Hey Guys! Fourth Property review of the day! This one is on 28 acres in Fulton County listed by Don Wagner. This one appears to be the remaining tract of a larger piece where the northern portion just sold off. Finally got a rain day and was able to crash out some property reviews. Should be four or five of them online today! This one is on a new 170 acres in Knox County. Spoiler alert…we really really like this one. If we were in the buying mode, we would be starting a closer look on this one. Listen and hear why! We have made it to the end of the series! Another bonus episode that tackle an issue that very few lake owners think of in advance. In this episode, I sit down with Nate Herman of Herman Brothers Lake Management to discuss the importance of having a plan in place to deal with people who want to fish your lake (which will happen!!!). This is a first for the podcast. Its something that we do internally every quarter or so…we take a look at recent sales and determine if we should modify any values we are placing on different types of land…timber, water, tillable. Over the last few years, we have held pretty stable but recent sales have indicated that we need to raise some values…specifically timber and water. This tract adjoins the 36 acres that we just reviews. This one is more suited for investors targeting whitetail and turkey hunting. It would offer some waterfowl as well. We love the price on this and love the fact that it offers 30 acres of tillable. Good setup, good location, good price. We like this one. Hey Guys! First bonus episode in this series.  It has nothing to do with the actual process of raising trophy fish.  But it can increase the enjoyment of your lake significantly.
