some property reviews. Should be four or five of them online today! This one is on a new 170 acres in Knox County. Spoiler alert…we really really like this one. If we were in the buying mode, we would be starting a closer look on this one. Listen and hear why! Let us know if you want some deeper information or want to go look at it. PERFECT BUYER: Investor looking for an attractively priced farm with an attractive return while still providing some true trophy whitetail hunting opportunities.
How to Build a Great Fishery | Part 9 – How to handle Friends & Family that want to fish your lake. (Bonus Episode)
We have made it to the end of the series! Another bonus episode that tackle an issue that very few lake owners think of in advance. In this episode, I sit down with Nate Herman of Herman Brothers Lake Management to discuss the importance of having a plan in place to deal with people who want to fish your lake (which will happen!!!). We hope you liked this series. We have been receiving some great feedback. We have a few more series in the works but would love to hear from you on what you would like to hear in the future!
LandCo Podcast | Land Values Update Spring 2018
This is a first for the podcast. Its something that we do internally every quarter or so…we take a look at recent sales and determine if we should modify any values we are placing on different types of land…timber, water, tillable. Over the last few years, we have held pretty stable but recent sales have indicated that we need to raise some values…specifically timber and water. Take a listen for our thoughts on the current landscape of central Illinois land values. Thanks for listening! Hit us up with any questions or if you have anything you would like us to cover on the podcast!
Property Review | 80 Acres in Fulton County Illinois
This tract adjoins the 36 acres that we just reviews. This one is more suited for investors targeting whitetail and turkey hunting. It would offer some waterfowl as well. We love the price on this and love the fact that it offers 30 acres of tillable. Good setup, good location, good price. We like this one. Would be a great tract paired up with the adjoining 36 to get you some nice income and better waterfowl opportunities. Take a listen to our thoughts on the property! Hope you enjoy.
Property Review | 36 Acres in Fulton County, IL
Rapid fire property reviews this week! Three or four new farms hit the market which is pretty rare. We really really like this one. We view it as a moderate length hold with an incredible return. Small acreage too…which is rare. This one is boosted by a couple really nice waterfowl leases 🙂 Listen to the podcast to hear our views and thoughts on the property! Hope you enjoy! If you want more info, map, or pics on this place, get in touch! 309-256-0999 Text or call is good. Email is [email protected]
Property Review | 267 Acres in Peoria County
Back at it with another property review. This one covers a 267 acre timber farm that just hit the market in Peoria County. If you are new to the site, LandCo reviews all the tracts of central Illinois Land for Sale. We approach from both a property attribute standpoint and from a financial standpoint. We hope you enjoy. If you are in the market for a piece of hunting land or want to add some income producing farmland to your investment portfolio, get in touch! We would love to help you out.
How to Build a Great Fishery | Part 8 – Building Docks (Bonus Episode)
Hey Guys! First bonus episode in this series.  It has nothing to do with the actual process of raising trophy fish.  But it can increase the enjoyment of your lake significantly. And I was recording another podcast with my father Mike OReilly…who has built every kind of dock you could imagine.  So I thought I would pick his brain.  Hope you guys enjoy this one.  FYI…we do also build docks.  We are in the middle of a super cool dock project now.  So if you would like to add a dock to your lake, let us know.  We would love to help.  I will add some pictures of our latest project to the site when completed (if winter ever decides to end). There will be one more bonus episode next week covering handling how to handle guests fishing your lake…which can me more of a problem than you realize 🙂 Enjoy!
How to Build a Great Fishery | Part 7 – Ongoing Management
Sorry for the delay guys.  Took a quick vaca with the family last week.  I was going to try to post one from vaca but…kids, beaches, drinks happened 🙂 I will post two this week to catch up.  This episode covers the importance of carrying out your management plan.  I am joined by fish biologist greg grimes in this episode.  His knowledge on creating trophy fisheries is just incredible and I cant thank him enough for joining us.  The series wouldn’t be the same without him.  Hope you like this weeks episode.  I can’t tell you how many times we create plans for people that simply dont get carried out.  If you truly want a trophy fishery, you must follow the plan.  We tackle that issue in this weeks episode!
How to Build a Great Fishery | Part 6 – Underwater Structure
Hey Guys! Back at it again with another podcast episode for the ‘How to Build a Great Fishery’ podcast series.  In this weeks episode, I am joined by my father Mike OReilly, who will help me cover the issue of underwater fish structure.  He has been at this for over 40 years and has tried everything! Hope you enjoy.  Be sure to catch next weeks episode covering ongoing lake management.
How to Build a Great Fishery | Part 5 – Fish Feeding (Natural and Supplemental)
Back at it again with another podcast episode in the Lake Management Series! This week we tackle the issue of fish feeding with Nate Herman.  Without question, fish feeding has given us personally the most dramatic changes in the quickest time.  In this episode, we cover why its important and the several ways you can accomplish your goals through feeding including natural forage fish and supplemental protein artificial food.  Hope you enjoy! Stay tuned for next weeks episode on Underwater Structure!
How to Build a Great Fishery | Part 4 – Lake Stocking
Back at it with another episode from the Lake Management Series.  In this weeks episode we tackling the issue of lake stocking with fish biologist Greg Grimes of Aquatic Environmental Services.  Without question, ongoing lake stocking is one of the most important elements of properly managing a lake…but proper lake stocking is often a bit different than most people think.  Take a listen to hear about the proper process from one of the best in the business! Stay tuned for next weeks episode on fish feeding…both natural and supplemental.  One of my favorite episodes in this series for sure.
How to Build a Great Fishery | Part 3 – Removing Fish
Part 3 now available! In this episode, we chat with special guest Nate Herman about the importance of removing fish. Catch and Release has become the new buzz word in the industry but it can be extremely damaging to private lakes.  Take a listen to this podcast for an expert opinion on the importance of removing fish and why it is necessary! Be sure to stay tuned for next weeks episode tackling Lake Stocking!
How to Build a Great Fishery | Part 2 : Lake Audits
Hey Guys…back at it again this week with another episode from the series How to Build a Great Fishery.  This week, we are joined by Fishery Biologist Greg Grimes. Greg has managed many projects for us and our clients.  His educational and real world knowledge are simply unmatched.  Hope you enjoy this episode as he explains what a Lake Audit is and why everyone needs one as the first step in determining what needs to be done to achieve your goal.  I have done audits on several of my lakes and they are incredibly interesting.  Hope you enjoy! We will be back next week with an episode on the importance of removing fish (catch and release is a myth on these private lakes!). Here is a link to Gregs page on Lake Audits with some great info! https://lakework.com/fishery-management/fish-audit-electrofishing/
Property Review | 24 Acres in Fulton County Illinois
Hey guys…back at it with another property review.  Man I wish there was more of these.  The inventory right now is just awful.  We do have a few small parcels like this one that are available off market.  So if you are interested, get in touch and let me know. This one is listed by Brad Belser –  link below.  It is a pretty rare property in terms of the size and make-up.  Have a listen if you are in the market for something like this.  We do have some more properties coming up here in early spring! Get in touch if you want the heads up when those are available. Side note…this property is located on Pickle Creek Rd…so you prob wont ever find a property on a road with a cooler name 🙂

Illinois Recreational Tax Law and Options to Reduce Your Taxes
Hey Guys…in this episode I sit down with DNR Employee and District Wildlife Biologist Kevin Oller to discuss the relatively new Illinois Recreational Tax Law and we discuss options landowners have to lower their property taxes if the county accesses them with Recreational Taxes. This has become a point of concern for many buyers but in our world, it has just become another issue that we must address on our way to successful land investing. We have employed each and every method we discuss in this episode. We kept this discussion pretty informal and more theoretical in nature but I think it will be helpful to those who have concern or are unfamiliar with new tax issue. Hope you like it. Thanks again Kevin Oller for stopping by and helping us out on this! Kevin is a great asset if you are looking to develop a wildlife plan on your property to lower your taxes!

Right now our plan is to have to formats of Podcasts. The first are something we are currently calling Inventory Round Table Discussions, where we will dissect and analyze new land listings…just like we would internally or with our clients. The second format will just be individual topics that are relevant to land investing and ownership. It is our hope that the former will provide valuable information to people currently in the market for land. The latter aims to bring value to both people looking for land and existing land owners! We hope you like it. We have several cool shows in minds that we expect to tackle soon. If you have any topics that you would like us to discuss, hit us up on the website….www.landco.com Show Notes/Links: Inventory Round Table Discussion Here are links to the farms we discussed. If you are interested in checking any of them out, we would love to set that up and represent you in the purchase of your farm.
